If you value competence and living in a place that's not a ripoff filled with cockroaches, don't step foot in this dump. There's a long list of things wrong with this place, including: 1. A shady, rude, and incompetent management team led by the sales supervisor, Djafar. This place requires you to either pay four months worth of rent to break a lease, or continue to pay rent indefinitely until a new tenant takes over your place. After I noted to Djafar that another Avalon property only charged me two months worth of rent to break a lease less than a year ago, Djafar dodged my question and said Avalon Courthouse changed its policy during Covid from two months to four months worth of rent required to break a lease. I then asked Djafar if Avalon would refund me part of the fee if they found a new tenant within a couple weeks of me paying the fee, and he got very confrontational and defensive and said they would not. So, in other words, Avalon Courthouse would be double dipping and collecting money from me and the new tenant. 2. Our unit didn't have AC for nearly a week during one of the hottest weeks in D.C. in years, and they refused to credit us multiple days rent despite our apartment being over 84 degrees. Additionally, Avalon was slow in communicating updates to us on when our AC would be repaired. 3. The management office told me they wouldn't be able to enforce a restraining order that I have on a former roommate, despite the order being signed by a judge. You read that right. 4. The roof over the trash and recycling room on the 20th floor frequently leaks when it rains, causing the floor to get extremely slippery. Even after notifying management of the fall hazard, the roof has yet to be repaired. 5. The parking garage is a disaster - and $115 a month to park in. It is very difficult to park in the garage because more than 50% of the parking spaces are designated "compact cars only," yet residents routinely take up two parking spaces parking in compact spaces. 6. As noted above, this place is just gross - the common area restrooms are disgusting and there are cockroaches all over the main level. 7. When I moved into my unit, the bathroom was dirty and the shower tiles had mold. When I submitted my "punch list" to the front desk noting that the bathroom wasn't clean, they told me they would clean the bathroom. Naturally, they never did. read more

The swamp-like pool is a fall treat, but the pool area is littered with hoses and pool equipment year round, detracting from the view. The gym is basic with minimal free weights and no benches or squat rack. The sad gym and rundown pool area make me hate paying the amenities cost. Have lived here for 3 years. Do you like Floods? Do you enjoy endless projects that never get done? Do you like having the low bidding contractors giving you no warning as to when they need to come into your apartment? Do you enjoy being charged yearly for things that you don't/can't ever use? The management/corporate office are out for your money, they don't care about you. I have given them time and multiple chances to correct what where they have wronged me; but they got their last chance. This past week my apartment was fully flooded. We contacted them at 10pm, when it was just a small leak with a small pool of water on our carpet. They showed up, and all they did was rip up part of our carpet. THEY DIDNT EVEN TRY TO STOP THE LEAK. Well, the water came overnight and when I woke up the next morning, my apartment and my neighbors apartment were apparently the new swimming pools of the complex! (Swimming pool under construction for 6 months now). They replaced the padding under the carpet and loaded our apartment with fans. Kept the same carpet?? Superficially this looks like a nice basic apartment building. Young people just out of college are often excited because it seems like a slightly nicer version of their college dormitory - it has a party room, a mini market, a garage, a hot tub, and a pool! They are correct it is like a college dorm. If you visit ANY apartment building nearby - 2202 12th Court, 1200 Veitch, EVEN the affordable housing building at 2230 Fairfax, the are all nicer one way or another. My unit had clean but super basic (in a condo they would be called builder's grade) cabinets, fixtures and countertops. The washing machine broke down every other month, leaving me with a load of dirty clothes in dirty water and I would have to make a service call, which usually had it fixed within a day. The bathtub was pitted and stained. The walls are super thin so that you can hear every adjacent apartment as well as people above you flushing the toilet. The half bath had a wall that did not go down to the floor - only after I moved in did I realize you could see light under the wall from the half bath. The den/2nd bedroom had no source of heating from a vent. When I moved in the leasing agent kept telling me I did not need a decal or tag for my car and I kept getting notes from building security telling me my car would be towed (even though I was paying over $100 a month for a non-assigned parking space). Finally the leasing agent admitted she was mistaken and gave me a tag for my car mirror. After I moved out additional bills appeared on my account. I could only find this out by going online, and then my log in expired. I had a roommate who could still access the account so we could pay it. We paid it. Months later we started getting mail from a collections company. More charges had appeared, which we had never been informed about and they had been turned over to collections. I still don't know (this just happened) what these charges are even for. The other reviews here that tell you the front desk staff are great are correct. The front desk staff are very nice. The reviews that sing the praises of the amenities may be correct I do not know. I paid the extra amenities charges we were all billed for for months, but I moved in the weekend the pool closed for the fall, and then COVID prevented me from using it before I moved away. The other amenities, like the gym, or the lobby coffee machines, also closed a few months after I moved in. One other note about this building that is only relevant to 2020 (I hope) and that is true of many condos and apartment buildings in the area - they are now half empty. All the young people going to local grad schools have moved home and are studying online, as are some people who lost jobs or can work virtually. Many are back with family somewhere else. The Avalon's response to having a reduced rental base was to turn off the air conditioning in the building's hallways, people still there tell me. When I visited them a week where it was 100 F outside, I broke into a sweat just being in the hallway on their floor. read more

Not a terrible place to live, but they are very expensive for not much. The leasing company will prey on you with as high a price as possible, and try to offer "points" and reward systems with third parties too. Very difficult to ever talk to an acutal person about lease questions or help with living there. Plus, elevators broken constantly and flooding seems to happen every other week. Please read before you rent here - roaches, bugs, pest problem and this was on the top floor. upon move in the doorknob was broken. It was replaced with a new knob that did not have a lock on it. This meant the deadbolt had to be turned or the door was unlocked. All other doors on the floor had doorknobs with locks. Final straw - elevators were a constant problem - shaking, dropping, etc... 2:30 am one night the elevator dropped and stopped - would not open. Called emergency line and was told to wait for 'at least 2 hours' because the repair person was in West VA. I asked about calling 911 and they refused. Finally I called 911 as my phone was dying and it was extremely hot - turned out I was actually between floors (they claimed to have a fail safe where it would land on a floor) and the emergency team said they were supposed to call and they were glad I did as they had to jump me out. My fiancé and I lived at Avalon Courthouse for just over a year before moving back home. Avalon was the first place we called "home" in the Washington D.C. metro area. We had toured 9 buildings before finally visiting Avalon Courthouse and our decision was made the next day after the tour. The staff is wonderful! I can't even begin to express my fondness for everyone who worked here. The ladies at the front desk were always friendly and helpful. The main office staff was always happy to answer any questions, and the maintenance team was always quick on requests. Overall, the staff here deserves an A+. Avalon Courthouse Place felt like home. It's in a perfect location, just steps from the metro and a short walk from two groceries stores. My fiancé and I had a corner unit and never heard a peep. So we definitely got lucky with quiet neighbors. We always felt safe in the area and in our building. Yes, the units are outdated but upgraded units are available. The Avalon holds community events once a month or so, so you can get to know your neighbors. Which happened to be how we became close friends with our the upstairs neighbor. The amenities are great too! The pool does get busy on weekends, but it's always clean and well maintained. The gym was open 24/7 and always cleaned. There is a patio out back with BBQs and an entertainment room. The parking garage was never too full, so finding parking never became an issue. There's also a convenience store and dry-cleaning downstairs. Would I recommend Avalon Courthouse Place? In a heartbeat. I often miss the sense of community the building offered and how close everything was. Whenever we make our way back to the D.C. area, we know we'd definitely check out Avalon Courthouse Place again. read more

After discussing it with them, they essentially admitted they double charged me for a few days' rent but could not do anything about it because my account was 'closed.' There are lots of things to like about this place---great maintenance staff and front desk staff for instance. And I found the apartments to be fine (not outdated as others have mentioned) and there were never any problems with insects or rodents, which I take as a big plus. Parking wasn't an issue in the building, and I always felt like the area was safe. The walls are thin, though, and you will be able to hear neighbors above you and to the sides. More problematic than this was the loud noise of the HVAC fans whenever your neighbors would run their ACs. During the winter, no issues. Anytime ACs run in the building (think April through early October on higher floors) you will sleep with the sound of rattling HVAC fans in the night air, even if yours is off. The "U shaped" curve of the building means if you have a pool facing unit, especially up high, you will be be on the receiving end of everyone's fan noises for several months a year. Get some earplugs for the evenings. You'll need them. read more

If you read my review of Avalon Ballston Place, which we ended up picking, a lot of the features/amenities/traits are the same. This one just didn't work out for us, though. The balcony of the apartment in our price range had a view of the pool, so I'm assuming sitting out there would just be loud and annoying, and it also had outdated tile in the kitchen as opposed to hardwood flooring. They do offer hardwood flooring in some apartments, but it brings up the price past what we were willing to pay. Overall though, this was a perfectly attractive and well-appointed building. If they'd had something for us sans the kitchen tiling and the pool view, we probably would've gone with it. read more

DO NOT rent an apartment at Avalon Courthouse place. I keep my apartment clean (including having professional cleaners come regularly) and do not have food out or otherwise accessible. Despite that, I recently had four mice in my apartment. The management company refused to send pest control for nearly a week. Once the pest control guy came (by which time I had killed the mice on my own) he said they had eaten through an interior wall. The management office has treated this like a normal issue (which may explain why there are mice in interior walls). A few months later, after being told the problem is solved and all potential entry points have been filled, again there are three mice in my apartment. While it's possible to have pests in any multi-family living structure, it is much less common to have so many while the management dismisses the concerns and does not take adequate remedial measures. At the end of the day, better to be safe and rent somewhere else than sign a year-long lease here and be stuck with unwelcome roommates. read more

I have lived in this building for over a year now and certainly have a lot to say. The units are not as modern as other buildings in the area, but they are not incredibly outdated either. It would be nice to have granite, stainless steel, and hardwood floors, but we were willing to overlook that for the other amenities and the location. Location: very close to the Courthouse metro and short distance from restaurants, bars, and downtown Clarendon. However, the Avalon is at the bottom of a hill and it is really quite inconvenient to have to hike up that hill to get to literally anywhere. Amenities: one of the best pools in Arlington/DC area (despite the obnoxious frat dudes who frequent it) and the gym is clean and open 24/7. It would be nice if the pool was open later. The one negative with the pool is that there is no shaded area and they don't provide any umbrellas...I am lucky that I do not burn, but those who do should not feel like they cannot use their pool because there is no area to hide from the rays. Overall, I have enjoyed living in the Avalon, but it has not all been peaches and cream. My #1 frustration with the building is that they do not offer recycling services on each floor. You have to carry your recycling all the way down to the stinky garage area and then try to guess into which bin you are supposed to throw it. This is supposed to be a luxury building, and we are certainly paying luxury prices, so why not offer an amenity so simple to provide: recycling bins in the trash rooms on each floor. I believe it discourages people from recycling. Everyone living in this building is go-go-go, very busy lives between work, kids, etc. and having to plan time to throw out your recycling is just ridiculous. As I mentioned, you are certainly paying luxury prices for this building. We renewed our lease in June for another year and they raised our rent over 10 percent. You are paying more or less the same as every other building in the area, you just aren't getting as modern of a building. I tried to see if they would replace our old, dingy washer/dryer since our rent was going up so much, and they refused. It would be nice to get a little more customer-service. Speaking of the staff, initially, they were incredible; however, there has been a lot of turnover lately and I do not recognize a lot of people at the front desk. The level of service has declined somewhat. The maintenance people are always great and respond to requests very promptly! Every building is going to have its positives and negatives, so I would not discourage people from choosing the Avalon. I would just recommend checking out the competing buildings in the area to make sure you are getting the best value based on the availability at the time. read more

Be careful about losing your deposit and even paying for extra money as a surprise after moving out. Before I moved out of the apartment they did inspection and only mentioned about charging $105 for cleaning and said we were good to go. One month after moving out, they sent me a near $1,000 bill telling me they replaced the whole carpet. It is ridiculous! My roommate and I do not have any pet and there were at most some stains in the dining room. They replaced the carpets of the whole apartment asking us to pay for it! If you are tenants moving out, be sure to take pictures to protect you from being tricked by them. read more

The Front Desk staff at The Avalon at Courthouse Arlington are, by far and away, the friendliest and most helpful of all Front Desk staffs I interact with in the Courthouse area. In particular Ms. Donna and Ms. Alicia, who I interact with most often, are not only extremely professional but also friendly and personable. Even if there are people waiting and a multitude of packages to be logged in they manage to greet people with geniune courtesy and wonderful smiles. Having interacted with the majority of front desk staffs in and around the many different apartments complexes in the Courthouse area I can honestly say that The Avalon at Courthouse has the highest quality and friendliest front desk staff. read more

I have been living here for almost two years ( my sister for 4) and we have loved being able to call Avalon Courthouse place our home. The front desk staff and manager are the nicest people and always make me feel at home. My maintenance requests ( although rare) are taken care of almost immediately, and everyone in the leasing office is wonderful. The building is kept spotless. The apartments may not have the brand-new finishes of other Avalons in the area, but the community and service at this one is what has convinced us to stay year after year. Also- The location is perfect. You can practically roll out the door into the Courthouse metro. Whole Foods and Trader Joes is a short walk right up the street, and there is easy access to the bike path along Rt. 50. read more

However, I recently re-toured as I was considering staying in the building (but in a different unit), and learned that their follow-up surveys are NOT anonymous. If you complete a tour here, DO NOT leave constructive or negative feedback on the survey. The leasing agent I provided feedback on through the online survey personally called my cell phone in follow up and passive aggressively accused me of leaving unreasonable feedback and said he "just wanted me to know that." No apology, and when I called the office in follow up to make sure they were aware of his inappropriate outreach, there were no supervisors to speak with. Living here has been fine, but if you leave anything short of positive feedback, prepare to be personally attacked for it by the employee. I do not feel comfortable living here any longer due to the fact that I now have to enter my own residence every day knowing someone is working in the building who was personally comfortable with accosting me in this manner, given that they are a much larger human than me and clearly have a temper. read more

The staff here are amazing. My dishwasher broke Monday night and I put in a request to fix it. The next day Bao and Ahmed were out to fix it. They ended up replacing my entire dishwasher. They both were extremely friendly and respectful of my apartment. They removed all my dishes from the original washer and even replaced them in the new one. I lived here for 3 years. The front desk and maintenance staff were always absolutely wonderful. There weren't many issues with my apartment, and the few that did exist were taken care of immediately. However, I elected to clean my own apartment rather than hiring their service when I moved out and took a day off work to scrub the apartment for several hours. Just to make sure I wasn't going to be billed I had a walk through with one of the leasing office staff. He said "This is the cleanest apartment I've ever seen, you don't have to worry about being charged." A few weeks later when I received my security deposit, it had been reduced by the cleaning fee of $95. I met with the staff again and they said there is no proof of the other staff member's comment and refused to provide a refund. I would recommend having them sign their walk through evaluation sheet in front of you when you move out as it seems like it's a standard fee otherwise. read more

I've never lived in a high-rise apartment building with amenities so I don't really have anything to compare it to...BUT I will say that as a resident of Avalon since September 2015, I am very impressed with how smoothly our transition has been, both to the apartment as well as to Arlington. To begin, we were looking for a place that is close to the Metro. And believe me, Avalon is close - I'd say a 1.5 minute walk - to the Courthouse Metro Station. Second, the amenities such as the gym and the fact that there is a (fairly expensive) convenience store and dry cleaning store on site makes life here easier. We haven't really had a chance to hang out by the pool but we expect to enjoy it come summertime - it looks fairly maintained and clean. In addition, what sold us to living here besides Avalon itself is that there are plenty of retail outlets and restaurants nearby. There are also a ton of green spaces and parks in this area. The Avalon staff are as attentive and friendly as one could expect. We've only ever had to call maintenance on two separate occasions and both times, we received timely and friendly service. I have a small dog so I love the fact that Avalon is very pet-friendly (there are always dog and cat treats out in the lobby, in addition to stocked pet waste stations throughout the exterior pathways). Our apartment is a 1 BD/1 BA and roughly 720 sq. ft. Yeah, it's small but it fits us perfectly (myself, my husband and my 8-lb. dog). We have a balcony and a gas fireplace. So far, the appliances work great. I really have nothing to complain about the apartment besides the fact that you can tell from the kitchen and bathroom tile as well as from the appliances that this is an older apartment. But in our minds, we can and have made this place look great and fit our needs. There are cement walls and cement floors which I actually prefer because you can hear a lot less from noisy neighbors, although sometimes on a weekend night, you can vaguely here rowdy parties with loud music. Another downside to this place is that because Avalon is centrally-located, you tend to hear a lot of construction and dump trucks nearby, but that's usually during the day and at no other obnoxious times. All in all, I am really happy to be living here. It is well worth the money. So if you are on the fence because of the relatively high cost (as we were 5 months ago), I'd recommend you go for it and I hope you'll be as happy about the choice as we were. read more

DO NOT LIVE HERE! This has been an expensive and horrible experience. My apartment has had numerous problems, including multiple leaks. I came back home from work one Friday night to find all my furniture moved into my kitchen and bathroom and 8 industrial size fans placed in the apartment. All my personal effects were removed without my knowledge or permission. No one bothered to make a phone call. Apparently there has been a leak spanning six floors and they had to remove the carpeting and do some work. Fine. One would think that in a luxury living community, they would try to fix the problem as soon as possible. In fact they promised me that the issue would be resolved the next day. Well, 5 days later, I am still camping it out in my 2000 dollars a month apartment, without being able to use my kitchen, without half of my lights working and having to climb through furniture to use the bathroom. The least they could do would be for the manager to make a phone call and explain why I have to wait yet another day before I can start living like a civilized person again. Of course that would mean the staff would have to care. While the front desk staff is really nice , management is awful, always slow or a no show in case of problems. But it gets much much worse. When maintenance came by to retrieve their fans (not to fix up my carpeting and furniture) they had the brilliant idea of closing the bathroom doors, LEAVING MY CAT WITHOUT FOOD OR WATER FOR AN ENTIRE DAY, IN 80+ DEGREES WEATHER. The poor thing was completely dehydrated and I am seething with anger. By the way, they had no problem charging me a $500 pet fee in addition to $50 a month in pet rent. They will take all the money they can for you and not give a damn. read more

We moved to Virginia from LA last year for work. We would only be in town for 18 months and boy did we glad we live here. Location is perfect as it is right in downtown Arlington within walking distance to sports court, shops, restaurants and a cinema. The staffs are great. We know them and they know us by first name. That's how much this feels like our home away from home. Maintenance is always done right in timely manner. Recently we had to discuss about renewing our lease for the remainder of our stay in Virginia and the leasing staffs are very helpful in discussing possibilities and options that can help us with our situation. I lived at Avalon Courthouse Place for almost 2 years. The location is very convenient. The amenities are truly well maintained. The friendly front office personnel ( Dona and Frank are extremely kind and professional). The Maintenance staff and their management are very caring to respond so quickly to any request ( Chuck, Chris and Ahmed ... very polite and efficient staff). The manager Erin is really supportive, professional and always following up. The flat was so convenient and safe . Some pet owners ( not all) might be irresponsible but generally very clean building and pet friendly place ....The packages delivery is very much organized given the newly in house established AmazonCourthouseplace hub space ( simple by putting your pin the locker opens ... u retrieve your package at any hour etc...). A dry cleaning for your clothes is offered in building ... a convenience store too ( specially in winter when much snow out ..).my flat was continuously clean and well maintained. The garage for the car is very convenient and secured by cameras ... I miss Avalon Courthouse Place already! read more

I enjoyed the amenities and views from this location, but working with the staff and those in the rental office are an experience I never wish to undergo again. Beware-at the end of your lease, they will tack on all sorts of hidden and ridiculous fees, such that the deposit you make at the beginning of the lease will disappear. They are very unwilling to work with individual needs of tenants, and would have charged me the one time amenities fee again if I were to switch units at the end of my lease. I have lived here over 3 years now and have nothing but wonderful things to say. It may seem pricy, but is very competitively priced for the area. The location is absolutely perfect and is right next to the metro and numerous incredible restaurants. The staff is very attentive and address any concerns I have quickly and efficiently. The gym is small but has everything you need to skip on a membership. The pool is one of the highlights of the apartment and is a very popular place to hang out in the summer. I could not recommend this apartment more, I have had no regrets or concerns with it since moving in. read more

This is the most disappointing and poorly managed apartment I have ever lived in. The leasing office is terrible, in competency, responsiveness, quality of service, customer care. The number of examples I can give of their absolutely atrocious service are too many to list, and quite frankly having broken my lease to get out of there, I want to forget the whole experience. read more
