Pool dirty

The staff is nice and the maintenance are helpful but the management company doesn't invest in their product or residents. Looks nice, but cheap appliances and they NEVER clean their pool. No pool vacuum... the chairs are so old and dirty. You pay a lot of money for the amenities to be really low quality and not clean.

Do NOT move here unless you want constant police presence, dogs urinating near your front door and garage and to loose your entire security deposit. If you like spiders and insects constantly invading your apartment because of the overgrowth of greenery you'll love this complex. I just moved out of Avalon Baker Ranch 1/29/24 and my entire security deposit of $650 was kept. They charged $131.25 for paint, $235 cleaning, $70 carpet cleaning, $130 for power scrubbing and $20 for paint supplies. I disputed the charges and even after showing proof of how the apartment was returned and attached an invoice for professional carpet and floor cleaning they still maintain the charges are valid. Based on prior Yelp reviews it looks like they do this to every tenant. Don't be fooled by their promotions to get you to move in. You'll never been able to find parking, guest have to park on Sunflower past 9pm, you'll likely have neighbors that are convicted felons or dating one, SWAT and the Sheriff's department make an appearance every weekend past 9, the green areas are full of dog urine, there's spider webs everywhere and the bbqs are never in working condition. This is not the place to move if you have kids or even a single women.

This is a great place to live. It's very clean and quite complex. Lesley and Rachael in the leasing office are very nice and helpful with service. They go above and beyond to help you with your stay at Avalon Bakers Ranch.

I have asked repeatedly for the bird droppings to be removed from my garage entry. I offered to have another garage or reduce my rent in lieu of a garage to no avail. It is absolutely disgusting. It is everyday and they do not clean it up. I can't access my garage without stepping through the bushes. It is not acceptable and is a health hazard.

Nice Load! Typical, as this place and the gorgeous pathways double as a Pet Toilet!

Do not move in here! They raised my rent 200.00 per month! They tow cars within minutes of the 10:00pm time. I can't move out fast enough!

Love living here. Modern apartments with nice appliances and finishes. Quiet, really friendly staff. Love the fitness center and dog wash.

Has something changed with the parking situation? I notice there are zero free spaces after 8pm and am following three other circling cars all looking for spaces - for 40mins now? (I have a permit and am a resident)

I talked to Eva who's the supervisor at the leasing office. She said they ordered new permits that can't be photocopied. They will also be inspecting the garages so people can park one car there like they're supposed to instead of taking 2 spaces… Read more

TRAFFIC- If I lived next to the 5 or 405, it'd be Way better. If there, I'd have the constant hum of freeway traffic. Here, you have all the vehicles slowing down while approaching Jeronimo and the other half are working through their gears as they accelerate coming from Jeronimo. 6 lanes of traffic! There is an F-Ing off ramp to turn into/out of the complex....need I say more? Well, I will. How many cars pass 20' from my windows everyday? According to the City of Mission Viejo's website: 43,900 vehicles PER DAY. That is a factual number from the City. Source: cityofmissionviejo.org https://cityofmissionviejo.org/sites/default/files/Arterial%20Street%20Average%20Daily%20Traffic%20%28ADT%29%20Volumes.pdf 43,900 per day. 1,833 per Hour. 1 car every 2 Second's. FACT And those numbers are 2 years outdated on the City website. I can assure you that those numbers have since risen. To put things in perspective, think about these comparisons 6 lane highway- Alicia Parkway outside of these apartments. 4 lane Highways- Interstate 15 from Victorville to Las Vegas. Interstate 40 from Barstow to Lake Havasu. Interstate 5 north of the Grapevine to beyond the Oregon state border. Interstate 10 from the Palm Springs area to Phoenix. ROAD AND WALKING SAFETY- The intersection at the corner of this complex is the third most dangerous intersection in all of Orange County. Also, I would not recommend walking your dog outside the front entrance in such a sketchy place. PARKING (lack there of). There is ZERO guest parking. OK, no worries, you can just park in the street? NOPE! No street parking on Alicia or Jeronimo. Anyone coming over? Then they're parking in the Gateway Center or in the El Dorado housing tract behind the apartments. You know the neighboring homeowners love that! So, as long as you enjoy non-stop traffic and absolutely no parking, then please be my miserable neighbor. I'm SO happy that I only signed a 7 month lease....then I'm out. F this place. Although I'd really like to adjust my score from a 1 to 2 stars (while I'm currently listening to the sounds of what seems to be NASCAR roar past my family room window.).....I simply can't. I do like the interior of my unit, as it has been updated recently. Also, I feel that the complex is likely pretty secure. Why you ask? Because thieves would have nowhere to park if they wanted to steal anything. They'd need to park 1/4 mile away just to case this place to see if there was anything of value to steal. Once stealing whatever they needed, it'd be a matter of lugging it back to their car. However, the perceived security of a vehicle parked in my single parking space does not outweigh the fact that every thief out there know that all the cars parked on the street behind these apartments are free reign to real in. These apartments could have a pool that had waterfalls, a grotto, 24 hour valet and free auto detailing. None of those change the fact that a human cannot sleep when there are 6 lanes of traffic, 20' beyond your bedroom window, with nothing more than a 24" block wall. Wait, did you see a 30' high sound wall at this location of Alicia? Yes, that is correct, it is on the other side of the street and is sure to make sure 100% of any noise generated by Alicia gets sent right I to your bedroom window.

They are going to be updating more and more units too the pool is really nice and so is the fitness center and it is open and quiet. Nice place to live if you're looking for a one bedroom with good layout and affordable pricing.

We lived here from late 2022 until mid 2025 in both a 2 bed 1.5 bath and a 1 bed 1 bath. The only…read morereason we moved is due to work location or else we would still be here. Management made the move in, the move within, and the move out process very easy. We also got our security deposit back at the end, so I can say they are fair in their move out cleaning requirements. Our experience was positive: The appliances were well maintained. We didn't have a lot of problems, but when we needed something fixed, maintenance responded quickly and was very polite. We didn't have issues with pests. Spiders seem to be common to the area, but the apartment has great pest control. The layout of the apartments are efficient, and the surrounding areas and amenities are well maintained. The overall location is great, the apartments are right by a large amount of shops, but the road isn't busy and noise was never a problem for us. We never felt uneasy or unsafe in the area. The only note I can think of is not so much a complaint, but something to consider: Parking can be a hassle, especially if you don't have an assigned space for a second car. There is a pretty high chance someone will park in your spot if you are assigned a space close to the entrance. However, there is a towing service for those situations.

Chris was the manager and he was deeply invested in tenants experience and the only reason I moved out was because I was going to move in with my boyfriend at the time. Cut to 2025. That situation didn't work out and I needed a place to live close to my employer so I came back and got a bigger apartment. It is still very safe. I've accidentally left my keys in my car three times over the course of two leases and nothing happened. The community is very dog friendly and the kids that live here are awesome. I genuinely enjoy seeing them in the courtyard being... kids. My apartment faces the courtyard and I hear next to nothing in terms of noise, people leaving for work in the morning are more disruptive but that's standard apartment life. Here's the issue: equity residential, like many companies in the post Covid world, has cut costs at the expense of the user experience. Rents are high, but we have no security cameras, the emergency maintenance line leads to nowhere and I've had evenings ruined because my smoke alarm wouldn't stop going off. My neighbor is an actual crazy person and posts notices on his door and believes that I am transporting toxic mold to my work place. But yeah, equity! Report that on your earnings call. All that said, Niall and Kyle are doing their absolute best. Everyone deserves a day off, and I can tell the issue isn't the people, it's the company. Herrado (spelling) from maintenance is one of the nicest souls I've ever encountered, he answered the phone for me when corporate failed and turned off my smoke alarms. Genuinely really good people working here, but we are being failed by corporate America.
