My lease ended and BCPM has not returned my security deposit. I have requested it from them multiple times and they continue to ghost me. About 4 months ago I provided my move-out notice and had a tenant lined up to move in. BCPM acknowledged this and provided an application, but they never processed it. They are costing people who want to move out early thousands of dollars because we cant formally get new tenants to fill our rooms. Even after my lease expired and I moved out, they continue to send me automated notices that my rent is due. I try calling and emailing and they continue to ghost me and the other previous tenants. I even tried to go to their address listed online, but it was only a USPS mailbox.

But, seems that their general contractor left in April and the company has fallen apart completely. Two-three times they have sent an apology and promised to do better. My partner and I were approved for a unit after viewing three properties by this management! While…read more2 Lofts was shown in terrible condition (with bugs, old food, and stains still in place), we proceeded with applying for the cleanest unit which was even more of a red flag because for this unit they said someone was already suppose to pick up the key but she ghosted them! A week later Franny called with an approval and we also received an email confirmation. I mentioned I would be applying for Homeless Assistance through Contra Costa County, and they were obviously depending on it more than myself. This was my first time navigating permanent assistance, so I had questions. I asked if it was possible to separate the lease, I was informed the next day by Franny after checking with her broker they can't proceed with that & I was ok with that, as they still proceeded to go through with everything relying on the permanent assistance! Eventually, I found out the county was able to proceed with both of us on the lease, which was even better! Unfortunately, due to delays with my caseworker which I made a complaint on while trying to reach her for a week which I feel she was ignoring me on purpose because my case was switching to Alameda County July 1st which I just think she didn't want to do any paperwork for my assistance! After finding out I was denied assistance due to accepting a new job with the City of Oakland, my offer letter wasn't good enough & they wanted paystubs even though my worker told me I can. I told them it takes at least 3 weeks for the process & was waiting for my employee Id number Proof wasn't enough, unfortunately they wont pay more than 80% of your income. The moment Franny found out the county couldn't pay, she ghosted me. I emailed Franny the same day I was denied no response so I called the next day. Still, I offered to pay the entire deposit and rent out of pocket for the unit to the property management and even let them know I could bring the full payment the same or next day & move in on the 7th no later than the 15th! My partner makes 3.5-4x the rent, and I have additional self-employment income. Eventually, I was told they weren't moving forward with my application I was ultimately told the owner didn't want to deal with it I truly didn't understand and the reasons kept changing First, it was because originally planned to move in on the first Then, it was the "inconveniences with the county" (even though I was pushing the process myself) Then it was allegedly "fraud" because I asked about separating leases, which was an honest question, not a demand although after they still proceeded to ask and move forward with me! She said it seemed as if I was unreliable! Like huh? Then after I mentioned a fair housing complaint Franny stated the county thinks something is up with you too" A completely inappropriate comment that made me wonder if my confidential information was being shared improperly or if I was being retaliated against. I never received a written notice explaining why we were denied, even after asking twice. This experience delayed my family by two critical weeks, and based on how it unfolded, I strongly suspect source of income discrimination. We were transparent, financially qualified, ready to pay, and had solid rental history but none of it mattered at this point after they realized the county wouldn't be footing the bill. Which makes me realize I don't think they even did any job/ or rental history verifications! If you're a working person trying to get stable housing or using assistance in any way, be cautious. Based on my research, this is not a unique experience. It's common for people using public assistance to be treated as less-than even when they're offering to pay everything themselves. I'm filing a formal complaint with Fair Housing, and I'll continue to speak up not just for myself but for anyone who's ever been quietly discriminated against and made to feel like they are the problem. We deserve better.

During that time, I experienced recurring issues with maintenance coordination, the quality of work and handoffs, as well as leasing and prospective tenant management. Many of my interactions with the team felt unnecessarily difficult. I often came away with the impression that routine questions or requests were viewed as burdens rather than part of providing property management services. While that was my personal experience, it made communication frustrating throughout the relationship. The experience ultimately ended on a disappointing note. During a conversation about an available apartment, the property manager responsible for the unit abruptly hung up on me. That interaction reinforced my overall impression that the company was focused on doing only the minimum required rather than providing proactive service or building a collaborative relationship. Exceptional Property Manager - A Rare Find…read more After going through three previous property managers, I was incredibly fortunate to find Alexandra. Within just the first one to two months of taking over my rental property, she accomplished what my prior property manager had failed to deliver over the previous 2.5 years. One of the first things she tackled was coordinating and project managing major property improvements. She found qualified contractors to completely redo my front concrete driveway and resolve a long-standing issue with an unfinished backyard patio deck. We later discovered the deck had been partially built incorrectly and did not conform to the original architectural plans. Alexandra managed the entire process from contractor selection and oversight to final inspections and sign-off. She also successfully addressed tenant compliance issues that previous property managers had been unable or unwilling to resolve. What truly sets Alexandra apart is her network of trusted, highly skilled, and reasonably priced contractors. Every contractor she recommended had a proven track record, and the quality of work consistently exceeded my expectations. Alexandra treats your property as if it were her own. She genuinely looks out for your best interests, advocates for property owners, and approaches every challenge with professionalism and creativity. She is highly communicative, proactive, prompt, and always thinks outside the box. Instead of having to constantly chase updates, I received regular status reports and progress updates, sometimes daily, which gave me tremendous peace of mind. She also has a unique ability to treat tenants with respect while still holding them accountable. Even with less cooperative tenants, she was able to achieve compliance professionally and effectively. When it came time to sell my property, Alexandra once again proved invaluable. She strategically connected me with a trusted local real estate agent who had extensive knowledge of the area and guided me through the process. The property went under contract within two weeks and has now successfully closed. Beyond property management, Alexandra is exceptionally knowledgeable in construction, contracting, real estate transactions, and local regulations. Her broad expertise makes her an incredibly resourceful asset and someone you can truly rely on. Since Alexandra took over my property, I was able to be virtually stress-free, knowing my investment was in capable hands. Trustworthy and effective property managers are incredibly hard to find, and Alexandra is genuinely a rare find. She is worth every penny, and I recommend her without hesitation. Thank you, Alexandra, for your dedication, expertise, and outstanding service.

What impressed me most was Sarah's ability to guide our family through what was an incredibly emotional transition. She has a lot of contacts, so she can address almost anything that can come up in the home buying process. She is very smart. Go to her website and watch her videos to see if you think she would be a good match for you. That's what we did. The best thing I can say about Sarah is that she was always looking out for our best interests. We went to some open houses on our own and were interested in making offers. Sarah pointed out to us some red flags that we had either missed or ignored. She said she would be willing to write up the offers if that's what we wanted, but she advised against it. She said this is the same advice she would have given to her daughter or a close friend if they were interested in these properties. Fortunately, we listened to her, passed on those properties, and ended up in a great house. Buying a home in the Berkeley market is always going to be stressful. My advice is to find someone like Sarah who will be reducing that stress, not adding to it.

That said, we found out the next day that we were approved! At least, we thought we were. Once we did so, we paid the deposit and went to bed, feeling like the next day we would pick up keys to our next home. Instead, we found out that the property owner doesn't allow pets, and that our entire application process was wasted. Not only are we not moving into what we thought would be our home for the next decade, but also we're having to find another option and wasted a week of time and energy.
