Make sure to have him explain EVERYTHING about his pricing 'flat rate for the job' or else you will be accused of not asking questions (whether you did or not). Make sure to have him discuss with you anything questionable before he makes his 'executive decision' and fixes something in a way that doesn't even make sense based upon the facts then charges you for HIS fix. Make sure to resolve any questions or concerns BEFORE paying the bill. If your husband calls him to discuss the price afterward, make sure to be on the call to dispell some of the mis-truths. When I attempted to address some questions/concerns, he admitted that he should have talked to me before making the executive decision and presented a possible fix but then didn't call me back as he said he would. I can accept that some of the issues happened because I didn't ask enough questions. He initially agreed that he should have asked first but later went back and wasn't willing to accept his piece when he spoke with my husband. Just not a good experience at all!

The bathroom was redesigned by Ryan based on my needs for a walk in shower and moving laundry from the basement to the first floor. This was a 1980's outdated bathroom. Ryan put a comprehensive price proposal together that included contingency expenses I would need to cover. This remodel took approximately 4 weeks. And no surprises related to cost based on the proposal. All the tile work, plumbing, electrical, sheetrock and finish work was completed by highly skilled professionals. All showed up when they said they were coming and were very respectful of my time and living space. The work area was always clean at the end of the day. I am recommending Bonefide Builders, LLC/Ryan to friends and family. It was a job well done!

Their work ethics, professionalism, and attention to detail are unmatched. Everything was addressed and handled with amazing craftsmanship down to the tiniest of details. The crew he had working here (David and Isaiah) were some of the nicest guys we have ever met and were extremely professional. Honestly, my wife kept checking on them because they were so quite while working in the house. They were very informative and made sure to keep us in the loop as to what was going on at the completion of each day. Another great thing about Ryan's team is that it does not just stop with his employees. Each subcontractor he had selected (Electrician, Plumber, and Drywaller) were just as professional and excellent at what they do. You can tell Ryan takes pride in his work, his team, and his sub-contractors. If you are looking for a remodel, you do not need to look any further. You find the right company!

    We worked with O'Shea Builders for what would have been several small jobs. However, our primary…read morejob, a waterfall inside our house, turned out to be much more extensive than both we and O'Shea anticipated. Due to upper deck flashing that had been incorrectly installed by the prior owners, water had seeped into the walls and caused extensive damage. Jeff, the O'Shea foreman in charge, a contractor in his own right, and the person who did the vast bulk of the work, was extremely knowledgeable and accommodating of our needs, as well as professional and exacting in the work. He and Warren O'Shea, the owner, offered us several alternatives of varying prices in terms of how to deal with the issues involved, and gave us the pros and cons of each alternative. The damage was addressed extremely competently and thoroughly, and a significant rainfall that occurred within a week of the job being finished showed that our interior waterfall was now gone and that has been the case since the job was finished. The other jobs within the house, cited in our home inspection, were also addressed quickly and resolved beautifully. As a side note, I would like to address hiring contractors generally, having been through seven major jobs through the years. I got what I view as excellent advice from the first two contractors I worked with. The first advice was to be aware that no contractor can see behind walls (our house was almost 100-years old at that time,) and once they break through the walls, they have to deal with what's there - and that means that if, for example, electrical wiring isn't up to code, they are legally required to bring it up to code, and doing so almost always is going to add to the cost of the job. The second piece of advice was that our quote was very specifically based on what we'd told the contractor we wanted/needed and that *ANY* changes would likely result in additional costs, so we have always been extremely careful to know exactly what we wanted beforehand and to never have changed the scope of the job. In conclusion, we were more than satisfied with O'Shea and will certainly call on them for any future work. They are exceptional - as in great - to deal with on all levels.

The final price came in over $300,000 and at the end of the job he chose to not complete the job. The work done was good, but his price was so far over what he quoted it made for a very unsatisfied customer. In addition he didn't finish the job when he said he would, which was sometime mid April to early May. He stopped working in early June and as I said before he chose not to complete the job leaving me kind of stranded. My suggestion when working with O'Shea Builders LLC is make him sign a contract where his price is his price, not this contractor mumbo jumbo excuse laden "Not my fault, man".

Due to the demolition required to build the stairs, we asked if they could begin that process when we left for an 8 day vacation in January. He agreed and after meetings to tighten up the design and engage his plumber we trusted our home to Gage and his team and left. Before we left he told us he not only planned on building the stairs but basically completing the entire job! While we were gone we got consistent updates, pictures and videos of the progress. When we got back the job was 99% complete. He gave us time to figure out if there were any adjustments to make and took care of our requests. They do good work on an aggressive schedule. Gage was…read moreresponsive during planning, going onsite to evaluate the work needed, and keeping open communication about materials and timelines. We agreed on a realistic budget, and Gage scheduled the work around our availability. His team took great care during the repair, shoring up structures and making improvements to the deck's structural integrity, all within the agreed-to budget and timeline. We are happy with the repaired deck; it's much more solid and secure. We highly recommend Gage and KCM and look forward to future projects with them.
