My overall experience with Adoor was good, until it came time to end my lease. They notified me…read morethat my lease would not be renewed after only being there for 10 months. I paid my rent early every month and only ever had 2 repairs needed to the outside of the house due to landscapers. I understand the owner may be wanting to sell or take the property back over, but in my opinion, it is cruel to let someone get settled for a short time and then leave them looking for another place to live. You will never get to talk to an actual person. After I was notified that my lease was not being renewed, I tried to reach out and see if they would be interested in selling or upping my rent and all I ever got was an automated message. I also had questions about if they are wanting to sell if it would be possible for my lease to end early and move out earlier, but could never get in touch with a real person. I think that if the owners or a real person was receiving any of these messages that the answers may have been different. Overall, they seem like a good company, but I was dissatisfied with the lack of understanding and communication after being notified I would need to find another place to live.

My previous rental I live in for 3 years, received my entire deposit back for taking great care of their property. I lived in a property under Adoor for a year. Let me say that again, 1 year. They went out of their way to charge me for NORMAL WEAR AND TEAR items that under Florida Law, which landlords cannot charge for. I put in a dispute, fought it as hard as I could. The property manager, Janada Fane refused to acknowledge my emails and would not return any of my phone calls to resolve this. I even scheduled through her link she includes on all emails for a timed phone call, she never called or apologized, or even followed up. The unprofessionalism of this company is worse than the experience of losing money upon move out that I was entitled to. Had I known this company takes advantage of their tenants who take exceptional care of their properties, I would have NEVER leased with this company. Please do yourself a huge favor, and do NOT rent with this company. I am so displeased with how we were treated upon move out. What' is worse, is while we were waiting for our initial security deposit refund, Janada called me. So I know her phone works. She just chose to not respond or call me following my dispute. I did receive most of the funds back, but there was still almost $300 left on the table. It would've cost more to go to small claims court which is the only reason I chose not to file. What's even worse is their own photos they took of the property proved everything I said about FL law and normal wear and tear. Do not rent with Adoor, they will take your money in the end. Highly do not recommend to anyone.

Supervisor Technician (Charles) is phenomenal and very informative. I had a couple of maintenance…read morerequests during my move in orientation and he handled them immediately by resolving it himself. The home is equipped with additional features like a resident app to control door locks, HVAC, maintenance requests, rent payments; very convenient. The rent includes Water, Trash, Sewer & Spectrum. I scored my experience 3 stars bc I am spammed with a survey request for every single thing possible. The move in process was simple but overwhelming with so many texts and emails. It was impossible to keep up. The home was inspected for cleanliness prior to my move in but had drink/ food splatters on the baseboards and walls from previous tenants. The paint job was incredibly sloppy and unprofessional. It is obvious that they hire cheap/unlicensed contractors to clean and paint.

**Subject: Formal Complaint Regarding Property Management, Recurring Mold Issues, Account Charges,…read moreand Lack of Resident Support** To Corporate Management, I am writing to formally escalate my concerns regarding the ongoing issues I have experienced with the management of my property. I have been a resident in this home for **13 years**, and I am extremely disappointed and frustrated by the way I have been treated by the local property management team. After more than a decade of residency, I believe I deserve to be treated with courtesy, professionalism, and respect. Instead, I have repeatedly encountered rude, dismissive, and unhelpful behavior when attempting to address legitimate concerns about my home and account. Despite making multiple attempts to communicate with the local office regarding serious issues involving an ongoing mold problem, account charges, and rent payment, I have not received the assistance or resolution I would reasonably expect. My calls and emails have gone unanswered, my concerns have been dismissed, and I have been left to repeatedly pursue management for help while additional fees continue to appear on my account. This treatment is unacceptable, particularly given my 13 years as a resident. **Ongoing Mold Issue and Repeated Repairs** One of my most serious concerns is the recurring mold issue in my home. Rather than thoroughly investigating and resolving the underlying cause, the affected areas have reportedly been addressed through repairs classified as customer wear and tear. There have been at least three repairs involving this area, yet the problem continues to return. The repeated recurrence raises serious concerns that the underlying moisture or mold problem has not been properly identified or corrected. Simply repairing or replacing affected areas without determining why the problem keeps returning is not an adequate long-term solution. I am requesting a thorough inspection and investigation to identify the source of the problem and ensure that appropriate corrective measures are taken. I am also requesting that Corporate Management review the history of maintenance requests and the decisions to classify these repairs as customer wear and tear. I want a clear explanation of how those determinations were made and what steps will be taken to prevent the issue from continuing. **Rent Payment, Account Charges, and Late Fee** I am also extremely concerned about the handling of my rent payment. My payment was returned, and I was subsequently charged a late fee. Given the circumstances, I am requesting a complete review of the returned payment, the reason it was not accepted or processed, and the late fee assessed to my account. It is unreasonable to expect residents to accept additional charges without clear communication or an opportunity to understand and resolve the underlying issue. I have attempted to obtain assistance from the local office, but I have experienced difficulty getting responses to my calls and emails. Meanwhile, the charges remain a concern. I am requesting a detailed review of my account, a written explanation of the returned payment, and reconsideration and removal of any late fee that was improperly assessed based on the circumstances. **Unprofessional Conduct and Lack of Management Support** Equally troubling is the manner in which I have been treated when seeking assistance. I have been met with rude, dismissive, and unprofessional responses rather than a willingness to listen, communicate, and work toward a resolution. I have repeatedly attempted to address these matters through the appropriate channels, yet I continue to feel that my concerns are being ignored. After 13 years in this home, I should not have to fight to receive basic communication and reasonable assistance from the people responsible for managing the property. I should not have to repeatedly call and email without receiving responses, nor should I feel dismissed when raising legitimate concerns about the condition of my home and the accuracy of my account. I am requesting that Corporate Management review the conduct and communication of the local property management staff and determine what corrective action is appropriate to ensure residents are treated respectfully and concerns are handled professionally. **Requested Corporate Action** I am formally requesting the following: 1. A thorough inspection and investigation of the recurring mold issue, including identification of any underlying moisture source. 2. A review of the three previous repairs and the basis for classifying them as customer wear and tear. 3. A written explanation of the returned rent payment and a full review of the late fee and any related account charges. 4. A review of my maintenance history, prior complaints, and attempts to contact the local management office. 5. An investigation into the conduct and responsiveness of the local property management team. 6. A written response identifying the
