It is anchored by McDonald's, Sam Woo Restaurant, and Lucky Market. There are also some small boutique shops and other services for nails, spa, mail, lending, etc. Most recently added biz are R&B Teahouse and a massage place. I have two gripes about this plaza. One is the limited parking. For the number of businesses, I feel there should be more parking. The last time I was here, I had to drive out of the plaza, make a detour, and drive back in. Another is that it's located on a corner of two main streets, Valley Blvd and Walnut Grove. It's best to exit on the Walnut Grove side. You may be waiting for a very long time if you try to exit on Valley Blvd. Good luck! Other than my two gripes, it's still a great plaza for dine-in at the restaurants and drink shops.

I also didn't know there is a second floor to the main building. My Mom and I frequent this plaza for 2 out of the 4 or 5 businesses that reside on ground floor... Fang-Huo Ginseng and Herbs and Sham Tseng BBQ. If you're looking for reasonably priced Chinese herbs, medicine, and snacks, Fang-Huo is the place for you... please keep in mind space is tight inside. If Cantonese foods is one of your preferred cuisines, Sham Tseng BBQ is the spot for comfortable dine-in or easy take-out. Seafood Place and Wen Hui Noodle Hours are also present. There may be one other restaurant next door to Fang-Huo, but not 100% sure. I'll have to look closer next time. It is a very tiny plaza at the corner of Garvey Ave and S Chandler Ave. Parking is very limited about 20+ spots. Entry to plaza by car should be from Chandler, but I've seen drivers enter from Garvey which is not the safest because there's a lot of traffic on that street. If you're lucky, you'll get a parking space. Otherwise, you may need to park on the street or at the nearby 99 Ranch shopping center and walk on over. And in the back of Whole Foods, you have Rite Aids, Chuck E Cheese, Super Cuts, and the Habit. There are plenty of parking spaces available in the front and in the back. The spaces are pretty wide. At night, this parking lot is lit up brightly. There are no security cameras on either side of the lot.

Good to see a community come together like this. We stopped for coffee and noted Whole Foods, Einstein Bagels, Vromans bookstore etc then in search of Rite Aid, walked through the cut to emerge into the empty Chuck E Cheese Rite Aid side of the plaza. Note to self, Park in this side for greater ease. Parking lot is huge.

There's even chains such as Wendy's, Blaze Pizza, Waba Grill, Baskin Robins, Wingstop, and Jamba Juice. There's also a swim school, an animal wellness center, and a hydration room. The Vons often has security inside and outside by the grocery store entrance, so it feels like a rather safe space. Overall, this plaza is thriving and continues to be a popular hub amongst visitors.

The fact that there's so many businesses (nothing wrong with the businesses, they're great) and the fact that the parking pit in the basement is shared with the hotel, it's an absolute PvP zone. People are driving, backing up, parking randomly and doing things without looking and without regarding their surroundings. If you want a good jump scare this is the place to go. You enter from a busy street, and even when you're driving into the plaza, someone will just back up randomly. In the pit, it's not that much better too, with people driving well above a standard parking speed limit and fighting for spots. When you leave the pit, the cars on the upper layer have a stop sign, but it's of no use. People disregard it so they can turn out of the plaza ASAP so if you're coming out of the basement parking, be careful or else you're gonna get hit for sure. Of the entire time I was there, not a single car stopped for that stop sign. I just had to time myself getting out of there so I don't hit anyone and since it's going uphill, there's always a chance of your car sliding back and hitting someone behind you. Other than the parking horror, the plaza isn't bad. 3 floors of mixed businesses from shopping, medical services, and lots of food places (tsukemen, coffee, chicken sanwiches, a bakery, etc.).

I think I can count the number of parking spaces with all my 10 fingers... okay, maybe I may need a few of my toes, too LOL. Com Tam Kieu (CTK) gets super busy... full house packed! I really don't know where people park when they are dining at CTK. Perhaps nearby street parking. Whenever I come here, I've gotten lucky to park in the lot. Thank you! Please note each parking spot is tiny. I'm pretty sure they are all compact size. Be careful when you're driving into the space and pulling out of the space. Besides CTK, other tenants are the dentistry, law office, donut shop, and Indian cuisine. There is a 2nd floor... not sure who and/or what is up there. I may not need the other services, but maybe I will drop by the donut shop one day.

Both lots would constantly be full, so many people would park on the street. This plaza is brightly lit at night; however, there are no security guards patrolling the plaza.
