For the uninitiated to the current market, this generally solidifies that you're going to have to buy the house as-is, with no wiggle room whatsoever. But the pre-listing inspection wasn't done by Heartland Home Inspections. Ed Novak was thorough, meticulous, and cut zero corners. He found issues that were missed by the previous inspector- giving us the opportunity to either wiggle out of our contract, or push forward. For a variety of reasons, we pushed forward- but Ed's work gave us over $12,000 in completed work and cash at closing. Need I repeat that, in this market, with a pre-listing inspection, that is beyond unheard of. As a homebuyer, the unknown can be daunting.
