From the very beginning, Theresa took the time to really understand what we were looking for and what mattered most to us. She never made us feel rushed or pressured, and instead approached everything with patience, honesty, and genuine care. It was clear that we weren't just another transaction--we were people she truly wanted to help. What stood out most to me was how responsive and thoughtful Theresa was throughout the entire process. No question was too small, and no concern was ever brushed aside. She always made sure we felt informed and confident in our decisions, which meant a lot during such an important moment. Beyond that, Theresa is incredibly knowledgeable and skilled. Whether it was navigating negotiations, handling unexpected challenges, or offering practical advice, she consistently went above and beyond to make sure everything worked out in our best interest. I'm genuinely grateful we had the chance to work with Theresa, and I wouldn't hesitate for a second to recommend her to anyone looking to buy or sell a home. You'll be in excellent hands.

Katherine Kim, without a doubt, is the best real estate agent my wife and I have ever worked with!…read more With her expertise and knowledge of the Orange County market, Katherine provided us with a plan that ultimately led us to purchasing the perfect home that fit our needs. Katherine's dedication to us was key because we had placed an offer on another home only to see the home, we would eventually buy listed on the market couple hours later. Katherine quickly pivoted to contacting the seller's agent and getting us a viewing of the home. We submitted an offer that same day and it couldn't have worked out better! Katherine's professionalism and planning was exemplary. She provided us with valuable information about the community we purchased our new home in which confirmed our decision was the correct one. Katherine's support and dedication to us during the entire process was simply awesome! Thank you, Dan Choi Real Estate! Katherine, thank you so very much! We were very fortunate to have you as our real estate agent!

Osborne Homes - Sent this guy so many emails, he refuses to respond. This is the owner. He won't stop harassing me with his junk mail.

These scammers have been harassing me for years. They couldn't care less about the "do not mail"…read morelist. Between two houses. I've repeatedly asked to be removed from their scam list - called, emailed, everything. I got one guy on the phone who was apparently in his car, told me "throw it away and 'f off'" (whole words uttered). I get their scam card with a picture of one house sent to a different one. The one time I got through to Matt Mutton (the scammer owner) was through his linkedin (he will not respond to his email) and I kept bothering him until he responded, he claimed he removed me from his list but did not. This has been going on for years. This latest time I emailed them, got blocked right away. So instead of taking 20 seconds to remove my info, they blocked my email. They'd rather continue to waste paper and postage harassing me than take the time to remove my info. How's that for ethical, folks? Don't take it from me; read about Matt Mutton - you can find stuff on line about him - let's just say this is not a good person in any way. Read about CEO Mike Osborne. Also lots of pretty awful stuff about these scammers on line. Check out their BBB profile if you really want to see how immoral these people are. It's super simple, folks - if they can't take twenty seconds to remove someone from their scam list - why in the world would you trust them with the most important thing in your life - your house? Do you think these are honorable people? Ethical? Not in this or any other dimension. They are absolute scammers who ignore the "do not mail" list and harass people. They will cuss at you on the phone rather than simple remove your info. They will hang up on you. They will not respond to your emails at all. Read about them online. Look at their BBB profile. Tells you everything. There are honest people in the real estate business looking to buy your home - or work with you. These are absolutely not them. Don't take it from me, read all the other bad reviews of these scammers. Read other reviews how proud these people are to scam people and harass people. It's a badge of honor for them to do this. They are the worst of the worst. Again, thank God for yelp where honest people can point out the scammers like these people - avoid these people like the plague.

I called and spoke with a person who IDed himself as Rick Alvarado. I told him I didn't appreciate a likeness of my home on this correspondence. He justified the card by saying it got me to call him, which was its purpose. Additionally, Rick Alvarado claimed he receives hundreds of calls just like mine, but every so often they do receive a solicitation. Rick Alvarado claimed this justifies their boorish behavior. This postcard is highly unprofessional. Any company which uses this sort of tactic is definitely not worthy of my business and I would question how they conduct their business. I would never employ them to sell or list my home!

Edit: On Monday 11/17, after posting this, I received a call from Giovanni explaining that they would need to issue a refund check (something that was not mentioned by anyone the week prior). She somehow had a mailing address that was actually just an address mentioned in my residence history and was never given as my current address. I provided her with an accurate address and she said they would overnight a check to me. On 11/19 I received a check in the amount of $2249, not the $2449 I paid. I was not refunded the initial $250 deposit for "holding" the home that was quite literally never ready, even after I was finally allowed to tour it. Original 11/17 review: I really wanted to leave a better review, but I feel others need to know the situation they may find themselves in with this company. I toured many Tricon homes in Colorado and liked their self-tour option. The homes I saw were well maintained. During my search, I found a "coming soon" home set to be ready on 10/29. Because of how fast the market moves, I applied on 10/13, was approved on 10/14, and signed the lease on 10/16. I paid the $250 holding deposit plus the full $2,249 security deposit--$2,499 total. I was told this was part of their pre-lease agreement, meaning that after touring I could transfer my funds to another home or receive a full refund if it wasn't a good fit. On 10/27, I emailed our main point of contact, Giovanni Villar, to confirm we were still on track for the 10/29 tour, and she confirmed. On 10/29, I emailed at 8am and later called around 2pm. Giovanni said she would check and call me back. I didn't hear back, so I emailed at 6pm and was told she still couldn't confirm. That was delay #1. On 10/30, I was emailed a new estimated completion date of 11/3. Delay #2. On 11/3, I emailed Giovanni (and the other team members cc'd--Lindsey Bender, Kerri Loeber, and Rodney Carr). No response all day, and calls to Giovanni went to voicemail. I called the 800 number and was told they saw a note that the home would be ready 11/7. On 11/4, I emailed again, and Giovanni later confirmed the new 11/7 date. Delay #3. On the morning of 11/7, I emailed again. No response. I called Giovanni--voicemail--and then the 800 number, who said they would message my leasing consultant, Lindsey. Instead of a call, Lindsey emailed asking someone else on the thread to update me. After I replied saying no one had contacted me, Lindsey called that night and said she would confirm with the team on Monday 11/10. Delay #4. On 11/10, I emailed again. While waiting, I toured other homes. Later that day, Lindsey texted me a code to tour the property. This was only four days before my scheduled 11/14 move-in date, and my current lease ends 11/30, so these delays significantly cut into my time to secure housing. The home was nowhere near move-in ready. There were many issues that clearly hadn't been addressed in the 2+ weeks of delays. I sent Lindsey an itemized list, as she requested. After seeing the home and considering the lack of communication, inconsistent information, and ongoing delays, I decided not to move forward. I emailed the team on 11/11 asking to cancel the lease and receive my refund per the pre-lease agreement, and included the repair list. I received no response. I called the 800 number and was told my lease was canceled and I'd be refunded in 2-3 business days. Today is 11/17. I have received no written confirmation, no refund, and no pending transactions. I called twice more and was told notes would be left for someone to contact me. No one has contacted me. This entire experience has been frustrating and overwhelming. I paid $2,500 for a home I was not allowed to tour for almost a month and had consistent issues reaching team members once I paid my deposit. There was no transparency about the home's status, and even the pre-lease agreement details were inconsistent depending on who I spoke with. Now I'm stuck waiting for $2,500 I urgently need for bills because nothing is being handled in a timely manner. If Tricon resolves this quickly and refunds me fully and promptly, I will update this review to acknowledge their efforts to rectify this issue. If not, this review will remain as is.
