    I've lived at Avalon Studio City since July 2022. I genuinely love the location and floor plan, and for a long time, I enjoyed living here. What happened during my move-out process, however, has been extremely frustrating and disheartening. I've never written a negative review before--not once--but after two months of back-and-forth with management, I feel I have no other choice but to share my experience. After moving out of my previous unit in September 2024, Avalon charged me over $1,500 in total, including carpet replacement, cleaning, and tub reglazing. These charges simply don't make sense. I provided photos and videos proving the unit was in excellent condition when I left, yet they're still demanding these fees. For example, they charged me $726.80 for full carpet replacement, even though the carpet was only 26 months old and should last 7 to 10 years. Under California law, landlords must prorate such costs based on the remaining lifespan of the item, but Avalon hasn't done that. Nor have they provided any evidence of excessive damage, such as stains or burns, that would justify the charge. They also charged me $205 for cleaning, even though my photos clearly show I left the unit spotless--cleaner than when I moved into my new unit here, which had dirty floors and nail marks on the walls. When I questioned this during a phone call with their office on November 6, I was told, "the level of cleanliness varies between units and cannot be controlled." This response felt dismissive and unfair, especially given the effort I made to leave the unit in such good condition. The $400 charge for tub reglazing is equally puzzling. The tub was in good condition when I left, and there's no evidence to show any damage beyond normal wear and tear. If the reglazing was required, it points to maintenance issues or subpar materials, neither of which should be my responsibility as a tenant. On top of that, Avalon failed to meet California's legal requirement to provide an itemized list of deductions and evidence within 21 days of move-out. I moved out on September 22, 2024, and they were required to send everything by October 13. Instead, I didn't receive any documentation until November 18--more than a month late. Their own records even show they opened my move-out case on September 19, three days before I vacated. How can charges be finalized before I even moved out? Adding to the frustration, after I submitted my 30-day notice, Avalon re-listed my old unit for $800 less than the renewal offer they gave me. That left me questioning whether the high renewal rate was intended to push me out. It's hard not to feel undervalued as a tenant when faced with such drastic and unexplained discrepancies. This has been two exhausting months of unanswered questions, delayed responses, and mounting frustration. I've done everything I can to provide evidence that these charges are unjustified, but I'm still waiting for Avalon to do the right thing. I truly hope sharing this review will encourage Avalon to resolve my case--not just for me, but to prevent other tenants from facing the same experience.

    I'm going to be completely honest about my experience at Avalon. I've been living here for 3 months and I've never in my life experienced so many things broken or needing to be fixed. I've lived at a lot of apartment complexes that are much older that never need fixing as much as this place. I was super excited to move in to a large complex offering multiple amenities. But I've been really disappointed in my experience. In 3 months I've put in 10 different work orders. Not to mention the apartment was NOT well cleaned before I moved in. Some of the kitchen drawers had old food particles and hair, the fan was super dusty, the window ledge was filthy. I was finally fed up and decided to post this review when I stepped in a big puddle of water in the bathroom from a leak coming from the ceiling. Attached are the work orders I put in during the past 3 months. Avalon do better!

    I am severely disappointed at this complex and how down hill its gotten. From the irresponsible neighbors who constantly leave trash in the hallways to the marijuana smokers, cigarette smokers, looters breaking into cars (yes my car has been broken into), sidewalks/grass being constantly dirty with poop, our mail/packages have been stolen multiple times EVEN THOUGH there are "cameras" & "security" on premises. All in all this complex has depreciated ever since the whole "pandemic". Surrounding areas of this complex are dirty and full of homeless people, not a safe or pleasant area for families/kids. A BIG shoutout and thank you to the "maintenance" workers who work so hard to clean the buildings every single day and clean after irresponsible dirty tenants. THEY deserve a raise and they are always incredibly polite. The office management employees BE MORE WELCOMING KIND APPROACHABLE AND SMILE, most of them are RUDE & desperate to fill the complex with tenants. Last night was the last straw. A pitbull attacked our dog in the complex and the woman/owner of the dog ran off after her dog attacked ours. This is unacceptable and we will be suing and filing a lawsuit. Our dog made it, thank God as he is young and a big part of our family! He has a huge bite on his neck thats been stitched and we are now looking after him. We were at the emergency with him from 9pm-4am, & are grateful to have taken him in immediately to a clinic as he was bleeding profusely. Not only have we suffered emotional distress & trauma but financial damages. I will be leaving this negative review on all of my platforms because this is utterly unacceptable behavior. Whoever this new tenant whose responsible for our dogs wounds will be found and will be held liable as will Avalon. This needs to be addressed so this dog doesn't go after another dog or child! This complex is full of nice dogs don't get me wrong but recently we've had new tenants move in with some big and not very nice dogs. BEWARE.

    As we have now been out of our lease just shy of a month I have grown to hate this establishment even more. I can assure you, this place IS a scam and should be held responsible for the mental, emotional, and financial burden they so carelessly place on their renters. If you do not accept your lease renewal, which equates to a 11% increase in monthly rent. You can plan to pay thousands of dollars in damage fees upon moving out. Everyone I knew, who are GOOD tenants, kept to themselves, respectful of others, have all been pushed out by managements outrageous illusion of "market demand" when attempting to rationalize the ridiculous increase in rent. Also, you can forget about any guest parking. They now rent out the spots initially reserved for community guest to a third party service where people outside of the community can pay a monthly fee to rent out the parking spaces. I can not warn people enough, do not live here!!! Side note, the 5 star reviews are wildly inaccurate and likely paid for/fake.

    As I'm trying to select my rating, I'm hoping by not pressing a single star it leaves a 0 star review because that's all this building deserves. I lived here for 2 years. In one of their most expensive loft apartments on the 4th floor and not once did I ever call this place my home. I'll cut straight to the chase. My $12,000 Electric bicycle was stolen out of the "secure and locked" bike cages they have. The leasing office did 0 to none to give me ANY kind of support or help. I was advised that if I had insurance, to file a claim. At the time I was livid and was itching to leave a review, but didn't out of respect for the property. I instead blamed myself for locking such an expensive item in a bike cage. 1 year later, I come home. My motorcycle is, gone. Like no longer in my parking spot, gone. Again, in their "secure and locked" parking garage. I went to the leasing office straight away and demanded they look over the security footage. They refused as it would take them "hours to scour through the footage" even though I knew the exact moment in time it must have been taken. That was until I left to go file a police report and on my way called to let them know I'd be leaving a Yelp review of this incident. All of a sudden, they had the time and began looking through security footage. I get a call back letting me know that the person in a mask who tried to steal my bike had been unsuccessful (he tried cutting the wires and faulting the engine) and left it in another part of the apartment. With a filed police report and the police arriving the next day, they refused to give me security footage because of policy. Cool. If you don't like weed, you better start to, because everyone in this building smokes. The aroma fills the halls day and night and there's no sense of concern or care from any staff. Like to use postmates? Expect them to leave your food at the door because who in their right mind would walk down mile long hallways to get a measly $5 tip. Getting in and out of this building is a workout on its own. I bought a $1,500 Segway to use to get from my door, to car, to outside, to mailbox. It's that serious of a problem. You'll realize it when your movers tack on an extra $500 for their unforeseen distance they had to travel. My car was vandalized in the "secure and locked" parking garage. Point being. Randoms are in and out of this building like no tomorrow. No sense of security or safety. Just the other day 12 cop cars had to swarm the building to take down a man at the conjoined building the Ava. Don't believe me? Google it. Why would I stay if this place sucked right? I didn't. I broke my lease, paid the fine, paid for the full month I didn't live there and moved to a much better establishment. Want to know what they're sorry was for all the trouble they caused? Taking away my security deposit and charging me $2,500 in damages. Damages done by a single bachelor and a teacup puppy who live an isolated life and work from home. Greeeeeeeedy. Oh let's not forget. If you have a pet, good luck. Dogs EVERYWHERE. Big and small. Some friendly, some not. But poop EVERYWHERE. And with their fake grass being connected to the busiest street imaginable, God forbid your dog get loose for a second and try to cross the street. Listen, I've lived in a $13,500 a month condo in 1600 Vine. A beautiful $3,200 loft at 5200 Wilshire Blvd and a very humble $2,100 apartment on Barrington. And this place was by far the worst it can get. If you're new to LA, like the party scene. Love weed. Do t care for your vehicles or privacy, by all means. But if you want to call your place a home...this is not the place for you. Terrible. Everything went to *** when they lost Emily at the front desk. She's the only one who had a care in the world for residents happiness.

I came from living in Irvine company apartments in the OC and that was pretty good. Here you can hear people opening/closing cabinets, or using the shower, as if it's in your own unit. The water pipes are loud too. You can hear neighbors talking and making noise through the walls, it's pretty annoying, even though it seems they're talking in a regular volume. So it's really not a quiet complex. There is on site laundry but only 2 washers and dryers a piece, for the amount of units I think there should be more available. For the positives, the complex is centrally located next to the freeway so it's easy to get in and out of the area. Packages are delivered to the door which is nice. The loft units feel unique and was a big reason for choosing the complex. The management/ managers seem pretty nice and competent. When initially moving in I worked with Madison, then Tez, as the former was leaving. From my perception I think Carlo tries to hire competent managers so I'm sure whoever fills the spot will be good too. Overall good place but I think many of the reviews don't know what quiet means.

We looked at 18 places over the course of two days. Didn't love any of them. We almost gave up and then saw this place randomly on our search. We called and toured the next day with Ruth. She's the property manager at the other Vista Pointe location but she was super communicative and friendly, and gave us a great tour of the place. We fell in love immediately. That being said, the application process was a bit difficult. We didn't get approved at first, even though we "checked all the boxes." (great credit, income, prior history, etc). But we're independent contractors, so we still needed a cosigner. Through that WHOLE process though, Ruth and our now current property manager Madison, were SO helpful and communicative. They constantly gave us updates and really fought for us to get in here. It's nice to know we're in a place that cares for its tenants, but also wants to make sure only responsible adults are moving in. Now our property manager Madison lives on site, and I cannot rave about her more. I've never had a landlord or manager that cares SO much about the tenants. Anything I need, she's a text away. Any time of day. Which is nuts. Our maintenance requests are handled right away. As are any other issues. (though there hasn't been anything major). It's an older building. Anyone moving in needs to know that. Walls are thin. There aren't any crazy new amenities. But the renovations are great. We love our one bedroom townhouse. We're right by the outdoor grilling/hot tub area, which is also a great perk. There's gated parking included. And the location is prime. You can't beat it. We feel super lucky to be here, and hope to stay here awhile!

Every review was spot on. The team is so kind and you can tell they genuinely love what they do. During our tour, every resident we passed was greeted by name, which says a lot about the community vibe here. They even offered me a delicious coffee and the two-bedroom apartments were so spacious. My girlfriend couldn't stop talking about the gym after we left. We're still deciding based on our job locations but this experience definitely deserved a review. A tour of this property is a must.

There are large numbers of homeless individuals around the block, and I've personally been chased multiple times. It's incredibly stressful just coming and going from your own home. Another major issue is the trash collection. The city trash truck consistently comes before 7 AM, and the noise is extremely loud--it will wake you up whether you want it or not. I brought this up to management, but their response was essentially that there's nothing they can do. So you're stuck dealing with it every single morning. On top of that, the building itself is poorly managed. From noisy neighbors throwing parties and screaming at 4 AM to other ongoing issues, management never takes meaningful action. Their response is always the same generic script: "We are working on the issue. If you're not happy, we can review lease termination options with you." In other words, either tolerate the problems or pay more money to leave. The neighbors above me are extremely loud and seem to start their activity late at night, often around 1 AM. The noise is so intense that it wakes me up with a racing heart. It's not occasional--it's every single night. I haven't been able to sleep in my own bedroom for the past year because of this. Instead, I'm paying $3,400 a month just to sleep on my sofa. That's completely unacceptable and far beyond anything anyone should have to tolerate. Between the unsafe surroundings, constant noise, and lack of accountability from management, living here has been extremely frustrating. This place has seriously impacted my quality of life, and I regret signing a lease here.

Rafael is also an incredible human and a huge part of why I moved in. But we need to talk about vomitgate. To set the stage, each building only has a single elevator and two stairwells (both of which are locked). This means that for residents with mobility issues, postal workers, and delivery people, the only access to the units is via this one elevator. Which is why it's particularly alarming to me that we are now entering day three of our elevator being inaccessible due to a large pool of vomit. I first discovered it Saturday afternoon, when trying to use the elevator to take my dog out for a walk. There was something that looked like dog drool on the elevator floor, but when the elevator doors opened I saw the puddle of vomit and immediately went down to the parking garage to exit that way. There is no emergency maintenance line that I am aware of, but several residents texted the managers to let them know the situation. Saturday evening, the vomit was still there, but someone had placed a "caution wet floor" sign over it. It is now Monday morning. The vomit is still blocking the entrance to the elevator. I am thankful I am able bodied, as the lobby must be accessed in order to use the gym, trash room, dog park, and of course to enter and leave the building. Thinking of the people entering the building who have no choice but to use the elevator, as well as residents who are not able to use the stairs and have to choose whether to walk across a puddle of vomit during a global pandemic or not enter or leave their homes is truly alarming. This is a health and safety hazard, not to mention flat out bizarre. I have heard from other residents another puddle of vomit has gone untouched on the third floor. I will continue to report back on how long it remains before being taken care of.

In the meantime I would like to thank the entire building maintenance team, especially Sandra! She is absolutely amazing. She is professional, reliable, and always goes above and beyond to make sure everything is handled quickly and efficiently. Her attention to detail and positive attitude truly make a difference in our building. It's clear that she genuinely cares about her work and the people she helps. Any time we've needed assistance, she's been responsive, friendly, and thorough. Sandra is a huge asset to the team, and we're so grateful for everything she does!

Sandra is the most caring person and always takes the time to say hello and make you feel welcome! She is extremely conscientious about her work and takes great pride in all she does to ensure the building and surrounding areas are immaculate and clean. i have known her for over 10 years and I recommend her for assistant property manager as she Is extremely helpful and aware of all that is going on in the connecting buildings at Emerson Valley Village and as a result we all feel grateful to her!     I'm leaving this review because I wish someone had been this direct before I moved in…read more This place is marketed as "luxury," but the reality is an old building with persistent quality-of-life issues that management either can't or won't get ahead of. 1) Trash areas are disgusting and regularly overflow. I'm attaching a photo of the trash area near the elevators where garbage is piled up and spilling out. It's not a one-off. When the shared spaces look like this, it tells you everything you need to know about how the property is being run. 2) Roaches. I'm also attaching photos of a roach in/around the bathroom area (near the shower items). And no, this isn't just "a random bug." Neighboring tenants have confirmed it's been an ongoing issue in the building. 3) Old building + old elevators + constant disruptions. The elevators are old and the building feels dated across the board. Fire alarms have gone off at weird times at night, waking tenants and forcing people to vacate. On top of that, water shutoffs happen way too often (it felt nearly monthly) "for maintenance." That's not normal living--especially for what they charge. 4) "Security" feels like a marketing line. They claim security is on-site, but I've personally seen homeless individuals make their way into the parking garage and even into the elevators multiple times. That's a serious safety concern, and it didn't feel like access was controlled. 5) Front office is unprofessional. Interactions with the front office were consistently frustrating--unprofessional, and at times borderline rude. If you end up needing help from Jen or Will, don't expect clear answers or urgency. Bottom line: If you know what's best, look elsewhere. Between the overflowing trash, roach issue, safety concerns, and constant disruptions, this place isn't worth the stress.
