    We are currently renting from FirstKey Homes. We have had multiple issues with this home since resigning our lease last year in October. First issue: Our home was without heat for 26 days from mid-January to mid-February. During the ice storm and the snowstorm that we had. We had my young stepchildren (5&8) staying at the home with us during the ice storm. FKH sent out 3 different vendors for quotes before finally agreeing to pay and replace the unit. I had to miss 7 days of work to deal with this issue, and it has put me behind. I had to call and demand portable heaters for our home; they were not freely offered. They only provided three units, each covering 200-300sqft. Our home is 2400sqft, which left majority of our home with no heat. We were given instructions via email to not sleep with fireplaces or portable heaters on. Most days we woke up to a 51-degree home. Our power and gas bill were largely impacted by this as well. FHK told me I have to reach out to the utility companies to request a credit instead of just doing the right thing and compensating us for the difference. Second Issue: We noticed a leak in our garage on 12/11/25. FKH sent out an employee to check out the leak. He told me we did not have a leak but that our a/c unit drip pan upstairs was overflowing. He said he had cleaned the drain lines and drained the water but that it was fixed. Told me to give it a few days then check and make sure the garage had dried and they would send out someone to repair the sheetrock. We checked it a couple days later and there was even more water on the floor. They sent out a second company to come check it out. They told me that we did in fact have a leak on our hot water line from the water heater. Told me they fixed it and to check in a week or so to make sure everything dried out and they would come replace the sheetrock. At this point our front guest bedroom floor was SATURATED. When you walked on the carper, water came over your foot. We let them know they said it would dry then they would send out a carpet cleaning company. They did not provide a fan or any way to circulate air to dry out the carpet. We checked the garage a week later and there was even more water. FKH sent out the same company, he told me the other guys missed something but that it was finally fixed and no more leak. At this point we had to throw away personal property from our garage that had been saturated and started growing mold. Our front guest bedroom smelled like mold. We asked that they have someone come out to assess the damage and make any repairs. They sent out multiple vendors for quotes... again. Someone came out to clean the carpet. Then another vendor came out to stretch the carpet and lay it back down, as well as sand down over the mold growing on the baseboards and put a fresh coat of paint on top of it (this was on January 28th). My husband went into our guest bedroom on 3/10/2026 and heard water but didn't know from where so he looked in the garage and it was dry. He checked our crawlspace/basement, and our hot water line has been POURING water. Our floor joists are soaked and covered in mold; the insulation is falling from the ceiling. We have now had 2 vendors come out to check out the issue and give their bids and we still do not have a solution while we are stuck breathing in mold. I'm positive our water bill and gas bill will reflect this. FKH does not treat these emergency situations as emergencies and leaves tenants in uninhabitable homes.

    FirstKey Homes has been the most unprofessional and mismanaged rental company I have ever dealt with in Texas. My experience with them began in November 2021, and it has been nothing but stress, negligence, and financial harm. When I signed my lease, I was given a code to enter the property. I brought in my luggage, groceries, and a few items to store in the garage ahead of my movers arriving two days later. Immediately upon entering, I noticed a strong foul odor coming from the carpet that I was told would be cleaned. The walls were dirty, covered in spots and handprints, and it was clear the home had not been freshly painted or properly prepared. I called my assigned property manager and left a detailed voicemail -- she never returned my call. The next day, I returned to the house and found the property had been vandalized. My luggage was opened with clothes thrown everywhere, several expensive items were missing, my groceries had been removed from the refrigerator and cabinets, and the items I stored in the garage were taken out. When I contacted the leasing office to report the break-in, I was told the truth: they had never completed the official move-out from the previous tenant and should never have given me access to the home. They admitted they hired a clean-out company the same day they gave me the key, and that company assumed my belongings belonged to the previous tenant, resulting in my property being stolen, thrown away, or damaged. It took three days to get back the items they retrieved, and they had to reimburse me for groceries and belongings that were not returned. When I officially moved in, I discovered someone had been inside the home again. This time there was plastic covering the carpets and painters tape all over the walls -- yet no painting had been completed at all. They attempted to paint after I had already taken possession of the unit, and the painters simply prepped the house and left. The home was never properly painted. During my tenancy, the property continued to deteriorate. A foundation shift caused the home to literally split, creating major cracks inside and outside. Marble countertops shattered. Shower drains repeatedly backed up. I submitted work order after work order, and most of these issues were never resolved. Then, 30 days before the end of my lease -- after I had already given them proper 60-day notice to vacate -- they notified me they were finally planning to repair the foundation. The repair would require ripping up the carpet in the living and dining rooms and would take an estimated two weeks. I declined because these were long-standing issues I reported months prior, and I was not going to have my household disrupted right before moving out. I moved out two weeks ahead of schedule but continued checking the property for mail. That's when I found an eviction notice posted on the door. They attempted to evict me for "late rent" that had already been paid and for outrageous attorney fees. I called FirstKey Homes and their attorney repeatedly -- no response. When I showed up to court, I learned they had dismissed the case without notifying me. Nearly a year and a half later, I checked my credit report and saw a collection account from HL Collections for over $3,000 on behalf of FirstKey Homes. They are falsely charging me for "deep carpet cleaning," painting, clean-out fees, and attorney fees from the eviction they dismissed. But I have receipts. I have photo documentation of the home on the day I moved in and the day I moved out -- showing the exact condition of the property, including that I left it in clean and acceptable condition under circumstances they created through negligence and mismanagement. I am filing a complaint with the Better Business Bureau, submitting reviews across all platforms, and have already contacted an attorney. I will be pursuing a civil claim, and this erroneous collection account will be removed from my credit. Consumers deserve to know how this company operates. My experience was unacceptable, costly, and deeply mishandled at every stage.

    Deceptive Charges, No Accountability We had a family emergency and canceled a black mold repair. Got email confirmation--but FirstKey still charged us $105, claiming the work was done. It wasn't. We had to reopen the request. Late fees followed. The local office never returns calls, and complaints go right back to them. A contractor told us we'd only be charged minimal fees at move-out. Instead, we were hit with: $700 for trash $300 for lawn care (not listed) $35 per blind $100 late fee after being told no fee would apply Photos included items we didn't leave, like flamingo lights already there and stuff that likely blew in during storms. We had paid for yard cleanup. We got 5 days to dispute a late invoice, and no one returned our calls--until Friday evening, with no help offered. We were threatened with collections. They ignore their own Code of Ethics and take no responsibility. Avoid at all costs.

    DO NOT RENT HERE - Completely Unlivable Conditions and Terrible Management I cannot stress this enough: avoid this property at all costs. The home was completely uninhabitable from the moment I moved in. There were holes in the ground, unfinished maintenance, and serious foundation issues. One of the rooms literally had fungus growing through the floor, and there was black mold due to plumbing problems that were never addressed. Despite reaching out multiple times, I received no callback. I was repeatedly denied access to speak with a supervisor or anyone in charge. The staff was completely unhelpful and dismissive of the dangerous living conditions. When I finally decided I couldn't live there anymore, they refused to let me out of the lease, even though the unit clearly violated basic health and safety standards. I was forced to pay another full month of rent just to protect my credit, even though I couldn't stay there due to the severe issues. This was an absolute nightmare. Save yourself the stress, health risks, and money--stay far away from this place.

    This company is absolutely horrible. I am dealing with major foundation issues in my home that are getting worse by the day, and First Key Homes couldn't care less. I've submitted multiple maintenance requests, and they've been completely ignored. The maintenance reps I've spoken with are rude, unhelpful, and couldn't care less about fixing anything. The conditions in this house are dangerous and unbearable, yet I'm still paying an absurd amount in rent for a place that isn't even safe to live in. First Key Homes doesn't give a damn about the safety or well-being of its tenants. They never offered any rent reduction or compensation, despite these ongoing issues. As an active-duty service member, I'm disgusted that I fight for a country that allows corporations like this to treat people like dirt. It's beyond frustrating, and I'm absolutely fed up. I'm taking this to court because I refuse to let First Key Homes get away with this. I just want my house fixed, but at this point, I'd be better off paying less rent somewhere that isn't falling apart. Do yourself a favor and NEVER rent from them.

    I cannot give 0 stars. That is how bad this company is. If you rent from them you may need to retain a lawyer fyi! Avoid this company!!!!!

Blinds, light bulbs, toilet seats, and yard work. The house had outdated everything and there were very visible patches on the walls and it was spot painted. It was also not cleaned professionally before we moved in and there were some leftover belongings from the previous tenant. Maintenance was hit and miss. They were all nice but we had a lot of repeat issues from shoddy work. They raised the rent beyond what we felt the house was worth in its current condition so we cut out, but the proposed rates are comparable in the area so we can't complain. It is what it is. Our PMs were generally good to us but there is high turnover so I lost count how many we went through. Our biggest complaint is their partnership with Conservice. The worst part of our entire experience was dealing with these horrible people. Also, it does suck that we can relinquish full possession of the property two weeks before our contract is up and they can charge us rent for those two weeks. I did learn in all of this that the bad reviews are either from residents who did serious damage but won't take responsibility, or good honest people who got super unlucky with a bad maintenance tech at move-out. We got extremely lucky and had a decent human being do our move-out inspection, but we left the house in pretty immaculate condition and did zero damage and did a lot of our own maintenance. I showed up to the inspection, asked and answered questions, and had followed all of the guidance from our PM i got months before we bailed. I would say, it's a dice throw to rent from AH4R. If you're going to- play by the rules, be decent, WEAR OUT YOUR PM WITH QUESTIONS, don't damage the property and pay for it if you do. And show up to your inspection. This won't guarantee anything but it will certainly help tip the scale in your favor.

The home is nice; the area is nice...but dealing with this company has been horrible. Upon moving in, we had to pay a cleaning fee for when we leave but the home was not clean when we moved in. I have been hit with several $450 attorney fee for my account being referred to eviction status due to the rent being late...less than 30 days...more than 15. My rent has been late due to me losing income...which is not their problem but an eviction "referral" with the rent not being over 30 days late is unheard of to me. My rent was paid this month on the 7th due to a mix-up of my own with my bank account. I received a letter on my door today, the 12th, for a notice to vacate or pay. When I called, I was told I can disregard the notice but still have to pay the courier fee despite my rent being paid before the notice was sent. I don't understand why not tell the courier not to come out because they have received the funds. My property manager has sent me an email on two occasions that stated due to a new company policy ...anyone who has been referred to eviction had to vacate the property immediately and they will not accept any payments. Then days later sent an email stating the rent was past due and to pay immediately...WTH! I made the property manager aware that we have a legal binding contract (the lease) and that a new company policy, that I was not given a copy of, does not override the lease and what she was doing was illegal. Keep in mind, I never received any attorney documents stating I was being evicted...just an email notice and the fee posted on my online account. This company is horribly managed!

The house I was in also had major foundation problems and the homeowner admitted to repainting and redoing the flooring to cover up the foundation problems. I called Signature Leasing when the back splash in the kitchen had separated from the wall by 2 inches, due to the foundation problems, and their answer was to try to Superglue the backsplash back to the wall. Obviously, that did not work out well! When I moved out, they charged me for all types of things that were normal wear and tear and then charged me, per the homeowner, for painting and new flooring, when the homeowner himself told me he would have to replace the flooring and repaint due to the foudation problems. I will also add that the house was not repainted or the floors repaired when I moved in. There were numerous cracks in the sheetrock and in the ceramic flooring due to foundation prioblems.
