I have used Tim as both a buyer and a seller and each time I felt very confident I was in great hands. One thing I really appreciated as a seller was that whenever I had issues with escrow or my HOA's management company, Tim would always check in with me to see if things were being resolved to my liking or if he could jump in and help in any way...even after the sale closed and despite these issues being out of his purview! I always felt that he really cared and had my best interests at heart. I wholeheartedly give Tim my highest recommendation!

They help with the City programs around low-income assistance for tenants and are proactive about repairs. I work with two other property management companies and Appleby is by far the best. For tenants entering negative reviews, remember that this is a property management company, often it is your HOA Board Members or the landlords are making the decision to accept/fix your maintenance request, not the management company. The property managers are not the final decision maker on your requests or complaints, but they have to deliver the bad news.

If you're looking for a property management company that treats homeowners like adversaries instead…read moreof clients, you've found it. I've owned/managed my unit for years, and nearly every interaction with Appleby Property Management has turned into an unnecessary battle. Instead of helping owners, they seem far more interested in creating obstacles, sending warning letters, and making simple issues far more complicated than they need to be. Need to perform improvements? Expect pushback. Trying to rent your property? Expect more pushback. Need a straightforward answer? Prepare for vague responses and finger-pointing. One incident was particularly absurd: a noise complaint was lodged against my unit when my tenants weren't even home. They weren't in the building. Despite that, the situation escalated to the point where legal counsel became involved. That's not competent management--that's poor judgment. Most recently, someone parked in my assigned garage space without authorization. Rather than offering any meaningful assistance or even attempting to help identify the responsible party, the response was essentially, "Not our problem. Call a tow truck." Yet this same management company seems to have no shortage of time when it comes to policing owners over far less significant issues. Consistency matters. If the Association is going to take a hands-off approach when owners need assistance, then it should stop inserting itself into every other aspect of owners' lives. Homeowners pay HOA dues with the expectation of professional, fair, and consistent management. Unfortunately, my experience has been the opposite. Communication has often felt dismissive, accountability is lacking, and the overall approach has been unnecessarily adversarial. I sincerely hope the Board takes a hard look at how owners are being treated because this level of service does not reflect what homeowners should expect from a professional management company.

In 2021, at the height of a crazy housing market (and in the middle of a pandemic), we were ready to buy our 1st home. We heard many horror stories from our friends who went through so much stress and heartbreak when trying to buy a home in this atmosphere. Jake helped us every step of the way, with his incredible insight and experience. He always went above and beyond in guding us. He gave us a piece of advice that became crucial later on in this process, advice that maybe we would not have received from another realtor. He answered all our questions and made this whole experience a journey instead of a stressful ordeal. I can't imagine how we would have done this without him. Fast forward to 2 years later, I sit every morning outside our beautiful home, on the patio with my coffee and I always think of how lucky and grateful we are to be here. This was life and game changing. If you're looking for a realtor, look no further -- Jake is your guy!!

In considering any real estate needs, please consider Jake Gordon. This post is terribly long over…read moredue ... First and foremost, we purchased our home almost 2 years ago. It was such a whirlwind time for us... poor Jake lol. Almost 2 years after purchasing my home, I received this incredibly kind message from Jake, in April of 2020 saying, "He would be in the neighborhood and wanted to drop off a care package + spring cleaning kit." Because of stay at home/COVID19, he texted that he, "could drop it off right outside our front gate." We accepted this kind gesture and could not have been more floored and shocked! The photos are what we received, including tough to find items like Clorox, hand sanitizer, and an absolutly positive and uplifting personal handwritten card/note. This is such a selfless act of helping others in such a precarious time. I can't imagine the individual difficulties we are all going through, his personal business, and as mother of a 19 month old, such a small gift brought much emotion and a little bit of tears. When we first started the home hunt, we worked with 2 realtors. One that was suggested by a work colleague, that was nightmare. I told that agent the home that inspired my hunt and in maybe 6 months I had 1 call/email, and another call in which he berated/spoke down to me and one listing he sent outside of my area. He even started to start drama with Jake when he found out we went him and Jake brushed it off! Another friend recommended her agent, but that agent kept showing us places out of our desired areas repeatedly. I was giving up hope on the process and agents. Then we met with Jake. We knew something just clicked. Fast forward to going through the process again of what we wanted, a lot of patience on Jake's end with us, I repeat a lot of patience. Completly up front and honest through the entire process ... Jake not only secured a viewing for my current home in the area that sparked the home search in the first place the same day practically before open house, but once my offer was submitted, the owner cancelled the open house that was scheduled that weekend! He helped us deal with many issues during the home closing (which is understatement to all hiccups and stress we experienced) ... but even coordinated conference calls to assist me when I was traveling for work, which made it so much easier to close. All while remaining cool, collected and unbelievably understanding. Since being a homeowner, Jake has kept in touch almost quarterly. Even sending personal information to us about tax season, remodeling services, even home owner tips and tricks info sheets. But this ... this goes above and beyond. Thank you for being awesome and simply amazing always ... https://www.compass.com/agents/jake-gordon/ Again if looking for a home or selling ... we are so happy to have found him ... and so should you... just call him. My father and I have had a horrible experience with Phoebe Todorof and Sage Trust Mortgage. My…read morefather is elderly and not tech savvy so i'm helping him. We applied for a cash out refi that dragged on for 88 days and still was unsuccessful. Phoebe said that it would take 18 to 21 days. My dad needs this loan to fund a big rehab job on his multifamily properties that is currently in progress, but now we have to start all over with someone else because we cannot take the incompetence anymore. I initially called in on May 28th, the Tuesday after Memorial Day. Phoebe was still coming back from her holiday vacation later than planned, so we scheduled a call for the next day. We spoke on Wednesday the 29th, and it went well. By Monday, June 3rd, we had turned in all the requested documents. I attempted to call her a couple days after we sent everything, to make sure everything is in order but got no response. She then reached out to me on Friday the 7th saying "she has multiple options for me and that she would send them over to us shortly and text me when they're sent". My father and I never received any quotes or any form of communication from her for 6 days, until I had to call her on Thursday June 13th the next week to see what was going on. I asked Phoebe if she sent the quotes because we never received anything and she said, "It's been super crazy over here at work," but then she added, "And I was on vacation." (The Memorial Day vacation that she's been back from for 2 weeks now?) I didn't know how to respond, so I was silent. She then laughed out loud at me as if she couldn't believe I had the nerve to call on the status of our quotes after not hearing from her for 6 days. She ended this call by saying she would have the quotes sent over within the hour. 2 hours later, she texted me saying that she needed a set of tax returns that I had already sent her on the 3rd. I sent the tax returns again, but we still never received any quotes. The next day, on Friday, June 14th, we finally received our quotes. She said the loan would take 18 to 21 days. Just the initial quotes took 16 days. Despite this, we continued to work with her because our contractor was scheduled to finish his work by mid July and we thought since there's 30ish days left, the quote was good, and our property management company, which we love, recommended Sage, that it would work out. It didn't. It just went on and on for another 10 weeks. I can continue the precise timeline but it's really just all of the same behavior. Over the next 10 weeks Phoebe would ask for more documents but each time I would turn in what was asked, there was a 7 day wait at least. I sent her very organized emails to make it as easy for her as possible and she still would ask for things that I have already sent her. The last straw was on August 21st she asked us for more documents to send in and so I did by August 22nd. Of course no communication for 7 days like always. On August 29th I emailed her saying "We haven't heard anything regarding the loan in 1 week. It's been 12 weeks total so far. What's going on? She actually responded that same day asking for 2022 and 2023 taxes that I already sent her 11 weeks ago and a most recent mortgage statement which would be August. She said she only had June. One of the emails I sent her on the 22nd, had August, July & June mortgage statement. Which means she got the email, she only took the June statement, and didn't look at the rest of the email.. I realized this was just going to be a never ending cycle. I had to tell my dad that i'm not willing to deal with Phoebe anymore and that we had to start all over again, and he of corse was very upset. Fortunately and unfortunately, our contractor is experiencing some delays which buys us more time to find another lender but this experience has been ridiculous, unprofessional, and disrespectful. The most disrespectful part of this all is how my father and I were treated. Within all this time Phoebe stopped answering my calls, returning any voicemails, text, or emails. A week would go by, 10 days would go by and I would try to get a hold of her within these time periods with no response. Then when she needs more documents, she'll send a single email asking for a list of more documents, pretending that I haven't been trying to reach her week after week. It's like Phoebe and Sage Trust Mortgage took on something they can't handle and instead of just being honest about it, they'd rather take my father and I down with them just to what?? keep their ego intact? It's been 88 days!... Your ego should have been gone well before 88 days. I have only had experience with the lending side of Sage Real Estate and it was horrible. My father and I feel scammed because Phoebe was nice at first, and the quote was great but then once we committed, we were no longer treated like human beings. From our experience, this company does not have your best intensions in mind.

Andy just helped me sell a home during COVID and three months before that I just purchase a home in probate with Andy as my agent. During COVID, Andy made sure to stick to strict health guidelines for appointment tours, including weekly cleaning, vetting serious buyers, and giving our home an AMAZING online HD video tour. Not selling our home wasn't an option, and every one (buyers, sellers, Realestate agents, appraisers, inspectors) was confused and stumped what to do when COVID hit, but Andy kept working to stay on top of the health requirements and QUICKLY learned how to post QUALITY video tours and offer one-on-one appt tours according to HEALTH SAFETY requirements. Crazy times but I felt in good hands with Andy. Andy navigated us to sell our home while keeping all folks involved healthy, we felt we got top dollar, and the transaction closed quickly. AMAZING experience! For the probate home, I saved at least $15K compared to another property that already met my exact needs because Andy had a good eye out on the market inventory. This was a gem of a find, and he helped us to negotiate a great price! The probate process was confusing and the other party and agent were not responsive, but thankfully Andy was on top of everything! He drafted the contract to ensure the Seller performed on their end before all contingencies could be removed, he regularly followed up with all parties to remind them of deadlines, and worked to keep me and my husband updated on progress. It's been a few months since escrow closed and we love our new home and neighborhood! We couldn't be happier! Thank you to Andy for really understanding our needs and staying on top of everything! I recommend Andy to all friends and family.
