    Jeremiah's team did an nice job renovating my backyard. This low rating is due to Jeremiah's…read morebusiness practices, which I feel are deceptive. Our first contract required revisions when Jeremiah incorrectly measured the height and length of the fencing needed for my project. I failed to thoroughly review the revised contract until after the job was completed. This was a costly mistake. Despite claiming "No hidden charges or fees at JKPOH Building Exterior and Landscape," the initial and revised contracts contained several hidden charges and/or omissions. First, Jeremiah installed only 4 of the 9 lights included in the renderings of the proposed work. When questioned, he stated the renderings were not the contract and the contract did not include the actual number of lights that would be installed. He then sent an email to reiterate the rendering shows 9 lights but the contract itself does not state that 9 lights would be installed. If you hire JKPOH, please make sure the quantities of all items are included in the contract before signing. Next, I questioned why the contract included duplicate labor charges of $450 within the total cost to sand, prime and paint my stair railings (one listed as Railing Restoration under the Labor Cost Estimate heading; the other listed as Labor for Repainting & Detailing Finishing under the Railing Restoration Service heading). Jeremiah offered to repaint the railings, but stated the charges accurately reflect the work included in the project. Again, I implore anyone doing business with JKPOH to review your contract thoroughly and demand clarification and/or corrections before signing. I further questioned how Jeremiah could justify charging 17 hours (at $65 per hour) to sand, prime and paint a 10 x 10 foot flat exterior wall when small holes and long ripples were visible to me, and should have been to him during the 2 additional hours (again at $65 per hour) he charged to clean and inspect this part of the job. Again, Jeremiah did not address the overcharges, only offered to come back to repaint the wall. Lastly, know that despite the payment terms of 50% to start, with the remaining balance due upon project completion, Jeremiah requested additional payments five times before the job was completed. This included one verbal request and two text requests on days 6 & 7 of the 15 days worked. It became difficult and very uncomfortable to continue to deny his requests, but I am certainly glad I did. I paid Jeremiah in full despite my objection to some of the charges, but I would neither hire him again, nor recommend him to others. The first pic below is the rendering presented with the revised contract. The second pic is the final product. I paid $3350 for the lights (one light is located under the stairs and not visible in the pic) and $1950 for the railing restoration. Notice the difference between 4 vs. 9 lights, the poor quality of the paint job on the railings, and the different number of posts on the far wall (3 instead of 5). Jeremiah take shortcuts without reducing the cost of the project. I paid over $50K and did not get what I paid for.
