I've come to realize that Annie's tea house has the best boba tea and milk teas and I always find myself coming back after trying new spots. Their flavors are always so good like their mango tea even at half sweetness it's perfect. Some of the other businesses I've tried in the area their drinks are just so sweet and if you bump down to half the flavor goes away so I'm sticking to Annie's from now on.
I have been a consistent customer at Annie's Tea House since they opened a few years ago. My sister and I always wanted more Asian food and spots to open in the Brandon area and when Annie's opened, it felt like the universe heard our wishes LOL. Their quality of service, food, and atmosphere is hard to beat. Every single Boba I have ever ordered here has been a hit, the food has been hot and flavorful, and the service always, always friendly. I love the recent renovations to the decor and their consistent rotation of cute trinkets you can buy (on the cheap) like bookmarks, bracelets, pins etc. I hope everyone gives Annie's a try:) Once you do, you'll find yourself driving there all the time!
Such a cute and spacious little tea shop that I found in Brandon! I haven't been here so my first time here my daughter and I eat got a drink. She got the mango nada and I got Annie oolong special .. Both are delicious. When I do have a little bit more time, I will try to eat something here. It's very spacious inside and the noise level is quiet and there is plenty of parking in the front. I would definitely recommend this to family and friends. If you're in the Brandon area. Tea was good & my overall experience was worthy of a solid 4 star. Note - 5 star on customer service & speed. I will definitely try Annie's tea house a few more time and re-rate them as 5 star if they are consistent in everything for the time being because this is my first time I feel that it's only 4 star worthy, which is not bad at all.
If you're looking for a nice chill spot to catch up with friends with top tier food options & deliciously crafted boba tea, then this is your place. It's so pretty on the inside, with a good amount of searing, board games and books! If you're a mom like me, this place definitely accommodates children well. I got the passionfruit green tea with mango jelly and it was so refreshing. I also got the tofu & salmon hibachi with fried rice and it was amazing! The portion was big enough for me to save for the next day and the flavors were great. I will definitely visit here again. The service was great also, was greeted with lots of happy smiles.
Headed to get my husband's cracked cell phone screen fixed and right next door was Annie's Tea House. Decided to give it a try. What a surprise! Super friendly staff, beautifully decorated inside and the food was delicious! We had a lychee lemonade with lychee popping, mango lemonade and mango popping, beef dumplings, and chicken hibachi with fried rice. All delicious! A must try!
I hate to drop stars but after many 5 + visits and trying to deal with the new owner personally i felt it justified. I really loved the original Annie. She was always so sweet personable and listened. If anyone knows where she went, please update their review . This has now been sold to a new ,much younger , and inexperienced owner. With that came new workers who in one instance was always on the phone. When asked if the bowl of unlabeled stickers was free my daughter wanted one she said No! oh so they are for sale and she said Yes, and went back to her phone lol. I didnt bother asking how much and didn't feel like purchasing a sticker at that point . So far I have brought my mother there, brought several food items for my whole family, including my toddler and all of which could not be finished. The variety of steak chicken noodles and vegetables were all too salty and heavy garlic , the zucchini tasted spoiled and not refrigerated. Vegetable portions have been reduced , not cooked long enough still very hard to chew with more of the carbs . with how the economy is going I've been cooking five days a week and being in the restaurant business, I know a thing or two about seasonings And food quality . I asked her politely twice in person if the recipe has changed ( it obviously has ) She got defensive and said nothing has changed. I said it's too salty for everyone to eat that even a two year old won't eat the noodles. I asked if they could put less salt or light even since everything is made to order . and she said no, nothing can be altered or modified . I was shocked for an $18 dish spending close to $80 for four people I think is a bit overpriced for the quality service and portion . Sadly will have a find another quick go to cafe when in the Brandon area .

I was a bit amused also that they serve Vietnamese food as well so we will probably have to come back for that on another occasion. If you happen to be in Brandon, FL , come by and check this place out. I think all you ladies especially would be intrigued.
I have visited this establishment twice in 2 weeks and I am impressed with the quick service. You will be getting your drink within 5 minutes of ordering. The girls employed there are also very pleasant. Both the strawberry matcha and the brown sugar matcha are pretty darn good! The menu also consists of hibachi noodles and gyozas, which makes this boba tea place a bit unique compared to others. The ambiance is very inviting and girlie. They also have little Knick Knacks for sale such as stickers and jibbitz for your crocs. There is a point system, after obtaining 100 points, you get $10 off your purchase.
Great strawberry smoothie!! My wife got the taro milk tea, was also good, could be a little stronger, but overall loved it!!!!!
Dropped by for a Saturday tea and snack break, and wow - what a revelation! The sparkling passion fruit tea was perfect: flavorful, refreshing, colorful - highly recommended! But the real winner were the ultra crispy beef dumplings - and the *amazing* dipping soy sauce. And the presentation was lovely, even for the sides. If you haven't tried it - just go! Note- the staff are probably the sweetest, most helpful I have ever seen - like family...
Omg ! Thank god I found this location ! It's so cute right on 60 . This shop has the cutest mine store ! I had to buy me a straw cover for my Stanley ! And also got 5 stickers for $3 ! Me and my daughter loved it ! The drinks are so good the service was so nice ; the ladies helped me choose my order . Let me know what was the best sellers . I had to get the brown sugar matcha it was so good ! I haven't tasted my strawberry green tea yet but I know it's going to be good ! I will be back for sure to get some more boba and gift for the mini store
Okay first of all, the decorations are absolutely adorable. Second of all, the drinks and food are fantastic. Me and my gf come here all the time when we want boba, and we usually get an order or two of the crab Rangoons as well, both are delicious. The workers are always very polite and quick with everything, 100% recommend. Recently went and got the valentine's day drinks (got cute matching keychains for it too). One of them was like a really rich chocolate milk flavor and it went really well with the strawberry jelly. The other was like lychee soda and lemonade I think ? It was also really good, whatever it was. The heart jellies were sooo cute, even if they were kinda hard to suck up with the straw.
3.5 stars! Cute little place to enjoy some bubble tea and even some food! They have a sofa, some high top tables with chairs and regular seating available. Their menu includes drinks as well as food! I had their fruit drink, they allow you to do two flavors to mix with no extra charge. I ordered half kumquat and half mango with no boba. The tea flavors of the drink are pretty strong, I wish I got more of the fruity flavors from the mango and kumquat - they seemed very light. The after taste of the tea lingers a bit after you drink but it was nice and refreshing. I would prefer stronger fruit flavors so will have to try the others next time!
Very cute tea house with extremely nice and informative service! Daughter was a big fan already so I thought I would try. We can between 1:30-2:30 on a weekday and was able to get lunch portion of food, and she really enjoyed the chicken and rice plate (only $10, which honestly is pretty good anywhere you go) We also enjoyed the peach smoothie, passion tea and brown sugar milk tea. Big fans in general of those types and the boba was very chewy! read more
Pros: Nice decor if a bit similar to other boba places Clean and a nice medium sized dining space Good variety of drinks Cons: The AC was barely on and during a summer with 93F and humidity that is intolerable The kitchen was shut down so no food was available Misc: I ordered a Mangonada drink. It was good with some sort of spice (taijin?). It was around $7 50 with boba and tax added. 8/10 Overall: solid but minimal AC and no food items take off 1 star. USF has a lot of great boba joints but since I was meeting someone in Brandon I decided to try it out. read more

The place is really cute, and the workers were really nice and patient. I had gotten the cheese foam matcha with boba. I was a bit surprised because the cheese foam tasted a little bit like coconut, so that threw me off a little bit but still a very good drink! read more

Cool boba shop in Brandon off SR-60 not far from the Brandon Mall and I-75 exit. It's a good shop to catch-up with a friend with plenty of seating and couches. They have Vietnamese food and as far as drinks go they have the brown sugar boba, milk tea, fruit tea, and more. Prices are standard for a boba shop nowadays. You'll spend $5-8 for a drink. Boba is extra, but should be included in that for the price in my opinion. Drinks are on the sweeter side so I recommend asking for less sugar if you don't like sweet. Staff works quickly and they are friendly. Recommend for the occasional visit! read more
This place is CUTE!!!!!!!!!!!!!!! I'm not sure if tea barista is a thing but that is what you get here. Oddly, my tea feels like a cup of Dior..... This feels like luxury tea. I just wish that they had an online ordering system or app. But in the meantime you can call to order ahead. The location is not the most ideal but definitely worth it to try their unique flavorings and preparation. read more

Love this place. It is definitely slept on. Some of the best boba I've had! This cute little spot is filled with floral, colorful decor. There's free wifi, tables, couches, authentic asian treats at the register, plenty photo opps, and a lovely menu. There is milk tea, fruit tea, smoothies, slushes, hot teas as well and a small food menu to go with . Anything on the menu that says "boba" comes w boba free of charge. Their brown sugar boba matcha MT is their best seller one employee mentioned, so of course I had to try it. I was torn between the brown sugar boba matcha and the salted cheese matcha and suggested I just add salted to their best seller which I did and was a great idea. Not only does the brown sugar boba matcha have cool layers but it legit tastes amazing! read more
Today, I decided to have a quick lunch at my younger daughter's favorite place. She always raves about this place. I was pleasantly surprised. The noodles were pretty good, and I did enjoy the brown sugar boba tea. The place was pretty neat. I will definitely come back for some boba tea. read more

A very good boba and food restaurant. It is 5 stars. Annie is new a coming. Finally Brandon has good representation of boba place. I like the setup in the restaurant. Contemporary looks. I was there at 11 am at the opening, they already have a huge order in front of me. Can believe they are busy. I got the taro coconut slush. I have Taro boba. It is interesting they carry a taro flavor boba. I like the ideal of showing the boba in the jug, the customers can have clear choices. They carry some interesting boba other than taro boba, such as matcha boba, aloe Vera. It is an A grade for boba choices. I also got Annie Favorite Cooling Tea. This tea has many item inside with one price. I recommend this drink. For the food, we got the fried teriyaki chicken wings. It is delicious with the sauce. I also got the shrimp noodle and noodle bowl. The shrimp noodle is lo mein and grilled shrimp. Shrimp is big. The noodle bowl includes the shrimp and grilled pork. It is a good dish. Since they are busy, may be call ahead is the best bet. read more

You know that feeling you have right after a massage-or when you smell Christmas cookies baking? Yeah, that's what Annie's is like. I stopped in early on a Saturday afternoon and oh-it was like stepping into a spa. The decor, the music, the staff-all were soothing and calm and lovely. I planned to just order and go, but it was too cute and happy to leave. I had to stay and sip my hot ginger tea latte right then and there. The tea, btw-absolutely divine. It smelled like birthday cupcakes and tasted like pure joy. I am a *fan!!! This is my first time here-the first of what will be hundreds of visits. This is sooooo worth making a U-turn on S.R. 60 on a Saturday!!!! (and so few things are) I can't wait to come back and try everything on the menu (there are nibbles, too-please see the chalkboard menu pic) Thanks, Annie's!!! See you soon! read more

Been craving a fruit tea while in Tampa. Randomly came across this while traveling to Brandon for work. First of all the decor is sooo cute! It gave a very welcoming feeling. I order a peach tea with boba. It tasted great. I was disappointed about not being able to choose a green/black tea or being offered if I wanted to change the sweetness level. Otherwise this place would have gotten 5 stars. read more
So there is a reason why this place has really high reviews. Their teas are really good. To add to this, the staff is so extremely friendly. Annie Tea House is kind of in an odd shopping center. They are sandwiched between a car/auto parts shop and a medium/high-end furniture store with a pizza restaurant at the end of the plaza. Also, if you drive too fast and miss one of the entrances you have to make 2 U-turns to get back on track on Highway 60. I came here after Yelp-stalking my Yelp friend Karen V's reviews. She kind of knows all the cool places and new places to eat in the area. So follow her...just sayin'. Anyway, I think I'm a regular customer now because the boba place I used to go to, Quickly Boba Tea, hasn't been walk-in for quite some time and they also don't have the avocado smoothie anymore. So I decided to try a new place and I'm glad I did. Don't get me wrong, Quickly Boba's teas are also spot on, but they may just be losing me in the tug-o-war to find the greatest boba tea place of all time! In the words of the oldest Sunday comic on the planet, Cathy...Ack! I have tried the taro smoothie with boba, taro coconut smoothie with boba, avocado smoothie with coconut jellies, matcha smoothie with matcha boba, avocado smoothie with boba, avocado smooth with boba and coconut jellies, warm ginger tea latte, iced ginger tea latte, pina colada smoothie with coconut jellies, passionfruit tea and more. I've also tried some of their hot items for a snack to go with my tea and everything is sooo good. My fav cold drinks are the avocado smoothie and the pina colada smoothie. My fav hot drink is the ginger tea latte. The smoothies are thick and not runny which I like because cold things don't stay cold, solid, or semi-solid long in the Florida heat. I can actually take my time sipping on the smoothies, although I don't since they're so good. Then it's all gone and I'm sad. I do think they keep their boba warmed so they don't get all hard like some places have. So you can actually chew them without breaking your teeth. I also think tapioca is gluten-free but don't quote me on that. The place is decorated kind of cute so you can hang out and lounge if you want or bring your computer and do some work. One note to the world is that if they are busy busy then sometimes it takes 20-30 minutes for the food to be completed because I think they only have one person making food. I kind of wish they had a bit more exposure like being able to be found on Grubhub or Ubereats or something so that people further away can experience their teas and food, but maybe they like it just the way it is. So if you're looking for a cool place to relax and want to try a variety of teas, please check out this small business. I think you'll be pleasantly surprised. read more

Ah yes. My new thing to check while visiting areas is to see where is the local boba. I was at the Brandon Mall and was parched; started craving something refreshing. Annie Tea House popped up and someone else also told me this place had killer food. I decided to swing by and grab a drink before heading back home. The place was very clean and cute! They had some Instagram-able decor and enough space between each table. I looked over the menu and saw you can mix two teas with no extra cost. I ordered a strawberry and peach tea with strawberry jelly. I was not too hungry but did see they offered a handful of eats. I sat for a few moments until they called my order. I took my first sip and instantly quenched my thirst. The tea isn't overly sweet and both flavors paired perfectly. I would like to try the milk tea the next time I'm around. read more
