After installation, we had problems we never had before: roof leaks, ceiling damage, and animals entering the attic. We also had roofing nails left around our property that caused flat tires. Every time we reported an issue, we were given a different explanation...a nail, then the chimney cap, then chimney caulking. We have video of their "water test" where water was sprayed directly into the chimney cap vents, which is not a realistic test of rainfall. An independent chimney inspection later found no issues. We also have documentation from pest control showing missing drip edge that may explain how animals gained access. This company did not properly stand behind their work or provide a consistent, honest assessment of the problems after installation. I would strongly caution homeowners to look elsewhere.

Kandi upholds herself to the highest standard in all areas; that was my experience! My wife and I have been searching for a house for the past 3 years and have dealt with many other real estate agents. We've had experiences of making an uninformed decision, being rushed into a sale, and uncertainty from the other agents. That is, until we found Kandi. We reached out to her and it was pleasant surprise and a burden lifted off our shoulders. Kandi treated us like no other, she found our likes and dislikes, dug deep into our current situation for a better understanding (wife gave life to beautiful triplet preemies that were in the NICU for 6 months and I was the only one employed), did research in what we may be interested in, and best of all, treated us like her own family. Given our current situation, I have no doubt that anyone else was prepared or qualified to take on the tasks of meeting our needs! She made the process VERY EASY. Knowing how busy each of our lives were, she went above and beyond to prepare the documents and explain AT LENGTH so that we would sign while being informed. There is no one else that is so detail oriented. One issue my wife and I that we were very concerned about was the quality of the house. We are not fixer upper people and when we finally found a house (took less than a month with her), she recommended a stellar home inspector that was reasonably priced. He too was also detail oriented and found even the slightest imperfections that could make the biggest difference. Because of those findings, Kandi was able to make a significant change in the contract to our benefit. Kandi is a very respectful and humble person that she was able to present the issues to the seller's party and without any kickback, made arrangements to cover all the issues. Let me tell you another great fact about Kandi, she is an outgoing individual who enjoys communication. She connected us to a lender who is just like her and that made the process easy. I started to notice a trend that if a detail oriented, smart, and honorable person makes a referral, there is a good chance their resources are the same. When it came time to close, the process took 30 minutes and everyone was happy. If you got to this point of my review, I want to applaud and thank you for being patient with my sporadic points. I need to backtrack to when we were searching for houses and how I explained that Kandi treated us like family. I had found 2 locations to look at and she scheduled a viewing for both the same day. Kandi took her own time to scout the first property earlier in the morning and gave me a call and literally said, "Change of plans, we are skipping this property. I care about you guys and if this was my family, I would not feel safe letting them live here." The surroundings were unkempt and trashy. You can tell that Kandi isn't just looking out for herself. When we live in a world that embraces fiction instead of fact, it is hard to find someone so genuine. OVERALL, IF YOU WANT THE BEST, YOU NEED KANDI. If you want subpar results, feel free to ask someone else. KANDI SHOULD BE YOUR FIRST AND FOREMOST CHOICE. There really is no one like her around. Having never lived in an HOA community before I didn't know how strict rules were here. The property owner received notices from the HOA about garbage cans and parking- rules I was unaware of due to their negligence. Spalding Brokers then labeled me as a bad tenant and have harassed me since then. I also received a notice to vacate at the end of my lease term (June 30 2019) in December 2018 because I disagreed with the HOA issues being my fault when I was fully unaware of the rules until October. I have a friend over that I allow to hang up shirts in a closet so he doesnt have to live out of a suitcase and they entered the property, took photos and are trying to use them against me stating I have another person living here and am in default of my lease. A house guest I gave them 2 months+ notice about that they deny receiving....I have all texts and emails saved. This type of property management drives away great tenants and doesn't allow you to have a long term person. I suggest going elsewhere where your tenants will feel safe living in your rental homes and not attacked or harassed. Regarding their response: the "handicapped" space wasn't a handicapped space. It is now that an ADA complaint was made and the complex had to make it a legitimate space and repaved /repainted the entire lot. The offer to call and discuss anything with this company is a joke! I have done this multiple times with no response. Also, they are now demanding a property inspection and it's on a day I work all day and they want to be there at 1:30pm and will not budge on time to be accommodating so I may be there with them to work this out. So, what exactly is there to discuss? You do nothing to properly assist your tenants. You are hands down the WORST management company and I cannot wait to be free from you. Tenants and home owners BEWARE!!
