Adam Stivaletta was the perfect agent for a time sensitive move during an important time for my…read morefamily. With our second baby on the way, and desperate to get into a house with more space, we were looking to upgrade ASAP. We reached out to Adam in May, and within six weeks, we had closed on our new home and were under contract on the sale of our old one. Looking back, it was an incredibly stressful time personally but having Adam in our corner always made it feel like we could handle it. From day one, Adam gave us straightforward advice on small fixes that would make our Norwood place show better without major renovations or significant spending. We wanted to buy before selling, which somewhat complicated the financing, but he connected us with a lender who made it work seamlessly. What impressed me most was how Adam handled the buying side in a crazy market. He was relentless about staying in touch with listing agents, digging up details on competing offers, and tweaking our terms--closing date, inspection flexibility, even the cover letter--to keep us competitive. We didn't have the highest initial bid on our new house and the seller received about a dozen offers, but Adam's strategy kept us in the mix for the best and final round where we were able to have our offer accepted by a very narrow margin. He has an impressive ability for knowing where the price will land before anyone else does. On the sell side, he staged the open houses and private showings to maximize traffic. We ended up with a cash offer that (although maybe not quite as high as we'd hoped) was above asking price with no contingencies. We were considering letting the offer pass in hopes for a higher number but Adam was blunt when it mattered and told us in no uncertain terms that we were extremely unlikely to get a better offer. I really appreciate the honesty and willingness to have that direct conversation, even if it wasn't what I wanted to hear in the moment. As it so happens, the market underwent a correction right after that and many of the homes comparable to ours that were on the market at the same time ended up having to drop their list prices, an unfortunate situation that Adam helped us avoid. Adam is tireless, responsive at all hours, and genuinely enjoyable to work with. He never over-promised or sugar-coated anything; he just got the job done. If you're buying or selling in the area, call Adam. My family and I are grateful we did.

Exceptional Real Estate Partner - Phil Delivers Results…read more I've had the pleasure of working with Phil at Park Hou Group through Splice on multiple transactions over the years. Phil helped me purchase a single-family home in Cambridge, buy a townhouse condo in Somerville, and later sell the condo. Each experience exceeded my expectations. Going Above and Beyond from Day One For my Cambridge purchase, Phil's team secured an early showing before the open house, allowing me to submit a competitive offer ahead of the crowd. In Cambridge's cutthroat market, this strategic move made all the difference--I'm confident I wouldn't have gotten the house otherwise. Phil provided an incredibly detailed comparative market analysis (CMA) that gave me the confidence to make a strong but justified offer. Expert Advice That Pays Dividends One of Phil's best recommendations was converting my 2-bed, 1.5-bath home into a 3-bed, 2-bath. This renovation created a versatile home office and guest room, and when I relocated, significantly increased the property's rental value. It's rare to find a realtor who thinks so strategically about long-term value. Unmatched Expertise and Resources Phil's personal experience with rental properties and renovations sets him apart. As a first-time renovator, I had countless questions, and Phil never hesitated to share his knowledge--even well after closing. I later learned he develops properties himself and manages investment properties for other clients, which explains his deep understanding of what to buy, what to avoid, and how to maximize ROI on improvements. A Full-Service Team with Vetted Professionals Phil has built an impressive network of trusted vendors--inspectors, architects, contractors, loan officers, attorneys, photographers, stagers, and more. When he makes a recommendation, I don't waste time researching alternatives because I know they're competent and fairly priced. This network is invaluable and saves tremendous time and stress. Proactive Marketing That Gets Results When selling my condo, Phil convinced me to stage the property (excellent advice) and staffed the open house with multiple team members to ensure every visitor felt attended to. What impressed me most was his follow-through--he personally called every prospective buyer multiple times for feedback and to maintain engagement. Phil doesn't just list properties; he actively sells them. Always Available, Always Professional Throughout every transaction, Phil was accessible via text and phone, answering questions and easing anxieties. His communication style is both professional and reassuring during what can be a stressful process. I've recommended Phil to all my friends because I genuinely believe you won't find a better realtor in the Boston area. His combination of market knowledge, strategic thinking, and exceptional service makes him an invaluable partner in any real estate transaction.

Weichert Realtors, Medfield MA - Review…read more My best advice is: do not use this realtor. My direct experience with them was absolutely atrocious. Over the years I have bought and sold about ten properties. When I sell a property I do not use a selling real estate agent, but I am more than happy to pay the standard commission to a buying agent. Never in my experience have I dealt with an agency as incompetent at Weichert Realtors. The office in question is in Medfield, MA, and Chris Summers introduced himself to me and stated that he was the owner of that particular office. Weichert brought a potential buyer to my house and claimed the buyer was qualified. We signed a P&S under the strict understanding that the sale was not contingent on the buyer selling his current residence first. Weichert also set up the buyer with a mortgage broker from Wells Fargo and an attorney. So with a signed P&S, I was required to take my house off the market for about 2 months waiting for the closing. Approximately a week before the scheduled closing I contacted Weichert and they told me the mortgage had been approved, and we would be closing in a week. I then moved out all my furniture. A day or two later I got an email directly from the buyer saying the mortgage was not approved. I also got a copy of the letter from Wells Fargo which said they could not make the loan to the buyer unless his current house was sold first. Weichert totally misrepresented the facts about the financing to me. They made no effort to get a copy of the mortgage approval. If they had simply looked at the bank's letter they would have known it was not approved. And all of this took place after the mortgage contingency date in the P&S had expired. So by not doing their job, Weichert also put the buyer at risk of losing their $40,000 deposit. When I spoke with the owner of Weichert, he tried to blame everything on the mortgage broker and the attorney. Amazingly, the two people he had recommended to the buyer. Bottom line was Weichert failed to manage anything. The owner of the Weichert office also totally misrepresented to me what it would take to clear all the contingencies on the bank's letter. Subsequently, the buyer and I agreed to talk directly and not let Weichert get involved in any further discussions. The buyer asked me if I could recommend a new mortgage broker to him, which I did. The buyer also got rid of the attorney recommended by Weichert. After many meetings and a great amount of work and a fantastic effort by the new mortgage broker, the buyer and I were able to work out a new deal. Beware of this Weichert office.

I felt compelled to write a review as I don't really know another way to repay Chris Summers for…read morehis superb knowledge, selflessness, and patience in my last two home purchase. I have had the privilege of working with him for the last two years in a row. One instance being the most exciting time in ones life, and the second, probably the lowest. I was a first time home buyer the first go-around and I didn't really have a solid education in real estate. After reaching out to a few realtors, with no return call, Chris was the one agent who returned my call immediately when inquiring about a property. He was genuinely interested in my and my goals and what criteria I was interested in. I being overwhelmed, didn't know where to begin. He invited me to his office to get acquainted and to go over the basics of what I would need to know. I was so touched by his kindness and patience and his time to sit with me and go over the whole process and what it entailed and a great packet of information to take with me to reflect back on. I was hesitant about purchasing because of fear and some other circumstances at the time but at no time did I feel that I wasted Chris's time as he truly wanted to be a partner and guide me through this journey. We kept in touch over a few months until I was ready to pull the trigger. Then the search began! It was as if Chris could read my mind and was so intuitive. He would send me things he thought I would like, and If I saw something I liked he was RIGHT ON IT and immediately set up an appointments. He was always knowledgeable about all the areas I was looking at and every single pro and con of each property. I knew I could completely trust him as his actions matched his words. We looked at dozens and dozens of places and he'd meet me anywhere anytime his schedule permitted, some places with just a moments notice.. I thought how did I get so lucky? Does everyone have this experience? He was so patient through what can be a roller coaster of emotions. He deserves some sort of medal after dealing with my neuroses day after day, weekend after weekend, house after house.. He always had a funny joke to lighten the mood to my self-induced stress. He was a mentor, a therapist, a teacher and a friend! He went above and beyond anything I could have ever imagined. Finally we had found the house! He walked me through everything step of the process ahead and was there at any time day or night to answer a text or an email. He knew what little things mattered in the house I picked and that speaks volumes. He's given me so many wonderful referrals for anything I needed i.e. plumber, landscaper, electrician, All who have been godsends! I was so happy I had finally found a home to start my new life with my new fiancé.. I cant praise him enough to everyone I meet needing a realtor. So, time passed and life changed and I found myself in the same spot a year later looking for a place to purchase. In my darkest hour, I found light by knowing I had Chris to call to help me again with this next chapter. I called him and immediately he offered to meet me whenever and wherever was convenient for me. He was first and foremost a friend to me. I really needed advice on what my next steps were and what made most sense at this stage of my life. Again, he was a mentor to me and a teacher and agreed to get on the roller coaster with me again. He has been my saving grace during this stressful and difficult time. I trust him implicitly and he has been a true friend and partner through this process. His patience are that of a saint!!! He really has your back as a client and will always put your needs before his own. If he doesn't feel comfortable about anything you are looking at he will tell you and never lead you down the wrong path. I am blessed to have found him and grateful to have him. You will get an amazing realtor but also a wonderful friend.
