I have used this company for about ten years. At the beginning of our relationship I was very please with the service rendered. In the last two years they have sporadically not forwarded the rent they collected. The middle of 2025 they have not forwarded any rent receipts to me. American Property Services owes me a little over $21,000.00. I talked with the owner Linda McClure, and she said she would call me the next Monday(two days later). Neither her firm or she has called or communicated with me within three weeks of our first and only phone conversation. I have sent a certified, return receipt letter, and also have yet to have any communication with her or her firm. You should look elsewhere for any needed management services. read more

Buyers beware as using American Property as a rental management. They do not run an ethical business. They collect rent from tenants and do not pass it onto the respective landlords. They also do not manage the properties professionally. I have since changed and have been trying to get back rent owed to me along with security deposits from them for the last 3 months. Very disappointed! Had this company manage our HOA for many years not realizing they were not honest. I liked and believed in Linda but until the board members fired her company did I really find out what a mess she left us in. Especially not filing our HOA taxes for many years which now our new management has to fix. Also not professional in assisting the new management with a smooth transfer. When we moved in, the tenant that lived in the property before us was still moving stuff out & we had to have the place deep cleaned ourselves since the property company didn't have it cleaned for us. So much was wrong with the house & we were told by maintenance workers that they didn't want to pay to fix the problems because it was too expensive. They screwed over a lot of maintenance workers as well having them pay for things out of pocket & not wanting to pay them for their work. They cycled through at least 4 maintenace workers in the time we lived there & every single one complained to us about how cheap American Property service is. We lived in a house with broken, cracked windows that never locked the entire time we were there which is super unsafe. We also had plumbing issues that were out of our control. Our kitchen sink, bathroom sink & shower never drained properly & no one ever fixed the issues until the city came & said the leak was so bad they were forced to do something about it. We even had a flood in the bathroom that took days for someone to come & look at. They had maintenance fix the leaking porch in the back they worked on it for over a month which we couldn't go in the back at all, they left it a mess with all of their trash & beet cans & ruined our $500 bbq grill by leaving it out in the rain uncovered which we had to toss out & we never complained because we knew nothing would be returned to us or fixed. We also were kicked out for a week with our dogs & myself being pregnant for plumbing people to come in after living there for 3 years & came back to the place a wreck & still no one came to clean up the mess that was left or fix any of the issues that were there including breaking through the walls into our bedroom which with being pregnant I had to breathe in all that dust which isn't safe for months). Like I said the maintenance workers never finished the work they were supposed to do & we ended up having to texture the holes & paint the place ourselves & still got charged for it because it was taken out of our deposit (all of this is documented with pictures). We always paid our rent in full & on time & even left them a good review online when Linda asked us to because her business was getting really bad reviews we were afraid if we didn't she would be upset. We have documented pictures of the place before & after we moved in and will be taking them to court. I also have the messages as well of them thanking us for being great tenants when we put our 30 day notice in. Just because this business will rent to anybody does not mean that you should rent from them because they will find a way to steal your deposit & make you live in an unsafe dump. These people are slum lords that do not care about the properties they own & allow the properties to deteriorate on the tenants dollar. It a shame how some property management can just throw you on streets after paying rent on time for eight years so they can build condos on land after tear down remodle with no consideration of help to relocate there current renters so they can make there big money on 4 new condos .even when trying and putting our money out for credit check and still. No consideration on putting in one of other unit for rent insted of suffering trying to find something to rent especially having disabled tentent with no care or consideration for them . just concerned about themselves and money. Then takes you to court for 2 months rent and fees when they never told judge they still had our deposit of $2700 never return. And still stalking us after we moved temporarily somewhere untill find another house.. American properties is real estate greed. Hope they repent for there greed of money. read more

This management company is a slum lord company. They rent to low rent drug people because they cant keep property up to standards. We moved in and the owner of APS, stated that we had a yard for our dogs. There was a concrete porch, not a yard She also said that we had a fireplace, well, after we spent 200 on a chimney guy he said the fireplace was not usable. Linda is the reason I'm living in my dream apartment. I went to every property management company from Arroyo Grande to Morro Bay, and always received the same half interested treatment. They always repeated that the competition was tough and shrugged their shoulders without bothering to look up from their desks. Until I found American Property Services I had really lost all hope of finding anywhere decent to call home. Then I got in touch with Linda, and I can't stress enough how different the interactions with her were. The owner "linda" is a lady of 2nd chances. I have rented from her in the past and then I lost my job, had to move out and Linda was very accommodating. We worked out a payment plan.
