Absolute garbage experience. My son and his friends rented a house in Willington. The place was a disaster. Margaret (Director of Property Management) was completely unresponsive to multiple requests to repair appliances and multiple other issues. Concerned about a 20 plus year Hispanic employee who is also a renter at one of ALTA housings below market / low income properties. They are actually HUD section 8 tenants. But they are being evicted Thru the actions of their white female property manager. Yes there are Always two sides to a conflict but in this situation between the employees wife and the property manager - it has been blown out of proportion and ALTA management failed to act earlier. So now it appears they feel they must evict the family rather than address and solve any disagreements. Poor oversight managment is the problem not being addressed and glossed over from my viewpoint. TL;DR - Don't waste your time with Alta Properties. My partner and I applied for an upstairs apartment in a duplex that is managed by this company and were approved by the next business day. Their admin person asked us to move in sooner than our projected move-in date. And, once approved, the admin person told us we were not permitted to use the back exit of the apartment. I stated we only applied assuming we had two entrances/exits. They obliged us on this. Then, we asked for an additional viewing to discuss some minor repairs we would liked to have had fixed upon moving-in (new screen door due to being weathered/termite damage, better locks/secure doors) and requested ceiling fans in only the bedrooms (it's LA, its hot in the summer, it'd be nice to sleep comfortably). Instead of sending the property manager to this meeting -- the authority to approve such requests -- Alta properties sent their admin person, who's job, at best, is to show properties and take messages for the property manager. This admin person then had to relay all of our requests to the property manager. I requested the property manager call me for further discussion, but they never called. We called and the admin person told us they were passing on our application all due to us requesting minor repairs and a small update with two ceiling fans. I strongly suggest going with another property management company who won't bait and switch you, push you to move-in earlier, and is not willing to make minor changes/updates to their property to accommodate you in anyway. Not to mention, they were not forthcoming whatsoever about the downstairs tenants. There was an old broken down van that never leaves the driveway. Why? The admin person did not know. Plus, two other cars parked in the driveway were used to make it "seem like people live there" look like they barely work. The downstairs apartment was used as "storage" by some tenant and when pressed about that they couldn't say how often that tenant comes by to utilize it. Lived in an apt near Culver City for several years that was managed by Alta Properties. I'm decently low maintenance, but the few times I called in for service requests (including once for a bee hive that formed outside my door, pest control, plumbing, roof leak), Tom and/or the team responded very efficiently and usually sent someone over within 1-2 days. They were reliable and responsive in terms of maintenance requests. I would say it seems like they manage their properties in a way that minimizes cost (e.g. DON'T expect new pipes - the quality of water that came out from the older building reflected that, quality fixtures or bathtubs, nice garages, etc.), but the prices they charge for rent also reflect that. The rent I paid, for the space/location I lived in, was a great deal. (If Alta Properties operated differently, honestly they could've invested money to make the unit a lot more comfortable to live in, and charged higher rent. My bottom-line impression is: if you're ballin-on-a-budget, and don't have high expectations (i.e. for a proactively well-maintained unit), and don't mind just submitting maintenance requests as needed, then Alta Properties does a solid enough job and are reasonable to deal with. read more

As a first-time home buyer, Melissa was instrumental in finding, negotiating, and ensuring that all the paperwork and funding was completed to successfully get me into my first home. I called in for the first time to inquire about a listing and spoke with Howard who was exceptionally rude. This individual has zero clue about what customer service entails and decided to berate me because he was upset that I interjected his spiel to clarify about some of the details he was rattling off. When I told him how he spoke to me was rude and uncalled for he became even more argumentative. As someone who works in real estate and understands the flow of a conversation and customer service I would never speak to a client that way. ZERO interest in renting from a company who allows their employees to behave in such a manner. Howard and his shitty attitude should be put in line at the unemployment office. read more

BEWARE These guys are the most unhelpful group I've ever experienced. I've been making inquiries into their properties and no one is on the same page. Tom is plain rude and extremely unprofessional. I've asked to speak with a manager to voice my gripe and all I get is the run around. If I was going to rent a property from these guys I'd be very nervous. I can imagine trying to get these guys to fix something and getting a two week run around. To Alta Properties Owners, Hire a competent and freindly staff, it could do wonders for your business. We were tenants for 2 years and Alta is one of the best landlords we have ever dealt with. When we first met everyone at Alta, they were very respectful and upfront about fees charged for cleaning an apartment, etc. We moved around often and this was the 1st place to be so upfront. During our stay, we had 2 instances where the phone line was damaged and some water issue with the shower. Sure enough, after calling Thomas, a repairman showed up the same day to fix each separate instance. 2 months after we moved into the place, my wife found a job that is almost 1.5 hours drive each way. However, we like the place so much and we decided to continue staying. Due to family issues, we finally moved out after staying at the place for more than 2 years. We cleaned the place before moving out. We also told Alta about some furniture scratches or damages on the living room carpet. Alta replaced the carpet with low expense and then refunded almost 90% of the deposit back to us. We were very touched because all previous apartments just used up all of our deposit. Thank you Alta! I leased a room through Alta properties near USC and the stay was one of the best experiences of my life. Thomas scrutinizes the applicants and let's only the best among them stay in the rooms. He is very friendly, prompt and accommodating. If there were any repairs required, Alta properties would send a handyman ASAP to fix the problem. They care more about the people and the experience you have living in the house rather than how much money they can make out of you. For what it's worth I've lived at their Mar Vista apts. for almost 7 years now. There is a real community here and Carolyn at the office is efficient, genial and gets people out to fix anything wrong in a day, rarely two. At least half of the folks have lived here over 10 years and some even 15 years, I'd say that speaks well for the place and the property owners.
