I thought of disputing it at the time, but did not, however it has come back to haunt me and will now cost of $11,400. This is because my PMI cannot be removed by the loan servicer because the go by the last appraisal value, which was the lowball he gave. The impact to me is that I need to keep paying $160 a month for 6 years because of his mistake. If this guy is your appraiser, cancel the appointment, refuse to use him and take your changes with someone else. Q) How can you esitmate value of a property less than it was valued 3 years prior, when there has been growth in the market? Q) How can you compare a 4 BR to 3 BR's? Q) How can you state there are improvements to the home, but not consider the value in the appraisal? Here are some facts: 1) Home was originally purchased in December 2009, coming off one of the worst housing crashes ever. Home was appraised at $276k w hen purchase. 2) When Matt appraised it 3 years later, in October 2012, he valued it at $265k .(11k) less 3) Home was remodeled completely 7 years prior, making it stand out from other homes in the area 4) Home has RV parking which does not appear to be considered as part of the valuation 5) Home is a 4 BR, however he used 3BR comparables, which brought the comparable value down 6) Home has been remodeled with a new tile shower and travertine floors in the bathroom, all homes in my area were built with fiberglass and have linoleum floors. 7) Kitchen and bathroom were noted as remodeled within 1-5 years, however the value of these have not been adjusted in the appraisal price matthewMjones@gmail.com

He came out to my house and verified square footage as well as took many photos to include in my appraisal. My appraisal was fair and his fee was low. I would definitely recommend Matt for anyone needing an appraisal.

I appreciated his timely…read morearrival, his thoroughness of the property inspection including many detailed photos, and the inclusion of multiple comps from the area to determine a reasonably accurate property value. His appraisal also arrived in a timely manner after the initial inspection and his services were very reasonably priced. I will definitely be using him again!!

What started as a seemingly reasonable quote quickly turned into one of the most frustrating vendor…read moreexperiences I've had in this industry. From start to finish, this company checked every box for how NOT to run a professional appraisal service. First, the delays. Getting the initial report took far longer than quoted with no proactive updates, no heads up, just radio silence until we had to chase them down ourselves. In a business where timelines directly impact transactions, that kind of lag is unacceptable. Then came the real surprise. When we requested an ARV addendum, a standard ask in investment real estate, suddenly the "reasonably priced" company we thought we hired disappeared. What followed was nothing short of price gouging. For what should be a straightforward addition to an already-completed report, we were hit with a fee that was completely out of line with industry norms. No justification, no transparency, just a number that felt more like a penalty than a service charge. And through all of it? Communication was terrible. Responses were slow, vague, and at times non-existent. We were left guessing at every stage of the process. In the end, we didn't receive any due courtesy. A good appraisal company understands that their clients operate under deadlines with real financial consequences. This one clearly does not. Between the delays, the poor communication, and the opportunistic fees, I cannot recommend them under any circumstances. There are too many competent, professional appraisers out there to waste your time and money here.
