During the closing process of our rental home we hired L&L to install a drain pipe from the home to…read morethe street. Company came highly recommended by a general contractor (GC)we both know. The bid was for the drain line and 3 yards of topsoil at a cost of $2300 plus tax. They were a no show on the day they said they would be there. The following Monday they performed the work but left it incomplete.(They let a ditch approx. 9"W x 6" D x 8' long at the end of the open pipe. No screen to keep debris or critters out. I called the GC and he remedied the issue by purchasing gravel and filling the ditch at his own cost. I received a bill that was $200 more than the estimate. GC was present at the quote. I called Lucio and he said he quoted me the $2500 and I agreed to the ditch. No one would of agreed to the ditch bc it is in an area used for parking vehicles. The vehicles would have to back out or drive into the ditch to go forward. Again, no one would of agreed to this. Lucio agreed to go with the original quote for payment. In my honest opinion Lucio knew the work needed to be done and used that info to do a fast incomplete job and jack up the price $200. I don't recommend using L&L for services. If you have to get everything in writing before you start the work.

Called them up give me a quote to install a new sprinkler system for our grass. We discussed the…read morescope of work and he seemed to really get it. Our yard is 3/4 of an acre with many routes and hill tiers that must route around a basketball court, 2 levels of grass, a vegetable garden. There is nothing square or easy to plan for in the yard. He gave me a quote and it seemed reasonable. (I did get tentative quotes from other companies). One thing I asked him to do was to set up the system so that we could change the source of water from our well to the public water as needed based on how much water was being produced by the well. I explained that I didn't want any areas to be missed and that it shouldn't be a skimpy job. I also covered various zones that I wanted to be set up differently because we have a vegetable garden and a basketball court, so we wanted the sprinklers to not waste water by just soaking the court. I also explained that I wanted all the sprinklers to be high quality pop-ups. Early in the installation, he found that the pressure from the public water wasn't high enough to support the number of sprinklers in each zone as predicted. The water pressure was strangely different from when he first measured it. We are in a rather remote location so that was understandable. So he adjusted the number of zones at no additional cost to me and re-designed the trenching and pipelines. By the way, he used 1" pipes which was much bigger than I had thought he would use. I was predicting 3/4". But everything was done at a commercial level that was built to last. The installation went well and he and his team worked tirelessly from morning to 7pm everyday till the job was done. upon inspection of the work as he progressed, he installed quality pop-ups with rubber hose to the mainlines that allows the pop-ups to be stepped on without causing a break in the connection. That was a truly professional touch. The trenches were very deep and he covered them all very cleanly. I now have a fully automated sprinkler system with a full control system and it works great. We're now talking about other work around the yard now as well.

We conducted a community Fire Hazard Mitigation project in our neighborhood, reducing the "ladder…read morefuel" (excess tree limbs) from several residential properties. Rather than individually haul the tree waste to the dump (many residents making many runs individually), we hired Shaver Dumpster Rental & Hauling to perform the removals. I found Shaver on Google, called Christian (Owner/Operator), and advised him of what we needed. Not only did he answer the phone himself, on the first or second ring, he was polite & professional and created a positive "first impression" over the phone. He offered helpful suggestions for cost savings and made himself available for whatever dates we chose. On the day/week of our community project, Christian arrived and unloaded the dumpsters at our two separate locations. We (our neighborhood) completed our project early, and Christian returned immediately to pick up the containers. His fast response saved us additional money. Lastly, he compared various dump sites and chose the one that was best for us, the customer (the one that was both professional and reasonably priced). We (our community) were very impressed with Shaver: Professional; Clean Equipment; Respectful of our neighborhood; Flexible (altering his plans so that it benefited us) and his final invoice was exceptionally fair. DO NOT rely on Logan Development. We asked Logan to build our residential driveway. He gave us an…read moreestimate, which we accepted. We then paid for survey measurings, engineering, soil testing, indemnity bond, Kitsap County traffic control and building permit issues. We shared with Logan the engineered and all other documents prepared at every step. We asked him to be involved in the process and review everything. He assured us all was good, but actually he did not pay adequate attention. When permits were issued he took our 50% deposit, and only then he started to really think about our project. Two months passed before he told us the project would cost at least 50% more. We still accepted the increased cost. A month later he dropped our project at all, as he realized the cost would be more than twice higher than his estimate. Yet he took $4400 from our deposit because he said he spent time for discussions and site visits. He did nothing useful for us, just wasted more than a year of time and multiple thousands $$$ that we paid for surveys, engineering, permitting and *his discussions.* This all resulted from his detached attitude at the start, when his full attention was anticipated. Shame...

Jesse was friendly, responsive and easy to work with. Any problems we noticed were addressed as soon as we told him. The crews we had here were hardworking, professional and prompt. Communication was good, and the final result is stunning. They were more expensive than some other bidders, but well worth it.

We needed to prep land for our future Pole Barn Garage which is taking out old falling apart…read morecarport and making the land flat (the designated land was sloped). We didn't know much about land prep so Jesse Mack, the owner, came out here and talked through with us and gave us a quote. When the work started to clear everything out, we found out we had to much water in that area that would fill overnight and that was without raining. Jesse was back here again talking to us about the plan and explaining everything in details like how it would hurt stability of the building in the future if we do not deal with water issues. He wasn't forcing sale onto us and let us decide what we wanted to do. We ended up going with a lot of work done like filling in with larger rock, building retaining walls, and creating the french drain to let excess water drain into a ditch. Everything turned out to be perfect. They even helped us put in and cap future waste and water pipes. It was a lot more cost than we expected but given how much in touch Jesse keeps with his customers and explains everything and so are his employees too I can't say anything but the good. His guys that do the work are also very knowledgable and can help you answer any questions or anything that comes up. We had a lot of chat with them and they really do put in hard work.
