I got a 7th floor studio apartment (400-ish sq ft) with one bathroom and kitchenette for $1575 a month. My parking space was $175 a month. So I was paying $1770 a month (*with a $55k salary*). Let me tell you how much of a joke this was. Let's start off easy, with the parking space. I did not get a full parking space, yet I was paying the full amount as everyone else in the garage. Due to an extra wall protruding, the corner parking space I had was impossible to turn into, park, and get out of. If I turn in too narrow, it blocks off space for the car next to me. If I turn in too wide, it's nearly impossible to get out of it without hitting the car parked behind me. The butt of my car always stood out because the parking space was a half. Why should that be $175? Now for the apartment. The carpet was an ugly beige, reminding me of like someone's parents' house basement. Any stain was impossible to get out. Aesthetically, not pleasing at all. I fell for the beautiful view initially, there is a wall of windows next to the bed. However, as the apartment is on a main street (16th St), it means NOISE. The constant humdrum buzz of cars whizzing by yes, but also Sirens of ambulance and police constantly, and late night roaring and yelling by homeless drunk people. There is no overheard lighting (except for a horrible florescent office-like light in the kitchenette) so I had to have two standing lamps (in opposing corners of the apartment, for more evened-out lighting), plus a bedside nightstand lamp, but were still not good enough really. The way the studio apartment is designed is horrible. You really can put the bed on either side of the room, but there is no room for a couch. I mean, technically there is, but you would risk blocking the front entrance. So I had to have an arm chair there but it looked pretty awkward given all the space. Then, here is the worst part. The kitchenette. What a joke excuse of a kitchen. I really hated it. So design-wise, it's ugly, all-white, non-remarkable and cheap looking. There is NO dishwasher. There is NO microwave. There is literally a tiny square gray sink, a small area of counter space, then the stove/oven. I would have to wash dishes pretty fast considering more than two meals meant that the sink would fill up. But there is no place to dry the dishes/post unless I used that small bit of counter space. But then I would need that small bit of counter space to cut my vegetables, or else I'd just turn around and use the f---ing kitchen table to cut my things. And THE STOVE/OVEN. So the stove fire didn't work when i turned it out, so I would have to use an extended lighter and turn on the stove the same time to get any fire. THERE IS NO VENTILATION. NONE!!!! THERE IS A HOOD ABOVE THE STOVE. Like a hood that looks like a ventilator, but it's like plastic looking and no actual utility use. It's a fake ventilator. Do you know what that means? It means that every time I cooked--EVEN IF IT WAS JUST BOILING WATER FOR PASTA--the fire alarm would set off. Every time. Not a couple times. Not every other time. Every time. Do you know how management responded to this? They appeared at my front door knocking, without advanced notice which was inappropriate. Then, they say they read my email about my fire alarm constantly going off, so here is their solution for me: a shoe cover. Yes, you read that right. A cloth, drawstring shoe-cover FOR F---ING SHOES (!!) to put over my fire alarm. And the best part? "Don't tell anyone about this please," the management pleaded. THE AUDACITY! No room for things like blenders or a coffee maker either since the counter space so small. You know what I had to do when making breakfast? I'd have to take my toaster out of the cupboard above the fridge that's annoying to reach. Make my toast. Then I would have to put the toast on a plate and onto the table. Then I'd have to use the remaining counter space, where I previously had my toaster, to cut things, etc. So much back and forth. Next, I'm going to go into their COVID management. When I got COVID in August, I notified them. And they DID NOT send a mass email warning everyone, or step up their disinfecting. It was like they wanted to hide it. In Hong Kong where my friend lives, one person got it and everyone was notified and they shut things down. Here it was like they downplayed. Anyway I hated living here, it was miserable, overpriced, management was awful and often petty. ALSO NO WASHER DRYER IN UNIT. You have to pay $$ for that and go all the way down to the basement. Once I put $30 on my laundry card and it took it, but then wouldn't work on the machines. I told management. What did they say? "IDK what to do, but why don't you call the owners of the laundry machines yourself and ask them how to get your money back?" THAT'S YOUR JOB. I pay you to do things like this. ugh.

    I lived here for 11 months (11/14-10/15). The only reason I moved is because I transferred to my…read moreagency's San Francisco office. So why 5 stars? 1. The insulation. For the first week or two I moved here, I had the feeling like I was the only person in the building. I never heard a sound from one neighbor, and ocassionally would hear a muffled loud laugh from my other neighbor. That's it. You could hear hallway noise somewhat easily from the kitchen/living room, but that was hardly ever an issue since the hallway didn't get a ton of foot traffic. 2. Very prompt replies to maintenance requests. You call in the morning, it'll be fixed by that afternoon. The one time I had an emergency on a Sunday, they responded promptly too. 3. I saw one ant in my 11 months there. Nothing else. 4. Value. I paid $1795/month for a top floor, recently renovated apartment. Much better value (IMO) than any of those newly built apartments in Shaw, U St, etc. 5. management. Besides prompty taking care of maintenance issues, they don't BS you. Moving in and out was very straight forward. I had to get out of my lease 1 month early, and they were able to find a new renter, so I was saved from paying that 1 remaining month. One downside: you still can only pay rent via check. No online bill pay option. Overall, I'd recommend the Park Monroe. If keener managmeent runs all their buildings as well as the park monroe, then I also recommend them too.

    I have been at the harper since March 1st. In that time I have submitted maintenance requests for…read more4 different issues. One was for water underneath my washer which was discovered on a Saturday and they did not seem critical enough to someone come out there that day. Of the 4 requests (Washer, Icemaker, Drain stopper in bathtub, and light bulb) only two were done correctly (the washer and simple light bulb change). The drain was done incorrectly and I am awaiting the icemaker to be fixed.....again. And on that light bulb the light bulb was simply left on my bathroom counter. Yes a minor inconvenience but cmon you cant be bothered to simply clean up after yourself when fixing an issue? Very, very disappointing. You could chalk that up to an isolated incident as well however a screwdriver was left on the bar cart in my apartment as well. So not only is maintenance done incorrectly but various tools and trash are left around after the "completion" of the job. One of the biggest unknowns in any apartment complex is how the complex completes requests. The Harper is not good, period. I cannot recommend anyone to move in there as getting them to do their jobs correctly is basically a battle. There are many other options in the neighborhood and I would advise selecting one of those before signing a lease at The Harper.

DC's Metro system covers a lot of territory. Besides, most of what I'm drawn to is in the NW Quadrant, including a rich diversity of ethnic restaurants in our neighborhood. Cathedral Mansions frames a tree-lined, grassy courtyard, is across the street from the Smithsonian Zoo and right around the corner from an entrance to 2,000-acre Rock Creek Park. Looking out on so many trees, I often forget that I'm living in the thick of a major metropolitan city, much less our nation's capital. As a single, older woman whose teenage daughter visits by herself, this deserves its own paragraph: I have always felt safe walking alone in this neighborhood, any time of the day or night. The building... I like buildings with character, steeped in history. Constructed 1922-1925, in the Classical Revival style, Cathedral Mansions is listed on the National Register of Historic Places. A few years ago management discovered that beneath the hallway carpets were the original black and white tile floors, now showcased. They're among my favorite details. My one-bedroom apartment is wall-to-wall wood floors (except the vinyl kitchen and bathroom floors), outlined by the original baseboards. The clincher was the formal entryway and generous walk-in closet (one of two closets). The walls are cinderblock, a challenge when hanging pictures; as they buffer the sounds of my neighbors, worth the trade-off. Here's the only reason I didn't give Cathedral Mansions five stars (wish I could give a 4.5): the heating/cooling system. Winter: Before I learned that Maintenance could turn off my radiator - well, almost (it can't be turned off completely) - the temperature in my apartment reached 84 degrees! (It's now 72, lower if I open windows.) At the same time, I'm told, tenants on the back side of the building are cool. Summer: the air-conditioner quickly dried out my wood furniture, plants, skin - until I bought a humidifier. While a bit of a hassle to lug home 1-gallon jugs of purified water, it's become my 2-3X/week routine. I use the humidifier in the winter, too. The people... Staff: Emily, in the office, is a gem. She was consistently responsive to my queries when I was scouting for an apartment and has been just as dedicated since I moved in. The maintenance crew responds to issues as they arise and keeps the building in tip-top shape. And the ever-smiling housekeeping crew keeps all of the communal areas sparkling clean. The fact that there has been, as far as I can tell, no turnover tells me the staff enjoys their work and a spirit of camaraderie. Other tenants: At least around my apartment, I can hear only muffled sounds/voices, occasionally. For the most part, folks keep to themselves while smiling and saying hello in passing. A bit of a reclusive, who values peace and quiet, this atmosphere suits me just fine. Bottom line... I feel lucky to have found Cathedral Mansions. Wasn't sure how I'd feel, living in an apartment after being a homeowner for four decades. But my cat and I quickly settled in and already feel at home.

Everyone truly seems to love what they do, and I'm sure some days are challenging, you would never know it! Everyone who works hard keeping the building clean really deserves a raise. Some of my neighbors really are lazy when it comes to throwing away their trash and they give the cleaning crew more work than necessary. Even still, the trash room always looks great because of the amazing job they do. The walls are basically soundproof, I can never hear my neighbors. The appliances and overall quality of the apartments are probably the best I've experienced (and I usually stay in luxury apartments). My wife and I are moving because she was offered a new position and we wish we could take PVN with us. A very special shout out to Lizanne. Previous management was a bit lackluster, and she came right in to save the day. She took control during covid, making sure everything was safe and clean. All of the employees that I've spoken with have nothing but good things to say about her and whenever there was an issue she was there. Always polite, always professional. I really hope the higher ups see this and realize what an amazing staff they have here at Park Van Ness. Treat them well, you need them!

He works for moving company so they are paid differently and so this company kept emailing they needed different documents even though we submitted everything asked for on the website and sent them a statement from taxes he made last year which was over 100K. So, you tell me when we pay rent at our apartment complex on time for over 3 years they were don't qualify? Really? They ask you for your photos of yourself and your vehicles. I think that if you not in a certain criteria you are not chosen. We paid fees of total 120 and was turned down. They asked us for 6 months of bank statements like we buying; we only renting. There are people that are buying and not asked for 6 months of statement, yeah something is wrong here. We never had this much trouble EVER in our lives trying to rent. We get everything we go after before applying at Brandywine rentals. There was no reason to turn us down, but what God has for us will be greater than these homes, because God sits high, sees everything and looks low. No weapon formed against us shall prosper.​
