If I could give zero stars I would. To start, everyone who works in the leasing office and maintenance are rude. They dont acknowledge any requests for repairs, parking issues or amenity issues. When our lease was over the apartment was left immaculate and they accused us of thousands of dollars or damage. Meanwhile we took photos and video of how the apartment was when we left. They do this so they don't have to return your security deposit. We were never notified they allow Affordable housing. Towards the end of our the entire complex seemed to be section 8 housing. People who didn't live in the complex were using amenities that only Avalon occupants are allowed to use. This made parking insanely difficult. As far as parking, they only give one spot per apartment but make you pay for all vehicles you have registered thru them. Why am I paying for parking if I can't find any spots or have to always park on a guest spot? While living there, they renovated the clubhouse so the gym and lounge areas weren't able to be used, the BBQs weren't working but they kept charging us. There are a lot of hidden fees and our monthly rent was never the same cost. BEWARE. STAY AWAY! read more

Unable to occupy the home yet no one from leasing gets back to you on next steps. As of now, we can't stay in the apartment and are waiting for the environmental assessment, but the photos indicate clear mold throughout. read more

Where do I start? Upon moving in it's been nothing but a nightmare. I moved in August only 3 months ago. I came home from working a long day to a flood of water ALL over my living room floor, where all my new furniture was. I had to file an emergency claim to maintenance, clean up the water and have them come fix a blockage in my AC unit at midnight. Then upon using the washer on the spin cycle my washer would be bouncing so hard around my laundry room it would move inches and was extremely loud. Then I asked for key to my mail box to receive my mail and start paying my bills, I had to email and ask for my mail key over 6 times. It took weeks to the point that I paid my rent late and they had the nerve to try and charge me a $50 late fee. For a bill I couldn't receive because THEY had my mail key. Then I started noticing bugs. I don't mean little spiders. I mean huge wolf spiders, centipede in my bedroom a foot away from where I sleep, spickets, crickets you name it. I would see 2-3 large bugs A DAY. I moved in 7 months pregnant and have had nothing but issues. I talked to management about breaking my lease so I can find somewhere to live that's more comfortable with a NEW BORN and they told me it would be $8,000 to break my least EVEN with all the issues I have emailed them about in only 3 months of occupancy. Do not move here in the beginning I thought it's was a great place and community was really nice until ppl cars were being broken into noise is awful you hear the ppl upstairs going up and down the stairs I lived there for one year and moved out because I having health issues I didn't know why I was constantly getting pneumonia to find out I my apartment had black mold I wish I could show the pictures it ruined a few things in my closet and my door entrance had mold due to the sprinkler system water constantly going into my apartment. read more

I can't apply zero stars. Avalon has allowed a business to run out of the apartment complex. They operate from 8 am till beyond 10 pm. So many people in and out is unreal. No surprise we have now had break ins in the complex. They are not doing anything tio stop this. I have even called the police as I was threatened when i complained about the business. I have moved my valuables out of my apartment and watch closely when I move outside alone. It's scary. Do not rent here! Unless you are armed. read more

We are currently having horrible water and mold issues, and it's starting to effect our breathing. 1 of our 2 bedrooms has been rendered completely useless to us because the carpet is soaking wet to the touch, smells horrible and has large patches of mold. We now know that Avalon has a history with mold issues at other apartment complexes they've owned. If I'm not mistaken they had to relocate roughly 40 families due to similar problems at a different location. We were informed that some of the piping might not have been upto current code by not having insulation around them. This was clearly an issue for our apartment in the past as well because the current holes in our ceiling show black garbage bags wrapped around pipes to deal with the issue. Avalon is attempting to place blame on us even though we were told that issues dealing with plumbing fall under the responsibility of the complex as told to us by Suffolk County. It goes without saying that this establishment is far from professional. I lived there for less then a year and would like to express my complete dissatisfaction with the way the Smithtown Avalon employee's handle themselves. Before I signed the lease I was promised by Sarah (sales agent at the time), that I was going to receive the furniture that was included in the apartment when it was shown for $150. This was completely not true and I was told that the furniture would cost thousands after speaking with management AFTER I signed the lease. Upon moving into my unit, I was blessed with fecal matter in my toilet that was not flushed. (probably from a worker that was renovating the unit before I moved in) The better part of me did not want to complain so I didn't but that was gross. My hot water boiler broke in the dead of winter so I did not have hot water or heat for 5 days. The maintenance crew advised me to wait and I was forced to stay at a hotel (which I was not compensated for). This was extremely unpleasant and unacceptable for my standards. During the coarse of the lease, various utilities malfunctioned such as my air conditioner and it took days to have it repaired. Workers entered my apartment without notice. (even though I asked politely for a heads up). I had a camera setup and I could see their service workers using my TV and sitting on my couch!!! They even forgot to lock the door after they left! The woman who lived below me was one of the first tenants when Smithtown Avalon opened and I speculate that because of her tenure there, she was able to complain enough to cause trouble for me. Take my review with a grain of sand, but keep in mind that this establishment is far from a "Luxury apartment" like they stipulate in their advertising. If you want headaches and corporate style neglect then the Smithtown Avalon is for you! read more

Average rental community but really the best and only option in the area which is why they get away with the nickel and dime-ing they do here. The good: location is excellent - central to Smithtown shopping, Smithhaven mall, Rte 454, LIE and Northern Pkwy. Great restaurant options around too. They have a decent work out room - it's clean and everything is in working order as well as an indoor basketball court (I never see this being used seems like a waste of space to me but I'm not a full time resident here). Their maintenance responds quickly to issues - and minor issues are addressed same day. The management in the office is very responsive and helpful They have a decent heated pool Entire complex is no smoking Complex is pet friendly with a dog run area Garages available for rent Apartments have their own laundry room with a full size washer and dryer Each apartment has its own separate entrance - no shared foyers or hallways, and it's own alarm system which you can pay to have activated. Central a/c and heat and fireplace options. Outdoor patios and balconies Nice size closets The bad: Their kitchens and bathrooms are cheap Formica with the cheapest white appliances and linoleum floors in the kitchen (I came from a really crappy Fairfield community and their kitchen and bathroom had wood cabinetry and granite with stainless appliances and tile floors) - my feeling is for what they charge in rent, they should upgrade the kitchens and baths Their rents are high for what you get - then they charge you for water and garbage and parking (the water is not what you use personally it's just a flat monthly fee). Again, they can get away with this because of their location and the only competition they have are Fairfield communities which are disgusting IMO. There's a $700 annual amenities fee for the gym and pool They only do 1 year leases There are flooding issues in certain units where the water comes in from under the doors and slabs - every major rain we have water in our apartment. They cut out a piece of the rug and replace it - the wood is moldy around the door. They say it's fixed but I'm sure there's black mold growing under there - every time I'm in town I complain and they come "treat" it. I'm just happy I don't live there full time with this issue. Honestly, if this weren't a corporate apartment, living here would force me to buy something sooner rather than later. But it's fine since I'm only here about once per month and it's better than a hotel. read more

Back In Nov. Of 2011 my Dear Brother-in-law died in their sewer Vat. I do not know what has changed since then but till this day I miss him so much and hope that losing his life has change they way the sewer vat are built and have safeguards now. read more

We just recently moved out of the Avalon Commons and boy what a trip it was. From the day we moved in we had problems. Our first week there, our dryer didn't work. A couple of weeks later, the dishwasher was broken. A few weeks after that, our dryer didn't work again. During the summer, our entire apartment was infested with flies coming through the window which took a week before anyone here was able to get someone to fix it. During the mid summer months, our AC broke and we couldn't live in the apartment for a week. Even after all of this, we were prepared to leave a positive review because of how well the maintenance team did. However, when we received our security deposit back, we found out we were charged $250 for a clean sweep fee which we declined on our move out form, as well as $400 for painting. Painting that was covering up holes in the wall. Holes we were told were allowed on move-in by the staff to hang pictures, our tv, etc. After fighting with them for 2 weeks, we got a portion of our money back and they sent us pictures of "damages" we left. These "damages" included a scuff on the apartment number on our door, water damage on the floor that was marked on move-in, signs our washer was used with some detergent marks, one missed grease spot on our stove, and yes, the nail holes. Getting in contact with their prior resident department about these issues is harder and more stressful than my wife's current job working with COVID-19 patients. If you are looking at apartments and don't mind losing your security deposit and dealing with a litany of issues upon move in, this it totally the place for you. However, if you think that practices such as this are disgraceful, I suggest looking elsewhere. read more

I've been living here almost a year. They charge you for everything. There are fees for garbage and the garbage area is a dump. They charge you for parking. There was a neighbor whose car tires were all stolen. No joke all 4 tires. On the same night another car was broken into. I don't feel safe in this complex. I cant wait to move out. For the money I pay rent and its not cheap living here it's just not worth it if you don't feel safe. read more

Since my last review, I have moved from the Avalon. Living here for almost 2 1/2 years I was asked numerous times by Roberto, Eric and Christine to write (positive) reviews. Wanting everything to run smoothly, I did just that. I moved out of state for health reasons I recently went back for a visit with some friends. Was shocked how overgrown, dirty and unsafe the community remained. Walking to my friends home at night the lights went out and I felt unsafe. Anyone, anyone could've jumped out of the bush and mugged us or G-d forbid worse. Community is filthy. It's a shame for the high rent they charge. While living there I had a leak in my apartment. BLACK MOLD in apartment 306. They want to cover it up, paint over it and carry-on but that was not happening. They cut out walls and replaced carpet which took over a month. Upon leaving, I saw there was black mold in the guest bedroom closet. They painted over it and carried on with the next renter. Roberto would do anything for $. He was very nice but I was want to be compensated. Eric on the other hand was not allowed in my home. This is not a man to be trusted and I'm confused why the company continues to allow him to work for them. The pictures you see online or a farce. Nothing is that clean. Dogs poop and very few clean up. The community, which charges for the dogs does not clean their property. People leave their garbage outside the dumpster. Kids! The Avalon does not do background checks which led to drug dealings within feet of where we lived. Insanely scary!!! Too bad yelp does not have negative stars. I am a professional and I tried to lease an apartment in this complex. Their leasing agent(T. W) was so rude and ignorant that we decided not to go forward with the lease. He would not answer my questions and definitely did not follow up with an email as he promised. The complex itself is not too bad, however looks a bit cheap with way too many fees. I do think that the area is safe though. There are better apartment communities than Avalon in the area and in the end I am very happy I stayed away from Avalon. My advice is just keep looking and you will find a perfect place. read more

Nickle and dimed. Heater kept running all night multiple times and had to have them fix it multiple times. Charge you for anything. Expensive, cheaply made apartments. Don't recommend it, unless you like throwing your money away. read more

Just moved in an so far the experience is positive. Avalon associate Tom Wolf is excellent and has been very helpful (shout out to Christine also.) the units are large with numerous closets and a private entrance. Very nice people, plenty of parking, nice amenities (pool, gym, indoor basketball) I will say the units and interior appointments are somewhat "flimsy" and dated (cheap appliances, Formica, wire coat racks, no soundproofing no hi hats) seems expensive for what you get but the area is very nice, quiet and the town is great. Took a 1 year lease, but Cherly K is wrong, they will do leases month-to-month but for double the rent! Great if you have pets. (But extra $$) get a unit facing the back, away from the parking lots, nice terrace better view. doubt if we will be here after our 1 year lease but I'll keep you posted. read more
