Can highly recommend this company. We never had such a professional company look after our home. Ray actually got the home rented straight away, and it has been occupied long term since we went with his company. Previous company took us to the cleaners, yet Ray turned this around. He listened, advised, completed and fixed all issues with the home, and made sure we were kept up to date all the way through. Best decision you will make, when you hand over your property to Archer Crown. read more

We recently put down a $500 hold on a rental property, not knowing that we would later be asked to pay a double security deposit due to credit concerns. This important detail was never disclosed to us upfront and had we known, we absolutely would not have placed the hold. When we brought this up, we were told that it had been mentioned during the property walk-through, but that wasn't the case on our end. Unfortunately, it became a he-said, she-said situation, and we were told the $500 would not be refunded. We were clear about our financial limitations from the beginning, and if this double deposit policy had been made clear, we wouldn't have proceeded. Please be careful... make sure all financial terms are crystal clear in writing before placing any money down. I would personally advise others to stay far away to avoid a similar situation. Now he is intending to sue me for the full security deposit when I told him I couldn't afford the non-disclosed double security deposit. read more

While Ray was great when I first signed, he did not notify me that my tenant was vacating the premises, I had to see my own house listed for rent on Zillow. Following that, as soon as he was notified I would be selling my home and not renewing my contract with him, he stopped communicating to me in a timely fashion. He then failed to get possession of the keys to my home from the tenant in a timely manner, failed to conduct a final inspection in a timely manner (which prevented me from having repairs made at the tenants expense), failed to notify me of damage to my home, and failed to provide access to my realtor to list the home. I'm now left with holes and rot in my garage that he's refusing to repair and instead told me "I don't work for you anymore". read more

I've had a very bad experience with Ray and Archer Crown. We never decided on an acceptable price to lease my home. The contract was ambiguous. He never showed the home, though he called me with no advance notice to say he had someone who wanted to see it. I have an email from him that said I could cancel at any time. Then when I canceled, he attempted to charge me for one month's rent, management fees, marketing fees, etc. The marketing was very minimal and did not include listing on the MLM. He is now threatening me with litigation. I absolutely do NOT recommend this property management group. read more

Melissa is great! Very available for questions and doing everything. (The stars are for her) The property manager, very nice guy, but does not follow through with his word. I thought a "veteran owned" business I would never have this issue. I have been lied to for months about the pool that came with my home. Refusing to fix the septic tank and making me do everything to fix it. So to save someone from thinking this is what you would expect it to be, let me save you the time. DONT. read more

Only a small percentage of the collected rent was remitted. Reports on collected rent were late, or missing. After two and one-half months, we only got two units out of twenty-five leased and canceled the contract. Then Archer filled up the apartment with non-paying tenants during the cancellation period. Archer Crown collected the first month's rent before the non-paying tenants moved in and left us with the legal bill to evict the tenant. Archer Crown failed to inform us in a timely fashion which tenants were not paying which made it impossible to evict the non-paying tenants until we were able to end the contract. Finally, we had to threaten to take legal action to end the relationship. We were able to operate the property successfully through self-management after ending the contract so we are certain that the problem was on the other end. He complained about the length of the drive and failed to show up for scheduled meetings with prospective tenants and management. He refused to relinquish the keys until we threatened legal action. He also collected a check that was mistakenly sent to him by one of our tenants and refused to return it. Bad attitude, bad effort, bad results. Carefully read the reviews of prior clients before choosing to do business with Archer Crown. read more

Absolutely horrible company! If I could give zero stars, I would! We moved here from Kansas and found a house they managed. We didn't have the chance to see the house in person before moving in because it was a last minute move and we were searching online. The house was FILTHY when we moved in, we had to go around and clean it before unpacking our stuff. There was many years worth of dust on top of the cabinets, everywhere. The air conditioner filter looked like it hadn't been changed for two years or more. There was mold in the master bedroom air vent, we requested a company come out and look at it because my wife has asthma and I'm a diabetic. The tech that came out said that it was indeed mold and suggested we have the landlord/owner send someone out for a system check and cleaning the air ducts. They are now saying we owe them a fee for an unwarranted callout. I could go on for days about how horrible this company is. The pool had been neglected, even with a "pool company" maintaining it before we moved in. We ended up firing the pool company because the pool was always still dirty right after they left, and the chemical levels were always off. Ray kept insisting that we were breaking our lease because we fired the company and started maintaining it ourselves. In the lease it states tenant is responsible for pool servicing, nowhere did it say by a professional company. Ray says that it does say that it has to be a professional company, but it doesn't. I had multiple people look over it, including two lawyers, and both of them said that I was not breaking the lease because it didn't say it had to be done professionally. We moved out at the end of our lease, and Ray (the landlord, owner of Archer Crown) is saying that we made him lose a customer (the homeowner) he had since 2003. We didn't make him lose a customer. First, he did things at the house without informing the home owner. He had carpet cut out of the hall closet to patch carpet at doorways where previous tenants dogs tore up the carpet, but he didn't tell the owner he had this done. He hadn't told the owner about very noticeable black marks on the carpet in the living room. He has been extremely rude and unprofessional. We took care of the house like we owned it, even though we were renting it. Don't let Ray and Melissa fool you. They are nice at the start, but it's not how they really are. Absolutely horrible management, I wouldn't suggest them to ANYBODY. read more

This property management company is flat out amazing! They are very professional and very pleasant. As soon as we have a maintenance issue they always respond, and send the technicians out immediately to resolve the issue. I'm so glad my family and I chose to rent with this company. We have NO regrets. Very nice people to rent from. We are very happy! read more

This was my first experience with a property manager, and Ray Wofford did a really good job of both educating me and keeping my expectations reasonable. Ray's both knowledgeable and personable which makes dealing with him a pleasure. I never once had any question about his integrity; his accounting and his payments to me were always on time and accurate. All in all, I could not have been more satisfied and I highly recommend him to anyone in need of a property manager. read more

Very poor communication. They have told me several blatant lies. It appears that they engage in shady business practices. I wanted to work with them as a team however, the management made it very clear that they are an authoritarian ran company that will take no input, even from the property owners. Be wary of this company. read more
