Excellent communication, top notch execution, and perfect follow ups... they stay on top of things. Michael, Matthew, Dylan, and the rest of the team, are solid. They will work on your behalf to get the landlord to do things. I recommend them 100%

I've spent 6 months trying to resolve a parking issue at one of JRealty's properties, and the…read moreexperience has been incredibly frustrating. Management admitted in writing that another tenant was given a second parking space in error on their lease. They also admitted they recommended removing that space because it was causing problems. The vehicle associated with this improperly assigned parking space occupies an area that is not identified as a parking spot on the parking map that was provided to me by management. Instead of being parked in a designated space, the vehicle extends into the common driving and maneuvering area tenants must use to access their assigned parking spaces causing daily risk damage to my vehicle. Whats even more revealing about this company is how the issue was handled! I repeatedly raised concerns that the parking arrangement could present code, safety, or fire access issues. Rather than addressing the problem directly, I was told management was waiting on city inspection results and that those results could affect the outcome. Months later, I was informed that the inspection they had me waiting for was actually a habitability inspection and that the specific parking location I had been complaining about was not one of the spaces that was evaluated. Think about that! I was led to believe the inspection would address my complaint, only to later find out that the disputed parking space had never been reviewed at all. I spent months waiting for inspection results that never actually addressed the parking issue at the center of the dispute. Even after admitting the parking space was assigned in error, admitting the situation was problematic, and acknowledging that the disputed space wasn't evaluated during the inspection, management still has not provided a meaningful solution. I have attached screenshots of the emails so people can read the correspondence and draw their own conclusions. Based on my experience, get everything in writing. Keep every email, save every photograph, and document every interaction. The only reason I was able to uncover the inconsistencies in management's explanations was because I maintained a complete paper trail. Without it, this would have been reduced to my word against theirs.

They came from the school of "If it's going to be done right, it has to be done by you." When management was turned over to my brother and I, we decided either to try to find the right management company to help us remove ourselves from the detail work, or sell. Honestly, after letting go the first company because they never returned calls, I thought we were going to put the properties (3 duplexes) on the market. Then I went to one of those trade shows and connected with a plumber. He put me on to Harbor. Scott and Team have been better than the other company by a mile. Scott didn't overpromise, and I just liked his style. When they delivered on their first commitment, to get our vacant unit rented within a month (which included prep), I thought "Okay, so far so good." And in fairness to Scott, he didn't swear to that timeframe. He said "Here's what we'll shoot for." I liked that even better. Anyway, since then, I can proudly say there have been about 10 other instances in our first year together where they made good on their commitments. Bottom line, they've been terrific for us. If you use them, you'll decide for yourself. But I've recommended them to one other friend that has a bigger building, and figured I'd do so here as well.

After several years of collecting rent and management fees on this property, Harbor informed me at…read moremove-out that I would need to handle the tenant's security deposit disposition myself. What made this especially frustrating is that Harbor had placed the tenant, managed the property, and was responsible for the tenancy throughout the lease. Once we decided to sell the property, it felt as though their involvement ended as soon as the future management revenue disappeared. I was also disappointed with the move-out process and the lack of support in determining what was normal wear and tear versus tenant-related cleaning or damage. Based on my experience, I would strongly recommend interviewing other property management companies before choosing Harbor. Property management is most valuable when problems arise and a landlord needs competent support--not just when rent is being collected. Proceed with caution.

In the 8 years that I have worked with Horizon management I have always found the company and in particular Martha to be a very polite, professional and well educated team. In comparison to other companies that I have worked with of a similar nature I would say they are a step above the rest. They have always been responsive to my requests as a resident or board member and provided education and guidance when needed. I feel like they genuinely care about the property and its residents as well as making sure the HOA is well run. I would highly recommend Horizon management for property managing services.

HOA money wasted on "upgrades" like a new rfid/fob system where it barely works or people have to stop and get out of their cars to use. Nothing wrong for the remote entry system that has worked for years. Now it just delays people getting in. They added a fancy sign that shows useless memos or "fake" threats to tow or say "you're on camera." Cool, violators are on camera, but guess what, the violators who are breaking our gate bar don't live here. Landscaping was redone in certain parts and other areas just left alone. Not order or plan to anything. They can't even repaint parking lines that are completely faded, but let's remove old and plant new trees Ridiculous fees on parking. $100 per car monthly locked to individual car. On-site manager can't comprehend that some people need to roster cars to charge their vehicles. Needed to get a board member to accommodate us because we have multiple EV's and on different nights, a different car may need to be in the garage/outside. They threaten to tow cars, but I haven't seen any cars get towed or removed even though many cars don't have a permit. But let's charge the honest people paying an increasing amount.

It took weeks for everyone's wires to get sent in. Tom stated several times that all of RTI loans are funded quickly, as it's all in-house. Not the case. Then they had me include two properties I own as collateral for a $ 650,000 loan. Just one property had 1.5 million in equity! Tom claimed to have driven by both properties and knows real estate after 20+ years in the business, and valued one property almost a full million under what I sold for 6 months after the loan. This guy is full of it. Huge loan origin fees, non-replies, and lack of knowledge are just the beginning of the shit show dealing with RTI. I have had the loan paid off for over a year and a half, and after numerous attempts to contact RTI, I am still unable to get them to remove RTI from the deed and have my new grant deed issued. Avoid RTI at all costs.

He leaves nothing to chance by handling every aspect of the transaction himself never delegating a thing. His attention to detail is remarkable. He read through every document that was sent to us even the lengthy HOA documents. He caught an error on title that no one else saw. He also worked diligently with insurance providers to get me insured in time despite our short escrow. As a high value property in a fire risk zone this was a remarkable feat as anyone familiar with California home insurance can attest to. Rodman takes great pride in his work and knows how to negotiate the best deal possible while keeping both parties on good terms. He knew how to address each party's concerns in a calm manner that was reassuring to everyone involved. Attached is a photo of myself on the left and the seller on the right on closing day. As you can see, we both walked away from the deal very happy and I credit that 100% to Rodman's exceptional professionalism. I look forward to working with Rodman again when the time comes. There was one instance where they actually lost a check that was automatically mailed to them by our bank and they didn't tell us for 4 months--little awkward to get a phone call from the owner about why we didn't pay our rent due to their error. Never apologized for it, but whatever. Mistakes happen. 2) Got entire deposit back, minus $50 after living at the apartment for 2ish years. I feel like it was okay, although I do think we took SUCH good care of the place so I would have appreciated the full deposit back. I also had to bug them a couple times about it. 3) The building/apartment itself had a lot of issues...they couldn't really address them because the owner didn't want to. So that kind of sucked, but I can't hold that against them. Advice if you're a tenant here: 1) Send emails; keep everything in writing. Follow up. Be courteous and professional. Keep things documented just to cover your own butt.

We've heard lots of horror stories about management companies, but I'd say Jamico is far from a horror story waiting to happen LOL - quite the opposite! We lived in a pretty old building (over 100+ years old, so beautiful and unique), so there were bound to be times where we needed to schedule maintenance. Anytime we submit a request, it was responded to in a timely manner (never more than 24 hrs without a response tbh), and the maintenance crew was super awesome, quick, and friendly!! Our move-out inspection with Todd was easy to schedule (they were SUPER flexible with time which we greatly appreciated because we didn't have much time to meet...), and it went by super quick. One thing we also really appreciated was that he asked us how our year was at the property, and was genuinely curious about our feedback and opinion.
