We have used Advantage twice for properties in Palm Springs. The report could not have been more thorough, and Bruce was very professional. If it weren't for Bruce's inspection on the 1st property, we would have ended up with a nightmare house costing us a fortune in repairs. I highly recommend Advantage read more

I became aware of Bruce when he completed an inspection for a buyer of a home that I sold last year. The report was the most thorough that I have ever seen. When I completed the construction of a new home this year, I decided to hire Bruce even though there as no sale transaction happening. I thought another set of eyes on the property would catch a few things that I did not. Bruce found many minor items and a few ones of significance, including blocked condensate lines on the HVAC system. His inspection prevented water damage that would have been expensive to repair. I am very happy with Bruce's service and professionalism and would absolutely hire him in the future. He is very passionate and informed about his craft. read more

Bruce is an excellent professional inspector. He is very thorough and confident with recommendations. Bruce is someone you listen to.

I just used Advantage Inspections and Paul Limon for probably the 4th time now... Paul is top-notch, and the entire company and team are great to work with. I've used many inspection companies before (I'm a Realtor), but when it comes to my own home, I've always used Advantage and Paul (though I have met Bruce, and he's also great!). read more

Very thorough. On time. Super knowledgable. Documentation outstanding. Best inspection we ever had, used for 2 different transactions and highest recoomendation for Bruce. read more

Bruce did an incredible job for us inspecting a property and providing us with very fast and highly detailed feedback. You don't always have a chance to hire a home inspector a second time, but we did and we insisted on Bruce! Plus he's nice, shows up on time, and really looks out for us. He gets the work done at a very fair price--worth every penny and more! read more

Paul was thorough and professional. Inspection took about 2.5 hours. Paul went over his report then sent it the same night. Over 60 pages. Very detailed. This was for a home purchase. read more

Five stars for Bruce and Advantage Inspection Professionals! Bruce was the definition of professional: thorough, thoughtful, and clearly an expert at what he does. He patiently answered all of our questions and delivered a presentation and report that were not only crystal clear but impressively meticulous. The photos he included in the inspection report were invaluable: they gave us visual clarity on each issue and made it easy to follow up where needed. What really stood out was Bruce's kind and seamless coordination with other industry professionals. His collaborative approach helped us feel secure that everything was being handled and nothing was falling through the cracks. He turned a normally stressful part of the Palm Springs home-buying process into something manageable--and even reassuring. read more

Bruce was super professional and thorough. He answered any questions I had and explained everything. The presentation and the report was so clear and meticulously done. Bruce was on time, professional, thorough, and informative. Five Stars for sure!!! Fair price, great value, clean and neat.

Bruce did an INCREDIBLY thorough home inspection on an older home we were in the process of purchasing. He called me back on a Saturday night to answer questions I had on the report. A lot of the items he found were small issues-- we'll use his report as a "punch list" of things we should have taken care of. I think a prior reviewer said it best-- he's a buyer's dream and a seller's nightmare. Definitely recommend. read more

Bruce was awesome. My wife and I have purchased a number of homes in the past and Bruce performed the most thorough and detailed inspection we have ever had. The inspection was not only thorough, but the resulting report was very clear, concise and easy to understand. Thanks for helping us with this home purchase!! read more

Amazing! Bruce knows everything (including all applicable codes by heart), is extremely responsive, is committed to his work and is reliable. I whole-heartedly recommend this business and would not close on a house in Coachella Valley without having them inspect it. read more

Advantage Inspection Professionals provided a very detailed and insightful home inspection report that will prove extremely helpful in our home acquisition and transition process. They also provided a comprehensive list of recommended vendors that may not only prove useful in addressing some of the items in the inspection report but also in addressing any new items that pop up in the years to come. In doing all of this, they were very prompt, professional, and easy to engage from afar. read more

Bruce performed our home inspection -- he was able to fit us in last minute even though he was extremely busy that time, and still delivered a thorough report. We are so glad we went with Bruce, and I can add that he lives up to his other glowing reviews. He is detail oriented, thoughtful, and answered all of the questions I had about the report promptly and in a way I could understand -- the seller of the house even commented "I wish I had used Bruce when I originally bought the house" Now that we've been living in the home a few months, his report continues to serve as an excellent 'to do' list, with photos and great detail as to what is required, and what is a recommended upgrade. Highly recommend using Bruce as your inspector. read more

Our 2nd home inspection with the Advantage Inspection team and once again they provided a high quality detailed report in a very time efficient manner. Not only are they punctual and reliable, they are very responsive in all their communications. Most importantly the report is very thorough and easy to read. Bruce's inspection of the home I want to buy in Sun City Palm Desert was IMMENSELY useful to the negotiating process as well as lining up exactly what NEEDS to be done versus what would be SMART to have done, even if he didn't label it exactly that way. I can just hand his report to any of several contractors and they'll know exactly what they have to do. That affects how long I'll need to wait to actually move in. Bruce toured with my realtor but then answered my questions on his report by phone and did an outstanding job of helping me understand the existing issues (and to be reassured, in this case, that the home was worth the purchase price, based on what would be needed to bring it back to "full luster." read more

Paul is AMAZING! He was punctual, extremely thorough in his inspection, and sent a very detailed report the same day! Being a first-time homebuyer can be very intimidating, but Paul made sure to take his time to walk me through the important details of the home I am buying. I highly recommend Paul. Thank you again!! read more

Bruce Carmichael is the consummate professional and his thorough examination of the 20+ year old home I am purchasing allayed my pre-purchase angst. He examined every nook and cranny. Hiring him to inspect the house is the wisest thing any prospective homeowner can do. I assure you that you will sleep better knowing that he did his examination. The house is lucky; I wish I had a medical doctor that thorough. read more

I've used this company a couple of times now on different properties I was purchasing and found them to be very professional and thorough in the inspection process. I've had both Paul and Bruce come out and inspect properties I was purchasing in Palm Springs and Indio -- for both a new construction home and a 40-year-old condominium. What i really like is their professionalism and knowledge. They know what they're doing and provide detailed reports and summaries in extremely quick timeframes. I literally received completed inspection reports - in color and with photos and even videos of what they found - on the same day they did the inspections. You really can't beat that. Setting up the appointments was super easy too. I will definitely use this company again and would wholeheartedly recommend them to anyone seeking a qualified, excellent inspection company. read more

Great experience from start to finish. In a really tight market moving at lightning speed, Bruce was able to do the inspection on a property we are buying within a tight timeframe. Bruce not only made it happen within our tight schedule, but was incredibly thorough in his inspection. He provided much needed insight and "under the hood" detail that we needed and were unable (and woefully inexperienced to do ourselves). The report was so helpful and well-written that we are using it as our road map for projects and improvements to work on in our new home going forward. read more

Bruce and his team gave me the assurance I needed for a home I purchased. I appreciate their professionalism, attention to detail, thoroughness and home tips. They made it super easy and the summary reports are above par and met all my expectations. He even got the drone out to see the roof! (Report included photos, notes, details-- all itemized-- WOW) Thank you Bruce! I highly recommend his services. read more

Bruce Carmichael was absolutely fantastic during our 5000 SQ Foot Inspection. He left no item unchecked. He was thorough and explained everything that he found wrong with the house. Real-estate is one of the largest investments you make in your life. And you want to be represented by the best. I f I was to buy another home in Los Angeles I would pay a premium to have him drive up and inspect it. Highly recommend Advantage Inspection Services... Five Stars all day long! read more

Bruce Carmichael (AIP) just inspected a home I am purchasing. Bruce was highly recommended by my real estate, but honestly, I chose him because setting up an appointment was incredibly fast and easy. My agent's glowing recommendation was absolutely right. Bruce is very friendly and highly professional. He answered my pre-report questions thoroughly. I truly appreciated he did not talk down to me and explained the how and why in a way that was understandable. I was already impressed with Bruce, but then I received his incredibly detailed report. All issues were well photographed and accompanied by type of issue status (ie. safety concern, repair recommended or required, etc). He even included reminders to ask the seller about things like the garage code, security system code, solar system operation, etc. Bruce's in-depth inspection and detailed report will be my guide for non-essential repairs and upgrades. I very highly recommend Bruce Carmichael and AIP. read more

They were very thorough. He emailed the inspection the same day. It really helped to have the pictures to go along with every item. The separate summary was a nice consolidation of the items that were an issue. read more

When my partner and I started looking for inspectors of our new Rancho Mirage home, we had plenty of to choose from. Pricing was all over the place and we decided on Advantage after a lot of research. To say that we got our moneys worth is an understatement. When first looking at the website you may double think the need for thermal photographs or drone inspections but they are worth the extra dollars as they show you whats going on and conditions that plain sight inspections won't in those hard to reach places. Bruce walked us though his modus operandi during the inspection process and was extremely thorough and his detailed report was a great for negotiating with the sellers in making sure that the items needing to be addressed were addressed. We did have to have him do a follow up for a small fee since the salt water pool was not functioning properly during the initial inspection and he was just as professional and timely in getting that to us, especially helpful since escrow is scheduled to close in less than 3 days. Thank you Bruce and the team at Advantage for making the inspection process as quick and easy as it can be. read more

Paul Limon inspected a home we truly loved and wanted to buy. Thank goodness he did! His report was thorough, complete and professional - and devastating for us as we were so looking forward to moving into this home we believed was turnkey. Paul saved us from making a huge mistake. He also spent an hour reviewing his finding with us and making sure we understood his report. I enthusiastically recommend Paul Limon from Advantage. DO NOT UNDER ANY CIRCUMSTANCES hire advantage. Bruce the "manager" is an unorganized moron. I told him that we had already hired an inspector and wouldnt need them. Yet he still sent an inspector out today and when i turned him away bruce messages me blaming me FOR HIS mistake. Bruce then proceeda to harras me like a child. Im not sure how this guy got hired as a manager... avoid this place. P.s. i screen shotted part if the end of the conversation.
