Despite my parents having an independent appraisal, the agent suggested a listing price of almost $20K below the appraisal , never confirmed a closing date with my parents, and essentially worked as it she were representing the buyer and not the seller (the buyer was represented by an agent from the same office, which begs many questions on ethics.) This became an unnecessarily stressful and costly experience for my parents because of the lack of professionalism, communication, and basic business ethos to "do the right thing." Awesome, he's the bomb, fantastic, funny as hell, genuinely concerned for us during the ups and downs. He is very experienced and will give it to you straight and help with every part of a move, not just show you a home and be done. It is like he is a walking concierge service. Movers, Mortgage companies, utility companies and not just list one, told us why you may want one over the other based on pricing and combined services, home owner insurance, inspectors, how to negotiate with each as well as the selling or buying agent for the property. He knows the land aspect and the utilities you would either want to want to change. I mean the list does not end. Without getting into specifics, during one of the lower parts of the roller coaster ride, he was extending himself above and beyond what anyone would expect or dream of expecting. It was like we all were buying the home together. After the sale, FINALLY, went through, he was still offering help. House was not landscape, he had a guy. I was thinking of buying my own huge zero turn mower, he had two places to recommend as well as actual model numbers. House is much larger than we had previously, he had a person that could come and do a deep clean. He just doesn't refer people he has personally used, friends or buddies. These are referrals from folks he has done business with and had many customer utilize in the past. When we found that the town we moved into doesn't even have a gas station, he assured us not to worry. There are all major stores, big box stores just about 15 minutes away. If I am lucky to track down a vacation home, Rob will be the first person I call, not go on Zillow or any other site. I never felt that he was just trying to sell us a home and make a commission, if you can understand why I say that. His thoughts and comments of the market, as it changed weekly, yes weekly, he has his finger on that pulse. As many people know when buying a home, nothing is guaranteed until you sign at the closing. Rob had us prepared every step of the way, if something did not work out, he was ready to make a move for more viewings. He is the most accessible and responsive person I ever met. It became a competition, literally, to see if I could call him at anytime and get him. He won that battle ;-) From day one, my wife and kids met Rob, he was so easy to talk with and joke with. To this day we still talk. It has been almost a month since we closed but we have become friends. He will be coming to our home for some events as well. He lives 15 minutes away. What a way to make a new friend. Now that I picked up my zero turn, I am ready to race against his zero turn. ;-) lol I will also say, that when I was looking with another agent, I was fed nothing but excuses to be able to see homes. I think maybe it had to do with the realtor maybe doing this on the side. This is Rob's career. When I mentioned other properties I wanted to see, the same properties I was told were already wrapped up with multiple backup offers and no longer showing the property, Rob checked and that was not the case actually. Be careful who you pick. Don't be scared to ask questions. There are many many realtors. But there are few like Rob. He will not pull punches, he will not BS, he genuinely wants you to get the home of your dreams. Rob, if you read this. Love you brother. You know you told us it would be a roller coaster, you were not kidding. You were not the operator of that roller coaster by any means. However, you were there for every high and low. See you soon
