For the amount of money that they charge for rent. 3300 for two bedrooms, there should be no homeless people sleeping in the main lobby. There should be security 24/7 to protect the tenants. Just had Edi Sarcend from maintenance come and help me with a busted light and fire alarm battery, and he went way beyond the call of duty by also helping my install a new shower head and towel hooks in teh bathroom, and used his own superior screws to the ones I had. he was personable and funny as well, he did a fantastic job read more

We've lived here 6 years, in the Gallery II building, and we love it. Hannah in the leasing office is the nicest person I've ever met! We love the community events she organizes, and we always chat with her when we see her. The maintenance staff (especially Helmer) are top notch - friendly and very helpful. The apartments are pretty expensive, though. But I think in this nice area (walking distance to stores, restaurants, bars, Ralph's, Starbucks...) the prices are pretty typical. Studio City is just an expensive place to live! There are a few residents who are kind of bad apples, but there are a lot more good residents than bad. read more

Very unhappy with the level of customer service this company provides. Prior to signing the lease we were able to contact the employees with any questions and immediately after approval there was no response to countless phone calls and no returned emails. This would have been fine but then as we arrive to do the check in prior to move in to pick up keys the staff was rude and EXTREMELY inconsiderate of the time and money it cost to keep movers waiting outside. read more

If I could give zero stars I would. Moving out after barely a year. The only good thing I can say about Avalon is the convenience of the neighborhood. If you like inconsiderate neighbors who blast music all night long, if you like stepping around dog feces in your hallway, if you don't mind puddles of human urine in your stairwell, if you don't mind drugs being dealt openly in your building, if you don't mind maintenance requests being rescheduled or ignored, if you enjoy being ignored when you call security to deal with these problems. If you don't mind being told YOU'RE the problem when you make a complaint. If you don't mind a complex so big and mismanaged that when you call to file an issue, and give your building and address, the receptionist asks "and what state is this?" Well, then, this is the place for you! My female neighbors have left because they feel unsafe in the halls. My neighbors across the hall have left because they have been threatened for filing complaints on their neighbors. Management has no idea who lives next door to me as the tenant sublets each month... Oh, and did I mention the choking smell of cigarette smoke (in a non-smoking facility) that management also ignores? And this place is expensive and rents increase epically every year. Their security staff is extremely responsive, and they're great people. The complex is staffed with security 24/7, which I appreciate. The leasing office staff is also solid. Other than that, the management has outright lied to all residents, again and again. They have also mismanaged the construction process for the past 6+ months, first promising that construction would be complete by October, then December; no end is in sight. Very disappointing, overall. read more

The maintenance employees are nice but the employees at the leasing office are deceitful we moved in under false pretenses filled a complaint to leasing office and customer service and they say all they can do is extend our lease. We were promised amenities, a clean living complex, smoke free, and a luxury living complex. What we received was a full blown construction site, no fully functioning amenities, a constantly leaking kitchen faucet, the smell of dog shit when you go into the balcony, and the place is just so dirty it's crazy how they still charge rent as if it was "luxury living". It might be a nice complex two years from now when the construction is over if they decide to actually clean the whole place it's practically unsanitary. If you really want a nice luxury place in this area I would suggest L'Estancia or other complexes on Aqua Vista and Vineland. read more

I believe the pictures (some are blurry because they are screenshots from videos. I was unable to post the video) I added in this themselves will be enough to justify why I HIGHLY recommend rethinking your decision to live in this apartment complex if you are here deciding whether to or not. However, these photos are not the only problems we had with them. The photos show our apartment during a "mandatory" renovation. Management assured us that these renovations would be worth the discomfort and that the condition of our apartment would always be livable. I think it's pretty clear from the pictures that this apartment was NOT livable in the slightest. We were expected to live in a home that had no cabinets, no mirrors, no sinks - basically looking like a construction site. We lived in this for a week. Not only that, we had consistent problems throughout the week. The apartment reeked of intense paint and glue fumes. There was tape and dust EVERYWHERE. One night neither of our toilets worked in the bathrooms. We couldn't even eat in our own apartment. Not to mention there were construction men in our apartment basically all day glaring at us if we stayed for longer than 5 minutes in our own apartment. These are absolutely in no way livable situations, but according to the Avalon they were. Not only that, dealing with the management was one of the worst experiences. It honestly felt like we were being treated like animals. They barely cared about our well being. The week we lived in these conditions was one of the most stressful situations in my life. When we requested monetary compensation for their mistakes, they fought us the whole way. We wrote them emails describing the stress and difficulties their renovations caused and explained why we wanted a certain amount in compensation for our troubles. They didn't even seem to care in the slightest. Basically as their higher ups sat in their comfortable homes with working toilets and working appliances and actual cabinets, they deemed that our situation was livable and would only give us a third of what we asked for. Honestly I cannot express how infuriating that is. I honestly don't know how a human could morally make a decision like this. To be frank, in the end the amount of money that they ended up giving us was an absolute joke. We felt that they cared more about saving their money than us as humans. They didn't even care in the slightest. We could not wait to finally be done with them. Most of our belongings were severely damaged. Our furniture had paint on it that wont come off. Our bedding was destroyed. And they gave us barely any money in compensation. Even after we left we STILL had problems with them. They sent us checks with the incorrect amount on it. They were short by a significant amount. It was like pulling teeth to get our compensation money. The whole experience is one I would like to forget. Needless to say, if you want to be treated like humans I wouldn't recommend living here, because all they want is your money which I think is clearly shown by our situation because they not only put us through unlivable situations to save money they additionally weren't willing to properly compensate us for the horrible conditions they forced us to live in. read more

Maintenance and leasing office staffs are friendly, no doubt. But the whole organization, system, comunication are the worst. Poor communication between departments. Especially, for the price you pay to live in this apartment complex (2100 to 2400 for one bedroom apartment). You hardly ever be able to directly get in touch with an on site staffs unless you call a thousand time straight or walk to the office. Elevators always have dog urine odor. They clean up quick if notify them or put in request otherwise welcome to the dog urine community. Make sure check to see everything is properly working in your unit prior to move in. For example, if they said "oh yeah we do this or that or we have contract with this company this and that" do not just trust them. Cable wiring problem took us almost a month to figured out that non of them will do anything about it. Their response was you can cut out the wall and fix the cable wire youself and loose 1,000 deposit at the end of your lease. Check for yourself. You need to be very aggressive (make phone calls if need be, by yourself) and look after yourself because not All staffs will. You will come across some staffs will say "i beleive if this is blah blah then that would be just fine blah blah blah" they don'teven know the whole issue. The surely love to brush off the issue and avoid helping if they can. Monica is one of the good staffs but not thing much she could do for you really. The higer management is the problem. Lastly, an example of the poor communication is that our water was shut off one morning without notification. After several phone calls to onsite staffs to find out the issue, no body answered. 20 minutes pass, we recieved an email notification emergency water shut off. (But 20 minuted after?) Don't they think to notify residents at least 24 hours prior?. Unless they accidentally messed some pipe up. (But they didn't say that on the email) so, did they lie? In conclusion, it is definitely not worth the money you pay for. read more

This is for 10977 Bluffside. The dude in the apartment next to me stabbed someone in the parking garage, then ran upstairs covered in blood. He paced on his balcony with a knife in his hand while screaming at his girlfriend who was wailing below. Not a bad way to start your Sunday... Besides that loveliness, the place still kind of sucks. Expensive, pool is overrun, office inattentive (I had to ask them twice to clean up blood from the above homicide), loud, porn stars photographing each other in the nude, people peeing off of balconies into the courtyard. Please read this review carefully as my reviews are fair and true. My husband and I moved from another Archstone community and we loved it, and we are extremely disappointed HERE and so sad!! When you visit the website to check their floor plans and availability, it does not tell you which section of the property they are located. BEWARE if you are planning to move here. We live in Colony which is the worst. Then there are the Gallery and the Bluff sections. I'm not sure where the Bluff buildings are but the Gallery ones are on Bluffside Drive. Now let me tell you why the Colony buildings are terrible. When you enter the elevator area, the floors are always dirty and the elevators always stink. When you exit the elevators (second or third floors), the floor boards are not even and they dipped so bad where it feels like you are going to fall through (not kidding). The apartments are out-dated, walls are very thin (do not live on 1st or 2nd floor), windows are very thin too and if you are noise sensitive, please do not live here because the windows are paper-thin. You can hear people talking in the hallway, in the courtyard and from the streets. So if you like to have your windows open all the time this is terrible for either babies or dogs, or if you are a light sleeper. Neighbors here are a toss up because it depends which section you live in. In the colony buildings, your neighbors are very loud (they love playing loud music pass 9 pm and lots of pot smokers. Pet owners here do not pick up their dog poop and they pee everywhere. I see dog walkers bring out the dogs and they let the dogs pee on the cement columns in the parking garage, the concrete walls and floor too. It smells like dog pee everywhere and it's nasty. On Bluffside Drive, there is fake grass and it smells badly like dog pee. For this community, Bluffside Drive is the only street that you can walk the dogs and that's where all the pet owners bring the dogs to do their business. This is where the Gallery folks live because they have a very nice Pool/Recreation area. The pictures you see on their website is the Gallery area because the Colony computer room is extremely small and the computers are crappy. You have to bring your own paper for the printer. To me this is pathetic because you have to pay so much in rent and they make you bring your own paper. If you go ask the people in the leasing office they will give you a dirty look (I asked 3 different agents) and they scold you for not bringing your own. They have one MAC desktop and 3 PCs. The chairs are right next to each other so you have no room and no privacy. I called the leasing agent and asked them why can't I use the recreational area on Bluffside drive because they actually have a large modern living room, a pool table and another computer room. Their small computer area (describe earlier) is under construction. The leasing agent said "I can activate your fob for you for 3 days." I was confused and I asked why and she said that's because that area is only for Gallery residents but since our area is under construction you can use it temporary. I thought this was insane because afterall we are Archstone residents so who cares if we are from Colony!! They don't share this with you when you sign your lease so BEWARE. So some pros of this property, you are right next to Ralphs, Rite Aid, Starbucks, Jamba Juice and a few gas stations in the intersection. You are close to 101 and 134 highways and of course close to lots of restaurants. I hope this review was useful for your apartment search and please make sure you do NOT live in Colony section if you have to live in Archstone. Also they have a 30 day Guarentee so if you hate it no questions asked, you are under no obligation to stay. Another resident told me this because she hates it here as well. read more

If you're only going to read this first line, please, do yourself a favor and live somewhere where you are considered a person, and not a commission or something that needs to be kicked out, so to speak, to allow people willing to pay more rent than you to live there. This review is for 10965, take note so you know which apartment NOT to move into. Where do I begin... a letter from the General Manager perhaps? 6 weeks before our lease is up, we get a note taped on our door, telling us that our rent has increased by $425 a month upon signing and I have the option of carpet cleaning, new door jams or new blinds for resigning my lease. Now, I've experience price hikes in my day, rent, credit cards, groceries, gas... nothing compares to the shock of this ungodly rent increase. I gathered my wits and emailed the General Manager, with polite please and thank yous, asking him to reconsider the $425 price increase per month after a mere 10 months of residence in Archstone. This was his response: "Thank you for your email. I understand your renewal rate is much higher than what you are paying now but keep in mind that rents were much lower last year and up to 3 months ago. We have been super busy leasing apartments for the past 3 months and can't keep a lot of inventory. Please realize that our pricing is based on availability and demand. We always give our residents a discount to market rate because of their tenure with us. After careful review and discussing it with my Pricing Revenue Manager, I could offer you a $20 discount on a 10 months lease. We appreciate your residency and hope you renew with us for another year. They like to do this at 2-3am BTW. They also somehow manage to slam doors so hard, my whole apt. shakes. There is also a DJ that lives in 167 that plays his music SO loud it vibrates my floor. He likes to kick this off at around 11pm on Tuesdays and Wednesdays. There is no parking here, give yourself 15-20 minutes each night if you don't have a parking spot, weekends, forget about it. Guest parking, always full. A lot of people despite numerous requests from management have pets off leash, 272 has 3 pitbulls, when none are in fact allowed. For the last two weeks they have been filming in my building and 10979... so they have taken up all the street parking from 6am - 10pm with craft services and other BS. I wish more than anything in the world I had never moved in here... I wish I had trusted reviews, now I pay the price and I'm counting down the days I never have to come here again. read more

I highly don't recommend this place. I lived here from 2009 to 2010, and it was great in the beginning then turned to a hell of fees. I kept getting parking fees for cars that weren't even mine, I paid $500 in fees. One day while waiting for the gate to open my car got rear ended by a 18 year old kid who was high, I could smell the weed. Since there was no huge damage I let it be, but the security who clearly saw it didnt do anything and just stood there acting confused. That's not all I had to leave my, lease a month early due to family emergency, I let the manager know and he made me write it down and give it to him, he approved it and stated I didn't have to pay any fees even though I was willing to. Then 3 months later I get a court order that they were suing me for $8,580. Now I don't know how they got that large number, a month later it went to collections, I had to get a lawyer show the proof and didn't pay a dime, thank God. Make a long story short, the place is cool but not worth the headache. read more

It's been years since I first posted my review of living at this complex (it was an Archstone property back then; now it's an Avalon property), and it occurred to me that my old review might be giving misleading information to Yelp users. Many of the staff (all terrific people) I complimented in my original review have since left the property, and I'd heard from them that the management changes and awkward office politics were at least partly to blame for their decision to leave. For many of the residents here, the office-resident relationship now feels far less personal and far more corporate. As many reviewers have already noted, the extraordinary maintenance crew is the exception to this rule. As a user of crutches and a wheelchair, I really appreciate a maintenance staff which is so responsive and skilled and personable. But wait, there's more! My rent has increased about $100 a year since my initial post, although the amenities have either stayed the same or have become less accessible. The walls are still so thin that I have heard the entire evolution and devolution of my next-door neighbor's (or, I should say, ONE of my neighbor's, as there's a lot of turnover here) romantic relationship. Also, since my previous review, my wheelchair and my car were both stolen (on separate occasions) from the (supposedly secure) parking garage and the parking spot I pay extra for. It turns out that, although the security gate has a guard and a black-and-white monitor, that monitor does not seem to be connected to an actual recording. I suppose this is the illusion of security without the reality of it. I was able to get my car back, thanks to OnStar, but my wheelchair is still missing. Since the wheelchair theft occurred in the parking garage, my renter's insurance helped to cover half of the cost of a replacement wheelchair, and Fred (the head guy at the management office, who seems genuinely helpful and personable in each of our interactions) said Avalon could contribute a little bit ($500) extra to help defray a bit of the cost. I haven't yet been extended that extra money, but in fairness, I haven't pursued the issue much, because -- This complex is now under HEAVY reconstruction, a reality that is expected to extend for over a year (and which has definite impacts on day-to-day life here, especially for someone in a wheelchair). Everybody, across the various complexes, is now marshaled into sharing the same pool and gym, which is no longer near the apartment I live in -- an apartment I selected, in part, because it wouldn't require a lot of wheeling around to get there. So it seems that, for a year, I won't be getting what a pay for -- only the promise that things will be even better next year, after a hefty price hike, no doubt. Unfortunately, this ongoing, noisy construction, has not prompted the community to offer any sort of discounts to its residents during the renovation period. So essentially we are paying the same as (or more than) we paid last year for less access and fewer resources. I've lived here for about 8 years and have never prompted so much as a noise complaint, but I often feel that, in the eyes of the complex, I am just a number that could be easily replaced. Over the past several years, however, I haven't been able to access the (wheelchair inaccessible) BBQ space, and, perhaps for obvious reasons, I don't use the basketball court. But even in light of these unused services, I'm still paying a premium to live here. So why haven't I left? Before I moved into Archstone/Avalon, I looked at FOURTEEN other apartments across Los Angeles, marking the "Wheelchair Accessible" box on Westside Rentals before each visit. It was dishearteningly difficult to find any building that was truly accessible, and Archstone seemed as close to equitable as I could find. But it's reaching a point where even living here is cost-prohibitive -- which makes it, too, inaccessible in its own way. If anybody out there knows of a great residence that might curb some of these concerns, let me know! My lease here is up in November, and I'm annually a little apprehensive about renewing it. read more

I needed to rent an apartment in Los Angeles from out of town to move into by the end of the month. A friend said they thought Avalon Studio City looked decent enough on the outside and that it was close to the studios that I would be working with, right in between Universal and Studio City... so I decided to go ahead and pull the trigger. I applied online and waited... and waited... and waited... finally picked up the phone and called the office the next day only to find that I was not "approved" due to my credit or lack of credit. Outrageous that I'm currently paying $2000 more than what they were asking for the very apartment I want to rent. I've been in my current place for nearly three years. Still no validation that I could rent from them. See I'm a cash girl. Never seen much use in credit aside from people over extend themselves into financial trouble. Until now, when sight unseen I was declined. Despite the fact that I make a six figure salary, four times the monthly rent and I have nearly five years of rent in just one bank account. To them it didn't matter that I could pay an entire year up front... they just said no. "Could I speak with a manager?" I asked. "They will just tell you the same thing," the leasing agent snapped. "So there is nothing that I can do to rent a place from you?" I asked. "You could get a guarantor to co-sign," the unhelpful agent responded. Shocked at my age that I would have a problem with an apartment I told her, "I'm in my late 40s, I buy cars, furniture, everything with cash and you're telling me cash is no good here?" "No, you need good credit," the agent gleefully replied. "Thanks for nothing," I said and hung up. Seems like this would be great fodder for a legal issue because I see no equal housing here whatsoever. Then I get online to see what Yelp has to say about this place... and well, the reviews aren't that great... so I dodged a bullet... the word ghetto is mentioned several times, security issues, run down interiors, thin walls, stolen bikes, etc. If this initial introduction to their operation was so brutally cold, I wonder how miserable I would have been if I had actually moved in? Counting my lucky stars that I did not... I advise others to avoid this place like the plague. Best of luck to those of you looking at this place. With my years of experience and renting dozens of places in my life, run as far away from this place as possible. Avalon, you missed out on a great tenant. read more

Worst experience ever, Tyler Vela and the rest of the staff are terrible - They just hit me with a $5600 collection on my credit report, for unpaid utilities that I already paid - I tried to resolve with Tyler, but he couldn't figure it out - It was so bad that I had people knocking on my door in the middle of the night to evict me for an unpaid electric bill? That was actually paid! What they neglect to admit is that they are charging me for thousands of dollars in late fees that shouldn't even exist! Unbelievable! Management totally inept. Worst decision I ever made was renting here, now I have to live with this for the next 7 years... DONT RENT HERE - Most people that do are SECTION 8 anyway. Construction non-stop, over-priced small units. Only nice thing is pool, but always crowded and dirty. read more

for 10945 I'm one of those crazy people who stays up all night and sleeps during the day due to insomnia, and I work from home. I've only been here a couple months and I've never had a problem. The noise outside some mornings is annoying and I do have a nice view of the pooping areas, but no big deal. They sanitize that area every night and I think they provide baggies for dog poop pick up - I only have a cat, but she likes sitting in the window and watching what's going on. Yes, sometimes the hallways can smell like pot, but this is California. Yes, there are a lot of Hollyweird types living here, it's Studio City. Porn Stars exist... the complex is close to Vivid and other companies. I'm not one, but I do fetish modeling and clips sometimes as a side job... who cares? It's in someone's home and not illegal, plus you can't even hear between apartments, at least not in this building... mind your own business. It's not like we have nude porn stars and models parading around for all to see. I barely even glimpse my neighbors, let alone hear them... I've never smelled dog pee or poop or seen trash on the elevators or stairs or hallways (though my roommates said they have, I think they are cleaning it up and fining people). I've never heard of a suicide, but it's a huge building... never seen anyone shady in the parking garage... never seen a drug deal go down, nobody has acted creepy toward me. The one thing I will concede to is that yes occasionally someone will drive by or stop at the place at 3am blasting their crappy rap or hip hop - this is a major pet peeve, but it happens anywhere in LA unless you're in a nice part of the Westside - clubs let out at 2 or 3 am so drops offs are to be expected - just wish they wouldn't blast their crap even if I'm not asleep at the time. SMALL CONS would be: you need a key card to get in the building... it annoying if you lose one because they take ages to replace, the black stove gets scratched easily, the mirrored closet doors are a bit unstable, especially if you have a lot of stuff in the closet - they catch on things easily, carpets are a bit worn/shoddy, walls are easily drilled through so get a stud finder to find the beams if you need to hang anything heavy, too many freakin dogs... I'm not a big fan. There was a weird noise in the next building over late at night one night, I guess it was a fire drill... that creeped me out a bit. Dunno if it was a real fire or a drill. Only happened once, not in this building though. Only heard it cuz my window was open. MAJOR CONS: My bedroom doesn't have a light fixture on the ceiling, only something that looks like a sprinkler. I don't know why... it's the weirdest thing ever, I fixed it by using lamps. Yeah, and the apartment is pricey - but since I'm sharing with a couple in the other bedroom and rent is split 3 ways it's really very reasonable. Probably better to have roommates here. It sucks to pay for water, trash, gas, and electric on top of cable, phone, and internet. PROS: VERY WELL INSULATED probably one of the most insulated places I've lived in. I close my bedroom door and I can't even hear someone knocking on the entry door, let alone my roommates in the other bedroom. I can even walk out into the kitchen and not hear them until they open their door - and they make a moderate amount of noise. Ralphs is around the corner along with Rite Aid, City Wok, Jamba Juice, Starbucks, and a bunch of other stores... block away from a decent vegan and sushi place... close to restaurants and stores in general. Impersonal large building.... I prefer this, I know a lot of people don't. I don't like being bothered or getting friendly with the neighbors, I like to keep to myself and do my thing. Prolly not the best place to live if you want to socialize with everyone. Guest parking garage almost always has spaces.... if someone is parked there past midnight and security sees the car more than a few times they might get a warning... never had a problem with that though, but I don't usually have people visiting who need parking after midnight. Lots of space, nice apartment, granite countertops, nice kitchen, BIG bathroom in the master bedroom... each bedroom in the two bed 2 bath feels like it's own studio apartment. giant living room, 2 balconies... just a really nice place... now only if I could teleport it over to palms or culver city when I have to move for grad school. NOTE: The pictures of the complex, like most advertising pictures, make it look more "grand" than it is. Take a tour if you're thinking about moving in. The picture labelled "Kitchen" is the most true to reality - it's what the apartments look like except make the carpet a bit more worn/dingy. Still not bad, though. read more

I moved into Avalon Studio City December 2016, soon after the building first open after a remodel, I am continuously amazed at how happy I am here! The building and units are in pristine condition the amenities are robust and the staff is extremely professional, friendly, and helpful! I've been wanting to move to the city for quite some time, but I was hesitant to do so until I found a properly managed building. Avalon Studio City has far exceeded my expectations thus far, and I am so happy to call this place my Home !! I hit the lottery when I found this place !! Staff: What can I say other than pure amazement !! On the day of my tour, my community consult Brody provided me a warm and welcoming introduction to Avalon Studio City he was quick to answer all of my questions and found me my apartment that day after viewing three units !! I immediately knew this was an environment that I could see myself living in !! I also had the opportunity to work with Hannah, Tyler, Paige and Maya who were extremely knowledgeable, friendly, responsive and continue to amaze me !! Thank you all! Not to mention the Best Maintenance Team second to none Helmer is a rock star, Eddie, Edwin and Julian on the ball !! Also George General Maintence Manager is Beyond on his Game !! I can confidently say that the entire rental office shares these characteristics. Building updates and information are routinely sent via email' I receive about 2 to 3 emails a week from the office', which are extremely helpful as they keep residence in the know !! The rental office is right next to the lobby so even if you walk in with a question a community consultant is always ready and willing to help you. A few of my favorite amenities : State of the art Gym (24 hours) Beautiful resort style pool w/salt water Jacuzzi on site maintenance (24 hours) security patrol (24 hours) guest parking non-smoking building Location : The location is a major sell !! The building is just steps away from a shopping plaza with the Ralph's and tons of awesome stores on Ventura and an 8 minute walk to Universal Studios city walk. DO NOT BOTHER WITH THIS PLACE! My wife and I have lived here for almost a year now and started looking for a place 4 months before our lease end date. For anyone looking to be kept up all night by the frat-house nature of this complex, or to be inundated with a ghetto lifestyle of drugs and paid sexual services this place may actually be for you. However those people looking for a nice, quiet, clean, friendly, safe place and all around decent living conditions I would suggest not moving to this "community". - The apartment: overpriced, poorly built, heavily overcrowded, noisy, paper-thin walls and ceilings and again, overpriced. - The community: full of drug dealers, call girls, young frat kids, crackheads, thieves and you may find the odd friendly neighbor. - The security: friendly but useless. Don't care about noise complaints, copious amounts of filth and dog shit, overly god-complexed when it comes to visitors (unless you roll out with girls drugs and booze) and as a third party company seem to have no records or communications with Archstone management and head office when it come to complaints and policies. - Management: to get you to sign a lease they are friendly and helpful... Once you sign they are unaccommodating, rude, couldn't care less and quite deceitful. - Parking: good luck finding any or keeping your belongings. If I needed to say more I would but I think the point is there. We were drawn in by the area and amenities but found out the hard way that the grass isn't only greener on the other side but it's real. There are much better places to move to in Studio City and North Hollywood I suggest starting anywhere but here! read more

This review is for both the maintenance guys of Manny and Edi. These guys are all stars, I've lived at Avalon (used to be Archstone) for about 4 years now... and I've known these guys since I've moved in. I've NEVER seen them unkind of not helpful to myself or anyone else that's lived in our building. They really do put people before themselves. Every time I submit a service request, they always leave such a nice note, and complete the work with perfection. I highly recommend asking for either of these two guys when it comes down to great service. So polite, and funny as hell too! They'll make you smile when you're having a tough day. read more

IM ADDING AN UPDATE & adding a few stars... The new manager, Frederick, has made a drastic difference in handling resident concerns. Also, the maintenance manager, Eric... huge difference. They genuinely care about residents & the quality of the community & actively take steps in the right direction. We are eager to see this continue. -Maintenance has really picked up the pace on handling trash & community improvements. -Frederick & Eric have improved resident relations & communication greatly. -Security still needs improvement. Our security gate is left open daily & they say "it's not their problem, it's maintenance" when called. They also still do nothing about alcohol & smoking in the pool. No one wants to sit in a hot tub of cig butts. Have also seen drug dealers walk right in & light up in front of a security camera with a resident- they obviously knew nothing would be done. -Gallery pool is still too cold. Far cry from "heated." Pool vendor saying "I checked & heater is working" is the dismissive response we've all gotten. My previous review: Sadly, we are eager to move out. I wish I could say nice things, but instead, I have to say "ditto" to Chase S's review. I honestly don't know of a single resident that lives here and isn't greatly disappointed. We live in the largest unit available, on the top floor and in the "quiet" building so we expected more tranquility. Unfortunately, that is not the case. When we moved in, the leasing office sold us on a community that was... -Peaceful, tranquil, quiet with respectful neighbors -Well maintained -Great customer care for residents -Secured living; secured parking and 24 hour security guards It didn't take long to see the reality... There is no peace & quiet. Every single day, there is something. Whether it's druggie thugs blasting their music and smoking weed with late night parties, or underaged kids partying, drinking & smoking around the pool. A few nights ago, there was a fight in the parking garage that could be heard throughout 3 buildings- yelling, honking their horns for 40 minutes, then they pulled the fire alarm just after 1 am causing an entire building to evacuate and the fire dept to come. I have heard countless fights in the middle of the night, drunk people screaming down hallways at 3 am, etc. The parties and loud fights are out of control- call security and it takes them forever to respond and a minimum of 3 or 4 calls before anything is quieted down even a little. Well maintained community? Sadly, no. There is trash everywhere- I feel bad for the maintenance guys. People leave it in the elevators, hallways, parking garage, and especially around the pool. My favorite are the cigarette butts IN and around the pool & hot tub...right next to the "no smoking" & "no alcohol" signs. Many of the maintenance guys are very sweet but management can make it an unnecessary nightmare to get requests handled. Just a tip- make sure you document everything. Our leasing agent made promises & "forgot" the minute we signed the lease. When we attempted to address these issues, we were pushed off until our 30 day escape period had expired and had to go to extreme measures to get management to do anything. We were grateful we had at least one copy of one of the requests- the others unfortunately "went missing" from the leasing office. There are a handful of considerate neighbors here but sooooo many more druggies, thugs, & inconsiderate people. The buildings smell like overwhelming cigarettes & weed. Ppl chain smoke at the pool and spit on the ground. Yesterday there was a 25+ person party of underage kids drinking and smoking weed in hookahs at the pool- residents were complaining; the security guard came and left multiple times, doing nothing. After waiting an hour hoping security would do something, the rest of us left. Security- We see staff put leaves in the gate sensors so they are stuck open several times a day. Recently, my friend's motorcycle was stolen from our "secured" parking garage while other vehicles were broken into. The leasing office was completely uncooperative with police and dismissively rude to the victims. The new security company was better for the first few weeks- unfortunately now... reported parties @ 3 am will at most get a light warning which lasts until the guard is gone. Lots of sleepless nights. Too many times, they do their rounds while texting, walking by the pool without even looking up, let alone saying anything to ppl smoking in the hot tub, drinking alcohol in glass containers (a guy actually broke one this week and a friend had to stop him from kicking the glass into the pool!) & not even a word to those smoking pot in the common areas. read more

I moved into my apartment here back in June and this has been the worst living experience I've ever had. As soon as I moved in, the complex took away our 24-hour gym/pool amenities for renovation and made us go into a separate complex to use theirs, which has a fourth of the equipment and is only open 8am-8pm. The lease that I originally signed promised a 24-hour fitness center and pool. The biggest inconvenience I've had thus far is living beneath an extremely rude neighbor, who also happens to be a DJ, and who plays their EDM music at all hours of the night and in the early morning. I have had to call Avalon Complex REPEATEDLY, and instead of communicating with me about the status of how they are handling the situation, they choose to ignore it. I've received threats and the noise complaints have actually gotten worse, causing me to have to go sleep at my friends apartment because I have no peace in my own home. The complex smells like dog poop because the residents here choose not to pick up after their pets, which is supposed to be an 'enforced' policy. When I originally moved in, my guests who entered at the front gate were yelled at/scolded/treated completely unfairly by security staff who were incapable of doing their job. This apartment is poorly made -- i've been sick 3 times in the past 6 months due to this apartment constantly collecting dust. My apartment was newly 'renovated,' however, so far i've had to call maintenance 5 times to come fix apartment issues that should have been properly constructed in the first place. My fob key has stopped working numerous times due to maintenance issues, however, instead of fixing it I have to continuously call the leasing office to fix it until they do so. The rent here is outrageous -- I am paying $2000 for a one bedroom and this has been worst living experience I've ever had. The management team is not accommodating to anyone and they want you to 'pay' for amenities that they have taken away. The ONLY good thing about this apartment complex is the maintaince team -- they are extremely friendly and do their job well. Do not live here. read more

Unless you are a college student searching for the ultimate frat house, a gangster drug dealer or a call-girl I suggest you find a different place to call home. My wife and I moved into the gallery right after we got married and we regretted that decision within 2 months of living there. From the second week we were already calling security on a daily basis because it felt like we were living next door and below a club. It was unbearable. After over 20 complaints in one month, we figured the leasing office would get involved to try to rectify the situation, but when we approached them with our concerns they told us it was the first they're hearing about it and that complaints to security don't count as valid formal complaints. This is an absolutely ridiculous policy. Long story short, all of the members of Avalon staff (upper management included) try to take the least amount of responsibility for anything and despite the very steep rent you pay to live here, you get absolutely nothing but a runaround from the staff. It was an extremely disappointing experience. If you live here you will be surrounded by constant yelling, loud music from both the apartment units as well as the cars on the street and in the parking garages, and the smell of weed. Like I said - frat house. Not to mention they wanted to raise our rent by $100 a month if we extended our lease! That's absolutely obscene considering how much we're already paying for a 2 bedroom!! We hated it so much that we paid for another lease before ours was up at Avalon just so we could get out of Avalon as soon as possible. I strongly suggest you rethink the choice of living here if you want any kind of a peaceful community. I would give it zero stars but that's not an option on here. read more

This place is nice but WAY too pricey for the quality of the apartments inside. The windows/frames are cheap and not very secure. The bathroom fixtures and counter/cabinets are cheap. The layouts of the studio apartment are odd and fridge doesn't fit in the kitchen area it's around wall in hallway to bathroom! The complex is fairly large but hardly any visitor parking. The security at the gate to get in is a bit much - takes almost 7-10 minutes to get in/get visitor pass! This isn't Trump Tower boys, calm down!!! They gym is decent and the pool and pool area are the best part about the place so I give it 3 stars for that. read more

When you come in off the street to the guard house it is very unsafe because the street and guard house are less then 15 ft away. So if there are more then 2 cars you're hanging out in the road. Once I got in parking is about non existent. So your better off parking outside and walking in to start. The apartments are nice but not worth the prices they are charging. Only reason this place doesn't get 5 stars is the unsupported rent increase after 10 months. I personally don't think the market has changed that much.... Also- pet rent (on top of a pet deposit) is a rip-off. the pet deposit should cover the potential damage to the unit. Pet rent does nothing toward property maintenance. Honestly though, if we could afford the rent increase- I'd stay. For people who are considering living here its great- but if you're at the max of your price range as it is- expect to move in about 11 months when they raise the rent- because they will... every year. I live in bldg 5 in the colony phase. So I don't have upgrade appliances, access to the other pools, vaulted ceilings, etc. and I still love it here. Heres the 4 stars, in a nutshell: 1st- Great property. Clean, quiet community, friendly staff. No problems with neighbors. Apartment is clean, well maintained, no problems with bugs, or leaky plumbing. I suspect people who claim this is a place for 'druggie thugs' or 'prostitutes' or that its loud with tons of partying- have never actually lived in an apartment complex with residents under the age of 40. I'm in my mid-late 20s, and the crowd seems evenly mixed and i've never seen a 'thug' or a 'prostitute'. This is studio city people, not East LA- be realistic. 2nd- Excellent maintenance staff. ENRIQUE is amazing. Hes serviced my apartment twice in the time i've lived here. Super nice guy!! Maintenance is done quickly and professionally. I've only had two problems in one year, and the issues were resolved within hours of reporting a problem. Cant see why anyone would complain. 3rd- Community amenities. Best pool in any complex around. Gets great sun, plenty of lawn chairs, and you're not along a street. Feels like a hotel. Gym is great. Never had a problem finding a machine. "business center' is only good for the printer, rest of it is unnecessary for me. (i have an office in my apartment). But community amenities are more than just pool/spa/gym/bbq. Taco truck tuesdays are great! Also there are constant emails about new events and giveawyas and tips. 4th- Close to everything. walking distance to ralphs, walgreens, starbucks, sushi dan, jamba juice, rite aid, Metro Red Line, universal studio/City walk, and more. Plus only a short drive, bike, or uber ride from great restaurants/shopping along Ventura Blvd/Moorpark Rd. freeway access is good too. read more

Alrighty, so if you are just moving into the area and don't really know where to start looking, you may want to check out Archstone. The complex used to be pretty lax when it came to security, but they stepped it up big time. It is a gated community with amenities up the wazoo (a really nice pool, jaccuzis, nicest gym of a complex I have seen, raquetball, basketball, sauna, and a community lounge). You can feel totally safe in this area and not have to worry about much. Everyone is generally pretty cool. The apartments themselves are incredible. Very spacious, updated appliances usually, thick walls, very comfortable. The price for the apartments however can be a bit steep depending on what you want. It is a great place for two people as the rent will be about $900 a person after all bills and what not. TANDEM Parking is included and it is covered. For a one bedroom you get one parking spot, for two bedrooms, two parking spots and so forth. Visitor parking is horrible. There usually is parking on the street, but it is a very busy street so be careful. The customer service of the complex is also a little lacking, but once you can get attended to, they will take care of you. Just don't be an ass about it. Repairs and so forth are impecable. You can submit a work request online and they generally take care of the problem within 24 hours. It's ridiculous how fast and efficient this is. I won't bore you with anymore, but if you want to live here, feel free to contact me. I think you will be happy for the year, but as with all large complexes...your experience could be very different. It is a large community and for the time I was there, I was happy, but I am glad to be moving out into a smaller complex of 24 units. I don't remember everyone's names that I've worked with, sans Helmer and Enrique, but I genuinely have nothing but good things to say about any of them that I've met. Special shout out to my fave Enrique, he's truly so so kind, always eager to help, comes to respond to requests quickly, and always waves when he sees me around the complex. Pros: The Maintenance staff. They are kind, speedy, attentive and can usually fix any issue in my apartment within a day or two. Cons: Everything else. If I could offer one word of advise to prospective Avalon Studio City renters - DON'T DO IT. Your money is much better spent elsewhere, where people will care about you and your quality of living. LEASING STAFF: Hannah and the leasing staff are utterly useless. For nearly 2 months now, I have been trying to resolve an issue with my neighbors. I have made phone call after phone call and sent a handful of emails only to be completely ignored by everyone. Customer service and resident happiness do not matter to the leasing staff at all. CLEANLINESS: While the new renovations on the outside of the building make this look like a top notch place to live, the insides are going to absolute hell. Residents leave litter and trash bags in the hallways, and there is constantly dog feces and urine in the stairwells. The lawn outside of the building is artificial, leaving no way for dog waste to seep down into the ground. It just sits there, causing an awful odor that is particular bad when it's hot out. DRUGS/SMOKING: Although this is supposedly a smoke free community, residents do not abide. Just walk down any hallway and if you're lucky, you'll get a contact high. The smells of cigarettes and marijuana waft in though my vents and windows, making my clean apartment an unpleasant place to be. NOISE: There is no such thing as quiet hours here at the Avalon. You get to enjoy the sounds of your neighbors music, screaming, and god knows what else 24 hours a day/7 days a week. Security and the leasing staff do nothing when it comes to tending to these complaints. CONSTRUCTION / ELEVATORS: I've been here over 18 months and I don't think a single week has gone by when some portion of the complex wasn't under construction or broken. For the last 2 months, we have been lucky if at least one of the three elevators works. It's very inconvenient and of course, getting them fixed seems to be at the very bottom of the staffs priority list. SECURITY: You can call security about the same issue 10 times and it's guaranteed that they'll do absolutely nothing as evidenced by the fact that nothing ever gets resolved. CLIENTELE: You would think that for what it costs to live here, you would attract decent clientele. Unfortunately this is not the case and I often feel very unsafe around the sketchy people that live here. There is a huge amount of illicit activity that goes on in this building. -------- All in all, I'm not sure what the staff does all day. Clearly, they can't be bothered to help you or fix any of the gazillion glaring issues with this place. They are lazy and do not care about you. Don't make the same mistake we all did - go elsewhere! read more
