He provides you with varying levels of options for your inspection but at no time does he force or utilize any pressure to persuade you one way or the other. He leaves all the decision making in your hands The inspection is incredibly thorough and there was no doubt about the timeline of his inspection. He does ask that you provide him with time at the beginning of the inspection and then arrive later for a thorough walkthrough. He then takes the time to answer any specific questions that you may have about the house, his findings, or any part of the inspection process. Overall his inspection and walkthrough contain just the facts and the reasons behind his findings. After the inspection he provides you with a complete report in full color presented in and easy to read format all in a 3-ring binder. Additionally, he provides a small booklet on home maintenance that would be fantastic for the first time gone buyer or the seasoned purchaser as it contains places for write down important pieces of information about the house, your appliances, filters, etc... Far and away this was the best money I have ever spent when it comes to buying a home. I would give him and his service the absolute highest recommendation possible. Thanks John!

Even though it was around the holidays, I was able to get my inspection done the next morning from when I contacted them. Connie explained the options (such as radon and wood-destroying insect inspection) in an entirely un-patronizing way as I asked questions. She responded within the hour and organized everything perfectly. Though I wasn't present for the inspection (I couldn't leave work), she and Chuck coordinated everything so it was entirely stress-free for me. The inspection was performed around 9:00AM and I had my extremely detailed report by noon that day! I have no idea how the turnaround was that fast, but its incredible. The report Chuck provided was very detail-oriented and he did a very good job of noting important things versus "FYI" items. He obviously is very knowledgeable on building codes and expectations and was able to point out things I would never have noticed. He made it easy to turn the report into a list of requests for the seller to fix; I will be using Expert Home Inspections in the future and cannot recommend them enough.

We have owned many homes, 4 brand new and a couple that where almost new. For starters most of the drywall seems could be seen and then so many screw heads popped through. Then the corners of the drywall just started falling out in the first year. Had them come and repair them. Then a few months later they started falling out again. The paint on the inside was done like a third grade art project. They got paint on everything but the walls. We couldn't believe how little paint was on the walls. Two of the rooms only had tinted primer on them. The morning of the house closing the builder wanted an extra 4000 dollars at closing. We had been after them for weeks to get us the final price so we could have the correct amount at closing. They gave us an amount a couple of days before we closed and that is what we went with. Then as I said wanted more the day of closing. Then they said no it would only be 750 dollars. They didn't put in the correct back splash in the kitchen so we called the owner after closing and he got all pissed off hung up and said it was free. Do yourself a favor and run from a sterling built house!!!!!!!!!!!!

I called the O'Shea team shortly after the campus visit and promptly rec'd a call inviting me to meet and discuss my objectives. As an out-of-town buyer, I had to rely heavily on Matt to be my eyes and ears for reviewing properties, advise me on all aspects of the city and even to conduct video conference calls to show me the homes he and my son would visit before deciding to making an offer. Matt also did great job helping me connect with a superb banker for a great loan (shout out to Shawn at Security Federal), a knowledgeable inspector and even service companies to help with repair estimates after the inspection. His connections in the community with reputable and reliable professionals saved me hours of time. This is the team to lean on for help and advice. Matt made the process so much easier.     I highly recommend you look elsewhere…read more They failed to report two conditions that were plainly visible from accessible areas. One was a sewer cleanout penetration in the foundation block that was left completely open, an obvious bulk-water path (daylight visible from crawlspace) which led to structural rot. The other defect was a large portion of the tall end of the attic where cardboard was used in place of sheathing, which now I have bugs, moisture, and repairs to deal with. After finding these issues I reached out to them. My experience with management after that was in my opinion, a case study in avoidance, blame-shifting, and zero accountability. On the phone I was told maybe it "washed out later," that things were "nearly completely obstructed," and that there was "garbage and shrubs blocking the view." None of those limitations were documented at the time of the inspection at those locations. Then came the kicker: they offered me a refund, but only on the condition that I sign a broad gag/confidentiality release that restricts honest public reviews and complaints. Of course I didn't accept that, I offered a narrow, non-gag release. They declined. This isn't about "finding every problem." It's about reporting obvious, visible defects or clearly stating specific access limits where you didn't/couldn't inspect at the time, not AFTER the fact. The company's posture felt smug, adversarial, defensive, and accountability-averse. If you value professionalism, accountability and transparency, consider this experience before choosing an inspector. My opinion: a professional inspection should either report visible, readily accessible defects or document specific limits where they could not. That didn't happen here. Their response with after-the-fact excuses and the insistence on a gag release felt smug and dismissive, not customer-focused. They got really creative with the colorful excuses, Brad (management I'm assuming) tried telling me that the sheathing was actually "underneath the cardboard", despite my pictures showing otherwise. He also said "we don't have our guys get involved in any of the mud in the crawlspaces". This was not a flooded or particularly muddy crawlspace. I heavily regret having gone with this company. I filed a chargeback with my bank. I'm happy to share photos and emails with anyone considering using them.

Having a good inspector is very important to understand and to learn about the property in question as it can uncover some serious issues with the house, help negotiate a better deal, or simply provide peace of mind. I researched a few different companies in the area and decided to go with Security Home Inspections. The office staff was very responsive and answered all my questions. From the price perspective they were not overly expensive, but weren't the cheapest either. What's also convenient, they do radon, infrared, and sewer cam (some other firms don't and you have to schedule multiple inspections with different people) and we actually uncovered some tree roots in the sewer line before closing, which helped us negotiate. Overall, our inspector was punctual, friendly, and thorough. He invited us to look at every issue he had found and explained how severe it was and what needed to be done in order to remediate it. Our report was done the next day and as a bonus we got the appliance recall subscription. All in all, I'm happy I went with Security Home Inspections and I feel more confident about our home purchase decision. I'd definitely recommend this company to anyone in the area.
