Shortly after moving into the home, I discovered several issues that were not identified in the inspection report, including a dishwasher door that drops open without proper resistance and a noticeably sloped kitchen countertop that causes water to run off the counter and onto the floor. I contacted Elite Group, provided photos, videos, and the seller's disclosures, and gave them an opportunity to review my concerns. Their response was essentially that the dishwasher appeared to operate normally during the inspection and that evaluating a countertop for slope is outside the scope of their inspection. They ultimately denied my claim and declined even a partial or goodwill refund of the inspection fee. I understand that a home inspection cannot uncover every hidden defect or predict future failures. However, these concerns were particularly disappointing because they involve readily accessible areas and components. In the case of the dishwasher, the company confirmed that the inspector actually opened and operated it during the inspection, yet the door issue was not identified. What disappointed me most is that I paid for a professional inspection specifically to help identify potential issues before closing, when I still had an opportunity to negotiate repairs or credits with the seller. Discovering these problems only after taking possession meant that opportunity was gone. Based on my experience, I did not feel that the inspection provided the level of thoroughness or peace of mind I expected from a professional pre-purchase inspection. I also found the company's resolution disappointing, as they ultimately relied on the limitations of the inspection to deny responsibility and offered no refund or goodwill accommodation. Disappointing Experience - Incorrect Report and Poor Customer Service…read more I chose this company because they specialize in RPV inspections, even though I had three other inspection companies I could have used based on previous experience and my sister's recommendations as a real estate agent. When booking, I spoke with two very nice and helpful representatives. I purchased their most expensive package and added advanced imaging, sewer, pool, and solar panel inspections. I specifically told the representative that the roof was metal and I was told that it would last 40 years. I asked whether I needed a separate drone inspection since I don't know much about inspection or if the solar inspection was sufficient. I told the rep that I would rather pay and do the drone if she recommend it since I don't want to take a chance but she assured me that the roof inspection was included in the package and a separate drone inspection was unnecessary. She did recommend the air quality but she said, this is something I can add on the day of if the inspector recommends. The inspection was done on September 25, 2026, and I received the report the next day. I got to the site 5 min before my appt. but the inspector was already on the roof. To my surprise, the report incorrectly identified the metal roof as shingles. I contacted another roofing company, which confirmed it was a metal roof and explained that a drone inspection was necessary because walking on it could cause damage. This was extremely frustrating because I had clearly explained the roof type and specifically asked for guidance before booking. On top of that, the sewer inspection could not be completed due to excessive roots, and the solar panel inspection I paid extra for was missing from the report. After waiting a week, I still had not received the advanced imaging results. On October 2, I spoke with Bency about these issues and requested the missing report. I explained that if it could not be provided promptly, I wanted a refund because escrow was approaching its closing date and had already been delayed by the inspection issues. Unfortunately, Bency was rude, unprofessional, and unhelpful. He directed me to Jason, the inspection manager, so I left messages but never received a response. I also asked about a follow-up sewer inspection after hydro jetting and a drone inspection to address the roof and missing solar inspection, but nothing was resolved. As of October 9, I was still waiting for someone to contact me. The one positive experience was Nathan from Elite, who called to ask about my experience. He was kind, listened to my concerns, and said he would speak with the appropriate person. However, another week passed without any follow-up. Overall, I regret choosing this company. The incorrect roof report, missing inspection results, delays, and lack of communication caused unnecessary stress during an already time-sensitive real estate transaction. Mistakes can happen, but I expected the company to take responsibility and resolve them professionally. Instead, I had to repeatedly chase answers, and my interaction with Bency made the situation even worse. I would not recommend this company based on my experience. I wish I had used my previous inspection company or followed my sister's recommendation. I'm a Realtor and have had dozens of property inspections over the years. I wanted to use Raz for…read moremy personal property sale because he claimed he was so detailed, had construction industry background, and he has good reviews. Well, I got swindled. Believe the other reviews that say his inspections are sloppy and his reports are not detailed. (perhaps his good reviews come from people who don't know what to expect.) Basically, Raz is a scam artist. He sold me on the fact that his pricing is $500+ more than other inspectors because of his quality. But the inspection and report I got was the sloppiest and least detailed report I have ever received - for the highest price! Neither my hubby or I was home when he did the inspection. He said it would take 5 hours; he texted after 3 hours saying he was done. He missed a huge list of things, and then completely ghosted me when I pointed it out and asked him to come back. I included pictures and videos, so there was no doubt. Still no response. I have 2 attached apartments on this property. I told him one would not be accessible, but the other tenant would leave the door unlocked. I even told Raz how to access the attic space where the HVAC system is for that unit. He completely SKIPPED inspecting that apartment entirely. He made silly errors, like saying he could not inspect my fireplace because the gas key was not available. But you can even see the key hanging in the photo he provided! He said the lights over my bed were not functional, but he just did not notice the switches on either side of my headboard for those lights. He said the sliding door wouldn't lock, when he wasn't closing it tight enough to engage the pin. He missed appliances in the kitchen, and really didn't even test the ones he did show in the report (I know, because one burner on the stove doesn't light well, and he would have caught that if he'd done a thorough inspection.) I had a list of about 30 things a handyman was scheduled to do, that I knew a good inspector would catch. I like to say "Done, Done Done" on pre-sale inspection reports, so people can see what things have already been paid for and corrected. These were not minor things: tripping hazards, wood rot, bricks pulling away from the concrete, exterior electrical outlets that weren't functioning, outlet covers missing, etc etc. He didn't catch one of those things! The only exterior lights he mentioned were my rear deck lights. He missed 2 front porch lights, security lights, sidewalk lights, front columns lights? How? In the garage, he missed an entire room (where the electrical subpanel is, so that was not in the report either), signs of rodents, outlets not working, etc. He didn't even go on the roof, giving a lame excuse about worrying about falling through. He'd already been in the attics, and could see there was solid sheathing under the metal roof! Every other inspector I've ever had has included a roof inspection, and a referral to a roofing contractor if they see issues beyond their scope. I also told Raz he would not be able to inspect the pool and equipment, because the pool was empty - but to please note that the pump was a newer energy-efficient pump. And I provided photos of the water heater and whole house recirc system to him, which he would not have access to, and asked him to include those in his report as well (with a note that customer had supplied the photos). He included neither of those things. So many other things skipped too! He basically flew through my house doing the least possible, and then refused to release the report to me unless I paid in full - because he KNEW he'd done a completely crap job and would have to go back and do it over if I saw the report before paying. With all of the things I had already indicated would not be accessible or able to test, he discounted the price a little bit initially. But add those things to the apartment he completely skipped, and he really only inspected/reported on about 60% of my property, and even that was extremely subpar. Yet I paid $1200+ for 3 hours of his time. His "detailed 69 page report" basically just had boilerplate verbiage for most items. Do NOT waste your time or money with this guy. If he had done the right thing and offered to come back and make it right, that would be a different story. But the fact that he can do this shoddy work and then ghost me, not taking any responsibility whatsoever, shows the type of guy he really is. He's a sweet talker, but takes advantage when he can. Also be aware that the "home inspector" industry is the only sector that doesn't have any licensing requirements. So there is literally no agency to report him to. That's why he can get away with doing things like this. And he'll do it again. Hopefully not to you.
