We were recommended to speak with Alisa from Texas Realty about a short-term rental whilst we look for our forever home. Alisa bent over backwards so to speak calling us multiple times a day with listings that would be suitable for our budget and our needs as we have a couple of dogs and need somewhere where they can have some space and be acceptable to the landlords etc. Within 24 hours of our first call, we had approximately 20 homes within our budget, selected area's and our needs provided via e-mail by her. We searched through the listings, narrowed it down to 3 or 4 that we really liked and emailed her with the list. Several hours later we received a call from her saying that our first choice, an almost brand new home, was available and made the necessary arrangements between herself and the agent representing it for us to apply. The application process was fast and simple, we paid the application fees and within 48 hours we were approved our first home. A flurry of emails quickly followed, forms were filled in, calls exchanged and documents signed. I have never experienced a smoother transaction and it's safe to say that we have a realtor for life. Alisa is professional, courteous, hardworking, polite, friendly and an absolute pleasure to work with. The whole process was done without us even leaving our living room and without us having to fly five hours each way to go and view the house. I wouldn't hesitate to recommend her to absolutely anybody considering a move to the greater Austin area.

They have done a great job responding to the tenants need and keeping my rental house in top shape. I love the fact that they are proactive in recommending repairs to various parts of the house before it becomes very expensive to fix. In addition to the superb service they provided me, they have a top notched team who treats me like family. Everyone is very professional, respectful, and caring. One of the team member whom I've had the pleasure of working with over the years is Valerie Tillery. Valerie is very knowledgeable in real estate and property management. Whenever I have a question regarding my investment property, Valerie always responded quickly with clear answers to my questions. I've always felt that Valerie takes her time to make sure that any concerns or issues I have about my property is well addressed. Under her management, my rental property was never vacant for more than a week or two between tenants. That's just the time it takes for the crew to get the house ready for the next tenant. We usually have a new tenant signed a rental agreement before the old tenant moved out. My investment house have been cash flowing nicely since my purchase. I enjoyed working with Mars Hill Realty so much that I'm in the process of closing on another property in Georgetown, Texas for them to manage. Aside from Texas, I was also looking at Florida for my second investment home. While the housing prices in Florida is comparable to Texas, the cost of investing in Florida is cheaper than Texas because they have lower property tax. So why didn't I invest in Florida? Because Mars Hill Realty does not do business there. There's no property management that I trust more than Mars Hill Realty. In fact, it was Valerie who introduced me to the neighborhood that I'm buying my second investment home in. My experience as a property investor has been really stress-free with Mars Hill Realty managing my property. If you want a property management company that takes care of your property as if it's their own, you should consider working with Mars Hill Realty. I promise that you won't regret it.

    Quite literally the worst property management company ive ever come across. They don't try to help…read morefix issues right away, but instead try to say every problem is your fault. We had an issue last year it took them 4 months to resolve it And it was something that could've been fixed in a day once they finally got someone out here. Now last week the AC unit went out and we were forced to find last minute accommodations 2 nights in A row because they didn't answer emergency lines or urgent requests even though we did it during business hours. And now they're saying they'll only reimburse us $100 even though for last minute accommodations for a family of 4 and 2 dogs we spent close to $400 for 2 nights. They are really trying to tell us the temperature was "dropping" that night when the high was in the 90s and our house inside was 85 degrees!!! Inhabitable when you have a newborn whos more susceptible to overheating and a 4 year old. If you are considering renting from them, DONT. If you're considering having them manage your property, DONT!!!!

Let's start with the ENTIRE property infested with roaches, I found out the hard way after I had already moved all of my belongings in AND after I asked 3 timed before my move in date for the unit to treated. Also, once I received my keys there were still vendors in the unit doing work on my move in day when I communicated, I was having cleaners come the moment I got keys, so they delayed my cleaners. After my cleaners finished, they came back into the unit and destroyed everything my cleaners did. Now getting into after I have moved in there were roaches and a 20 plus Items list of things wrong in the unit, how do you have vendors in the unit at the time of move in and the unit still isn't ready for a move in mind you the previous tenant was in the unit for 18 YEARS (find out through maintenance) the damage that was done horrible. There was water damage in the bathroom cabinets, walls, base boards, the kitchen cabinets weren't even aligned properly, no hot water, cabinets were stained orange, blinds missing the covers, toilet wasn't connected or caulked to the floor, the shower drain was painted over and corroded, the list goes on. When I called to talk to the property manager, Jessica, about the disgusting condition of the unit the first thing out of her mouth is "we can let you out and refund your money". No apology, no what can we do to fix this, no option to transfer to a different unit just, you can leave. She only fixed her tone after I asked her this is the way you respond to someone who has just spent money to move in. After that she said they would fix the issues because I did like the unit if they were able to fix the problems, 2 weeks go by and nothing, but pest control was done out of over 20 things to fix I just said I'll leave. Now I have moved and spent more money to find another apt and after being told my refund would be expedited and received by me with 24-48hrs after I move out and its going on 3 weeks ago, I have received nothing, not my check, not a proper update, NADA! If you want to be treated as if you and the conditions of which you are supposed to live do not matter this is the place to be. I would never in my life ever recommend living here even to my worst enemy! Downtown living is not worth the bs they provide or should I say lack thereof!

He has a construction background which is helpful for trying to determine the cost of repairs and determining actual market values. (That's partially how I got them below market value.) Additionally, I have used Tree Realty as a property manager for one of my rentals. He is on top of his paperwork, is aware of legal pitfalls and most importantly, excellent at handling challenging tenants.

    I would not recommend Tree Realty based on my experience…read more I listed my property with them for about six months and was disappointed with the communication, responsiveness, and overall representation. One recurring issue was slow communication. Applications would come in, but I often had to repeatedly ask for information. In one case, an application was submitted on Wednesday, and I did not receive meaningful information about the applicant until late Friday. When a property has already been sitting on the market for months, delays like that matter. I also found the screening process lacking in transparency. Instead of receiving a clear summary of income, employment verification, rental history, credit, and why an applicant was being recommended, I had to keep asking for basic information. One applicant was relocating from another state, and my question was simple: would the primary earner's job and income continue after the move to Austin? As the property owner, I am the one taking the financial risk if rent is not paid. I considered that a reasonable question. What frustrated me most was being blamed when an applicant decided not to move forward. The applicant's own message stated that after reviewing the lease they did not feel the home was a good fit. The lease was prepared by the realtor, not by me, and I never communicated directly with the applicants. All communication went through the realtor. Despite that, I was told that I had "run qualifying tenants off" and that I "keep scaring them away." I found that accusation unfair and unprofessional. I also had concerns about lease terms being added without discussion. In a prior transaction, pet-related terms and charges were included without being discussed with me beforehand. On another lease, terms appeared that I did not recall approving. Instead of discussing options and getting the owner's agreement first, decisions seemed to be made and then presented as a finished product. Another concern was the commission structure. Multiple agents told me directly that they were not interested in showing the property because they were unhappy with the commission being offered and would rather take their clients elsewhere. Whether that affected the number of showings or not, it was a concern that was raised to me more than once. After six months, poor communication, lack of transparency, and being blamed for asking reasonable questions, I decided to terminate the relationship. Based on my experience, I would not recommend Tree Realty. After six months of poor communication, lack of transparency, and being blamed for asking reasonable questions about prospective tenants, I chose to terminate the relationship and move on. Update: After I posted this review, the realtor threatened to file a defamation lawsuit against me. I never communicated directly with any applicants. All communication with applicants went through the realtor, and the lease that the applicants reviewed was prepared by the realtor, not by me. My questions were directed to the realtor regarding applicant qualifications and employment verification.
