They did a very thorough inspection of my house I thought, as the report was 75 pages long. After…read morethe fact I had two contractors under the house making some repairs as they had been recommended when much to my surprise both contractors, independently of each other notified me I had black mold under my house! It was kind of obvious too. I went back and looked at the inspection report as it did not note this, and buried deep in the report was a disclaimer stating that they were not responsible for locating this or pointing it out. What a bummer! I wished I had known this before I had the inspection done so I could have had somebody else do an inspection for it since Springfield is so wet and it's an older home, but now I have to shell out thousands of dollars to have the mold remediated. Have them inspect your house, but if there is something specific you are looking for them to check out you may want to ask if the inspection covers it. If you are wanting a mold inspection done reach out to a company called Doggone Mold prior to closing on your contract.

We counted on the home inspector we paid $850 (not including the later added termite inspection and re-inspection) that would tell us everything we need to know. As it should be if you hire an honest inspector. This wasn't the case. In fact- William missed a substantial amount of problems in the home. William failed to call out a shattered side light (patched with packing tape), 2 leaking toilets, substantial drywall damage (sagging), a cracked acrylic shower surround, pest infestations and the list goes on. Multiple outlets were inoperable, fans not working. We even paid extra for a re-inspection. However, many of our inspection items were not addressed including door frame rot, water intrusion, siding repairs and more. We did reach out and brought this up and what followed was more disturbing. A copy and paste response but apparently William's carelessness continued here- he forgot to fill in the blanks. We followed up indicating this was inappropriate based on the negligence involved and he failed to respond. In fact in lieu of a response he attempted to add me on Facebook. Beyond unprofessional and inappropriate. An email follow up reiterated this and went unanswered. At this point- we believe he knew the sellers and worked in their favor to intentionally screw us. So we're chatting with lawyers and reporting to BBB and the attorney general. After nearly 3 years the amount of issues missed has caused financial and emotional stress beyond belief. Don't trust this person to inspect your home- his contract means nothing and he will ghost you rather than taking accountability for his negligence. Buying a home is often the biggest investment people make and using Affordable Property Inspections, William McIntosh will be your biggest mistake. I've included lots of pictures of things NEVER called out to us. Who you work with matters. What kind of person intentionally screws over veterans?
