Summer beer festival, baby!…read more Not only is this a building that houses residential units, but it also features a ground level plaza area around it that is pretty nifty for all kinds of mid-sized events and smaller festivals. From business soirees, to food and beverage tastings, the plaza is just the right size. We recently attended the Good Beer Festival thanks to Yelp and had a great time imbibing and sampling many summer brews, ciders, and ales. Along with some tasty foods all being offered here included. They even had a band playing some good music to accompany all beer drinking. The plaza was easy to get to by subway down in the financial district. It's mainly a concrete and steel area, and in the middle overlooks an artsy lower level water fountain exhibit. Just a perfect way to spend a warm summer Thursday evening in NYC. Thanks Yelp!

We were told to meet at Barclay Tower, yet the agent went to Liberty Plaza. Thus, he was 20 minutes late. In the office, they showed us several floorplans. We discarded a few, based on view and space, yet on the tour, they relentlessly showed us all of the units. We toured Barclay and Liberty Plaza. The tours were thorough, but rushed. Lacking personalization, I felt like we were on an assembly line. The agents were completely knowledgeable about the properties and neighborhood. Overall, the rental agents were friendly, pleasant, knowledgeable and determined.

Christopher was very friendly, professional, and flexible. He was very up front about which properties we were going to see and what the fees would be. His broker fee is much more reasonable than other brokers. He was also helpful in negotiating with our condo building. He spent over 10 hours taking us to various condos in the city. At the end of the day, he didn't pressure us at all to sign with building. Ultimately, with his help, we got a great apartment at a great price. I would definitely recommend his services. FWIW -- We also tried working with other brokers but they were generally "slimey" and very secretive about what properties they were going to show us and started applying a lot of pressure. It was a total waste of time. Next time, we would just go with Christopher!

Christopher's dedication/hard work ethic is best illustrated when an outside cleaning team we selected, left a lot of papers/things inside a lot of drawers a couple hours before the interested buyers were inspecting the space. Without mentioning the problem that arose, Christopher spent the next 2 - 3 hours cleaning out the papers/things that our cleaners missed. However, the landlord wound up being a dishonest man and we would have lost all of our money. (FVE01) I strongly recommend that anyone considering buying or selling a home through Fave Realty Inc. (FVE01) carefully read every document before signing anything and make sure every term is clearly explained. My experience involved serious concerns about how the agreements were presented to me, the information I was given before signing, and the way my property was subsequently marketed. Loletta P. Griffith approached me regarding real estate services and represented the paperwork as being related to showing me homes and helping with the home-buying process. I later learned that the document I signed was a Buyer's Agency Agreement containing agency, compensation, duration, and other contractual obligations. I did not feel that these terms and consequences were properly explained to me before I signed, and I felt pressured to sign the paperwork. I was also asked to sign documents involving other primary owners of the property while those owners were not present. I have serious concerns about whether the necessary authorization and consent was properly obtained before their interests were affected. Another major issue was the marketing of my property. Before I had authorized the property to be listed for sale, old photographs from 2023 were used to create and publicly advertise a sales listing. No one was sent to the property to take new photographs, and we were not given an opportunity to approve the photographs or listing before it was published. I also did not intend to enter into a one-year selling arrangement or be locked into a long-term listing relationship. After discovering the listing, I requested written, unconditional releases from both the Listing Agreement and the Buyer's Agency Agreement, along with confirmation that I and the property owners would have no continuing listing, marketing, selling, commission, exclusivity, or other obligations to Loletta P. Griffith or Fave Realty Inc. Despite my requests, I have not received the unconditional releases I requested. Because of these circumstances, I have filed a complaint with the New York Department of State requesting that the matter be reviewed and investigated. My concerns include how the agreements were presented and explained, whether proper authorization existed for documents involving other owners, whether the property was marketed with the required authorization, and how my requests to terminate or be released from the agreements were handled. This review reflects my personal experience and the issues I have raised with the appropriate authorities. Anyone considering using this brokerage should do their own due diligence, carefully read every agreement before signing, and consider getting independent legal advice before entering into any long-term real estate agreement. I would not want another property owner to find themselves in a situation where they are trying to understand contractual obligations only after signing the paperwork.

It was a challenging job due to the landscape, and John came in with a good price so we chose Adelphi. We were so pleased that we used them again for our second house. Kitchen and powder room renovation, some other construction, recreate the mudroom, redo two sets of exterior stairs, central AC, painting and repair work, plus. Both were older houses (avg about 100 years old) and the renovations fit in seamlessly. Hard to tell where the old ends and new begins, other than the more modern amenities. He did a great job both times, was easy to work with, always has great advice. He knows when to make the decision for you (with permission) and when to defer. His guys are great. The construction is sound. Carpentry is top notch. We have referred him to friends.
