Very disappointing experience with Fave Realty Inc. (FVE01)
I strongly recommend that anyone considering buying or selling a home through Fave Realty Inc. (FVE01) carefully read every document before signing anything and make sure every term is clearly explained.
My experience involved serious concerns about how the agreements were presented to me, the information I was given before signing, and the way my property was subsequently marketed. Loletta P. Griffith approached me regarding real estate services and represented the paperwork as being related to showing me homes and helping with the home-buying process. I later learned that the document I signed was a Buyer's Agency Agreement containing agency, compensation, duration, and other contractual obligations. I did not feel that these terms and consequences were properly explained to me before I signed, and I felt pressured to sign the paperwork.
I was also asked to sign documents involving other primary owners of the property while those owners were not present. I have serious concerns about whether the necessary authorization and consent was properly obtained before their interests were affected.
Another major issue was the marketing of my property. Before I had authorized the property to be listed for sale, old photographs from 2023 were used to create and publicly advertise a sales listing. No one was sent to the property to take new photographs, and we were not given an opportunity to approve the photographs or listing before it was published.
I also did not intend to enter into a one-year selling arrangement or be locked into a long-term listing relationship. After discovering the listing, I requested written, unconditional releases from both the Listing Agreement and the Buyer's Agency Agreement, along with confirmation that I and the property owners would have no continuing listing, marketing, selling, commission, exclusivity, or other obligations to Loletta P. Griffith or Fave Realty Inc.
Despite my requests, I have not received the unconditional releases I requested.
Because of these circumstances, I have filed a complaint with the New York Department of State requesting that the matter be reviewed and investigated. My concerns include how the agreements were presented and explained, whether proper authorization existed for documents involving other owners, whether the property was marketed with the required authorization, and how my requests to terminate or be released from the agreements were handled.
This review reflects my personal experience and the issues I have raised with the appropriate authorities. Anyone considering using this brokerage should do their own due diligence, carefully read every agreement before signing, and consider getting independent legal advice before entering into any long-term real estate agreement.
I would not want another property owner to find themselves in a situation where they are trying to understand contractual obligations only after signing the paperwork. read more
