They are highly investment and real estate-focused for owners, with offerings from short, mid and long-term rentals with a deep understanding of the local market. They have phenomenal service and they work very hard. The best part about them is they are reachable and just wonderful people, outside of their successful business. Property management is such an old-school industry, but Kate and Charles are dynamic, and smart and understand the needs of landlords and owners, so they can help maximize return. I rent a condo in Fraser, near Winter Park, and they helped me renovate the condo after it was neglected for 12 years by a low-paying long-term tenant. They introduced me to a great contractor who flipped the property and then found a local builder who needed housing for his management crew to rent my place for top rents in 2022. They do regular property checkups and carefully vet tenants for long-term rentals. They are hands down the best I have worked with and I use 3 other property managers in different cities and wish they all could run like Snowcapped.

We are very displeased with PMI Summit Colorado. We booked our reservation though VRBO in April 2025 for our large family ski trip set for March 2026. After crossing the state line into CO we called PMI Summit Colorado to find out why we had not received check-in instructions as we usually receive them 1 day before or at least the morning of our stay. After 2 hrs on the phone with PMI they stated they never received a booking from VRBO for our stay and that the property had been reserved in October of 2025 for 3 weeks during March of 2026. We had to scramble to find another place to stay for 4 nights with a large family during one of Colorado's busiest times of year. After further investigating, we found out PMI cancelled our reservation once they had a booking set for a longer stay likely at a higher rate than what we had booked it for. PMI had cancelled our reservation without any cause and did not notify VRBO of the cancellation. We know this because our credit card report shows charges for the hold fees from both VRBO and PMI during April of 2025 then a credit from PMI for the hold fee during October 2025. We searched our email to see if PMI notified us of the cancellation and found an email that we would not have opened due to it looking like spam from PMI cancelling our reservation without cause or any explanation. PMI lied on the phone saying they had not received the booking from VRBO. It was unethical of PMI to cancel our reservation because a reservation for longer stay, likely at a higher rate was requested by another party. PMI did not notify VRBO of the cancellation as VRBO still showed the trip as reserved and continued to send notifications as trip came closer. PMI left us stranded in CO without any support. Long story short, do not book with this company, even through VRBO. They will cancel your reservation without cause if they have a better deal on the line. I will never us this company again, and I only hope that this will help guide future families to a better experience than we had.

    PMI managed short-term rentals for our cabin for three years. I appreciated that they were able to…read moreclean on the day of each renter's departure, allowing us to do a one-day turnarounds, so I'm awarding two stars instead of one. But there are many problems. They charge $60 to inspect the property after housekeeping completes their work. Supposedly that pays for them to look for damage or theft and make sure furnishings are returned to their original location. However, we were never notified of obvious damage following rentals and they paid no attention to our requests related to the arrangement of furnishings. In fact, our requests related to furnishings were treated with the same disdain as every other contact we had with this company. Their billing practices were also a concern. They would add charges to their invoices without any notice or discussion. If a renter called and asked them to provides services, we never found out until there was no chance of recovering those costs from the renter. Most recently they added a $55 for every rental for "trash removal". When we questioned this, the response was their typical disregard for us. Then we terminated our service because, at that point, they were charging $350 per rental. They had raised their prices without any agreement from us. Then they charged another $200 for early termination! (Termination of a price structure we had never agreed to.) Over the two years of experiencing their business practices and attitudes, I simply paid whatever they charge because I have no doubt these people would have put a lien on our property. This is a nasty business and I suggest that you stay away.

    We booked a last minute condo managed by this company the day before our arrival date. After…read morebooking we received an email telling us that there was a payment issue. I re-entered my card info 2 different times and kept having issues. The morning of our arrival, I received an email saying that if I don't enter payment information, my reservation will be cancelled. I entered in a new card and called to try and sort it over the phone. No answer. Left a voicemail, and hoped that the new card information worked. Shortly after I received a cancellation email. Again, I called - No answer again. So I left another voicemail. I was able to get a hold of a person via the sales office number, who was finally able to get someone to call me back. They told me that the room was already rebooked because there is a wait list (mind you, I booked the room the night before our stay) and that there was absolutely nothing they could do, leaving us to find a place on our own. The lack of communication and they way they communicated the issue was completely unprofessional. For someone looking to have your property manage here, I can only assume that the other services they provide are equally as unprofessional. I'd want the piece of mind that the company managing my guests are treating them with the utmost importance. Next time, I'll be sure to avoid any property managed by this company.

We were going to be traveling to an event that has been tragically canceled. Unfortunately for my large group of 16 the majority of us had to cancel due to virus outbreak for safety and health issues. I was hoping to get a full refund due to the "epidemic disease and illness" section in airbnb's "extenuating circumstances" policy, but I was sadly mistaken. Every time I mention it to the hosts they always respond with the same soulless automated response of "we are sticking to our refund policy". I understand that they are a business and stick to policies, but I thought being in a pandemic there would a little sympathy. There is no sympathy to be found on their part even though multiple people in our party are currently sick with the coronavirus and have been advised to Quarantine. Currently I am waiting to here from the airbnb support team to see if I will be losing over $700 to this greedy terrible organization. My advice if you are looking for an airbnb go with literally any other option than the listings provided by this team. They do not treat you with respect and they do not treat you like any normal human would.

I felt like Dwell had a good knowledge of the rental market in Summit County. The company got me exactly what I was looking for as far as rental amount. The property was always rented pretty quickly. However, over that three year period I found that Dwell was consistently an advocate for the tenant. Sometimes it was late rent, damage to the home or the interpretation of normal wear and tear. For example, a gate to the deck was missing. This is a swinging gate that had a latch. We had new tenants and the missing gate was brought to my attention. When I asked Dwell about this, they responded, "It's probably due to the very poor condition of the deck, that's normal wear and tear." The deck is in new condition The missing gate was something that should've been spotted when the walk-through was done. We had tenants that were consistently behind with rent. Not Dwell's fault at all. However, Dwell told me what a stand up individual this person is and that they are just going through a difficult time. So, I gave them a break on rent. Well, the tenants moved out in the middle of the night and left the house in a really horrible state. Just to be clear, a horrible state is when someone defecates on my couch. Again, not Dwell's fault. But, I should immediately be told about the extent of the damage. I didn't learn about the extent of the damage until I read through the insurance adjuster's notes a month later. I felt like Dwell intentionally withheld information from me. So, if you're a property owner and thinking about going with Dwell, think again. If you're a renter, Dwell is the company for you. They got your back.

    We booked this vacation rental for a group of twelve people, including eight senior citizens. When…read morewe arrived, there was no running water at all. After waiting more than two hours, maintenance finally showed up and said there was a major leak that couldn't be fixed. At 10 p.m., we had to move everyone--seniors included--to another property the host provided. The replacement house did not fit our group, so several elderly guests had to sleep on couches and bunk beds for two nights. To make matters worse, the next day the host claimed the basement at the first house was flooded and said we might be responsible for the damages, even though maintenance clearly caused or discovered the issue. They even accused us of sabotaging the system, which was ridiculous since we had no access to it. They eventually offered us a small refund that didn't even cover the cost of one night at the new rental -- a place we didn't choose and that still failed to accommodate everyone. This was one of the worst rental experiences we've ever had. The hosts were dishonest, unprofessional, and refused to take responsibility for their own mistakes. I would absolutely avoid this company and any properties they manage.
