When we moved in, the tenant that lived in the property before us was still moving stuff out & we had to have the place deep cleaned ourselves since the property company didn't have it cleaned for us. So much was wrong with the house & we were told by maintenance workers that they didn't want to pay to fix the problems because it was too expensive. They screwed over a lot of maintenance workers as well having them pay for things out of pocket & not wanting to pay them for their work. They cycled through at least 4 maintenace workers in the time we lived there & every single one complained to us about how cheap American Property service is. We lived in a house with broken, cracked windows that never locked the entire time we were there which is super unsafe. We also had plumbing issues that were out of our control. Our kitchen sink, bathroom sink & shower never drained properly & no one ever fixed the issues until the city came & said the leak was so bad they were forced to do something about it. We even had a flood in the bathroom that took days for someone to come & look at. They had maintenance fix the leaking porch in the back they worked on it for over a month which we couldn't go in the back at all, they left it a mess with all of their trash & beet cans & ruined our $500 bbq grill by leaving it out in the rain uncovered which we had to toss out & we never complained because we knew nothing would be returned to us or fixed. We also were kicked out for a week with our dogs & myself being pregnant for plumbing people to come in after living there for 3 years & came back to the place a wreck & still no one came to clean up the mess that was left or fix any of the issues that were there including breaking through the walls into our bedroom which with being pregnant I had to breathe in all that dust which isn't safe for months). Like I said the maintenance workers never finished the work they were supposed to do & we ended up having to texture the holes & paint the place ourselves & still got charged for it because it was taken out of our deposit (all of this is documented with pictures). We always paid our rent in full & on time & even left them a good review online when Linda asked us to because her business was getting really bad reviews we were afraid if we didn't she would be upset. We have documented pictures of the place before & after we moved in and will be taking them to court. I also have the messages as well of them thanking us for being great tenants when we put our 30 day notice in. Just because this business will rent to anybody does not mean that you should rent from them because they will find a way to steal your deposit & make you live in an unsafe dump. These people are slum lords that do not care about the properties they own & allow the properties to deteriorate on the tenants dollar. We will never rent from them again & suggest you don't either. read more

I would just like to suggest those of you who look at Yelp, Facebook Etc. don't forget to check out the Better Business Bureau. If you go down on the page on Yelp there are several five star reviews on this company. For some reason Yelp chooses not to use them as a recommendation. For those of you out there complaining that after 11 years your disabled and asked to leave the property with a 60-day notice considering that to be gold digging money hungry for the management I say this. For the years that you live there your rent was kept much lower than most. When you moved in as a renter you understood with a 30 day notice you could be asked to leave. You seem to be under the impression that American Property Services will receive the money if indeed the owner builds condos, I wish. It always amazes me how those of you who seem to be getting your way on a regular basis are as happy as heck with our policies and how we treat you. Suddenly you're asked to leave for the benefit of the property owner and you call it greed. I believe that's called ownership of a property. For those of you out there whether it's my company or any other you should think long and hard as to why some of these and negative reports are going through. It's usually because the company is doing their job and the Tenant or occupant can't handle the fact that they do not own the property. If you want guaranteed payments , time that you can live somewhere Etc I suggest you purchase a property like my owners did. read more

It saddens and angers me how some people are trashing and slandering this wonderful and generous woman and her business. If it weren't for Linda me and my young son would have been homeless a few years back.. I was a single parent down on my luck and my son and I were homeless, living in a small borrowed RV with no power or services. I contacted Linda not expecting much help because we also had a dog, a few years older than my son, who was family and my son and I both said we'd rather live on the streets then give up Bubba. Bubba had helped raise my son and we couldn't part with him. I knew it was extremely difficult to find housing with a pet but Linda understood and gave me hope. She helped me get the services I needed and found us an apartment. The landlord did not want to allow pets but Linda was able to talk him into it and we have been living there ever since. Linda went above and beyond to help a single dad find a home for him, his son and their beloved dog. I truly believe without her support and help we would have been homeless for a long, long time. I don't believe the negative that is being posted about her, nor that she stole security deposits or even lost a court case where she was sued. That's not her style. Excellent company to work with. From the minute I walked in the door to the day I signed my lease, American Properties was professional, courteous and kind. I had a very sensitive personal matter that I addressed with Jayden and staff at AP. They could of easily said or thought "not my problem" and or choose not to honor what I was saying as the truth. (Like most of the rental agencies/property owners did. Even with support of corroborating documents. But NOT American Properties. They choose to actually listen and provide comfort at a very stressful time in my life. Jayden made sure I was taken care of and helped. All in office visits and interactions over the phone were courteous and professional. Once moved into my new place Linda made sure everything was in place. It is really heartbreaking to see all the negative reviews about this wonderful woman and her company. I met Linda years ago when we both worked for another property management company and helped her set up her business when she branched out on her own, even working for her for awhile. She has stood by me and helped me through bad times and good. Linda helped me buy my first home, a business, my current home, but most importantly she helped my son and grandson when they were homeless. It's so disheartening to see her now being hurt by some of the very people that she has helped and even treated as family. Linda is very involved in the community, hosting events, raising money for such as the fire dept. and just being an over all supportive business owner and human. This property management is honestly a joke! They are so unbelievably unprofessional and I sincerely warn anyone who wants to rent from American property services. They are scamming and will rip you off for any fee they can. Beware, they will continue to accept your application fee even if they place is already paid and set aside for someone else. Aside from being rude and money hungry they are completely unprofessional with there paperwork! They are already reported to the better business bureau for their unprofessional way they handle there properties and tenants. And as I've seen from other negative comments, the landlord will of course have some reason to reply with how it's not there fault or issue but everyone I know and everyone they know, will soon get around that this property management is not worth anyone's time or money. read more

I have known Linda at American property services for nearly 20 yrs. in 2002 after my divorce, Linda helped me buy my first home. In 2006 when my father passed away, linda was one of the first people to reach out and offer friendship and support.
