"The Standard" is remarkedly standard, if even that. It is a very expensive place to live especially for having targeted ASU college students as their main customer base, on top of raising prices next year for a completely identical unit, and bare minimum level of quality and maintenance. They also issue very hefty and unethical fines on the smallest of things, on top of a $3800 4br monthly rent (soon to be $4300+), and even other fines that we had received and were completely out of our control such as a moving out "couch fine" for a total of $3000 for a rip on the (cheap) couch that had been there before we had moved in... In our last month living there, we had going on about a month of a broken washer/dryer, and like other amenities that stopped working, several delayed repair responses for these issues. We had other management and fine issues as well throughout the two semesters renting here. I had even once woken up to management randomly walking through my room in the morning, among the other about a dozen times they have come by to "check up" on things. They had given the reason that they are "thinking to fix" certain things, and then proceed to just take a walk through our rooms and bathrooms, and don't fix any of these "things" during the time that we lived there... Do not recommend renting here, they know how to empty your wallets and treat you like children.

The management adds ridiculous hidden fees and monthly 'convenience' and fees that were not clearly emphasized during the tour. Most notably, they charge a staggering $46 fee just to pay rent with a credit card. It feels like a constant cash grab rather than a service. Renters beware: the price you see is definitely not the price you will pay.

    Great place to live. The people in the office are also VERY kind and helpful. It is a little pricey but for the location and the quality of the apartments I think it's great for living in Boone so close to the shops and campus.

I've asked them to fix my bedroom door twice and it still doesn't stay closed all the way or locked. Last year we could park anywhere, included in our rent. This year they introduced "premium parking" which costs $35/month to park in front of your building which we used to be able to do for free. I'm disabled but not disabled enough to qualify for a disability placard, so I had to sign up for it to guarantee I wouldn't have to walk super far to get to my apartment. They called and emailed relentlessly pressuring people to buy premium parking, saying that they could not guarantee free parking. Can't guarantee parking?? At the place you live?? Then there ended up being way more non-premium parking than they implied. Rent also raised this year. I'm paying a total of $1,171/month for a private bedroom, private bathroom, and a shared living space. Not really handicapped accessible unless you live on a specific floor, which they don't let you request without a price. I live on the bottom floor, no elevator. My sister who's in a wheelchair can't come visit my apartment. If I wanted to live on the top floor that has street access, I'd have to pay extra. Package pickup policy is inconsistent, changing at random. The gym never has Clorox wipes to clean the equipment before and after use. Visitor parking is also insane and inconsistent. The policy was you only get 4 visitor parking passes a year. So they just expected us to not be able to have our partners, friends, and family over more than 4x/year when they charge the insane prices that they do to live here? They are actively working on changing the policy, so at least they are responsive to resident outcry. They only allow people to stay over for 2 consecutive nights at a time, with a total of 4 nights per month. They explained that this is standard practice, but I've rented elsewhere before where that was not an issue. My fiancé lives out of town and in order for me to see him regularly in accordance with this policy, I have to drive and spend the night as his place. Which, again, I'm disabled, so that isn't always feasible. They require you to renew very early, before listings for other places to live are active. So you feel pressured to renew out of fear that you won't be able to find somewhere else to live. They had us move in midway through August, but still charged a full month's rent. When I asked them about that, they said they could only prorate if I paid my entire lease in full upfront. Who can do that? Move-out is before the end of July, before move-in is open at most other apartment complexes. Which leaves people essentially homeless with nowhere to put their stuff for a couple weeks. The gutter above the walkway to my building leaks so during the winter a huge patch of ice forms, which I've slipped on multiple times. When I put in a maintenance request about it, they cancelled it. There is a big gap under the front door, which lets your AC/heat out. Also, when they leaf blow, a whole bunch of dirt and leaves come through the gap into the entryway. There have been a few positives. I appreciate that I can have my ESA cat here for free with proper documentation. The bus comes directly into the apartment complex, though it does not run on the weekends, so you pretty much have to own a car to live here. They have a club house with free printing, and a 24 hr gym (though small and as stated above, never has cleaning wipes). They frequently have resident events like free food, activities, and giveaways. They host a blood drive here as well. The staff in the office have always been polite to me, aside from the occasional negative interaction with management. The property also made it through hurricane Helene generally unscathed, which does speak volumes. Overall, just not a great experience. I'm looking at finding someone to take over my lease soon because the rent is too expensive to be sustainable when living on financial aid, and the visitor policy is aggravating.
