Exceptionally irritating marketing practices. I was interested in checking out the Bay Area real estate market, and Bay Area Modern came up in one of my searches. To look through their listings, you have to enter a phone number and an email address. Fair enough. But then came the text messages. Daily. And the emails. Multiple per day. And worst of all, the phone calls. You know that thing that your mom does, where she calls you and when you don't pick up, she calls AGAIN five seconds later. Yep, that's what Bay Area Modern does. Daily. (And mom, if I don't pick up, it's because I'm not in the mood to talk, I swear I will call you back.) Sellers beware. We used Renee Adelmann to sell our long-time family home in Lucas Valley, and we paid the price--literally. She wanted to have some improvements made before the house hit the market, and offered to serve as "project manager." When she provided an initial punch list and estimates, we took a couple of things off the list to reduce the costs and put a cap on what we wanted to spend, which was still a reasonable investment. The quality of the work wasn't great, but to her crew's credit it got done quickly. BUT. The costs came more than 30% over budget. At no point during the process did she let us know that line items were going over budget or get permission to overspend. If she were a true PM she'd be out of a job. We tried to discuss it rationally, but she flew off the handle saying she had been "quickly ballparking." That was not the case, since we had asked to cap the spending after the first estimate. Of course we didn't have a lot of negotiating power at that point because our money had been spent. Our attorney said it was actionable, but that's not something we wanted to pursue. We suggested splitting the overage that was due to her mismanagement, and Renee went into an email tirade. We wouldn't have balked at a 10% overage, but this--along with her additional .5% commission--was excessive, and it was all handled in an unprofessional manner. The lesson here is GET IT IN WRITING. Don't assume the best and hand over a blank check like we unknowingly did. Pay up front for the work so anything substantially over isn't simply taken out of escrow. It's a shame to have this kind of greed be the final memory of a house that meant so much to our family. read more

She charges $1,000 per month for 530 sq condo staging (bedroom and living room). That's in addition to the paperwork, which runs about $600. I would connect with Hilary a few months before you're ready to sell, work out the numbers with her, and give yourself time to save to spend what she needs you spend so she can sell. We started looking for a modern homes all over the Bay Area, but as she got to know my wife and me better, she was able to steer us towards an area with confidence we would be happy here. - Renee has an amazing network. She always has her ear to the ground, and is likely to know about tips and leads before other agents in the area. Case in point, Renee knew that the house we ended up buying was going to be on the market before it was even listed (and it was even a sale by owner!). Because of this we were able to meet the owner, tour the house, express our interest, and put in a bid at exactly the right time. In this market, that little headstart made all the difference. After we bought our home, she also hooked us up with an amazing contractor known as the "Eichler whisperer" with unbelievably reasonable rates. Renee, just because she is who she is, even started lining up people to rent our home AFTER our purchase because we were contemplating a delayed move in. It's like in meeting one good person in Renee, we met a whole bunch of incredible people. - Renee is a master negotiator and knows how to bid like a Jeopardy winner. Just like the Jeopardy champ somehow knows what everyone else is going to bid, Renee came up with the right number for us to get the house without overpaying. She timed it perfectly so that she knew how many bids were on the house first, used that info to suggest a number to us, and submitted the bid. We won, with only a small amount above the next highest bidder. Communication: - A great listener, and very patient. We spent about a year looking for our house. Renee stuck with us at every step, even as we switched among the peninsula, East Bay, and finally Marin. Others could have tired of all the scenarios we went through, but instead Renee used all that information to find the perfect area for us to live. - Near instant communication. Throughout the whole process--scheduling tours, bidding, closing, etc.--Renee's communication was flawless and near-instant. Morning or evening, it seemed like she was working only with us. Still not sure how she accomplished this. - Proactive. Like I said, she targeted our house before it was even on the market. During our closing we also unfortunately chose Bank of America as our lender. Renee actually warned us about how bad they were, but they did have the best rate at the time. True to her prediction, our lending agent lost documents we submitted, mailed our applications to the wrong address for 3 weeks in a row, and went unreachable for 2 weeks! They were so incompetent we had to request an extension, and nearly ended up losing our earnest money and the home. Renee was a saving grace, calling them every day to facilitate whatever she could, and working with the seller to assure them that our mortgage would go through. Thankfully it all worked out. Personality: - Caring, optimistic, fun, and down-to-earth. Again, with all the millionaires outbidding the common person, tiny homes going for crazy prices, and heartbreak that's just inherent to looking for a home in this market, Renee was the perfect person to help us through this whole thing. She's hilarious! We always had fun hanging around her--you might think that as the owner of a very successful business and as the so-called "Queen of Eichlers," she might have a bit of a chip if you know what I mean, but nothing could be further from the truth. She's totally down-to-earth, a mom and a professional, and works incredibly hard just like the rest of us. With her personality, and despite our anxiety, she turned the whole pressure-cooker situation into something fun, and was relentlessly optimistic that we'd find something we loved in our price range. Cari Gennarelli was wonderful! We started our search from New York, "just looking." We wanted to see if we could afford a home we'd be happy in in Marin. We came to visit and Cari spent many hours showing us different types of homes/areas in our price range, when another brokerage wouldn't show us around, since we were "just looking." Cari suggested we sell our place in NY first and rent temporarily in Marin so any offer we made on a house wouldn't be contingent on selling the NY place. It was great advice and allowed us to learn more about Marin as we looked. Cari encouraged us to consider Fairfax seriously and to be honest, we liked it, but you can't really have an idea until you spend a lot of time in a place by living there or at least living nearby. We are so happy that we took Cari's advice, we love Fairfax and feel it is the best town in Marin for our particular family. Cari really tuned in to us. I should mention that the home we ended up buying was on the market for one week and had two other offers. Cari gave great suggestions on presenting our offer that I'm sure were responsible for the sellers taking our offer. Obviously, her advice was better than the other two brokers. We closed on our first home this past January. It has been a nerve-wracking emotional roller coaster for my husband and I. It is, after all, one of the most expensive purchases a person is going to make in their lifetime. Not being a millionaire, looking for a home in Marin is daunting, especially in the current market. Hilary Davis made it all better for us. I got in contact with Hilary through the Marin Modern website. I knew nothing about her beyond what was written on the site. So, I was a bit scared. Did we pick the right realtor? Should I have gone with recommendations from friends? I am a worrier by nature and--along with this--quite critical (as my husband can attest). Did we pay too much? Was this going to be the biggest mistake of our lives?
