We chose Ken with Kinry & Associates when managing our small (13 unit) condominium complex became…read moresomething the owners were no longer enjoying doing!   I took over managing our unit as my dear father hit his 90s, and he started bringing me to the HOA board meetings.  I was very impressed with how calmly and skillfully Ken handles the often disagreeing varied owners!   He does an excellent job helping us decide what to prioritize.  Challenging!, as some of our younger owners want to keep HOA dues low, to attract buyers if they decide to sell, while some of the long-time owners want to avoid any large expenses (like for a new elevator) down the road by saving the money ahead of time.   Ken has always been masterful with explaining the various aspects to us, and recommending what he thinks, without expecting our agreement.  He truly understands how to serve his clients. He has been very good at finding affordable and competent companies to do the regular and occasional maintenance, like replacing our flat tar roof, or keeping the old hot water boiler going. And in obtaining bids for the less common occurrences, like an attorney to update our outdated CC&Rs. Ken's staff has also been very kind, and helpful.  Important, as sometimes some of us neglect to put our recycling or trash into the correct bins, in the only way the garbage company will pick up.  If we don't do it properly, the garbage company will leave our bins, or charge us more, so someone has to manage this if we don't, to save us money and headaches! I have worked with Kinry & Assoc for about 8 years, and been thoroughly impressed with their work and caring.  And their affordability. I don't think you could find a better company to manage your building!

Kira was thorough and helpful with the paperwork via email and phone. Since we had a long drive to South SF that night with traffic, we let Jeff know before hand and he actually stayed and waited for us past midnight to give us the keys and show us around inside the apartment! He had been waiting outside and one cop came and asked to check his paperwork... but he was still waiting for us until the end. I decided to write this review because more than 4-5 times I requested some things to be fixed and the next day they sent Jeff or some one else to go to look at and actually fix it. So in this review, I will mention about the good service Kira and Jeff provided to our family during the last 5 years staying here. From the tree branches getting low on top of my car (parking outside of the garage), to the sprinklers spraying kind of on to my car, they are quick to be resolved. I appreciated when I told Jeff about the sprinklers (when he happened to be there), he mentioned that the responsibility to fix these belong to the water or garden guys or something, but he just went ahead and adjust them for us. Light sockets, electric stove were fixed promptly when I requested too. The last thing got fixed (last month) was the garage door cable. I emailed Kira about it and she replied me promptly that she will send someone to look at it in the morning, and they came. Kira was very professional in solving things. She emailed me again and let me know that the maintenance guys will need another day to fix it. They promise and they deliver. I do appreciate businesses like this one. I talked to Kira multiple times before on the phone and in person. She is a very friendly, down to earth and helpful person - yet professional and responsible in what she does. I really do not like the review above which mentions Jeff as creepy - not one bit. How mean can you be saying something like that? Jeff is a such nice guy. Talk to him, (try remote controlled airplanes.) He is responsible, careful and technical in his line of work. I believe what you put out is what you get back so try to be nice to others and see if that will change your world for the better.

I asked her if she was sure since I make 2.5 times the rent (I wanted to under the denial so if I see their company listing another apartment I could understand their requirements. This has happened on more than one occasion, and the most recent occurrence listed at one price and at the rental unit showing 18 hours later, applicants were told the rent had increased nearly $200. Many large property management companies use AI to determine rent prices and, while not illegal, this practice has resulted in several class action lawsuits.

I applied to a Rentals in SF listing a couple of weeks ago. After touring a rental unit and talking…read moreto the guy showing the place (Greg, Liz's assistant), I immediately applied online and paid an application fee. I was told the landlord was evaluating multiple applicants and to wait for the final result. I was eventually not selected. But instead of refunding me for my application fee, Liz simply told me that my materials were good for up to a month if there's another listing that I'd like to apply to. This was a violation of California law AB-2493, which states that the landlord must refund your application fee if you're not selected. After voicing this compliant, Jackie responded to me immediately and offered to help me get a refund on my application fee. I'm glad to know that there is indeed a process for rental applicants to get back their application fees if they're not selected. However, this overall experience has still left a nasty taste in my mouth. Honestly, this was the most difficult rental company I've had to deal with during my recent apartment search. I suggest Rentals in SF leasing agents provide applicants with clear guidance on the application fee refund process, if applicable. In general, the leasing agents can also do a better job of handling the overall application process because they left me waiting to hear back from the landlord and failed to provide insight into the decision process. This just gave me false hope that I was still getting considered.

I can't comment on the second part, at all, but have spent a lot of time with Tracy Dearman working to buy a house. Tracy was extremely helpful -- even though we ended up not buying a house with her (ended up going in a different direction), she was wonderful in walking us through the process, helping us place four offers on places we really liked, and going above and beyond to make sure we had a great experience. For reference, we looked at houses near Glen Park and Balboa Park in the two to three bedroom range -- including Mission Terrace, Ingleside, Outer Mission and Glen Park. For example, on one house, it was in rough-shape (basically a foreclosure), and she brought in a general contractor who she had done work with before who spent over an hour walking through the property with us, answering our questions on how much all of the repairs and changes we needed would cost, and then put together a bid on the job for us -- Tracy organized the whole thing, and there was no charge. She was also very good at helping us be as competitive as possible in our bids, and putting together the best possible packages. Also, she wasn't shy in giving us great strong opinions on what was and wasn't a good buy, and helping us hone in on what we should put offers in on. She had a particular expertise in how much work fixing properties would be, since she also buys properties for repair and resale. I'd be glad to refer her to any friends who are looking at homes.

They've helped us levy and collect major special assessments, and helped us with a 7 figure capital improvement project. They make sure we do our reserve studies, and that we met the new state requirement SB326 around exterior balcony inspections. They have managed our books well and honestly, and kept us fully Stirling Davis compliant.
