Tring to down scale, I cannot even work in my own driveway without getting dinged and a mountain of fees and charges. Working in my yard preparing for a new roof, I braced the fence gate open, YES! DING, and called it a courtesy notice with charges and fees. My neighbor was mowing his lawn; house was up for sale. He pulled the sign out in order to mow, DING! NOTICE WITH CHARGES. He had put the sign back in the yard, TOO LATE!!! Not an ethical business practice. Home office is in Las Vegas, NV. That says it all!!! Need I say more. Padding their bank accounts! Paperwork is generated (3 letters) all on the same day and all sent on the same day. They use TownSquare as THE go-to place for all communication, but their settings are set so that any & all requests that a community might lodge through that application or platform are only seen by a selected few & not community wide so that we can actually see what's going on with requests & what kind of request are being lodged & then at the annual meeting they just bloviatingly brag about & bemoan the Loads& Loads & Loads & overwhelming loads of request that supposedly come in to TownSquare - but there's no proof you see because well privacy, concerns, & considerations have to be protected. Here's how any request is handled by the glorious and illustrious Goodman & Company via the blackhole of TownSquare: A community member fills out the online form & submit a request, Then it gets handled by some helpdesk somewhere who say they're assigning it over to your designated property manager , That property manager response?, well...it's always "your request has been received & we're forwarding it over to the HOA board for review". But does any of that really happen? I don't think so.. & then?.... your request is promptly closed as if they've absolutely done something when they've done absolutely nothing but shuffle papers around just eVirtually but with out the virtue. Goodwin & Co has managed our HOA for the past few years. Our experience has been extremely negative. Our property has been thrown around to different managers, with no true "warehouse" with files. If we ask any questions about vendor contracts, prior inspection reports, etc. we are given the answer "I don't know" or I don't have the file it must be in an old manager's email. Managers are horrible with communication and do not keep up with any projects. Board members have to micro-manage and basically do all of the work for anything to get done. If you have a question about your financials or your money, they will send you in circles and refuse to let you speak to a member of accounting who will answer your questions. If you escalate, members of management are extremely rude and condescending. We will no longer be using Goodwin as our property manager. If you want to pay money to be ignored, be forced to do the work yourself, and treated disrespectfully, then go for it. I wouldn't recommend this management company if they were the last one in existence. read more

Goodwin & Co are the management firm for our HOA. They do not use common sense business practices when collecting past due accounts. Although they have customer mailing and email addresses and phone numbers they opt to only use US Mail. As a general rule of best practices the business community contacts their customers by all means to ensure payment is made in an expeditious way. Not with Goodwin. They send mail with no follow-up via the other two means when no response. By far the absolute worst HOA Company I've ever dealt with. Cant get a hold of anyone you will not get any answers they will cheat and still your money. Recently I've sold my house, they double charged me for the month of July HOA, had to pay assessment fees that was charged me and is not due till September however I've sold my house on July 14, the company charged $170 for replacing name on the HOA file, $747 for one piece of printed letter for the title company. You'll notice they won't reply to this review because they know it is true as I provided the 'receipts' when I went through the agonizing task of dealing with then. Additinally, they sent an email threatening legal action the day after my 2025 update. Stay away from these people - they are litigous and threatening while they accuse you of the same. It is really a 'gaslighting' event to interact woth them. They have no leg to stand on and know their property managers are terrible people. 2025 update: PM initials CH has replaced T. Although she seemed better at first, it is clear she is 100% irredeemably worthless unethical idiot as well. She lied to me several times and accused me of being 'argumentative' when I was simply and politely asking for additional information, which she then refused to provide. If you ever see her resume, put it in the shredder. She is a liar and a gaslighter who does not operate ethically. Maybe community manager initials SB can replace her as she displays the same failing characteristics of other failed property managers who need to find other lines of work. Pre 2025: PM initials TC (now fired likely for poor performance) was entrusted by my HOA to handle the mitigation and repair work after community property caused a leak into my unit. After months of delays, I had to escalate to her manager and my HOA board to make any progress. After discussing with the Board, it turns out that she was not communicating any of the ongoing issues to the board. She had been telling me she was communicating issues to the Board - an utter lie. When the board stepped into make progress and then passed the onus for managing the repairs back to T, she repeatedly failed at the most basic tasks. That includes calling to schedule quotes and even failed to provide me with the names to make the calls. T's failed to promptly and effectively address the necessary mitigation, solicit bids, and oversee repairs following the Board's approval. It remains unclear whether this lapse stems from sheer incompetence, negligence, or intentional delays brought about due to my rebuttal of recurring falsehoods in her emails with her management and my stated intention to provide a full review of her performance to Goodwin management. What is unmistakable is that had the project been managed with even a modicum of diligence and urgency from the outset, the repairs would have been concluded by now, sparing me the expense of an additional month's rent. To illustrate her lack of initiative, upon her managements intervention and removal of T from the repair project management, bids were promptly solicited, and significant progress was achieved within a single day. Regrettably, undue time was squandered under T's mismanagement of the project. I advise Goodwin to remove T as she is either incompetent or if intentionally delaying repairs for members of her community. There is no middle ground as this is such a clear cut issue. read more

Worse service ever. Sold my house and moved. I have provided our new address multiple times without success. The DFW manager, Chelsea does not respond to emails. My title company mailed out our check and the buyers check in the same envelop. They received the buyers check but denied getting ours. Title company sent a new check - they cannot find that one. She won't respond and after spending hours trying to get a new contact, I am denied any other person to work with and still the issues are not corrected. I tried chat and they merely disconnect when I ask for another person instead of Chelsea. This could be so much easier if Chelsea responded to emails with answers. read more

Horrible. Period. What everyone else has posted is definitely true. They call us non-compliant, but they are non-responsive. AVOID THIS HOA at all costs. We were cited this summer for our grass being dead (inserts sarcasm: Dallas, TX summer average temp 105?). We were told we needed to re-sod. We did. My husband planted $800.00 worth of grass in our front yard. Re-sodding in July requires water; and lots of it. So we watered and the grass has started to take root. It is now the spring and with the recent rains, the grass is finally starting to grow. We have received letters complaining about the appearance of the yard each Monday for the past three weeks, EVEN AFTER MY HUSBAND MOWS. We don't take pictures when he mows, but perhaps we will after he is released from the hospital from having a bout with high blood pressure after reading their last letter. He's been there for six days, but I'm sure they don't want to pay that expense??? This is out of control. I've tried calling Goodwin to let them know that we are not being non-complaint, but they are simply trolling us. But yet, the home across from me has unsightly window blinds and ragged curtains facing the street (for the past four years that we've been here), and they are running a orange extension cord out of that very window, but nothing has changed. Meanwhile, the three times I have called them, no one has answered. I tried the automatic call back and when the call came through, no one said anything, even though I knew it was their company because I've saved their phone number in my phone. They are always experiencing high call volume. Could it be that it is because of their terrible business practices? ...and if mowing is such an issue, why not raise the HOA fee and provide that service for our subdivision, so that it will look uniform? I'm sure the 30+ homes in Windridge Estates Dallas, paying at least $350/year, deserve more than two wreaths at Christmas time at the entrance, and seasonal flowers at springtime? Or would that take someone's job? Riding around taking pictures? Stop harassing us and repair some of the health hazards aka sidewalks in the neighborhood. If any community is exploring for "the best in community solutions," the LAST company you should consider is Goodwin & Co.! Some 5 or so years ago, in my small home community of 97 Garden homes in East Plano, Texas, called Peachtree Village, where many of our residents are retired and living on fixed incomes, a small group of people illegitimately usurped control of our HOA Board with the direct help of Goodwin & Co., likely because they were way overly concerned about the shifting demographics of our community from a nearly all white population to an even mix of Latino, Asian, Black and white residents. Even though our original HOA documents, specifically, define our HOA as a a NON-PROFIT corporation, Goodwin & Co. came in and assisted several "Boards" since then to shift the entire focus of their duties AWAY from what the same Articles of Incorporation state is the general purpose for creating our HOA in the first place--to take care of our Common Areas (a greenbelt, the private streets our homes are located on, some auxiliary parking, a few sidewalks and some retaining walls), all of which are now in a horrible state of disrepair! Instead of spending the 10s or $1000s the HOA had collected over the years on the real needs of our community, after Goodwin & Co. took over, almost all they did on behalf of the "Board" was to mount a very aggressive and invasive (and most likely, illegal) spying campaign on our private homes in order to generate all sorts of highly subjective allegations of having committed "violations," which were then very selectively enforced, followed up by threatening letters of fines, up to $500.00. Moreover, Goodwin & Co. also charged the accused homeowners an extra $25 per letter, and if not paid by a certain date, late fees on top of that! Of course, Goodwin & Co. not only collected a handsome general service fee each month, but a sizable percentage of each fine they collected! To make matters worse, they began pushing our Board to increase our monthly dues which, had it not been for the fact we had already reached our CCR's maximum, they would have surely done so, even though the majority of our residents are struggling just to make ends meet, as food and utility prices are rising, while they are worrying about whether or not their social security checks are in jeopardy! When some of us homeowners began to realize how Goodwin & Co. was, callously and deliberately, doing all they could to extract from us for every dollar they could, all the while, we've been having to drive around ever-enlarging potholes on the small streets leading to our homes, and organized to call them to account and tried to replace the "Board" they had placed in power, they used OUR HOA funds to mount a vicious, misinformation campaign against our nominees, in order to frighten our neighbors into thinking all hell would break loose unless we re-elected the same people. But just to be sure if that didn't work, of course, Goodwin & Co. conducted the entire board election, including the ballot count, with the name of THEIR chosen "President" printed on the proxies used OUR money to pay for his campaign letter mail outs with all sorts of lies and misinformation about the opposing candidates. Of course, we're doing everything we can to hold them accountable though, so far, Goodwin & Co., who possess all of our HOA records, have blocked us from inspecting them (which is a right, not a privilege, according to Texas Property Code Law), and we need that evidence to present to Law Enforcement whom we hope will, eventually, indict them for their role as accomplices in the manipulation of our HOA and the resulting misappropriation of our funds, just so they can make a profit! It's not clear to us if there are any honest HOA management companies out there who would actually serve the interests of all the PEOPLE who live in a given community, but we have learned from bitter experience Goodwin & Co. is definitely not one of them! Our condo complex abandoned Goodwin a few months ago. They were just basically non existent. My friend lives in another , much smaller complex, that is also under their "care". They refused to allow their HOA to hire any roofers and they sent their own. They took off wrong parts, and then just disappeared. As for me, I have my dues automatically sent at the end of the previous month. I had forgotten to change the info on my auto pay, so Goodwin got my $340 on 9/28, when it should have gone to another company. I called them yesterday and they very politely lied to me. They said the payment to them would automatically be sent to the new company. They haven't done anything. . We have never really had a good company ,and depending on the size of your property, self-management works if you have neighbors who are willing to help. We have been harassed multiple times for things that do not violate our HOA Bylaws. They also love to send out certified letter and then charge you astronomical prices for sending them even though you never receive them and there is no signature or proof that we reviewed them. They just claim they sent to, one of their many ways they strong arm homeowners to make a profit. They also fail to give any formal appeal process, just respond to you telling you that you have to do what they say or they will fine you. BEWARE!! Unethical property managers who are either uninformed or blatantly dishonest! A property manager from Goodwin attempted to subvert the "will of the people" of my community. She started our HOA board meeting by immediately attempting to block nominations of homeowners interested in running for our HOA board elections. She attempted to stop and postpone the election all together after seeing that enough proxy votes were brought by community members to completely replace the current 5 board members who not only employed her services but allow her to manage both the board and our community uncontested. She attempted to undermined our election process and intentionally misrepresented CCR's to validate her actions against our proper election process. She has verbally attacked homeowners using profanity and personal insults. She improperly insisted on tabulating the votes outside of the meeting even thought she has a vested interest in outcome of the vote since the current board members staying in place will assure her position as property manager of our community. The majority of homeowners clearly expressed an interest in her immediate removal of serving as property manager of the community upon election of new board members. In a desperate effort to protect her control over our community and employment by our community she claimed that the proxy forms provided for votes against the current board could be fraudulent and declared that she had to verify each proxy with the homeowner before acknowledging their legitimate vote. She attempted to say that we didn't have quorum to vote even though she stated that we made quorum when she begin the meeting. She tried to discredit proxy votes against the current board members while protecting the legitimacy of those provided by the current board members. She also claimed to have additional proxy forms in her email that would increase the total number of votes for current board members even though the rules stipulate that all proxy forms are to be mailed or emailed prior to the annual board meeting or delivered at the start of the meeting in person. The count of proxy votes were in favor of the current board being removed and replaced by 5 eligible homeowners and Michelle Burr was so desperate to steal our election that she called the Police on the 10 homeowners who were present and demanding to hold the election and vote and receive the tabulations of all votes just have we always have. Needless to say... we were not provided an official vote count and I'm sure that Michelle will do whatever she can to sway the vote so she can protect her job. Overall, despite 4 managers in 2-years, Goodwin has remained an okay company that manages the property I own in. However, our current property manager, George Locus, has tanked my opinion of the company. I co-own a unit with my husband and we have had an ongoing plumbing issue. George has refused to communicate with me. He will not respond to my communication and lied that he brought my issue to the board (they had no idea when I asked them personally about my issue). He will only communicate with my husband and the all-male board at my complex. I find this beyond disrespectful and frankly disgusting. If you cannot address an issue coming from a female owner in the property you manage, you should not be employed. It has now been two weeks with no communication from George. read more

If I could rate a negative 1 star I would. This company is awful. Crooks, criminals, and downright harassment is what you get from them. Apparently, everyone else thinks that as well. Not sure why they are still in business. They sent me 2 violations to remove uhaul containers from my driveway. There are no uhaul containers in my driveway. They took a picture of my neighbor's house who had the containers sitting there for 3 months and then sent me the violation twice and discussed legal action. Then they sent me a parking violation for a car that was parked the wrong direction in the street in front of my house. It was not even my car. What do they want me to do about it? Why assume it was my car? The intelligent people at that office did not even get a picture of the license plate. Another time I was sent a violation for having my garbage can at the end of my driveway the next morning after the garbage man had come for the trash. Sorry I was a few hours late bringing it back in! It was raining, dark, and cold. I did not feel like dragging it through the mud to the back of the house. I waited until the next morning to get it and to my surprise there is already a Goodwin&Co agent taking pictures of it at 9:30am. If you even sneeze wrong under this HOA company, beware, you may get a violation for sneezing too loud. read more

They are totally unresponsive to any request or question. They do not seem to understand the property code and what that entails as far as rights are concerned. This is a real estate management company. As a Home Owners Association, it is a complete failure. I would give it negative 100 stars if it were possible. They do not respond to emails or phone calls. Have a maintenance request? No answer. Need documents for an insurance claim? No answer. Need to replace an entry gate remote? No answer. Need documents for a resale? No answer. They collect monthly fees and promise community improvements and do absolutely nothing. Where does the money go? We decided to get out and sell our rental condo and they charged $725 (!!!) for a resale certificate. The title company had to request the documents because our repeated requests went unanswered. It is the worst HOA I have ever encountered, and I do not say that lightly because there are some really bad ones out there. But Goodwin is the worst. Goodwin & Co is the HOA Management company for my neighborhood. I have been trying to get a pool access card for weeks. Followed their protocols for getting a card. -Emailed Tuesday 5/31 with the required access request form. They responded the next day that it was received and would be processed soon. -Emailed again Thursday 6/9 after not getting any response, asking if there was any progression after a week and a half. No response. -Emailed Sondra, the Community Association Manager on Monday 6/13, asking if she could help. She responded almost immediately, but just forwarded me to the same amenity email I had been contacting up to that point. -I called Monday 6/20, a week later after still no progress on the card. Was told to expect an email soon about how to get my card. I asked if there was anything I could do to make the process quicker, and it was pay the card fee, so I logged in and paid it immediately. -They emailed me Thursday 6/23 and "attached the waiver for your community. Please fill it out and return it" to their email. It is the form I ALREADY completed and emailed with my first message 3 weeks prior to their request. I replied back that I had already sent that form on 5/31 and reattached it to my response. -Today, Monday 6/27, 4 WEEKS AFTER INITIAL EMAIL, I called them again. I went through the prior correspondence and asked what to expect. I was told that it would take 3 business days to process, and that it had only been 2 days since my last email on Thursday. Was told to contact back tomorrow if I haven't heard anything yet. TLDR: Despite me following Goodwin & Co's process to the letter and paying for the pool access card already, 4 weeks and half the summer have gone by since requesting a pool card and I still have not had any progress getting the card.
