It's hard to understand the negative reviews after living at Baker Ranch for the last 18 months. This is one of the few places I've lived where you can tell your rent is being put back into the property. The landscaping is maintained diligently, all maintenance requests are addressed quickly and the office and grounds keeping staff are friendly and helpful. The appliances all work well, and the apartments are gorgeous. Management is even in the process of installing Nest thermostats in every unit. Glad to see management that cares, and isn't motivated by simply squeezing every last dollar out of the tenants. Thanks Avalon, we love living here. read more

The Avalon communities as a whole are junk. I paid more than a normal amount for a deposit (not due to my credit). Upon living there for one year they raised my rent by $85 minimum. Mind you it was a one bedroom, so it was worth it to stay and it was pretty significant. Upon move out they took my entire deposit and then sent me a bill for $120 and some change. If I didn't care about my credit so much I would have told to go $&@$ themselves. I never put a nail in the wall or caused any damage. I even cleaned the place out pretty thoroughly. It's unfortunate that they take advantage of people like this. I'm not unreasonable, but $770 to get an apartment back to rentable condition is outrageous! Shame on you Avalon Baker Ranch read more

Where to start.. the "property managers" don't know what is going on with my lease and then all of a sudden they add $2k to my rent? They never know what is going on, but they are SURE to charge me what they "feel" I owe them for breaking a lease! These people are absolute Skams!! Moved into Avalon Baker ranch on August 2018 and the leasing process was fast and smooth. The staff at Avalon leasing office is very helpful and kind. The maintenance staff is very responsive and always go above and beyond to ensure great service. On my first day Esvin Marroquin came and explained to me how everything works. My lease at Avalon Baker Ranch began on 12/1/18. One of the reasons that I chose this community was the welcome reception that I received from the onsite leasing office, specifically Mark Andres, Brittani Karimloo, and Eva Rodridguez. The three of them were highly professional in touring me through the unit and community, not just once but twice upon my request. They were also patient in responding to my financial questions. This gave me peace of mind before lease signing. Since I moved in, they have remained highly accessible, approachable, and responsive to routine questions such as regarding parking, maintenance, setting up recurring monthly payments online (nice convenience), and so on. As recent as this morning, I had placed an online maintenance request and it was fixed competently within less than an hour! On occasions when less routine questions arose, General Manager Michael Brooks personally took the time to meet with me and offered/executed options above and beyond my expectations. I have consistently found Michael, Mark, Brittani, and Eva to be reasonable and diligent to work with. It is a refreshing change to be treated with decency, dignity, and respect by a leasing office. I researched comparable spaces in the area before lease signing, and found mine to be a fair market value. I use a parking permit and can always parking. The amenities are top notch and the grounds/units are beautifully maintained. I find the environment to be safe and clean. The location near Towne Center and so on, makes everyday life convenient. We lived at Avalon Baker Ranch for a year and half and despite really enjoying the apartment itself, we experienced some things that makes me not want to recommend this place to others. The positives are that the apartments are stunning and the maintenance staff is always on top of things. The groundskeepers also do an excellent job and make sure everything is clean at all times. The on site dog wash and dog park is convenient however they do need to wash down the hydrant because it is never cleaned and gives off a bad odor but other than that the grass is washed and the pet waste bins are changed out each day. Advice to management - if you pride yourself on being pet friendly you need to install pet waste bags around the community! With that being said, corporate will do anything to get your money. After we moved out, we were charged for damages that were not accurate and I had to dispute the charges for the carpet and the refrigerator. Also, they do not charge each resident equally. When I asked the property manager about this he said that each person is charged on a case by case basis which is completely unfair. I was charged $500 for a transfer fee when I moved from a third floor apartment to a first floor and when my neighbor did the exact same thing I later learned they did not have to pay the $500 transfer fee. Not fair at all! I also wish I knew about the low income housing right next door to Avalon. Because Avalon and Arroyo (low income housing) share the same street, a lot of police activity takes place in Avalon. You will see police cars going in and out of Arroyo at least 3 times a week and occasionally you will hear helicopters circling the complex looking for people. Before you move here, I recommend you check the police blotter for Lake Forest so you can see first hand how much police activity takes place here and read the reports. There are always physical altercations, drug activity, and disturbances. Also, if you live on a first or second floor you will hear everything above you. Unfortunately for us we had a very inconsiderate neighbor who made banging noises and vacuumed every single day! We did address it with management but our neighbors were so rude they did not comply. Overall, we did really enjoy the apartment and Foothill Ranch but due to the inconsistency with management and the constant crime, I would not recommend this complex. read more

Where do I start?! Poorly managed, understaffed and unorganized! I schedule a tour online on April 27th, 2017 for today (May 3rd,2017) at 2PM. My mom and I were running late because of a doctors appointment but we made numerous efforts to reach someone and leave a message before 2PM. We thought someone would call us back to reschedule us but they never did. We decided to drive over to the property to see if anyone was in the office, the doors were locked and a sign said they were out touring to other potential residents which made me believe they were majorly understaffed I noticed residents were trying to get help as well and they were screwed just like we were. We decided to drive around and waste a few minutes to see if anyone would come back to the office, I only saw one male employee giving tours yet he saw me go to the door and completely ignored me. I went back to the car and waited a few minutes before calling it quits, I went back to the office one more time after I saw someone go inside. The door was still locked but a female employee came out to talk to us and said to come back later, claiming they only had two employees on duty and had been extremely busy showing tours. She only asked for our name and never even took down our phone number to even try and follow up with us. I find it hard to believe only two people are in charge of the leasing office, answering phone calls and showing tours. I've never dealt with this company but they really left a bad taste in my mouth. We drove all the way from Newport Beach to Lake Forest which was an epic fail. If this is how they run their leasing office then how is the management ran?? It's bad enough we have to start this process of looking at other places after being burned by our current management. It doesn't make the pain any easier. I hope other people are more successful than we are and able to get a tour, maybe you need to know a secret code or know the right people. We had a great experience living at ABR. The amenities are great. There are never issues with parking. The grounds always look wonderful. The office team is very nice and accommodating. This is a great place to live if you have dogs. The dog park is a nice feature and your pup will always have someone to play with. I accidentally published this original review at the Avalon Irvine location. I apologize, this review belongs to Avalon Baker Ranch star crews. I moved to Avalon last Nov and love every minute of it. The leasing office people are all very professional from the start. I have most interaction with Mark who has been very very helpful, welcoming and professional throughout the time I live there. The maintenance crew are as excellent, like Nick who always help me with extra care, patience and information to make the living better like how to save electricity with using certain setting of the AC. Before Avalon, I looked at some Irvine apartment like woodbury, it's a lot smaller, older at the same if not more rate than Avalon. After a year living here, I can honestly say I couldn't have made a better decision. This community is very new and all facility feels like a resort community. The swimming pool area, the BBQ, the fire place , the common area, the gym are very well desinged and maintained. The resident event is also great, we had some excellent food and a good time. Also there is star bucks, Japanese restaurant, a preschool within 3 minutes walking distance, the lake forest sports park with a new kids playground is right across the street from the community, where my mom and 2 years old son walks to every day to spend half day at the playground with some of the newest equipment and lots of kids. The foothill shopping mall with everything you need from grocerary , cinema, restaurant, banks. It's within 10 minutes walk or 3 minutes drive. There are well designed garden areas right below out window, together with two BBQ where we had great fun with friends. Sometimes we have walk in the community along the garden paths and count the snails on the ground. it's those beautiful moments that make a great day. Now we bought house and need to say byebye to this community, to be honest, we are kind of sad because we really like here. We made new friends here, we feel the leasing office, and the maintenance staffs are all very helpful and respond to our questions and request promptly. It couldn't be better! If I can give a zero star review I would. I lived at Avalon in the past around 2017-2018. I am coming back and writing a review on one of my recent interactions with the leasing office again and to warn future tenants that are considering moving here. Lets say its only a great place to live if you do not need to interact with the leasing office which is almost impossible. The apartment looks great outside and in. The interior is very nicely upgraded however the walls are very thin so you can hear almost everything and even muffled voices if someone is laughing loud or speaking with an outside voice. I was living on the second floor and you can basically hear everything upstairs and downstairs. Regarding my prior experiences, the leasing office does not do anything for your concerns living here. Terrible neighbors? Noise Issues? They will do nothing about it and they will take a long time to respond. The whole year living there I had issues with the washer and dryer. I had to put in multiple work orders and call them directly multiple times to have someone come and fix it for it to break again shortly. Not to mention, the leasing office gives out resident parking permits where you are allowed to park anywhere besides the reserved number spots. My car was towed even when it was parked on the right spot. and when I had questioned and complained to the leasing office they had just brushed it off saying it was a "simple Mistake" and "they had no idea" and "they think someone called the tow truck on me". So watch out, your neighbors can call the tow truck on you, even when you're parked in the correct spot. They office did not reimburse me and did nothing about it. The reason to my delay review., I had tried to get an apartment for my sister. She needed a studio bedroom- which is on the website and is listed as (call for more information) after leaving multiple voicemails- emailing the office. I got ahold of Sidney O. After explaining to her that I was interested in a studio apartment. She said there were not any. I asked her if there werent any at all or if there weren't any available? She totally ignored my message- then proceeded to email me everyday if I was still interested. I emailed her back with the same question if there are any studios available or if they do not have studios at all,. she ignores my message again and keeps proceeding to email me back on the same email chain asking if I am still interested. This leasing office is ridiculous and they still cant be of any help. Never will I recommend or think to live here again. read more

My husband and I lived at Avalon for almost 2 years. We loved Avalon when we first moved in. PROS: -New community -Signature units have beautiful upgrades -Attached garage -Lots of storage space (between the laundry closet and garage) -Maintenance turnaround time -Friendly and helpful staff (Casey was awesome) -Onsite dog spa is great -The gym has nice, new machines and a private room where you can watch Daily Burn videos Once it became more occupied, we were growing annoyed with: CONS: -Fast drivers - Avalon tried to remedy this issue by adding speedbumps, but they're not in the right places. We lived on Sunflower facing Starbucks and people would constantly run the stop signs in front of our house. It's scary if you have small dogs or children) -Dog poop everywhere even though bags are provided at the onsite dog park -LOUD upstairs neighbors (it must be the structure because we had several neighbors come and go and we could hear every foot step with all of them) -Overly crowded pool. One pool for the whole community is not enough. There was also an issue with the neighboring residents sneaking in to use the pool in the summer. Great quality apartments, a little troubling spending the money we did to be nestled next door to low income housing whom snuck in the pool and jacuzzis, utilized the services we paid for regularly with no control from the front office. THE MAJOR CONCERN HOWEVER IS THE SECURITY DEPOSIT, should be just called a FEE. We took great care of our place and without representation, they took $1077 of the $1100 we put down! They charged us for cleaning AND replacing the carpet... charged us twice for cleaning the apartment after it was professionally cleaned. Additionally, after being strung along for months with empty promises about rectifying the issue, I eventually gave up. No resolution, just a bunch of crooks collecting what the call a deposit, with no intention of giving almost any of it back. They did in fact give my $23 of my $1100 back! If you plan on living in a nice apartment with NO PARKING, limited access to the amenities because the nearby apartment building is using them, and are ok with not receiving any of your security deposit back, then this place will be great for you! OK, we just ended our 12 months lease of Avalon, here are some things I want to share with people who may choose Avalon as their next apartment home: 1. Community: Great gym, lots of equipment, never get crowded. Large pool with 2 jacuzzies, very clean water, I feel no harm when water gets into eyes... Families like to bring their kids to the pool and Jacuzzi, this area gets loud in summer. Lots of road lamps in the community, feel more safe when walking at night. Beautiful landscape, sometimes you will see dog poops on the street, but overall the community is well maintained. Barely used club room, bike repair shop, dog park and spa, BBQ areas. So no comments on them, but looks clean and nice from outside. 2. Leasing office: I want to thank Julie who spends a lot of effort to help us through some payment issues, she is very friendly and helpful. All staff is very nice except one... 3. Matintaince: Maybe because this is a new community, there are some little areas need to adjust. We have requested about 7 times during 12 months, the maintaince guys are super helpful, usually come the same day when we called, fixed things very well and take trashes away if cause by fixing. 4. Location: 5 min driving to Town center, 15 min driving to Costco, 20 min driving to Spectrum Center. Plus there is a small plaza building right now, walk distance from the community. Super convenient location! 5. Parking: We have one garage come with the apartment and one spot in community with parking permit tag. Parking is never a problem to us. 6. Apartment: The apartment we lived has many windows, so very beautiful and bright with CA sunshine. Air condition works very well and not loud to me. Stainless kitchen appliance, enough storage space in cabinets. Very "attractive" washer-and-dryer, did a good job during our lease time. The walk-in closet is a bit small to me personally. "Wood" like hard surface fool in the living room and bathroom, carpet in bedroom. 7. Price: Here are the fees we been charged when moveing out: cleaning: $160 Damage: $158 Sewer+Trash+Water: $89 I live with my husband and one cat ($50/month pet fee), we had hung pictures on walls and one of the "door thing" (attach to the door and wall, in the button of the door...) got off, these are the damages I can see. As this is my first time end a lease and get back the deposit, I assume they charged reasonably. 8. Sound insulation: Well...The walls are thin, BUT they have great layout design. We lived in the second floor (the first floor is garage), we heard a few times walking sound above us, but not loud at all. The only wall we share with our neighbor is our bedroom wall to their living room wall. Twice during the whole year, I heard people talking, the rest of the time: super quiet! I guess because we and our neighbor rarely presented on the two sides of the wall in the same time. I like this design compare to other communities which do like living room-to-living room, bedroom-to-bedroom design. 9. Last but not least...: Ants! Ants come into the apartment in line during summer, we had pest control staff came about 6-7 times to help "control the pest"... I'd like to share a way I used to treat ant problem: Use 40% dish detergent +40% vinegar +20% water, spray them! (change to 50% dish detergent and 50% vinegar if ants don't buy it) After that, no ant in my apartment at all. Hopes this can help anybody who brothered by ants. I've lived here for almost a year now...it's coming up on the end of my lease here. At first I was very excited to find this level of community and amenities near some convienent retail and relatively close to major freeways. It's a nicely done community. I rarely if ever post Yelp reviews and I was holding off writing anything but I think it's best that future renters ( not residents) understand what they're buying into. One review here said its "worth every penny". I would argue that it's quite the opposite. For the amount you pay- the security and policies here are oppressive and way over zealous. The staff has always been professional and service orientated. No complaints there. But the security guards are juvenile and completely unprofessional. I feel like I'm in a seedy part of Downtown with unfriendly , shady, uneducated security staff. My car was towed not long into my 'sentence' here. It costs $300 to retrieve and it's an embarrassment to live someplace and be stranded cause your car was towed. The parking system here is a joke. The developers underparked the community under the auspicious policy that is supposed to protect the renters and their guests here from vagrant parkers. Instead you have to "safelist" your guests car and park it on a private street then walk all the way back to your unit - how is that safe and looking out for the renters here with regard to safety? If you don't follow the rules to a "T" - they will tow you. You also have to vacate the pool and clubhouse at 10p - promptly. The security guard will watch AND wait for you AND your guests to change AND pack up to make 100% sure you leave the premises. Resort Living at these rental prices? Not really in my opinion. Understand too that the less parking they have - the more land they had to provide larger building footprints and ultimately retrieve more profit per unit. Keep in mind- you can try to apply for a parking permit but there are so few available stalls that neighbors are forced to jockey nightly at saving stalls or risk parking in Timbuktu. I constantly have neighbors and their guests parking behind my garage so that I can't even backup the car ! In addition, it's a non-smoking community. That's clearly noted in our lease papers....no issue. However all the smokers are pushed to the entrances and edges of the community to cross paths with the poor souls and guests that have to safelist their cars on adjacent streets. All while under the watch of vendetta driven security guards. Seriously makes the community less appealing especially for the rent you pay. It's not value based when you really look at it. The sound dampening if any on the walls and floors are second rate. I can hear my neighbors every conversation and footsteps and their yappy dog all day. Adjacent Construction has been ongoing for months and there's a layer of dust and dirt on everything but nobody has cleaned it? Maybe if they had they overexuberent security pay attention to other community concerns. I thought I could call this Avalon B Ranch 'home' but the oppressive policies have really disappointed me. I've seen the cleaner come in and all she ever does it walk around with a feather duster and take out the trash. Feather dusters don't do a whole lot for all the sweat all over the gym. We moved out two months ago and we still look back at our time there fondly. We would've renewed our lease, but we were looking to buy and didn't want to lose another year locked in. I see there are a few people who had issues with their deposits, but fortunately we did not. We had the cleaning service and a mattress haul away fee deducted from our deposit, but we had arranged that with them so we wouldn't have to worry about it. I had a noise issue with a neighbor which I fruitlessly tried to rectify on my own, but as soon as I emailed the office, the noise ceased. This is an update to the review I did a few months after moving in. Avalon Baker Ranch stands out as one of the best maintained apartment complexes in the area. What originally attracted me is it didn't have the typical apartment feel, it has lots of amenities other complexes don't have such as a huge gym, dog spa and dog park and also the location and ease of parking. Then again if I'm going to pay such high rent I expect most, if not all of those things. After living here a year and a half, the parking situation has gotten worse and continues to get worse and nothing seems to be getting done about it. There are tons of parked cars with no parking tags and people parking their cars in outside spots and using their garage as storage even though the office is supposed to do regular inspection. I've reached out to the leasing office twice and I still see tons of cars parked in spaces with no parking tags or with safelist paper but should be parked on Sunflower. Another thing I like about this complex is the cleanliness and I see how hard the cleaning crew esp Cici (not sure of the spelling), Lily and Angelo work hard cleaning the chairs, tables and bbq grills on a daily basis. I just wish people in the complex would do their share picking up after their dogs and putting their trash bags, etc in the bins instead of on the ground when the bins are not even full! For the most part I like living here but I wish the rules would be enforced instead of ignored As much as I love to live here another year or two, I'm inclined to look elsewhere and now based on multiple reviews, my fear is not getting my deposit back and getting charged a lot of money on top of that, even though my place is very clean. I really hate to give the 3 stars bcuz the staff, esp Amanda has been responsive to the issues I bring up and the maintenance crew are hard at work to maintain the place and I know it's hard when people don't follow the rules and are slobs when it comes to picking up after their dogs and leaving their trash on the ground instead of inside the trash bins but I think they can do much more to enforce the rules and walk the complex after hours so they can see the parking situation and actually fine people for not parking their cars in the garage when they're supposed to or using their patio as storage which is an eyesore. read more

I lived in this apartment complex for 26 months, I was one of the first residents to move in. Initially I was very happy with the cleanliness of the complex and the competitive pricing. However, during the course of this time my rent was increased by over $650, and the complex has since become run down. The side walks are dirty with dog poop everywhere, the pool and common areas are not kept very clean, the dog spa is extremely dirty, there is a parking shortage. I also encountered security issues with the mailboxes being broken into, the pool was being used by unauthorized residents and the amount of traffic consistently running thru the complex became annoying. This place charges like luxury apartments, but they are not maintained as such. The worst part about this was moving out, although the leasing office staff was very kind and nice, their customer care team is awful and unreasonable, they will bill u for every penny to mark sure the company doesn't miss out on a single penny of rent. I left my apartment 15 days early to allow them time to get it back into marketing conditions and I was bill for the entire 15 days, plus my entire security deposit was taken. Every management company is required to maintain their apartments at their own cost, but Avalon will go out of their way to ensure your deposit is completely used to fix supposed damages that should be maintaining. We kept the apartment in excellent condition, but they WILL take ur entire security deposit or immediately threatened you with litigation. Many other residents warned me about their experiences with Avalon, and unfortunately they were correct. According to their lease clause you can get ur money back, but will require litigation on your end which no one has time for. I have never dealt with a company like Avalon, no one there has the capacity to workout a deal with you, they just intimidate you with litigation and are unwilling to work out a reasonable moving solution. I would recommend never moving here, it's just not worth it and the rent is way to high. I took the time to write this review because Avalon will continue to intimidate their loyal residents in such manner. They are purely sharks when it comes to moving out and they want to restore the apartment entirely on YOUR which is shark-like business practice. If you are a responsible resident who has never had a problem getting the majority of your security deposit back, this place is where that ends. It's their way or the highway. Never live here!! Another thing to consider is the low income housing (section 8) apartments right next door. There is police activity there at least every other week. They walk thru the apartment complex, they get into the Gym, Pool and even shit inside the pool (3x times) I once caught someone in my stairwell just hanging out, when I told him to leave he came back and took a shit under the stairwell later that night. They whistle and intimidate women walking their dogs or jogging on the street. They broke the window to the pool area, they broke into mailboxes, and they casually walk into the pool area all the time. They always park on Sunflower so u can't find parking, and they will try to mad dog you just for walking by. I didn't want to continue paying 3000 per month to deal with that BS. When I call the leasing office all they say was "we will report it" and nothing ever happened. Their security is more concerned with towing vehicles than securing the complex. Like the other reviewers, I really enjoyed my stay there: it was beautiful, comfortable, with great amenities. Beware moving out: these guys are the worst type of landlord when it comes to getting your security deposit. I may well have been their first tenant to move out of this complex. First, when I moved in, the apartment was brand-new. On move out, we had some normal wear and tear. A couple marks on the walls (with their narrow stairs, it is impossible to move in and out without leaving a mark or two), dirty carpet, etc. We agreed to pay $175 cleaning charge. We didn't hear from them for 6 weeks. They are supposed to notify you of any damages promptly, and return your security deposit within 21 days. They did neither of these things. Instead, I got a phone call 6 seeks later. They charged us $135 for cleaning plus $90 carpet cleaning (which was supposed to be included in the $175 charge). Then they charged us for $150 for painting: what they had was normal wear and tear that should not be charged to their tenants. Then they charged us $50 for two missing screens: I guarantee those screens were missing when we moved in: we didn't even know they were supposed to be there! Finally, they charged us $1500 for what they say was "a quarter size hole" in the refrigerator: when questioned, the only documentation they were willing to give me was the checklist they used: no photos, nothing. I know we left the refrigerator without so much as a scratch, so I am really curious how this all came about. Lastly, the smoke alarms are awful: it is a rare meal where they did not go off. They would go off when there was no visible smoke, and you couldn't even smell the food cooking. Every time we cooked, we had to open the windows and door to keep the darn things from going off. So, in short, it is a really nice place to stay, but be prepared to just lose your entire security deposit because they will go to any lengths to keep it and you'll have to sue them to get it back. read more

Avalon Baker Ranch apartments should be renamed Avalon Baker Ranch Luxury Homes. This complex is unlike any other apartment complex. It has a feel of luxury town homes. When we first stepped in to the leasing office we were Plesantly surprised with the friendly knowledgeable staff. We felt welcomed the second we walked in the door. An important thing to mention is the neighborhood is run by Avalon NOT Irvine Company. A big selling point! We toured the apartments with Craig. We fell in love with the complex/neighborhood and a floor plan so we started the process of leasing. The process was the easiest thing we have ever done. Do you ever feel when things run too smoothly that the shoe is going to drop and problems will arise? Nothing but good positive things happened. I know you are probably seeing and reading ALL the positive reviews and thinking they can't be true. Oh but they are. DO yourself a huge favor and see for yourself! You will NOT be disappointed! Don't let the Lake Forest address turn you away. The complex is off of Alton and a 10 minute drive to The Irvine Spectrum. It is a short 5-6 minute walk to major shopping. Target, Walmart, Ralphs, Hobby Lobby, The Outback, Red Robin, In N Out, Home Depot, many banks, many restaurants, fast food, other shopping etc. You will find everything you need. The biggest selling point for us other then it is Not Irvine Company is the fact it is a NON SMOKING community. You can enjoy the pool area, fireplace, grills, your patio or balcony without fear of having to put up with the lung damaging cigarette smoke. There are no signs up yet but the complex is new. Pets are welcome. There is a wonderful dog playground and dog washing station. Too cute! The one & only downside is the cost of rent each month for cats. I can see the rent fee for dogs because of the xtra amenities & outside clean up for them but for an indoor cat? Another major selling point is the electric car charging stations. Having an all electric car is no longer an issue because of the convient stations throughout the complex. Each unit comes with a garage. We have Full size HE washer & dryer, stainless steel microwave/convection oven, stainless steel appliances and a feel of a town home. My family has only lived here a week but so far so GREAT. This place is an absolute Joke. DO NOT LIVE HERE. we handed back a perfect apartment and after they used up all our deposit they still charge $360. (Attaches are pictures of the day we moved out) It seems that they are charging us for the re rent maintenance. I lived in an Irvine company apartment before this and I got my full deposit back very quickly. Right from the start the leasing office lied to us. Our main concern was parking and they told us that it wouldn't ever be a problem ... WRONG. Everyday I spent lots of time driving around looking for parking. Our neighbours had 4 cars when we are only given one parking spot. You can't have guests for dinner as once you have used up your safelist they can't park anywhere. Don't be fooled by the great appearance of this place. It absolutely sucks. Worst company I have ever dealt with. To top is off there is a homeless man digging in the trash every single morning. I just have to say I moved in 9/9/18. I just love the place! I've never lived in a place I love so much. Mark, Brittani and Amanda were just amazing! I was downsizing from a 2 bedroom to a 1 bedroom and I called so many times to get exact measurements on the apartment and they accommodated (sorry Mark for all the calls). Mark really goes out of his way to give superb customer service!!! Mark was my main contact but Brittani and Amanda treated me as if I was theirs and this is extremely rare. I'm very impressed with their whole staff from the office team to their maintenance team. I would have given it a 5 star rating but parking can be an issue sometimes when friends come over to visit. Other than that, its an absolutely gorgeous community with a serene ambiance especially by the pool that is breathtaking. read more

This is a newly developed apartment complex with roughly 460 units when it's completely finished. Location is superb, 7 min walk to Walmart and other retail shops. We rented a 2 bedroom with attached garage on the first floor. The apartment is very spacious and the layout was great for family of four. The onsite amenities are amazing, it has a large pool, 2 Jacuzzi, BBQ, a gym with free weights and cardio machines. Onsite staff are extremely friendly and knowledgeable. This is by far the best apartment I ever rented; bang for the buck beats Irvine Spectrum apartments. read more

I have never made a yelp review until now and I work in customer service. I am very forgiving but this community doesn't deserve even a one star. This place is so bad I had to start an account just so I could be heard by anyone. If you choose to live near the dog park get ready to listen to dogs bark nonstop. The neighbors will have conversations while their dogs growl and bark even though there is a bigger park just right up the street. Currently it's 8:00am and there is a group of people letting their dogs bark with no regard for other neighbors. And this happens every single day from as early as 7am and it's been as late as 12pm. The main road should have a sign, drag racers welcomed. People drive so fast here that I've almost been hit twice around blind spots. Some people with speed down the hill or up it with no regard for your children so hold them tight. Those drag racers come out at 1-2am and bring their loud engines with them. So don't being your alarm, you'll get up early here some how. There are a few neighbors here who are just angry. They will stare at you emotionless as you walk home. Lock your door because they'll steal your stuff and the office could give less of a care about it. Bikes, guitars, anything you have in the garage is for the taking apparently here. Your car will get towed here. Security should really be called meter maids. They will write you a citation at 10:01 PM and tow your car within a few hours. They can be really rude with no regard for your feelings. Expect to be cussed at. Ironically they provide no actual feelings of security. If you live here prepare to be harassed by them. A car was broken into here in the parking lot that is completely surrounded 360 degrees by apartments and apparently no one heard a single thing. No one reported anything. What is the point of over night security.... oh yeah they are technically here to tow your car. Even when parking is abundant. Oh and if you're at the pool, or relaxing by the fireplace at night be ready to go at 10:00pm on the dot as security doesn't miss a beat getting you out and they will stare you as you dry your body with a towel and leave their line of sight. However that dog park still allows people in 24/7. No limit there. I wish my experience was better here but it simply wasn't. I wish I had the 4-5 star experiences that others had here but I didn't. Beautiful amenities and homes but they could care less about you here. I have called the office informed them how I felt and they've done nothing beside put a note near the gate about the dog park. I've called multiple times for almost a year now and that's all that happened and I had to beg for that sign to get put up. They wouldn't even send a courtesy email out. If you have any problems here they'll do absolutely nothing to fix it. This is a one star community dressed as a 5 star. It's a facade. 3 grand to get treated like I am just a number here. They won't tell the security guards to not cuss, dog owners to be courteous, or help you if anything gets stolen. Tldr; This place is hands down the most beautiful place I've ever lived and the worst place I've ever lived. Don't move here, it's not worth the high prices they charge. read more

The property is quite nice and the staff is first rate, however the traffic on Sunflower, the main entrance, is uncontrolled, several times this month people have sped through at 60 plus MPH! Speed bumps are badly needed before someone or something is hit. Very noisy as well. read more

We have been here for 2 months now and are really happy. All of the staff is really great. Especially Kianna, who is just a delight. She helped us with a virtual tour and got everything situated for us amid the pandemic. Lots of dogs around, which makes us happy. Grateful that we landed here for a short time. read more

My husband commuted for work and stayed at the apartment 3 days per week. We just moved out and they kept our entire security deposit. They said they had to replace the carpet and repaint the entire apartment. 1- We never had any pets in the apartment. My husband was there 3 days a week at night and the apartment was NOT in bad condition. Extremely disappointed in the communication of management and keeping all of our deposit. I have called twice to discuss with the manager and he will not return my call. He is always busy when I call. 2. There was never any parking in the complex. If you got home after 3:00pm parking is very tough. Most people have things stored in there garage so they park in the complex. I usually don't post negative review however, to keep our security deposit of $ 600.00 is ridiculous. read more

I find it hilarious that we pay a bloody fortune for rent and today being the last day of school, both jacuzzis are taped off. As tenants, we expect our amenities to be in working order at all times. The jacuzzis are frequently unavailable for use. Get it together or credit us on our rent. It's one of the reasons we've lived here so long! read more

Avalon Baker Ranch truly is a 5-star apartment community. We've lived here for 2 years and have had nothing but a phenomenal experience as residents. Everybody from the leasing center staff to the maintenance team does an incredible job in making each resident feel like they are valued and appreciated. They are ALWAYS on time for any repairs needed and the leasing center staff are always quick to respond. The amenities are fantastic. A stunning gym, a dog park, a pet salon station, a wonderful community center, and a STUNNING pool area. We have always felt safe here as well even when walking the dog at night. For a non-gated community, it is well patrolled and you're in Lake Forest, a very safe city. We are sad to be leaving (homeownership) but will certainly be referring friends and family to Avalon Baker Ranch.
