1 STAR -- EXTREMELY DISAPPOINTING EXPERIENCE…read more I strongly recommend that other property owners and investors think twice before hiring this electrician. I own and manage multiple properties in the Cleveland, Ohio area, and this was by far one of the worst contractor experiences I have dealt with. The biggest issue was not simply the work itself--it was the lack of professionalism, communication, and accountability From the beginning, Kevin was rude and difficult to deal with. Despite that, I still decided to hire him and gave him the opportunity to complete the job. Unfortunately, his attitude became even worse afterward. One specific issue involved electrical conduit/piping on the exterior side of the house. Kevin told me that he would disconnect and remove it. The conduit was originally associated with the stove outlets, which he was also supposed to address. The conduit was left in place, and after I brought it up, instead of simply acknowledging that he had forgotten to remove it, he attempted to change the story and make it seem as though I was somehow manipulating the situation. We ultimately had to hire another electrician to finish the work that was left behind. We are also looking into disputing the difference in cost for having another electrician complete the work that we believed was included in the original job. Another major concern was his conduct while at our property. He brought his girlfriend onto the property while working. We have exterior and interior security cameras, and we have documentation of this. Not saying that she did anything wrong, but this extremely unprofessional. We also have screenshots of our conversations that demonstrate the way he communicated with us throughout this situation. I have included some of that documentation with this review so people can judge the interaction for themselves. I also want to make it clear that I received several calls from Kevin that I considered threatening and completely inappropriate. His communication was extremely unprofessional, and the text messages provide additional context. Interestingly, neighbors who were observing activity around the property also independently expressed concerns to me about Kevin's behavior and their impression of him while he was at the house. One neighbor specifically told me that he did not appear trustworthy to them. I'm mentioning this because these observations came from people who had no involvement in the contractor dispute itself. We have documentation, photographs, security-camera footage, and screenshots of the conversations. The photograph included with this review shows the conduit that was left behind. If anyone believes this is a fake review, I am completely willing to discuss my experience and provide additional documentation where appropriate. 786-262-5972 I have worked with numerous contractors across multiple properties in the Cleveland area. Contractors don't have to agree with every customer, but they should communicate professionally, do what they agreed to do, and take responsibility when something is missed. Based on my experience, I would not hire this electrician again, and I would strongly encourage other property owners and investors to do their due diligence before hiring him.

Not given to risking installing the newer stopper technology, it was a wise choice to have RIB do this work. Next, when challenges in replacing the older tub presented themselves, Ruben impressed. Rather than having to go to a hardware store to acquire a hose and other parts, Ruben saved money and time by his creative problem solving.

I do real estate full-time and I first used them to assess the sewer lines in an apartment building my brother and I were personally in the process of buying and he found a sink hole underneath due to the corroded sewer lines (saving us thousands of dollars.) Ever since I have recommended them to all my buyer and seller clients in need of a plumbing inspection, repair or scope! Which is honestly saying a lot, because after 11 years in real estate, I have very very few contractors I recommend. Because a lot are unreliable, but NOT them! They respond quickly, they show up, they are available in emergencies, they do great work, they are super knowledgeable, they are honest and they NEVER pressure my clients into repairs they don't need. They treat your home like it's their home and what they'd personally and professionally recommend! There is also not enough space in here to share all the things they've caught for my clients: rotted sewer stack mains, sewer gas leaks, water intrusion, leaking lines, safety concerns and so much more. Plus, the willingness to put my clients mind at ease by discussing their reports in person or over the the phone at literally all hours. And never making you feel like any question is a silly question... they truly care! If you hire them I promise you won't regret it! Thank you so much Sean, Justin and the K & S Family for being the best in the business! You so appreciated!! Sincerely, A realtor who only trusts them for all her and her clients plumbing needs! (I attached some photos from a recent job, where they scoped and saw the sewer stack was rotted. They then replaced it and replaced all the old waterlines as well.)

K & S Mechanical not only came out to survey the damage, but they were able to get all the utilities out the same day to mark their lines so they could begin working immediately. Sean and his crew worked tirelessly and even gave up their time with their family on Saturday, the day before Easter. This crew worked from dawn to dusk all day Friday and Saturday and were able to not only fix the original burst water pipe , but additional water pipe breaks which occurred when the water was turned back on. Their price was extremely reasonable for all the amazing work they did and the crew was so friendly and professional and cleaned up the site when their work was completed. We cannot even begin to tell this crew how appreciative all of our homeowners are for their excellent work and timely performance so we had water on Easter Sunday and the evening before. EXCELLENT JOB, guys!!! I would highly recommend this company to anyone looking for excellent plumbing work. I know that I am going to use them for all of my plumbing work in the future.
