I will give credit where credit is due. A large group of people came (12+) to stay in one spot when the rules say no more 8 people at a site. Management refunded them (was in camp store and overheard this) and sent them on their way. They care about the integrity of their campground. They could have rented to them to take the money since the spot was open, but did not. This is a sleepy campground perfect for those who just want to kick back and relax. Views over the water (especially sunrise and sunset) are wonderful. Dog friendly. Lots of ducks to feed if you want. Sites were clean. Shady trees planted near the water give you the best of both worlds. Camp store was cute and had a nice little shaded porch off the back. Love how they have pull-up waterfront sites! Margo in the camp store was absolutely wonderful!!! She was very professional and helpful. Can't say enough good things about her.

    Flood due to the river

They don't tell customers that campgrounds are constantly underwater. Full moon, rain, lack of sea wall is a big concern and future law suit. It will happen time after time until they build up sea wall. Walking down my steps in 2 feet of water is not fun. It is dangerous and unsanitary.

A decent RV park that is in need of some updating and TLC. It's located in a good place, with short drive to pretty much anything you want to see. The staff is friendly and professional, but they do have their favorite campers. The views are good, but you are on the water. Most sites flood during a good rain storm and it gets really muddy. It does have a security gate, but the entry code is on it. The dog park is being held up with rope and duck tape. Most sites are tight, and a few are spacious. If you need to do laundry, there is a laundry mat 5 minutes from the campground and is cheaper on small loads. They do fill propane tanks and dose have a dump station if you need one. There is a couple of houses on the property, so don't get confused when finding the office.

Pros: full-hookup sites, plenty of wildlife, biking, kayaking, friendly staff, outdoor pool, long-term rates Cons: extremely slow wi-fi, usually floods when raining, can get very crowded

    Broken chairs, benches, unkept grounds.

Campground needs better upkeep. Lots of long grass, overgrown landscaping, and general poor condition of grounds. Sites are very small and awkward with some sites "pull in" for rvs which makes their curbside directly face the neighbors curbside in very close quarters. Might be ok if they were your friends or family but a little too cozy for strangers. Seems to be a lot of "rules" that are not enforced. They state no pets over 30# but lots of large dogs here anyway.

High tide plus full moon equals ducks in campsite.

Really have mixed feelings about this campground. On the one hand we had one of the best views from our site that we have ever had yet on the other hand the campground itself was average at best. We were on the point. Pull in sites that look directly onto the beautiful Bush River. Not a prettier view in a long time. But - narrow asphalt pads with the utility hook ups set lower in a depression between our site and the one next door. Bugs, bugs, bugs. Dumpster is adjacent to bath house and was overflowing on our arrival. Grass is need of mowing and gravel was pretty thin on the roads. Seems like a large number of seasonal sites judging by the growth around them. An inordinate amount of rules about dogs. Apparently there had been problems in the past. Very nice pool area but pool will need some grout and tile work in near future. Apparently there was a full moon and high tide while we were there as woke up to ducks swimming in our site. Remember the depressed utility connections? Yep, surrounded by water. Was scary flipping off the 50 amp breaker and unplugging power cord with salt water surrounding you. This park needs some TLC. Beautiful views and potential, just needs an investment in sprucing up.

Absolutely Perfect!! So, we ended up at this beautiful RV park by fate! We are new RVers, we had just bought our RV and Vehicle. However, the RV dealer did us wrong and we were almost stranded if it wasn't for Bar Harbor! We ended up at this little piece of heaven while we got everything situated to get back on the road. The people there, especially Jackie and Caroline, we're so friendly, helpful and worked with us with our situation and for that we are so great full!! This RV park is off the beaten path, but when you get to it, it opens up to this beautiful park on the bay, totally unexpected. The grounds are nicely kept, the ducks were fun, wifi and cable were a nice treat and worked well, the laundry room was clean and convent, & the views were out of this world. Not to mention all the RVers we encountered were so friendly and respectful! We can't wait to come back next year!

Stayed here a few weeks ago for work. Wished we could have stayed longer, but my husbands knee injury had us heading home. Very nice and quiet campground. Office hours were weird, but we worked around them. Views were absolutely gorgeous and I loved seeing the ducks wander around the campground. Nice campground for kids and pool seemed nice. Laundry facilities were well kept. Only complaint is that the dryer didn't dry my clothes completely, but another cycle fixed that. I did not use the bath house, but saw others using it so I'm guessing it was clean and well kept. We will be back if ever in the area again. Also, if you're ever hurt in this area, do not go to Harford Memorial ER. Just go to Upper Chesapeake or an urgent care.

I just happened to walk into the grounds a week or two ago and finally got a good look at them. I have been through here many times while on the Metro Bus and only get a glimpse. It is well used and not just in the warm months. There are always people here throughout the year. As expected, during the warmer months this place is packed. With the amount of things on property to do during those months, I can see why. There is minigolf, playgrounds, spray playground, and tons of walking trails. I also see the horse crossing signs along the road and trails through the area, so be aware of that. The only downside to this place, and it is of no fault to the owners, is the amount of traffic that passes by and may cause a bit of a hectic situation when it comes to entering and exiting. They have widened the road in front of the entrance to allow for a turning lane and an entrance lane to the road, but a lot of the people traveling the road seem to not understand that. I don't see the road widening any further until the brides that cross over I-495 are replaced and widened themselves.

It is really a park for tourists and families with kids. They have a rental ballroom which had non-campers racing through the park. The little train/tactor ride around the park stopped in front of our site beeping the train horn with people yelling as we were trying to cook. I don't need to be on someone elses vaction. They also allow golf carts with sound and light systems to race around the park blasting music and yelling. It was a different RV experience than we expected. Not a real RV or camping spot, but probably great for families on summer break.

That being said, we really love this campground, and I wanted to give them a well-deserved shout-out. We first visited in early November and liked it so much that we went back two weeks later. I was honestly surprised by some reviews claiming the owners are money-hungry or rip people off, because that was the complete opposite of our experience. We were originally supposed to stay there in October, but we had an accident that damaged our truck on the day of arrival. I called the resort to cancel and even told them I'd understand if they still needed to charge me due to the short notice. Instead, they gave us a credit for our next stay, which was wonderful and much appreciated. If you're looking for a campground loaded with frills, this isn't it. What you do get are beautiful sites, including the pull-throughs we stayed in that offer direct views of the Chesapeake Bay and some amazing sunsets. Sites include electric and water but no sewer; however, they provide septic carts and several dump stations, similar to many state parks. They also have fire rings and picnic tables, which should be standard everywhere in my opinion. Other than that, it's simply a quiet, relaxed, and scenic campground. My only wish is that WiFi were free, since it is at many other campgrounds. We found the staff to be very friendly and accommodating. The camp store has a solid selection of necessities, and the prices were not unreasonable. Given its proximity to Rock Hall (which is an amazing little town), Chestertown, and the Bay, this is definitely going to be one of our regular camping spots. We're already planning several trips for next year.

This would be a 5 star review for sure if the WiFi coverage was better, if there was sewer at the sites, if the bathrooms were open. They made it clear that these things were not included, so it was not a surprise and they do have portable restrooms around. One more portable in the middle of the B-site area would be good. Overall this place is great and we will be returning. Already booked as a matter of fact :)
