I would say that I am an extremely qualified borrower (high W2 income, 800+ credit score, no debt except mortgages, high liquid net worth) I provided all requested documents within one day. They repeatedly asked to submit documents I had previously submitted. They failed to communicate where we were in the process. After pressing them tp close after 5 months,(Nov 2020), I finally withdrew my application. I understand the mortgage industry is slammed with historically low rates, but they are by far the worst company I have ever worked with. This company is predatory on consumer's with less than great credit and my dealings with them was everything but professional. They manipulate loan numbers and closing cost. The loan officer was a bully after he had a notary come to our home to sign papers. The closing cost for our 200,000 dollar home was 18,000 dollars, complete shock!! I've owned numerous homes and never in my life have I seen this kind of theft. We told the lady sorry not signing. Beware of any letters or postcards that come through the mail from this company. Do not be fooled. The words "guaranteed", "firm offer", "under federal law" are all meant as bait to lure you in. It may be a legal marketing plan, but it is misleading and dishonest for sure. Judging from other reviews I've read about AFN, as well as my own personal experience with the company, I would have to say that the bait and switch seems pretty effective for them though. I recently refinanced my home because I received a generous cash out offer in the mail from American Financial Network. Everything went smoothly and quickly until it came time to close. From this point on the whole thing was a train wreck. I am in Washington and the office handling my loan was in Texas. The notary came to us with documents that were incorrect and not properly ordered. So he had to come back a second time. The second time the documents said that my loan was a debt consolidation loan rather than a cash out loan which was not what we were expecting. So we had to postpone again. I found out that my loan had indeed been converted to a debt consolidation loan without my knowledge. And the debts they chose to pay were not discussed with me, AT ALL! I intended to payoff debt anyhow so I elected to proceed because I was trying to get this closed before the new year and there was only 1 week left. We finally signed on the third attempt now that I had all of the information. I was also promised a $750 loan credit for our troubles, which I still have not received, and we closed a month ago! It took 2 weeks for all of my money to get funded to me and countless phone calls, texts and emails. Because if I did not initiate the communication no one would. Very poor communication follow through. They cut checks for too much, too little and to accounts that no longer existed. All because we never discussed what debts to pay as I was told I would receive a lump cash payment to disperse myself, until I found out otherwise during closing. Getting the funds disbursement straightened out was a nightmare! Then they sent me a survey. I was honest and told them my experience was very disappointing and they said that someone from the executive team would contact me. GREAT! But no, no one ever has There were other smaller issues such as training. Washington has some very specific mortgage laws that they were unaware of. So on several occasions I was told one thing but then it was not, bc of the unique laws. This also delayed my cash disbursement. I would not recommend using this company for your lending needs. I got an advertisement in the mail offering a 2.25% rate and up to $72,000 cash back in my VA loan. I never decide to call these because they just seem like a way to get your foot in the door and then they hit you with all these unknown fees. Anyway I speak to a nice lady she confirms that 2.25% and the $72,000 cash back is real after confirming my address and credit check. The next day I get a call from Elliot Mogerman who says he's the sales manager. Elliot proceeds to tell me that they misquoted me because I lived in a county the VA deems less affluent. I thought that was very unprofessional but nonetheless people make mistakes. Now the rate is 2.25% and now I have to pay 1% which is like $5,000+. It's alot of money but it is the best rate out there when we are doing business. So this all happened on Wednesday I didn't agree to anything and decided to give it a day see if he would come down off his horse and take the 1% off that we never agreed to in the first place. Thursday comes and goes no serious communication just back and forth the rate is the same. Friday night I decided to call in ano speak to Elliot and finalize loan. I told him what's the best you can give me on the refinance? Elliot held the line at 2.25% @ 1%. I forgot to add the money I get from this loan is going towards an investment property. We discussed the theoretical number of that deal but since there wasn't a definite property we couldn't lock a rate. Anyway back to the refinance I specifically asked Elliot to lock the rate in. I asked about if the rate goes down will I get a free float to a lower price which he sold me on and I acknowledged. Let's lock this is so we have a good rate and we will speak next week when I find the Property I want to buy. Earlier in the day I got the Loan Estimate stating 2.25% @ 1%. I sent in all needed paperwork from my bank stAtements to my taxes, W2s, and pay stubs and signed all electronic disclosures. Monday comes and passes we had no communication. Tuesday comes and I send an email asking Elliot Mogerman what Is the rate for today? Elliot responded I never heard from you on Monday and the rate has gone up to like 3.25% no points or 2.25% with 3%. I said well we locked on Friday so we should be good. Elliot precedes to tell me we never discussed a rate lock which I know is a complete LIE and ask to listen to the tapes of our conversation. For some reason Elliot says we don't have a recorded conversation. Every time you call in it explicitly says your conversation will be recorded for training purposes. Well lets just say I had a few choice words that weren't so nice. After I calmed down I tell Elliot he is a liar this is the second time in 7 days he's tried to screw me. Elliot claims we never agreed on a lock and will not honor the rate from the loan estimate. Now, Elliot a week later decides to charge my credit card for an appraisal. This whole thing was canceled a week ago and now he says you agreed to pay for an appraisal upfront. Please do not do business with American Financial Network. Elliot who claims to be the Sales Manager is also the owner come to find out. Elliot needs a gut check because this isn't how you treat people or do business. read more

First of all it's hard to refinance a home with a fico score of 580-600. I fealty with two lenders previously and one completely waisted my time, I was doing a cash out refinance and I started with be able to pull out 30k and I kept getting closing disclosures like every 2 days and in the end I was going to pull out only 7k so for sure the lender was doing something shady and he couldn't even explain to me why that was he kept saying my credit my credit, so I looked up other lenders and decided to give afn a last shot, I met a wonderful person by the name of Kristina Hayes, from the beginning I told her what I wanted and what I didn't want and this entire process had been smooth their was some obstacles I had to overcome because of my debt to income ratio but we were able to close in 3 weeks, refinance my home and they paid off majority of my debt! And I got close to the amount that I was hoping for with a score of 580-600. I would def recommend this place to buy a home or refinance read more

Since their name shows on my Yelp. I'll go ahead and write a review as far as my experience goes. I almost use them for my mortgage loan. Brittany was the name of the person I was reffered too. Instantly I asked what is our Mortgage IR range after she pulled our Credit Score. First She gave me an estimate of 2.6-2.8%. She said that she could locked us in as soon as we get a contract. Sound promising so I didn't shop around. We found the house and signed the contract then she proceeded that it's best to wait until we get the appraisal done. 2 weeks later, the IR increases to 3.2. She sent the intial disclosure but not to locked us in. She knew I was uncomfortable with the numbers. She's solely my lender for more than a month and needless to say that we were 8days away from closing our home before she offered to locked it with 3.2p plus 1.2 points. She's a damn LIER and also not very RESPONSIVE of my concerns. Gave me all the BULLSHIT excuse! I was glad I signed up on FICO threads and learned so much from mortgage specialists. My gut instinct was so right and I immediately switched lender to Veterans United. This was a learning curve for me and grow a spine for this experience. read more

We just finished refinancing our home. Shawn Repley was our main contact, and a pleasure to work with. American Financial Network solved a problem we presented in that most of our retirement expenses are paid by large but irregular and infrequent withdrawals from our VTSAX mutual fund. Other potential lenders looked only at our pension and social security, and said our income is too small to qualify for a loan. American Financial Network had us switch our VTSAX withdrawals to a flat amount monthly, and then was willing to treat those withdrawals as income. Very bad experience with this Loan Officer. They are very unorganized and caused me to have to pay 2 months in penalty fee ($1600) for being so slow to process my loan and produce needed documents. The loan officer was Joel Mendez. I was purchasing my first property and they made the experience probably one of the worst experiences of my life. I was frustrated to the point of tears several times. He and his staff were very unorganized and had no care what so ever to my frustrations. They would miss sending documents or ask for documents last minute. They would go back and forth forgetting to ask for documents until escrow asked and pushed my closing date out several times because of this. My thoughts were "isnt this your job you do every day, why didnt you know you needed this?" I felt they dropped the ball several times and the months I was in penalty probably could have been avoided. I honestly felt like he was doing it on purpose. I did not feel he was trustworthy or competent and I felt he treated me as a sub standard client. I was extremely disappointed. read more

He was patient and took the time to answer my million questions (I didn't know anything about buying a house). He was very professional, yet approachable. I'm not sure what this company does? I requested information on a refinance loan I have excellent credit and my loan to value ratio is 40%. So I was interested in a new fixed 30 year loan at 3% with no point fees or closing costs. The agent told me that they don't offer new loans but would work with my existing lender to get my intertest rate down after he ran my credit. I told him I don't want a loan modification but a new loan at the interest rate I had previously mentioned. He said he would get back to me and never did. Not too sure what to expect but no response yet after I was interviewed. read more

It's really disheartening to leave a bad review here. My husband and I started looking for lenders about 6 months before our proposed close of escrow date. About 3 months out we submitted an application here to Kevin McRae. He seemed to have all the knowledge and I knew it was too good to be true. He didn't get back to us and now we are 55 days away from close of escrow and my husband emails him to ask what we need to move forward just to have him tell us he has no loan for us due to the COVID-19 stuff. I find it completely ridiculous that he didnt reach out to us when he first decided to stop doing loans so we can find another lender. They gave us all these claims about coming out of pocket with as little money as possible and we blew off the other lenders for American Financial Network, just to be told no?? During crisis American's Veterans mean nothing???? We could potentially lose our dream home if we don't secure financing and it is not a priority for American Financial Network. We have so many other veterans families that we wanted to refer to them, but now I'm going to refer Veterns United because they at least still have people to buy the loans! I know it's not Kevin's fault that they just don't have the resources, but he should've communicated this to us earlier. Once they knew that they could not compete with other companies any longer, we should have gotten and email or a call. This is very very very disappointing. read more
