The parking patrol/security company they employ is garbage. I have to call in (are we not currently in the digital age? Why do i need to talk to someone) and be placed on hold for greater than 25 minutes without ever being able to "safelist" my car. Then! I need to write down a confirmation number and place on my dash. So you are telling me that the patrols have zero access to the information i just gave over the phone? What is the point? This is incredibly frustrating and reason enough to never live here again. read more

During last four years, I have lived in three Avalon Bay communities. My experience was very positive till I leased apartment at Avalon Baker Ranch. It's a beautiful place to live I was not satisfied by the leasing management. For all new leasing customers or the one who are living there, kindly be aware that you might get unreasonable bills once you vacate the house. My humble suggestion is to take pictures before you vacate house. Even though I asked for early move out inspection to get the accurate estimate but still I got many additional charges that I had to settle because I took pictures and proofs. Also if possible please request last day inspection in your presence so that you know what you are getting charged for. Same advice I will give to the leasing office to do the final inspection on the move out day so that both the parties know what exactly the final statement will be. read more

I do not recommend anyone who's thinking about living in this community. First of all there is not enough parking. within 3 weeks of living here my car was towed, it cost you over $300 + to get it back, I've never felt so violated that the management here would allow this to go on. The Garages are to small to fit a standard car and there is no storage shelves in the garage. The dishwasher doesn't dry the dishes at all and you can hear your neighbors every foot steps. The management team here are arrogant and snobby. Gonna move back to Irvine company ASAP. read more

I have lived here with my kids for Two years now. This property INITIALLY seemed good due to it being new and modern looking so that is what drew us in. Worst mistake. We did not do our homework on the low income apartments connected to this complex. Avalon does NOTHING to stop their traffic and flying through our complex , running stop signs, running a muck at our pool- that residents are now limited to only 2 people per apartment to use by the way, oh and the drug activity that draw police weekly now. We had family over and we were stopped as we walked into the pool area that their policy has changed and residents can have a max of 2 people with them. I have 4 kids on the lease. I was told sorry, two at a time. So I leave a couple of my toddlers at home ? Is this a joke? I live here and pay for the amenities and now I can't use them because only 2 people per apartment can use the pool. ON top of this, I had PAID to rent the lounge area($200). Only to be told we can't use the pool At all. What crap is this. So 20 minutes later, a group of 10-12 kids come walking from the other apartment complex, ask someone in the pool To open it and it was all down hill from there. Residents who pay and also pay even more to rent the lounge, can't even use the pool but others can walk right on in. Makes sense. We have police here weekly now. The drug activity from the other complex is unreal. Do your homework and park on sunflower behind the complex and watch people before you sign a lease here. read more

Just put in my 30 day notice at these apartments after 15 months of living here. The main reason is that they raised my rent absolutely through the roof. (Over 2k for less than 800 square feet 1b/1b?! No way!!) Here's my experience- First few months were fine, maintenance fixed anything wrong. Then we got upstairs neighbors, and let me tell you, you can hear every single step they make, every load of laundry they do at 12am. We liked the dog park, but then as more dogs came to the community, the whole park stunk so bad I couldn't stay for than a few minutes (The grass is turf). Don't go there anymore. Not to mention the bars are WAY too wide for me to feel comfortable taking my chihuahua off leash. I think this contributes to the crazy amount of dog poop around the community. I lose a lot of mail, get lots of other peoples mail. The parking is okay, but your garage is teeny tiny, so you have to be careful when parking. A car was broken into last week, and I don't feel totally comfortable parking in the back lots. People speed through here, never stop at the stop signs. They put speed bumps in, but only in the back of the neighborhood! I've almost been hit more times than I can count. Oh, and like another reviewer said, there's always people smoking around the entrance to the neighborhood since it's non-smoking here. These things being said, the leasing office staff has always been kind, and the maintenance team is AMAZING. The inside of the apartments are super nice, but it's just 100% not worth the price. Here are the PROs (far outweighing cons/why I still have 4 stars) -Beautiful wood floors are perfect for pets -For the most part a peaceful complex -Dog park -Dog spa -Grills all over -USB outlets for your phones, etc -Each unit has a garage/washer/dryer -Maintenance is awesome (minus the hot water issue) -Leasing office seems on top of things -Neighbors are quiet -Way more pros then I can list --- Here's what the leasing office won't tell you.. -Expect to waste 5-10 gallons of water a day waiting for your water to warm up. I spoke with my neighbors and they have the same issue even after having maintenance "work on it". It's really annoying because I'm forced to think about it daily. -This is a non-smoking community so all the smokers gather around the entrance of the apartment and smoke away. It comes off very dirty, ghetto, embarrassing when guests come over. -Living room and bed room have matt paint, this gets dirty FAST and is a pain to clean. -Smoke alarms are in the KITCHEN. What genius decided that? Expect to hear alarms go off daily, if not yours your neighbors. read more

I just moved out of this place today lived here for year and it's been amazing, anyone that says otherwise is out of their mind. Everything is brand-new and the amenities are out of this world. Casey and Suzanne are the best they're always ready to help. I have dealt with both of them from the beginning since my move up until I left and they've been great with some of the best customer service skills I've seen (and I'm not usually an easy person to please). Honestly the only reason that I moved out of here was because I wanted to save some money, I just had a baby girl so I believe it was the right move for me. Been out of here for one day and I am already regretting it ... By the looks of it I'll probably be back here in a year. So I'm going to have to update the review they will definitely rip you off when you move out for your deposit. I know of two other neighbors that moved out and complain about this but I never thought I would have an issue because I left my apartment spotless except for a minor scratch from a magnet on the fridge. I absolutely love where I live- Avalon Baker Ranch has been the perfect location for me. First off, the staff is incredible and so kind. I was in a crunch to find a new home and knew Lake Forest was where I wanted to be. Avalon Baker Ranch was the first and only apartments I looked at, because of Mark in the leasing office. Mark took the time to listen to my needs, considered my budget, and kept this in mind the entire time. He showed me the grounds and the different floor plans that were available... I walked out so excited and ready to lease. The grounds are absolutely stunning and well taken care of. There are BBQ pits around the entire community, the pool area is wonderful, and the gym is great. While the amenities are wonderful and a plus to add to the beautiful apartment it's really the feeling of knowing you're getting your money's worth and not feeling like just another tenant. I feel safe within my community and living alone I take comfort in knowing maintenance is always there to help. Any issues are taken care of immediately and followed up with each time. I've really enjoyed living here from the apartment itself to the surroundings- I love the trail across the street I can run every morning! Thank you Avalon for being a great place to live and thank you Mark for being so kind, for not only making my move in process easy, but for always being such a big help if I ever have an issue arise. The entire complex is new, so the inside and outside have a pristine look to them. Beautiful amenities and there is definitely a luxury feel to living here. Moved in because it's new, and non-smoking. Parking for the first car is fine, as there's a garage. But there's 2 of us, and parking in the lot is a disaster. There's no parking. You consistently have to walk a 100 yards. This was the same problem as the last Eaves\Avalon apartment we were in previously. This complex is new, so they could have designed it better. They built the apartments almost on top of the driveways, and the apartments border both sides of the driveways, so car noise is hideous if the windows are open. Normal cars are noisy, but then you get the diesel trucks, loud motorcycles, and idiots with their wanna-be-racecar exhausts and nightclub music blaring, and it's unbelievable. Very poor design. However, there's not much anyone can do about in now. It is what it is. The bbq areas are filthy, and some already broken. The single pool is woefully inadequate for this giant complex. 400 screaming kids packed in there this summer, and the complex is not even fully leased yet. Also, they built a low-income complex exactly right next door, and the tenants of such hang out in the outer streets smoking cigarettes. We have to walk through them now on our way to the park. On the upside, the apartment is new, clean, and well-outfitted, with a usable layout and good windows\natural light. The grounds are nicely landscaped and lit, and the outdoor lounge and pool areas are very nice. There's a good park across the street, which was very nice and peaceful when we moved in, but is now becoming overrun. Management and maintenance are fantastic. Very professional, knowledgeable, and eager to help. read more

This place is fantastic! The whole community is new and still under construction but the noise is minimal and even though there's construction the grounds are very clean and the workers are very nice. The interior of the apartments are great and are a well thought out design including the USB outlets in the wall plugs among many other comfortable features. The fact that there is a single car garage is amazing and they are big enough for your car and some storage items. The pool and lounge areas are fantastic and I can't wait for it to warm up a little to use the pool and spa. The staff is excellent and very accommodating. I rented sight unseen and they helped me through everything remotely and were quick to respond. I highly recommend this place to anyone looking for a nice, new, smoke free, beautiful apartment community. read more

I recently moved in and absolutely love the place. Everything has been great so far, amenities are well taken care of and the place looks amazing. One of the biggest selling points for me was how friendly the staff was. Management here is amazing and will make you feel like you don't have to worry about anything. They have resident parties often, mostly recently a wine tasting. If you're looking to move into this place, you shouldn't think twice. I also forgot to mention that management goes above and beyond. I was told the movers I used over-charged us and the management took care of getting my money back all without me needing to ask them to do that. I've lived here since March 2016 and have seen it steadily decline at a rapid pace. I swear they have drug dealers living in this community. I'm pretty sure I'm living next to some. It is starting to look more and more like the hood. I guess old lake forest finally found a way in here. There are people using their garages for car repairs and some are running businesses out of them at night. They don't enforce any of the rules including smoking, leaving trash outside of your door overnight, storing stuff other than your car in your garage, allowing car repairs inside of the garage, there are cars in this complex that aren't moved for weeks and they allow dangerous dog breeds including pit bulls in this complex. Broken beer bottles on the stairs with shards of glass every week. Dog shit all over the place. Now, there are actually cockroaches in this complex. Noisy neighbors fighting all the time right before the end of the month. People speed through here like they are always running late to work..The place is leaf blown every day with twin super loud leaf blower teams that blow dirt all over your vehicle. You cant have guests after 9pm because there is no guest parking other than one narrow strip that is always full. Sometimes you cant even find a parking spot for yourself after 10pm and there is no parking anywhere within a mile of here. There are some really inconsiderate people living here. I'm missing packages in front of my door. I cant have anything delivered here anymore because it gets stolen. But, the pool is great, nice and warm. But, maybe that is because of all the people in it from the section 8 apartments right next door that come in and throw parties during the weekends and evenings. I won't renew... Ill return to Irvine Company where they know how to manage and keep the crime out.... This has become the worst renting experience in my life... Oh, the photos don't look anything like this... I have some real photos that will make you think twice about ever renting here. read more

I would not move here there is not enough parking. I have to leave the garage for my husband because he gets home between 6-7 pm. I get home at 3:30 and I am lucky to find a parking spot at that time. People in front of my apartment put a car in the parking spot, when they get home they move that car into the garage and park in the spot. I drove by a garage tonight (I took a picture) it is full of crap - I wonder where these people park their car? There should be a special place for motorcycles to park. They take up an entire parking spot for a little motorcycle. (I took a picture) I have lived here 4 months and there have been 5-6 times where there is no where to park. I called the office and told the guy on the phone I was going to park at the end of my building next to the curb. The curb is not red, there is no sign at the curb that you cannot park there. Also, the guy in the office said ok - you can park there. Today when I went down at 6:30 am to go to work my car was gone. I had to wait until 9:30 to find out my car was towed and it cost $230.00 to get my car back. The complex will pay this $230.00 - it is not my fault there is no place to park. I pay $2465.00 for a 2 bedroom apartment, I should be able to park my car when I get home. I told Julie the Manager in the office they should assign parking spaces, Julie said they could not do this - probably because there is not enough parking spaces. read more

I just moved into Avalon Baker Ranch and it has been the best experience ever. The staff here is unbelievable, they are friendly, and responsive. There are many wonderful things about this development, the amenities are fabulous, but for me the main thing that got me to actually decide to move here was the staff. Everyone from the leasing office to the maintenance department are exceptional. They are responsive, and bend over backwards to assist anyway they can, all with graciousness and kindness and a huge smile. This was the best bonus that I could ever have. If I could give them negative stars I would. I have lived here for 2 years, first year in a 1 bedroom apartment, and then because my experience was so great, I convinced my best friend to move in with me and upgraded to a 2 bedroom and renewed my lease for an additional year. I received about $400ish (don't quote me on this, just something around that amount) back from my $650 security deposit from my one bedroom. It made sense to me as they typically take out a standard cleaning fee. Well everything was smooth sailing until we received a notification to renew our lease about 2 months before our lease end date. We were told our rent was going to increase by $200. Seeing as we were paying an exorbitant amount for rent already and knowing we had been customers for 2 years now, we were shocked that we were being asked to pay more. But still, we weren't too upset because we can just choose to live elsewhere, so we put in our 30 day notice. Well apparently after they receive notification that you're leaving, they stop caring about you and the customer service becomes non-existent. On the day we were told our walk-through would occur, we had to call the leasing office, and then walk over to them in person before they closed to ask why our walk-through did not happen. They told us maintenance had training all day. It makes one wonder why they scheduled the walkthrough and the training in the same day (about a week and half before our lease end date) and failed to notify us until we continuously checked with them to see why our walkthrough was not happening. We tried to explain that we wanted to make sure we made any necessary repairs and left the apartment move-in ready because we had genuinely enjoyed our time living there. We were told in our walk through that because of one scratch that was pointed out to us, the entire apartment was going to be repainted (even though their spotty patchwork from before we moved in was clear as day all over the walls...don't worry, we took pictures). We were told that due to one spot on the carpet, it was likely the entire bedrooms carpet would have to be redone (despite us seeing the patchwork where they previously replaced only a small square of carpet in the bedroom and the seam was not even connected to the rest of the carpet). We immediately called the office to ask for touch up paint and were told that they will input a work order for us for paint. Well naturally, seeing as they already had $650 security deposit from us and it didn't seem that this time around we would be getting any of it returned (funny how when we were staying in the complex and upgrading, there were no issues), we hired professional cleaners and moved out a week in advance. We then came back to the unit every day after work to check for the touch up paint. I additionally tried to call the leasing office during the day while I was at work, but no matter which extension I would try, I was always redirected to voicemail. Finally two days before our lease end date, we went to the leasing office to ask why we had not received any paint. They told us there was never a work order inputted, but no need to worry, they would put in another one for us. Well the next day and the day after, we checked for the paint and it was not there. We then received a notification that our work order had been completed and the paint had been dropped off at the front door. We never saw the paint. So we asked them if that meant someone stole a pint of paint. They told us that providing touch up paint was a "courtesy" and "it's hard to tell what happened to the paint after it was dropped off." So we told them that we would not be paying for a repaint of the "entire unit" even though one scratch was pointed out to us, because we were never given the opportunity to fix it. I was astounded by their lack of care. Clearly, since we were no longer clients, they did not care about anything other than how to maximize the most amount of money they could get from us. I urge everyone to not move in to this complex. I had referred several of my friends before and provided them further business but clearly once you give your 30 days, you don't matter anymore. If we receive a bill, we have our photos and recorded conversations and we will see them in court. read more

I went through a traumatic divorce and Avalon baker ranch was supposed to be my safe place for me and my two daughters. I went through a 13 month lease never paying my rent late and they told me I had to leave. I was in tears flabbergasted that this could ever happen. The manager didn't care at all, he told me it was a business decision. I'm sorry but me and my kids on the street matters more to me than your business decision. Don't ever rent with Avalon. They are the worst! If there was a way to say zero stars I would. If you don't want to be displaced in a year, please, please, please don't sign a lease with Avalon Baker Ranch! read more

I just love it here. It is quiet and peaceful. The amenities are amazing and the office staff superb. There is nothing to complain about so far. Neighbors are friendly and living close to the spectrum is nice too. I am sure, the longer I stay here the more I will notice that is not as perfect as it first seems. I have lived at Avalon at Baker Ranch now for 2 1/2 months. My husband and I absolutely love it. The amenities are wonderful. Great barbecues, great outdoor eating areas, beautiful fireplaces for socializing, and a great big gorgeous pool with cabanas. The staff is wonderful and is always ready to answer any questions or to handle an issue. I definitely recommend living here, there are many options from 1-3 bedrooms. The grounds always look nice and they use plants that require very little water so they are also eco friendly. Great place to call home! read more

Staff is amazing from office to maintenance. However if you plan to move there for any length of time, maximum lease increase is a guarantee.. (huge increase forced us to move ). Pool is crowded and noisy and we were charged extra to have a front door that faces the side fence of the pool --no view nor access just close. Terrible parking policy, no option for additional parking if you have multiple drivers in one unit. Priced one of the highest in OC, Supposed to be non-smoking smokers and yet cig butts everywhere. At close to 4k --often the jacuzzi would not work (or full of kids) and very early curfew even on weekends, ridiculously crowded pool, wait lines for BBQ's....but If you have babies/kids great the pool is crowded with both including the families from the low income housing that is in same complex, Lots of police and inappropriate activity if you take your dog on walk thru complex activity. Decor is beautiful but the price definitely not justified, if I pay for luxury, it would be nice to actually get it. Sad to go but not willing to pay $4K with a guarantee for it to go up another $400 in a year and not get the luxury that rate should ensure. read more

I've lived at Avalon Baker Ranch for one year now. The neighborhood is nice except you have section 8 living next door which they do not disclose when you move in. There is a lot of drama and riff raff from these neighbors trying to use our pool for parties. I've stopped going to the pool. The apartments are nice except for the fact that they are poorly made and the hard wood floors have no sound proofing at all. Way over priced. Let's get to the real reason for this review. I have a neighbor living upstairs who continuously plays loud music excessively , vacuums and moves furniture at midnight, breaks every rule, due to the poor construction of this complex I hear everything. I have written numerous emails to the property management which have so far proved to be unsuccessful. Now this has escalated to a corporate level. Really not getting off to a good start in their first year of leasing. Not impressed. read more

SCAM!!! Run away from this community!!! I don't even know where to begin. Moving in was a breeze, so can't complain about that. They just want to take your money right away. We lived there for 12 months, everything there was so cheap. Our dishwasher was broken for 2 months straight, the washer machine was so loud that I had to run it right before we left because it sounded like a herd of elephants. Now the good part comes, moving out. Moving out of this community was a nightmare!! We had to pay $600 to Avalon because we were 3 days late with our 30 day notice. Tell me how that makes sense?? Greedy company. We moved out, gave our keys 2 days early. So happy to be out of that place, 3 weeks later we are getting calls from Avalon everyday about them wanting an additional $300 after taking our whole deposit! I said what are these charges. The lady on the phone could not give me an itemized receipt. Scam!! It took days to get an itemized receipt of what they were charging us for. They charged us $200 for a cleaning fee when we hired 2 professional cleaners!! The apartment was spotless when we moved out. And they had to re-carpet our apartment even though I paid someone to steam clean them and they were pretty worn down when we moved in. I honestly doubt they even did those things they said they did to the apartment. They are such scammers, it's so sad. So moving out of this place it cost us $600 for late notice, $600 deposit we never got back, plus an additional in $300 damages. So $1500 to move out!! I'm a current resident of Avalon and have witnessed several times the harassment and verbal abuse their night time woman security guard towards other resident & non-resident guests. She has no guard on her mouth and cusses without strain. The apartment is great and office however, she really is ruining all the experience which is why i give it a 1 star. People deserve to be treated with respect and i'm surprised how she passed the hiring process. I'm stating this review anywhere I can so other residents can be warned and that this matter be brought to light. read more

Absolutely horrible!!! Drugs, police activity, useless leasing management. I lived at Avalon Baker Ranch for 25 months and I really regret moving here from Irvine. It's unsafe to live here and the leasing management is worthless. First, for 13 months we had to live next to neighbors who smoked marijuana on daily basis. The smell kept on coming through the vents. My wife was pregnant. It was horrible. When we called the leasing office, the response was that they heard about that from other tenants but are unable to do anything unless they see people smoking outside and gave us an opinion to pay $500 and change apartments. Second, my mail got stolen and my credit card was run for $1100. No help from management. Third, the gym and pool area is always open and unsecured so people from outside come and use it. On the weekends high school kids come and have pool parties, tons of people come use the pool and tenants can't use the amenities. Fourth, Avalon is right next to low income housing community Arroyo. Constant police activity. Police helicopters flying right above your roof looking for people. Unsafe to walk at night. In the end we were charged almost $1000 for carpet for two tiny bedrooms. In Irvine after 3 years of living and triple the carpet area, it was only $240. Shameless. Don't move here!!! read more

Moved in as one of the first set of residents. Run into issues with construction, being brand new development was expected. However, service and response to issues is great, within 24 hours service is on hand to resolve any issue they can, we mostly get Marvin Matamoros, he is great, very nice man, been home many times, he's the most helpful person we've ever dealt with and he thrives to please the residents, very hard worker. Love this place. His co-worker Tony is also very kind and he's always around taking care of the community and keeping all clean an tidy. read more

Truly the BEST of everything is at your disposal here. We were in tears looking at homes in the area with a Realtor that were in disrepair yet still requiring significant lease payments. I suggested we may need to downsize and go back to apartment living because I would not pay for a home we were not comfortable in and felt was "clean and safe". Avalon Baker Ranch was the first place we stopped after researching on-line 20+ communities in the area. We felt immediately at home here. The Staff are amazing - Kind, Professional, Informative and they go out of their way to address any question or concern. They are like family~ We moved in just before Thanksgiving and could not be more pleased!! My work has caused my family many moves - and this was by far the easiest, smoothest and happiest transition yet. The amenities and layout create a "Resort" atmosphere and they really thought of every possible luxury/need. Avalon Baker Ranch is the best value you could ask for and I anticipate staying here for a very long time!!
