Associa has managed our Condo community for years. With long relationships, things can gp wrong. I've been on the Board of Directors for two years this time and serveral years when I first moved to the community. Overall, the service we get is very satisfactory. One of our residents LK makes a point of trashing not only the service we get from our property management but also the vendors we use. She's not even dealing with most of these companies directly as a resident. So take her criticism with a grain of salt. read more

I live in a Pennsylvania condo townhouse managed, or more accurately mismanaged, by Associa. My most recent gripe is that not only can residents (me) incur unjust charges and late fees, nothing is done to correct this. I have spoken to and emailed a few employees both locally and in Texas. I simply get a lame "Oh Well." We cannot fix this. WHAT!!!! This is nothing short of unscrupulous. Communicating with their customer service is infuriating. The customer service employees can be anywhere on the globe. Some of them are not easy to understand. The website they use (TownSq) can be very difficult to use. When a request is placed through TownSq, the resident receives notice that the request is closed before anything has been done to remedy the situation. I'm hoping that one day our board will replace them with an ethical, competent company. read more

They allowed the Phase 2, board president Carmine Bordonaro and Meredith Loredo, the previous property manager, to jerk me around for days after I reported a dangerous electrical situation which putv6 Condos in danger of going up in flames, in my community, Waters Edge Condos in Middletown NY. we switched last year to Associa NJ. The board drank the coolaid they were serving. What a mistake! They don't pay bills on time. They outsource their accounting and do not produce accurate or timely financials. The banks they use offer no interest or .25, when everyone else is paying 3%. It took them 10 months to open a new bank account. Upper management is non responsive to issues. I could go on and on, but hopefully you get the idea. Run away from them!!! read more

Our HOA uses Associa for its property management. I don't believe this can a real business. They don't have customer service in the state in which you live in. Nobody ever returns phone calls or emails. I've been trying for three months to contact our property manager which seems to change every couple of months. The only thing they're good at is taking our money. How it's legal for this place to remain operating is beyond me. If I could give this organization negative stars, I would. They manage a POA in San Antonio and provide the worst customer service we have ever encountered. While it is only a matter of time before an organization like this implodes, in the meantime we would appreciate it they would just answer simple inquiries about their poor billing instead of requiring us to call a number that directs us to a foreign operator who cannot answer questions. Honestly, anyone who chooses this organization to manage their POA because of their low cost is going to get what they pay for... the worst service ever! I am a new vendor. I only work with them because I have a hoa that I really like and have worked with for awhile. The hoa switched to them. I have had nothing but problems. They have poor communication skills. from my experiance they are having high turnover rate with employees. I have had problems with them processing invoices and not timely on payments either. Poor management company. They asked the HOA to increase the dues because of what? No reason except to make more money. You can never get a hold of anyone, and they never respond to any inquiries. I've had fees tacked onto my account AFTER the bill has been paid. Then they charged $49.95 for a letter they supposedly sent, but I never received. If you are sending out letters to the home owners, you should send it certified to ensure the person received it. After weeks of inquires and phone calls that never got returned, I was basically forced to pay it to keep them from charging more fees. Just a bunch of crooks. Stay as far away from Associa as you can if your are a board member of an HOA. read more

Unethical Business Practices This company is extremely unethical, unprofessional and dysfunctional. Brand new subdivision which means none of the homeowners have the ability to choose which property management company would represent the HOA. A blatant and egregious abuse of power from the Property Manager is what has been happening every single day. Very poor communication between the staff, Property Manager and committees/board. Mistakes happening often, without acknowledgement or correction. Homeowners are getting harassed for the most trivial things with excessive fines (i.e. $200 fine for driveway lights). Many people have received fines without getting notices and have to find out by logging on to their account. Others have received letters for things that are not relevant to their property. Unrealistic timelines to make the correction, especially for people who travel for work or out of the country. They charge $25 to fill out a request form to for any modifications, trivial or large so they are shaking down the homeowners. Folks have received $100's in fines and others are denied their entitled hearing. It's kangaroo court and one big free for all where the people suffering are the homeowners. We are not informed about annual meetings, where our dues and fines are being spent, nothing. People are scared to put up holiday decorations in fear of being fined. Keeping order in a subdivision is one thing. Harassing, bullying and intimidation all in the name of shaking down a community for money is something totally different. read more

Since taking over our HOA no communication from the manager only from HOA president. The community landscaping is poor. Lawns and shrubbery are not kept neatly trimmed. Weeds have taken over. No edging, no clean up of debris. Pallets of mulch have been sitting in our parking area for weeks. Broken irrigation takes weeks to be repaired. Parking is out of control. Attempted to contact the manager but only received an email from a board member days later. read more

At a recent community meeting, it was brought to the attention of all that 2 owners tried to sell their units in our complex and could not because lenders will not lend on communities in active litigation. Associa has not provided adequate updates or solutions to correct this issue, ultimately prohibiting anyone of the owners from potentially selling their homes here. This could turn into a huge problem and am shocked at the lack of priority this is to Associa. The lack of professionalism and knowledge we as owners are experiencing from this organization is unreal. read more

When you setup auto draft from your checking account they charge a $13.95 convenience fee but wait for it... because you paid them with cash they give you an $11.00 cash credit. In the world of a 1st grade math that's called a $2.95 fee for paying your normal monthly payment. Oh, but you can mail in a check which nobody does and they know it so they insult you with the fee. Then you can't speak with them. They send you to a different country and create a ticket like you're dealing with IT or something and the response from the ticket you created with your phone call overseas has nothing to do with the reason you called them and then they close the ticket so you can't do anything about it. The company is worse than useless, they are an obstruction. I contacted them through their Town Sq app in October 2023 because of a leak in my roof causing mold to grow on my living room ceiling. After the initial response came a month and a half late, I received a few promises they would take action, but nothing ever happened. I had another water issue in January 2025, when my neighbor caused water damage to my kitchen. I tried to get assistance by my insurance company, but they received Associa's insurance certificate. It said their insurance company was responsible. Now my insurance company won't take action. I have tried to contact them through their app again, and have received no response. read more

Associa sold our building on the far they were a large company with the ability to do so much for us: contacts to arrange repairs, 24 hour service, dedicated website for reporting issues, etc. So far they have failed on all. Requests submitted on-line disappear into a hole, when you followup, you are told you are responsible to show it is a building issues. You call after hours and get the runaround. Building common area repairs take for ever because of delays is finding people to do the work. You get the idea. From the viewpoint of the residents, this is the worst company in the 16 years I have lived here. read more

We've had 5 "community managers" in 14 months. We've had 2 major data breaches at the fault of Associa and then another one just a month ago. We've have homeowners accounts rack up hundreds in fees due to errors. We've had communication completely just "cancelled" and not mailed out. We've had dishonesty, unprofessional communication, and complete mismanagement of not only our community, but others within our community. We've had the community manager issue fines that don't even exist in our documents. We've had community managers say they do things and don't. We've had incorrect financials they refuse to even address. Instead of just doing the job they are paid to do - this company will fight you, apologize, and still not get stuff done for your community until you threaten them. They do not respond, their property managers cannot even write an email without grammatical errors, and they cannot go one month without financial errors on our account and homeowner's accounts. It is appalling to call them a professional service. But the worst, is when they threatened to steal from our homeowners and remove funds they weren't legally entitled to. I would not recommend this company to manage my laundry, let alone my HOA and financials. read more

If there was half a star I would give it... Beyond frustrating dealing with this management company. My car has been burglarized four times in four years in the same spot and there is no relief insight. Complained to the association dozens of times, attended board meetings, tried everything but no relief. Leadership is sorely lacking and the lack of urgency to the current state of security at 400 keawe is alarming. More crime expected as the state adjunct warned in the news, yet nobody at associa seems to get it. I guess they are waiting for a home invasion or a child to get kidnapped before reality sets in? Very dissapointed. Additionally... The appearance of the property is beyond unacceptable. The plants are dead and when I complained i was told they are fine by the resident manager. See for yourself. Our experience with Associa have all be awful. Our "property manager" (who shall remain nameless) is completely unresponsive and could care less about our community. Her automatic email response either says she's "visiting a site or taking the day off". Countless emails, phone calls and voicemails from homeowners go unanswered for weeks until you try to get the attention of upper management. Even then, we don't get straight answers or we get a rude response. Our pool resurfacing project was supposed to take 5-6 weeks and we are now over 9 weeks in with no update whatsoever from Associa. Not to mention it's been over 100° out! This is the by far the worse management company we have EVER had. I've lived in this community for 16 years and never have I EVER seen our grass all yellow and dry like it has been lately or our property look so awful. They have even closed off our ability to comment on the TownSq app so we cannot voice our opinions or share our thoughts on there either. It's disappointing knowing we are paying them a good amount of money to "manage" our property- if you can even call it that. read more

I'm convinced after renting a condo from a homeowner that I will never wish to own one myself. Our landlord and on-site staff (superintendent, front desk, etc.) are helpful and as friendly as can be, but it seems that management itself holds themselves to be above residents and everyone else. Going through great lengths to make our lives as miserable as possible. The condos itself are a connection between three buildings. We live in the third building however our assigned mailbox sits in the lobby of the second building. After purchasing a new key fob (out of pocket), the assistant property manager refused to give us access to the lobby of the second building, where our mailbox is, for the simple reason that we can only give access to a building where you live. To actually get my mail, I need to walk to an entrance farther away, go upstairs, and circle back around and down. That's their ONLY solution. Is to refuse to give me front entrance access to an already CONNECTED building. Wish I could just move my mailbox, but that's not an option. read more

We switched to Associa. They didn't pay our water and electric bills for months (huge bills with late charges). Didn't pay for Pool service for more than 6 months and landscaper was 12 months behind. Took 6 months to get a financials; the 2nd set came 4 months later: yes they were incorrect. 1 Owner could not sell, because Associa couldn't complete the Condo Questionnaire.... so many more things. This review is from the point of view of an HOA board member and has been a year in the making, wanting to post only when I was able to give a full and accurate account of our HOA's relationship with Associa (N.N. Jaeschke office in San Diego). Unfortunately, we only lasted 1 year and tried multiple ways to make the management relationship work. I can honestly say that our HOA board did everything in our power to make things work, but in the end it failed. Our 1 year with Associa included the following highlights: - Tardiness with financials packets: went 2.5 months without receiving a monthly financial packet, and subsequent financials packets were never sent in a timely manner (always after the 20th of the following month). - Tardiness with home sale and refinance documents: one owner waited over 30 days to receive documents and another waited over 2 weeks, even though their agent paid for a 1-day rush. A third owner never received a response on a home questionnaire and the board had to step in to answer questions so the refinance process could continue. - Lack of attention to detail: myriad of errors in financial reports that any competent bookkeeper would catch. Includes everything from inaccurate balance sheet figures to categorizing of P&L items to reconciliation of bank accounts to accurately allocating income/expenses to the appropriate months. GAAP standards were not always followed. - Missing transition items: HOA utilities and some vendors went unpaid for months. Bank accounts were not successfully transferred to Associa for several months after onboarding. These items were not addressed until we brought them up to Associa multiple times. We practically had to hound Associa to get the HOA electric bill paid. - Neglect of our account: the board's emails and communications regularly went unaddressed in a timely and complete manner. We almost always had to bring things up multiple times and through multiple communication channels in order to get solved. - Lack of ownership and initiative: I have worked directly with various people in Associa's office: Jayne Whitaker, Carol Horton, Fran Hidalgo, Jill Fanning, Susan Dodson, and a few of the customer service people (all under the direction of Eli Crenshaw). Throughout all of my interactions, there has only been a couple times where the Associa representative owned my concern or question and handled it in one interaction. The norm was for me to be referred to someone else (who often gave no response at all), simply ignore my question, or tell me the "transition team handles that issue" or "that's something only the home office in Dallas can do" and those departments can only be contacted internally. From a customer standpoint, this was very frustrating. When our HOA board decided not to renew Associa's contract, we learned that their contract termination clauses seem to be written to favor Associa and catch HOA boards off guard. For example, the clause which states written notice of intent not to renew must be received between 180 and 90 days prior to contract expiration. Not something reasonable like 30 or 60 days notice. We did comply with all appropriate contractual obligations to separate from Associa. However, Associa took another 2 months after contact expiration to close all of our bank accounts and remit funds to the new management company. This was only after my repeated calls and emails. Looking back on our 1 year with Associa, I wish we could have made it work. I believe our board did everything within our power to stay with Associa. Even asking our Associa representatives to give us insight into how better be partners and communicators with them. Unfortunately, our attempts largely fell on deaf ears and when things were promised, there was little to no follow-through. I hope this review can help other HOA boards make an educated decision and Associa to improve their management services moving forward. read more

Associa Mgmt Group/PMG have reneged on promises in regard to property in Kendall Lakes, Alvin,, TX 77511. Current owner never received notices or bills from Associa/PMG since closing 06/2020. We've discovered mail was going to a prior address, which was incorrect as per Texas American Title Co and Deed filed of record at closing. Associa/PMG representative stated on 02/14/2024 that "all late fees and interest since current owner closed on property would be waived" due to Associa/PMG's failure to notify owner at property, which is his legal residence. Associa/PMG filed lien against property without proper service to owner. Associa/PMG agent now refuses to honor her commitment to refund all late fees & interest since home purchase. We have documentation to substantiate their agreement to waive these charges and would like to settle issue without being compelled to take legal action. read more

I called Associa three weeks ago with the promise that a manager would call back. I have not received a call back yet! They will only contact you if your fees are late even one day! I really wonder what they are doing with all of that money! As they are certainly not doing their job! HOA fees in the community is $300+!!! I was waiting to talk to a representative for over two hours. When I called in I was "caller 3".

First off, my association was under Associa for about 1.5 years and if I ask that you consider what I am saying seriously. They are absolutely the worst property management company on the planet. I can document that their staff is totally unprepared. In the nearly 18 months under them we had 7, yes, count them, 7 CAMS. One of them only lasted 2 weeks. They will tell you one thing and then either forget about it, mishandle it, or just outright ignore you. There staff is ill trained if they are trained at all. Turnover is the only consistent item for them. They use a software called TownSq and it is completely inadequate. Not because of TownSq, but the way that Associa uses it. In 2020 we received 11 financials, and more than half of them were found to be not final versions, yet they represented to us that they were. In 2021 they found the problem and presented them to us, but a year later. For our budget meeting they totally misrepresented 5 of our reserves for the end of the year numbers. Picking them as your management company would not only be a mistake for you and your association, but for any of the vendors you chose, for the owners of your units, and for your nerves. Bottom line is this: we were promised welcome packets to be delivered in two weeks, it took two months. We went from a management company managing our association, to working for the association because of their inadequacies, to managing the management company. STAY AWAY FROM THEM!! read more

I live in South Knolls in Jackson, NJ. We have a Community Manager and Assistant that do not respond to emails or voice mails. In addition, they make decisions that are not theirs to make. I just finished a week long "war" over my daughters gate sticker. She was arbitrarily deactivated as the office apparently lost some of her paperwork 18 months later. This became our problem. The Assistant wanted her to take time off of work to come into the office. She is a school teacher, not an option. They don't understand that they work for us not vice versa. The current staff needs to go. I am requesting that the Association replace Associa! read more

As a HOA board member, let me warn you about hiring Associa. We listened to the sales person and were impressed. Immediately after signing the contract, the problems started. In two years, they never answered the phone, rarely responded to emails and dropped the ball on every responsibility other than providing Town Square to communicate to our subdivision. Have some common sense and run your company like a true business and do what's BEST for the homeowners YOU SERVE. My dad has alzheimer's and when it became clear he could no longer handle is affairs I began to assist with his finances. He was late on his HOA dues to the point a lien was placed on his townhouse. Once I was aware of this, I immediately paid the delinquent dues, fees, and penalties which was over a year ago. As my dad's alzheimer's worsened, it was clear we need to sell his property for his care. Through this process, we determined Associa never release the lien. I have been trying for months to get this resolved with Associa. Today, I spoke with an individual by the name of Mika. When I explained the situation, he stated my dad's account reflected a zero balance and didn't understand why there would still be a lien. He stated it was probably an error on my part. I explained my dad's attorney and the title company have confirmed the lien. He then stated "they must be lazy and didn't read the document correctly because my record does not show it." I asked what needed to be done as I didn't believe the attorney and title were wrong. He said he didn't know and would have to check into it. I asked him when someone would call me back. He said, he didn't know. I asked to speak with a supervisor and he laughed. I told him, I didn't think it was funny because my dad was a veteran with alzheimer's and we needed to sell the house for my dad's care. He then told me "well I think it's funny." I was mortified. I asked for his supervisor's name. He laughed again. He gave me her name but refused to give me her phone number or email address. I told him this must be resolved. He then hung up on me. How is it acceptable for a company to treat their customers or even another human being in such a manner. Would give a zero if had the option to. Had a water leak from May 1 2024. HOA claims it was repaired June 18th 2024. We have zero proof of this as site manager and Associa person has refused to give us a name, If indeed repair was made then someone had gone into unit prior to abatement being done. Also repair was very unprofessionally done. Site manager called another company in to open up wall and only after they were in were they told there is asbestos in unit..well they packed up and left..Site manager told them "well guess i need to stay and do some work here" so who did the do called repair?? plumber or manager?? nobody is saying. Entire stack was to be replaced as old cast iron pipe is falling apart..So here we are 6/25 and still can't return to our home..Our ins. won't assist us as slow leak not a burst pipe. Luckily I have legal help waiting in the wings..This situation is beyond words..Worst customer service i have ever seen. Their tactics in Houston, Texas, are unscrupulous, and they do not deserve even one star. During the COVID 19 pandemic, they are busy writing up homeowners for trivial things like having Christmas lights (which are a worldwide symbol of hope for this virus) and having a few items in the driveway. However, they have done NOTHING to protect the public in their parks as required by the City. In a heartbeat, they will turn you over to a lawyer and your account is billed for trumped-up legal fees without your knowledge, not to mention the threatening letters. They chisel fees from homeowners, but they are not going to remove the nets from the basketball courts and barricade the playgrounds for social distancing to protect residents. Why that might cost them $10. In it together? Not with this HOA! read more

We recently switched to Associa and they have been terrible. 1) we have a huge plumbing problem in the common pipes. I contacted the office and they said that they're looking for estimates and have been unresponsive throughout. Going on week 3 now without any access to our shower. I even found a plumbing company that we could use and the company was unable to give me approval to move forward. 2) we have a dangerous beehive above our unit and reached out to Associa 8 days ago with NO response. We had the absolute WORST customer service from Jessica Davis she was combative, rude, degrading, raised her voice and when we went to raise our voice to be heard she raised it even more! We bought property a year ago (12/20 in Summit Ridge unit 4 and was lied to by the realtor who sold us the property regarding the restrictions so when we got the governing documents you could imagine how we felt when we saw the details. For over a year now we have received incorrect and false information from this company and then today was the final straw! I even asked to speak to her supervisor and she denied that saying it wasn't necessary! I should've recorded this conversation it was the WORST I've ever experience. read more
