Update: The cement barrier was actually the project itself. So as of 4/12, the issue has been resolved, more or less. I want to add that Community Association Manager Kathleen Markland has been very helpful in finally getting this issue resolved. It was communicated that Associa recently underwent new management which was partly why there was such a long delay. Other factors included waiting for the ideal weather temperature to do the project, the priority of projects Associa needed to address, etc. I suggested to Kathleen in the future to communicate all this to clients like myself. If you look at my prior updates to this review, there was a consistent lack of communication and follow-up at Associa that I hope going forward is finally resolved. read more

My husband and I live on a property that is managed by Associa. We've put in several requests via phone, the app (town square), and email since 6/25/2025 and have not received any correspondence to when the issue will be addressed and fixed. It has now been over 2 weeks and there is damage to our property due to the neglect of the matter. This is my first time experiencing an association that does not provide the contact info to the community manager. My previous condo handled everything quick and prompt. It has been 6 months since I contacted the association about having water leaking into my living room. They haven't fixed the roof yet. Preston Payton is the community manager and he has to be the most incompetent person I have ever had to deal with. I have been told that he will call me back 50 times in the period of 6 months that i have been calling. Today I filed claim with Statefarm, they advised to hire somebody to fix the roof. I have lived in my condo for 6 years, having gone through several management companies over the years, one being worse than the other. Associa Chicagoland does not reply back to emails or call you back. The gutters have been leaking so bad since I've lived here, if you're standing on the stoop and it's raining, it's like your standing behind a waterfall. Now in the winter, we have had terrible ice cycles hanging from the gutters all around the porch area and very thick ice on the ground right below the step, I've complained about this, nothing ever gets done. I have neighbors that live across the hall that back into the garage, they leave their car running in the morning to warm it up and the exhaust fumes are coming into the bldg., I've complained about this before, nobody reply's or does anything about it! This is very serious and can be hazardous! They don't care! I thought there were no utility vans allowed to park in the driveways overnight, I've complained that one of the upstairs neighbors, (new tenants) are parking a huge utility van, in the first driveway, it goes from the garage door all the way to the street, I even took a photo and sent it to Associa, guess what, no reply! Our carpets in the hallway are filthy, no one ever comes to clean them, it's a disgrace! I feel like I'm living in the ghetto! If you're considering moving to Lexington Green, I'd think twice about it, with this management company. I've not seen one good review on here for them, all ones, if there was a zero option, I'm sure everyone would check zero. When I reported a water leak from my upstairs neighbor's toilet , I was totally ignored. I called, emailed & sent a message via the app. Never once in 3.4 MONTHS did they respond. I finally got a hold of a board member who asked that it be fixed within 48 hrs, I month went by and still nothing. I had to reach out so many times. The owner of the condo claimed he couldn't afford to repair it so his solution was not to use the toilet, instead he would use a diaper. A grown man said this. Disturbing to say the least. Last I heard they took his word that he fixed it. He was ASKED, did you fix it, he said yes and it was the end. They ignore a water leak complaint but someone else complained about their locker being used and they quickly put up signs in every nook and cranny in the building about vacating the locker or else... Is it possible that priority depends on who is reporting the issue and not the actual situation??? Terrible customer service. Why would you ignore a water leak complaint, for months??!! And I still have to deal with a slum lord that won't repare my ceiling. Had they responded quickly like a water leak should be addressed, I wouldn't have so much damage, it would've been minimal. No, response, no one came out.And I have tons of weeds.I don't know what we're paying all this money for. Then, I submitted an architectural form to get a border approved for my landscaping.And they wanted a plat of survey. Do they do they know what a plaid a survey is? Worst association I have ever interacted with. Has made my family contemplate moving after only owning our home for 2 years. We had sewage from a HOA owned pipe backup into the wall of my husbands home office (he works from home). This was in September of 2022, the pipe was not repaired until November of 2022. It is now February of 2023 and we are still missing an entire wall and our backyard is torn to pieces. Should be able to give a zero. Am now in court due to their non responsiveness to 16 letters n two years. I have resorted to making my payments using tracking with USPS. In doing so, I have proof that checks are not always picked up when they are available at the post office. Also, there are delays in posting the payment from when the check was picked up at the post office. In one case, over 1. month passed from when they picked up the check to when the payment was posted.and check cashed. I have been charged for violations that the required resident info sheet and proof of Insurance was not received. I have mailed proof that both requirements were faxed on time. I have sent in proof and asked for a credit of the violation charge. I get NO RESPONSE. Hoping that the judge can rule against Associa Chicagoland when I present all the documentation I have. Their accounting is terrible. They have lost checks as well as replacement checks for these lost checks. Maybe getting an investigative team from a TV station would be the way to go at this point to investigate them. Thanks for the invite to email you. I live in the Castleford/Hearthstone Community in Hoffman Estates. On March 16, I contacted Customer Service to report that an animal had made a very large hole in the home directly next to me. A maintenance person was sent out the next day and reported that Critter Control should be called. NOTHING has been done for over 10 days. I contacted the President of the Board of Directors and he sent a note that basically said nothing and it appears that he refuses to escalate this and Customer Service has not responded when I asked when Critter Control will be out. Since this butts up to my home, I do not wish to have squirrels living in my attic. The person that lives at this home is a renter and goes out of the country frequently for work. He has been gone for several weeks and when I ask if the homeowner has been contacted I get no response. Does anyone at Associa do their job? I live in Naperville and my HOA hired Associa Chicagoland to manage my subdivision. I have had problem after problem with this company. I have been locked out of my online account for over a year. I have tried to contact Associa Chicagoland through the square app and no one has contacted me back. I also tried calling and leaving messages no call back. I have to mail my HOA payments to them each month money order in a certificated mail envelope requesting their signature when delivered. I cannot even get my password to log onto to zoom board meetings, cannot vote on changes made in my subdivision. I request financial records so I know where my money is going, I was denied paperwork. I also requested names and phone numbers for our board members no response. My only option now is to do a civil lawsuit because I have been having more problems. I strongly urge anyone looking to purchase a home managed by associa to speak with neighbors about the board members and those who manage the community. I cannot believe the lack of professionalism I have experienced over the last few weeks regarding a violation dispute. Not only was I NOT able to actually speak directly with a board member or the community manager, but I was also subject to snarky email responses and inconsistent information. I recently purchased a townhome and was issued a violation notice by the board for the dents in the garage door. I provided pictures from my inspection showing that these dents were created by the previous owner who was storing a large boat in the garage. I asked why this violation was not enforced before I took ownership. I was simply told it must have happened after the inspection they completed LAST summer. So you are telling me the HOA inspects one time a year? They had to know this unit was being listed for sale and chose not to ensure all violations were taken of/ there weren't any violations? Now, fast forward from November 2024 to present, I am stuck with a $2,500 bill to replace the door OR ELSE the HOA will assess a fine for $100 per day. I shared in my dispute that the former owner acknowledged in the sales contract that they were not under any violation(s). The HOA told me it was my responsibility to ensure this. How could I have possibly known the dents in the door were a violation if the previous owner is able to sell the property?! After providing pictures and explaining how this would cause a significant financial hardship for me, I was told they will work with me on the door and will not assess the daily $100 fine. However, in their most recent email I was told I have 30 days to comply. Like I mentioned, I have no idea who these demands are coming from as I have only been able to send and receive emails through a customer support representative acting as an intermediary. I included my phone number and email in my dispute and all I have gotten are choppy email responses that barely address any of my questions or concerns-the main one being why was this not enforced upon the previous owner? How were they able to go an entire year with dents on their door without receiving a violation? The HOA had to have seen this as the decks to all units were recently repaired prior to my ownership Something is just not adding up about this entire situation. I was also told that it sounds like I am trying to shift blame- which I cannot even believe was said to me. I recently moved into an Associa managed community and have had nothing but difficulty with them. 1) It was difficult to get the HOA documents prior to the sale, that should have been my first red flag. 2) When the HOA documents were finally sent over, there was no mention of 2 planned assessment increases. It's hard to say for certain why due to Associa's lack of transparency. I have yet to get an answer as to why the assessment is increasing in July and again in January. 3) Calls and emails are routinely ignored. It typically takes quite a bit of follow up to get a response. I just moved into this community in May and already have had such a horrible experience with this HOA. I've lived in 3 different HOA communities in Illinois and have never had issues. As others have said, Associa comes across as very shady with poor customer service and no transparency. I've lived at 1221 N Dearborn (the Towers Condominium) for 3 years, and there's a common theme here with all of these negative reviews: the property management is rude, unhelpful, and overall sketchy. They will find reasons to fine you for no reason, and good luck trying to get a hold of them in the first place. Have a complaint? They will find a reason to blame you rather than help you in a professional manner (isn't that supposed to be their job?). There has been a new property manager every year that I've lived here.... That says something. And somehow they get worse than the previous. After reading the reviews that owners deal with, I'm not even surprised and I honestly feel bad for them as I have also witnessed and experienced the same but thankfully don't own here. Oh and the pool? Hasn't been open the entire 3 years I've lived here. They'll have rare random board meetings about it to make it seem like they're doing something about it but they don't want to pay for the repair. Associa hired a vendor to clean dryer vents in my condo development. They did such a poor job in my unit, that it resulted in an almost $200 charge to repair and could have caused a building fire. Associa selected the vendor and then took no responsibility for the damages. In fact, they didn't inform the vendor for over 30 days so they wouldn't cover the fee, Associa told me that the charge was not preapproved and therefore they won't reimburse. It has been over two months I started chasing after this so called "association" to lease a parking spot right in front of my house. They used to just repeat the same answer that "there is no spot left." CLEARLY, none of them have any idea what they're talking about because the guest parking areas in my town are almost EMPTY EVERY SINGLE NIGHT. My family has wasted hundreds of dollars because "our association" does not want anything to do with us nor care about us just because THEY wouldn't let us pay THEM for a parking spot. I cannot believe EVERYONE I've spoken to just told me "Like we told you before, here's no more spots left. Do whatever you have to do, figure it out on your own. There's no more spots left. No more spots. No more spots. There's nothing we can do. Go." So, long story short, this association does not care about anyone and does not care to help or solve anything going on in town. Why they need a riding lawnmower in a small area and why the blacktop driveway not properly maintained either broken gravel and rocks including the association refusing repeatedly to repair, but hey if you're on the board their homes well not o boy their homes outside no problem! The garage door panels were damaged by their contracted service we had to pay to replace and funny the guy that came told us that even board members garage doors were replaced and the board members asked how this happened and when they were told they still left the same trash servicing our driveways, sidewalks, lawn! They knew and did nothing to replace the contracted trash! Let's see the lawn they left that barren had to get attorney involved. Fees for a non commercial van repeatedly then they changed it to ladders yet couldn't just say remove the ladders kept feeing, harassing, walking around with their clipboards, oh the car that was damaged was parked in the easement again that sidewalk to the street is city property yet these people are fining for the third vehicle in the driveway which they don't own that property none of us do it's the city property that had to be maintained! They literally took money that they had zero right to! The fines for anything they could do totaled over 750.00$ which they never reinbursed! We finally sold this townhouse and come to find out they even harassed the new homeowner! Glad we got out! Shame, shame shame! Oh and the association dues went from 125.00 then went to 220.00 a month. For what? They did zero landscaping, we did it, they rarely maintained the yard, mowing yeah, leaves half rear ended, snow removal and salt what a joke. But they were superb on running their mouths especially their manger Hailey and their president of association Scott, charging excess for whatever they could and when we paid for extension of concrete they even misapplied that money to existing false fees! I just got hit with a $100 fine because they requested a long list of forms for my tenants and a check, of course, and I happened to forget one of the many items that they requested. They could have called or emailed me when they noticed that it was missing, but they waited until my deadline, and assessed the $100 fine. They received everything, except one thing. COVID 19, sky high unemployment, riots, you think they care about any of that? You think they have the decency to reach out to me for the missing information before assessing a large fine. Associa Chicagoland just took over our older association and the transition has been an utter disaster. Overly complicated process. Multiple letters in the mail to communicate the change with very little detail on how to login to new portal (under different URL - TownSq), more complication. Each envelope included 4-5 sheets of paper with no clear way to register. Clearly wasteful. I don't know if to engage Associa or TownSq after 2 months of transition to make an association payment. Working with support that whole time and they have my wrong e-mail address in one system, but the right one for community messages. Someone at Associa needs to experience their transition process so they can see how bad it is. read more

I can not express how disappointed I am with Associa. I've lived in the Summit Townes at Prairie Point subdivision for over 10 years, paid my dues on time and in full, and board has switched to using Associa which unfortunately if I could give negative stars, I would. My biggest concern is the lack of communication and answers over a decision not to renew the communities FHA eligibility, which they let expire in September of this year. When you look at Associa's corporate page, there are numerous articles touting the benefits of having your communities FHA approved, but the management and board for Summit Townes apparently do not think so. Or if there's a reason for why they're not they choose to be uncommunicative about why they've chosen to go that route. This isn't a problem UNTIL you're trying to sell your house and the buyers can not get the property approved by their lenders. And when you call to gather information needed for the new "spot-approvals" the information needed is not given to the lenders, or you're directed to having a custom form created for you which will be available in 7-10 business days for upwards of $220, which in itself seems like a scam, not to mention having to wait that long for a form is making the lenders and buyers run far away from these properties!!! Trust me, I've had 2 so far that dropped their offers. Lucky us!! I have an extremely difficult time understanding their decision making about such an important issue and it definitely is not for the benefit and well-being of the community, and makes the re-sale of our homes suffer. As for responding to requests, such as landscaping issues, or lack thereof, that I've brought up in the past. They had 1 tiny bush planted, which really spruced the place up! They do have a nice app though, however it takes a few days to get a response. So all in all, if you can stay away from using this company I would highly recommend it!! read more

This property management firm is a joke. We lived in one of their properties in Bartlet, IL. Sent them an email after a new neighbor moved next door and opened up a home business that generated increased traffic and reduced parking. They replied back that it would be taken care of. Well, a year later and still nothing was done, even though it clearly was a violation of the bylaws, Luckily, we were able to sell our property and get the hell out of there and move into a non-HOA sub.
