I received a junk mail soliciting this business, it included Google street view images of my…read moreproperty. I left a complete as a Google review. Shortly after posting , the business/ location "owner" replied with a blatant lie claiming I a​m mistaken about the sender despite their Gilbert location being listed as the return address and the phone number on the back of the solicited letter being the same phone number on their website.

There are many reasons for our decision to vacate the property and unfortunately, the largest one…read morehas been our dealings with this company. We have found the last year to be highly frustrating in dealing with the unprofessionalism of Properties R Us. Please know that all of these complaints have been made known to them by phone, letter, as well as in person. All of which were IGNORED. We have placed countless requests for maintenance on our home and have been left without a call back or any response. Our roof had a major leak during monsoon season and was ignored over and over again. When I called to place a request for maintenance the man who was supposed to be the head of maintenance was rude and made no effort to hide how mad he was that he had to do another roof repair. He had a 'we will get to it when we get to it' attitude. The roof was never fixed. Then when someone did make it out to fix our bathroom fan, it worked for one day and then stopped working again. Despite several calls, no one made any effort to fix it again. Aside from that, we have never been able to get a straight answer regarding our water bill. Properties R Us expected us to pay this bill without ever getting a copy of it. They thought I should just call and see what the amount was and then pay that. Sorry, I expect to see a bill first, so the agreement that I have made is that the water bill gets sent to Properties R Us and someone there is to email me a copy so that I can pay it. Getting someone to follow through on that agreement has always fallen on my shoulders requiring me to call several times asking for the bill to be sent. This also requires me to explain my situation again each month and usually my efforts are fruitless. They are so far behind on inputting their paperwork that I have received several letters in the mail saying my rent wasn't paid, even though it was, all because they couldn't even get their monthly checks inputted before they started harassing people about money owed. Another complaint in dealing with Properties R Us is the rental of the guest house on the back of the property. Our lease requires that we pay 75% of the water bill and the guest house pays 25%, which was fair when there was one man, but then they rented that property to a family of five people. This obviously impacts the amount of water that is used and therefore impacts the amount of money we're unfairly required to pay. Then we were approached by this family to share the front yard of the property so they could park their vehicle inside our gate. This has been a huge inconvenience for us as we have to make sure that neither car is blocking the other. We have also had to provide them with a key to the gate and have not had immediate access to the alley where the trash can is, due to their very large dog. The most disheartening part of this is the complete lack of Properties R Us as a mediator. They promised that family that they could have access to the gate and front yard for their vehicle without ever making an effort to contact us. The level of unprofessionalism that Properties R Us has demonstrated to us in the last year leads me to believe that coming years would be no different. We have been great tenants fulfilling all of our contractual obligations and we feel like they have failed to do the same. No matter how much you like a house they're managing, I can assure you that it won't be worth the hassle. Find somewhere else to live.

I agree with Chelsey R., it makes me sick to think of all of the lies I was told prior to signing the lease. Not ONE thing has been taken care of. Our new neighbors even "warned us" the day we moved in that thee guys were real crooks--apparently the last tenants left because they had been waiting for a full year for a repair to be completed and never was. STAY AWAY FROM THEM
