He gave me the number of "Flo" his rental agent. I told her I had a little over a month to find a place but if we found one I would take it just for the peace of mind. In the 5 or 6 week period "Flo" contacted one, 1 time to see a place which fell thru and EVERY SINGLE TIME I had to contact her to remind her that it was getting close to my lease deadline. MAJOR LACK OF COMMUNICATION and ABSOLUTELY NO REGARD for the client WHO IS PAYING YOU A MONTHS RENT. I know it wasn't because of a lack of available rentals because as I was looking on various rental apps I've seen her contact info pop up several times leaving to wonder why I haven't gotten a call. OH, also, I'm writing this today, 8/28/18 which is the day I needed to vacate my old apartment and I haven't heard from "Flo" in weeks. HEY ED Ryan R. (FVE01) I strongly recommend that anyone considering buying or selling a home through Fave Realty Inc. (FVE01) carefully read every document before signing anything and make sure every term is clearly explained. My experience involved serious concerns about how the agreements were presented to me, the information I was given before signing, and the way my property was subsequently marketed. Loletta P. Griffith approached me regarding real estate services and represented the paperwork as being related to showing me homes and helping with the home-buying process. I later learned that the document I signed was a Buyer's Agency Agreement containing agency, compensation, duration, and other contractual obligations. I did not feel that these terms and consequences were properly explained to me before I signed, and I felt pressured to sign the paperwork. I was also asked to sign documents involving other primary owners of the property while those owners were not present. I have serious concerns about whether the necessary authorization and consent was properly obtained before their interests were affected. Another major issue was the marketing of my property. Before I had authorized the property to be listed for sale, old photographs from 2023 were used to create and publicly advertise a sales listing. No one was sent to the property to take new photographs, and we were not given an opportunity to approve the photographs or listing before it was published. I also did not intend to enter into a one-year selling arrangement or be locked into a long-term listing relationship. After discovering the listing, I requested written, unconditional releases from both the Listing Agreement and the Buyer's Agency Agreement, along with confirmation that I and the property owners would have no continuing listing, marketing, selling, commission, exclusivity, or other obligations to Loletta P. Griffith or Fave Realty Inc. Despite my requests, I have not received the unconditional releases I requested. Because of these circumstances, I have filed a complaint with the New York Department of State requesting that the matter be reviewed and investigated. My concerns include how the agreements were presented and explained, whether proper authorization existed for documents involving other owners, whether the property was marketed with the required authorization, and how my requests to terminate or be released from the agreements were handled. This review reflects my personal experience and the issues I have raised with the appropriate authorities. Anyone considering using this brokerage should do their own due diligence, carefully read every agreement before signing, and consider getting independent legal advice before entering into any long-term real estate agreement. I would not want another property owner to find themselves in a situation where they are trying to understand contractual obligations only after signing the paperwork.

On January 6, 2026, I spoke with loan officer John Murphy of Cliffco Mortgage Bankers regarding my…read moreinterest in obtaining a Home Equity Line of Credit (HELOC). John explained that Cliffco does not offer HELOCs and instead recommended a cash-out refinance. After giving it considerable thought and doing my own research, I decided to move forward with the cash-out refinance based on his recommendation. On February 4, 2026, I provided all of the requested documentation, as well as every follow-up document requested afterward, in a timely manner. Based on my income, credit, and the fact that I owned my residence outright with no existing mortgage, I was under the impression that I qualified for the refinance. I was also advised, and independently confirmed through my own research, that a cash-out refinance would typically take approximately 30-45 days to complete. Today is August 8, 2026--six months after submitting my documentation--and I still do not have a resolution. At this point, I have completely lost confidence in the process and am extremely disappointed with my experience. I feel that I have spent an unreasonable amount of time, energy, and money trying to get this loan processed. There was very little proactive communication or follow-up from the bank. Most, if not all, of the follow-up came from me. When additional information was requested, I provided it, only to encounter what often felt like unnecessary or excessive requests that further delayed the process. Waiting six months for something I was told could take 30-45 days has been extremely frustrating. I believe I have been more than patient throughout this process. I am also a licensed real estate agent and have referred clients to Cliffco Mortgage Bankers in the past who were seeking financing. I have received mixed feedback from some of those clients, but I never expected to have such a negative experience myself--especially considering that I felt I had established a good rapport with the loan officer. Unfortunately, this experience has completely changed my opinion of Cliffco Mortgage Banker. Based on what I have personally experienced, I will not use or recommend Cliffco Mortgage Bankers in the future. To anyone considering using this company, I strongly encourage you to do your research, ask detailed questions about the expected timeline and communication process, and consider your alternatives before moving forward. My experience has been extremely disappointing, and I would not recommend Cliffco Mortgage Bankers
