What a well named housing development ;-) This is a beautiful neighborhood with lots of lovely apartments and landscaping. The playground section has easily the classiest picnic area I've ever seen. Long, raised picnicking tables with comfortable stools and shade awnings, situated in an immaculately clean, gated area, provided the perfect place to relax and enjoy a packed lunch with my daughter. Arcadia Run - My namesake! - Apartments Near Me - Manassas, Virginia

So everyone who works here gets 5 stars. The front office staff is attentive, friendly, quick to respond and respectful. The grounds/neighborhood is calm and quiet, nicely kept. I never see any trash or anything floating around (though there are a few tenants I've seen who don't clean up after their dogs). Maintenance turnaround is QUICK and done right the first time every time. Generally speaking I don't hear loud cars or music here ever. The pool is nice and always clean, as are the restrooms and changing areas. Clubhouse is huge, well kept, and the gym is full of great equipment. The units are nice, they're spacious, ample storage, beautifully equipped. This place gets 1 star for noise. I stupidly live in a building that has wood floors. The builders must have put NO sound barriers in between floors or my upstairs neighbor wears concrete shoes, idk. I can hear them walking around - and they keep the worst hours too. I often lose sleep because of their walking. I offer that it's likely due to poor construction because I walk LIGHT on my feet, and yet there are places on my apartment that reverberate with noise. I did the responsible thing and put rugs with thick padding down. But it's just too much. The noise is too much. It has been disrupting my sleep since I moved in and has caused a lot of stress (and I work a job with normal business hours). It's nonstop from 5:30pm until 12am, continuous dropping of objects, etc. Starts right back up at 5:30am and despite my two white noise machines, ear plugs, box fans and melatonin, nothing works to drown it out. I'll tell you I pay too much to live in a place with seemingly no noise insulation. Too much. Also, they're building commercial buildings and data centers on all corners of this development - traffic is sure to get worse with all the construction, which, this complex can't help. If you're sensitive to noise, this isn't the place for you. (Honestly apartments in general aren't the place tbh lol) read more

If I could give 0 stars I would. Do not live in this place!!! Horrible experience with this apartment community. My in law's has been living in this apartment community and they have been faced with discrimination, stolen personal property from their locked unit, bike locks got cut by the maintenance, snakes all over the balcony, dishwasher not working, washer doesn't work normally and they are rude to minors. First of all they kicked my brother in law from the entertainment area even when there was a parent present with him. Whenever we complained about the washer and dishwasher in home they never put in service request. We told him that bicycle got stolen from the locked storage they said they'll talk to management they never did. Also they charge you insurance every month but don't even provide policy information. Inside of the apartment doesn't get any day light and it's always dark. There's no lights in the bedrooms. Snakes comes to balconies and they make you buy poison and deal with them yourself. Whenever you go talk to people in the office they never put it in writing and they say that you've never told us that. What kind of management and service is this??? All they do is favor their people and discriminate if a person doesn't speak proper english! If you don't want to go through the same experience do not live in this place especially if you're from another country because they will make you feel less and powerless! UPDATE: They reached out to this review stating they want me reach out to them to try to resolve this poor rating. PLEASE NOTE: I emailed them numerous times and called and spoke to them and they refused to budge on this. **** I have NEVER EVER been told by a leasing agent or real estate agent that you are only allowed to see the model which is a 1 bed, 1 bath. I wanted to see a 2 bed, 2 bath and as much as I tried they said they will ONLY show the model and that is their policy. I asked when could I see a 2 bed, 2 bath, she responded "when you pick up the keys to move in!" It makes you think they are hiding things and also gives you a prelude as to how accommodating they would be once you sign the lease. Although the property looks nice - It seems to be a BUYERS BEWARE type of situation. After reading reviews - it seems that this first impression is one that just follows suit if you rent. I am so excited to share my thoughts concerning the leasing manager at Arcadia Run...Shannon Covington. She is a living breathing miracle! My elderly mother lives here and due to her deteriorating physical condition, she can no longer live safely by herself. With that being said she will be relocating to an assisted living facility in Arizona near my brother. This is a stressful time as I have a ton of things to take care of and a whole bunch of questions. During this difficult time, I have had the pleasure of dealing with Shannon. I can't tell you how grateful I am for her. She is a most pleasant, caring and knowledgeable person. She not only answers all my questions but, on several occasions, has offered suggestions which have been spot on and has led to many satisfying solutions. She has the most upbeat personality. As a young mom I'm sure she has the usual stress of caring for her children with all the fears and concerns that entails. But here at Arcadia Run you would never know it. She always acts as though she just won lotto! And her personality is contagious. No matter what is concerning me when I enter the office, after leaving her or one of her leasing agents, I am always in a good mood and have peace of mind. Bozzuto is a much better place for having her. I am so appreciative of Shannon and all she does, not only for me but for all the residents who call Arcadia Run home. UPDATE: The situation has been resolved and they are NOT charging us for the cook top and are refunding us our full deposit. I am upgrading Arcadia Run from 1 star to 3 stars. RENTERS BEWARE! I had my move out inspection today and wow, what a scam they have going. DO NOT plan on getting your deposit back! The maintenance guy met me at my apartment, quickly walked through the place, opened like 3 cabinets, never went inside the bathrooms, didn't check to see if appliances still work, but he saved the stove "for last!" He walked up to the cook top, nose to cook top, pulled out his pocket knife and started scraping away! Is that common practice? Ten seconds later he says, "those are scratches. That's going to be expensive if the cleaners can't get that out." First issue, you just scraped your knife across the cook top. How do i know you didn't make that tiny 1 inch, superficial scratch? Second issue is, if that scratch was indeed there, it's tiny, thin, and you couldn't even feel it with your finger. So now you need to replace the whole top that works just fine for a tiny scratch? I've lived in many places, rented, bought, and sold, and I have never heard of a small scratch on the cook top reason for someone not to rent/buy a place as this man stated. I have even hired stagers at some of my sales to walk through and tell me what needs fixing etc. and have never heard of a tiny scratch on the cook top being an issue. Not to mention I lived in this apartment from early September through November 15th and my houses I lived in for years with no issues. Who knew when you rent an apartment, anything less than brand new is unacceptable. You better eat out everyday because the appliances aren't meant to be used. Reasons to withhold someone's deposit is for glaring defects, not something like this. I wonder if they really even replace them? I know during the move-in inspection I wasn't looking for tiny things like this. We brought the issue up to management and she backed the maintenance man! If you do go with this place, make sure during your move-in inspection, you bring a roll of blue tape and mark every defect you see like your'e buying the place, no matter how small, because in the end they'll pin it on you. And film your move out inspection because you never know when your maintenance guy is going to use his pocket knife on your cook top. I'll be expressing my concerns with upper management. read more

The whole place is great. The people who staff and support it are all pros and friendly. Let's start with the man who came out on a Sunday night at 9:30pm and got me into my apartment when I lost my key. I'm so sorry I can't remember his name. It's an ok place to live I guess. The rent is high for the area and they keep raising it which causes many move outs. Office staff is rude. Hard to get maintenance to come, though when they do guys are very nice and respectful. Gym needs new equipment. But annoying is paying a amenities fee and then we can't get in building. During hours they are closed residents can't use front door, why? It's seems soley to inconvenience the people who live here and pay for it. We can use side doors which literally takes us into same place so not getting the point of not allowing us in front. But like I said biggest issue is rude staff. One person will tell you something and then another says that's not true. Was told by manager Renee, yes that happens so you need to write down who you talk to....? What? Overall will.likely try newer open places next year. read more

Get ready for a money trap. You'll be nickel and dimed for everything when you move out. During the move out inspection, maintenance barely looked at the apartment, but quickly ran over to the stove with a pocket knife and starts scraping just so he could tell me 5 minutes later that there was a scratch in the glass and it needed to be replaced for 250 bucks. I lived there are less than two months and got charged for a kitchen stovetop, that's works perfectly fine and looks like it's has minimal wear. Meanwhile everything else could barely work and my cleaning could be subpar, but they money for a new stove. Save your money and don't move there or if you move there make sure you eat out! read more

This has been a great place to live. I'm moving closer to work and am sad to leave - Arcadia Run Apartments have been a great home. The staff is always friendly and we love the clubhouse. My sister lives here and loves it. We just had a party in the clubhouse and the amenities for members are endless. This place is high end beautiful, lots of planned gatherings coordinated by the management team, gym, outstanding pool, movie room, coffee by Starbucks, bathrooms with showers like spa, beautiful kitchen and appliances w sitting rooms w fireplace, and tech area all with lush comfortable furniture. If you're looking for a kid friendly community this is not for you. Just look at it this way ..., don't judge a book by its cover. Looks beautiful but a lot of flaws with management. Example... they have Starbucks machine... you would think they have a check list to fill coffee, cups or lids at the end of the day. Movie theater only open during business hours... basically for show...most people are working. They have 6 computers but only 2 work. Maintenance are great! Did I mention it's expensive. read more

We have lived at Arcadia Run apartments for 3 years and have found the administrative and maintenance staff to be of the highest character for people who reside in apartment living. This apartment complex has many issues. There is a lot of construction going on causing major traffic back ups just trying to get in and out of the community. They keep building more buildings and have several more planned so it is an on going construction zone. Be prepared for the noisy sounds of daily construction. Watch out not to trip while walking in their unevenly paved parking lot. The ceilings are thin you will here everything above you. Watch out for snakes by your front door and bugs in your apartment. Some of the apartments tested positive for high Radon levels. The outdoor fireplaces rarely ever work. The theater room is so bright (and you can't make it darker) that it is difficult to actually see the screen which is why there is rarely anyone ever in there. The amenity of the "Private Conference Room" advertised to residents on their website is actually off limits as they made it the employee break room. The computers and printers in the cybercafe are unreliable and do not work on a consistent bases. If you have adult guests/visitors staying with you they are not allowed in the clubhouse at all unless you are present there with them at all times. If someone mistakingly opens one of the patio doors in the clubhouse at 8 pm (which usually happens when someone rents the kitchen area out for a party) an alarm will sound all night basically making the clubhouse unusable to anyone until the next day because of the high-pitch non stop alarm sound. Maintenance is friendly but don't live on site and it is almost impossible to get ahold them outside normal business hours. Rent was significantly raised after one year ($165.00 base monthly rent increase) even though they promise you it won't go up that much. Ongoing issues with the fire-alarm system intermittently being in trouble mode causing a horrible beeping noise that can be heard in your apartment, in the past it has taken them as long as a week to fix. Lots of dog poop on the ground, people leave their trash bags sitting outside their doors. Came home the other night to a pitch dark breezeway. Power was on but maintenance was working on the hallway lights and didn't finish by the end of the day , there was no notification that a flash light would be needed to walk up four flights of stairs in the pitch dark there were also several lights out in the parking lot and no emergency lighting , it was very unsafe. read more

I was a resident for 2 years at Arcadia Run. There were many things I liked about the complex however, by the end of my stay I couldn't wait to leave. With an apartment complex I expected to hear noise and/ or have difficulty with neighbors- but that was not my issue! The neighbors in my building were great, the apartment itself was wonderful but the MANAGEMENT particularly the Property Manager (Renae)is by far the biggest issue. Aside from never being around to answer questions/ issues, her consistency from resident to resident differed greatly. My reason for writing this review is due the various answers I received when not renewing my lease. My My advice is to write down the numerous answers you receive to the same question and then take it to upper bozzuto management. Also read your lease extremely carefully due to the many loop holes. Along with my Lease complaints, I watched residents go in and out with other complaints and never a clear resolution was provided. Issues ranging from Pet Stations not being cleared ( which left dog poop everywhere) to the numerous police calls for stolen or damaged property, residents being harassed, and drugs use. There were plenty of nights towards the end of my stay that my safety felt compromised. What did management do you ask? Nothing, she was unavailable and unaware. This is such a lack of responsibility by the property manager. I paid a great deal of money to feel safe and live in a clean environment, but as mentioned my last several months there were a nightmare.
