    If there was half a star I would give it... Beyond frustrating dealing with this management company. My car has been burglarized four times in four years in the same spot and there is no relief insight. Complained to the association dozens of times, attended board meetings, tried everything but no relief. Leadership is sorely lacking and the lack of urgency to the current state of security at 400 keawe is alarming. More crime expected as the state adjunct warned in the news, yet nobody at associa seems to get it. I guess they are waiting for a home invasion or a child to get kidnapped before reality sets in? Very dissapointed. Additionally... The appearance of the property is beyond unacceptable. The plants are dead and when I complained i was told they are fine by the resident manager. See for yourself. These pictures are current. Unbelievable that a company this large has such bad operational behavior and practices. Not a fan at all.

Blinds, light bulbs, toilet seats, and yard work. The house had outdated everything and there were very visible patches on the walls and it was spot painted. It was also not cleaned professionally before we moved in and there were some leftover belongings from the previous tenant. Maintenance was hit and miss. They were all nice but we had a lot of repeat issues from shoddy work. They raised the rent beyond what we felt the house was worth in its current condition so we cut out, but the proposed rates are comparable in the area so we can't complain. It is what it is. Our PMs were generally good to us but there is high turnover so I lost count how many we went through. Our biggest complaint is their partnership with Conservice. The worst part of our entire experience was dealing with these horrible people. Also, it does suck that we can relinquish full possession of the property two weeks before our contract is up and they can charge us rent for those two weeks. I did learn in all of this that the bad reviews are either from residents who did serious damage but won't take responsibility, or good honest people who got super unlucky with a bad maintenance tech at move-out. We got extremely lucky and had a decent human being do our move-out inspection, but we left the house in pretty immaculate condition and did zero damage and did a lot of our own maintenance. I showed up to the inspection, asked and answered questions, and had followed all of the guidance from our PM i got months before we bailed. I would say, it's a dice throw to rent from AH4R. If you're going to- play by the rules, be decent, WEAR OUT YOUR PM WITH QUESTIONS, don't damage the property and pay for it if you do. And show up to your inspection. This won't guarantee anything but it will certainly help tip the scale in your favor.

The home is nice; the area is nice...but dealing with this company has been horrible. Upon moving in, we had to pay a cleaning fee for when we leave but the home was not clean when we moved in. I have been hit with several $450 attorney fee for my account being referred to eviction status due to the rent being late...less than 30 days...more than 15. My rent has been late due to me losing income...which is not their problem but an eviction "referral" with the rent not being over 30 days late is unheard of to me. My rent was paid this month on the 7th due to a mix-up of my own with my bank account. I received a letter on my door today, the 12th, for a notice to vacate or pay. When I called, I was told I can disregard the notice but still have to pay the courier fee despite my rent being paid before the notice was sent. I don't understand why not tell the courier not to come out because they have received the funds. My property manager has sent me an email on two occasions that stated due to a new company policy ...anyone who has been referred to eviction had to vacate the property immediately and they will not accept any payments. Then days later sent an email stating the rent was past due and to pay immediately...WTH! I made the property manager aware that we have a legal binding contract (the lease) and that a new company policy, that I was not given a copy of, does not override the lease and what she was doing was illegal. Keep in mind, I never received any attorney documents stating I was being evicted...just an email notice and the fee posted on my online account. This company is horribly managed!

    Unsafe Living Conditions & No Response from Management…read more We moved into a FirstKey Homes property in Edmond, OK and within the first week experienced multiple serious issues. The home was delivered in unsanitary condition (used hygiene items, rusted razors, debris left behind). We were told to email proof -- we did -- and never received a response. We were also promised a cleaning voucher that was never provided. Shortly after move-in, the AC stopped working. It took 3 days of repeated calls and indoor temperatures over 85°F before it was finally fixed. Now we are dealing with a sewer backup where wastewater is filling the bathtub and shower and affecting toilet function. We were told this is "not an emergency" and to wait -- despite this being a clear health hazard. We have contacted multiple representatives (Jason, Rhonda Brown, Mary, Terry, etc.) and sent multiple emails with no follow-up. Under Oklahoma tenant law, landlords are required to maintain safe, sanitary, and habitable conditions. This has not been met. At nearly $1,900/month, the lack of response, unsafe conditions, and failure to address serious maintenance issues is unacceptable. Proceed with caution when renting from this company.

The house I was in also had major foundation problems and the homeowner admitted to repainting and redoing the flooring to cover up the foundation problems. I called Signature Leasing when the back splash in the kitchen had separated from the wall by 2 inches, due to the foundation problems, and their answer was to try to Superglue the backsplash back to the wall. Obviously, that did not work out well! When I moved out, they charged me for all types of things that were normal wear and tear and then charged me, per the homeowner, for painting and new flooring, when the homeowner himself told me he would have to replace the flooring and repaint due to the foudation problems. I will also add that the house was not repainted or the floors repaired when I moved in. There were numerous cracks in the sheetrock and in the ceramic flooring due to foundation prioblems.

During our entire tenancy, we made every effort to be low-maintenance, respectful tenants who took care of the home. Unfortunately, none of that seemed to matter in the end. Out of our $2,550 security deposit, we were refunded just $145. I did not expect every dollar back after six years--but I absolutely expected a fair and reasonable return. What we received instead was a list of inflated, questionable, and frankly unjustifiable charges. Before moving out, we paid approximately $400 for a professional deep cleaning. Despite that, Butler charged us an additional $455 for cleaning. They also charged $375 to mow the yard--even though it had already been mowed the week after we vacated (delayed only due to rain). We were billed $350 for carpet cleaning, despite the carpets having already been cleaned--and even more concerning, the new listing for the home proudly advertises brand new LVP flooring throughout. So we were charged to clean carpet that was immediately torn out. It doesn't stop there. We were charged $655 for "broken" blinds. Many of those blinds were documented as non-functioning when we moved in, and the rest simply needed to be straightened--not replaced. On top of that, we were billed $98 for light bulbs and $80 for air filters--items we consistently replaced during our tenancy. After multiple back-and-forth emails, Butler refused to provide any meaningful resolution and ultimately claimed the homeowner decided not to return any additional portion of our deposit. It's hard to believe that decision was made with full transparency, given how excessive and questionable these charges are. At best, this feels like gross mismanagement. At worst, it feels like our deposit was used to fund upgrades and prepare the property for the next tenant at our expense. After six years of being responsible tenants, this was an incredibly disappointing and frustrating experience. I would strongly caution anyone considering renting under Butler's management to document everything thoroughly--and to be prepared for a difficult move-out process.

Now we are exploring purchasing a rental property ourselves, and we wouldn't want anyone other than Butler to manage it. Highly recommended!
