It's been a while since I purchased a home and Precision was a great recommendation from my Realtor for the inspection. Tim and Tad arrived promptly and did a very thorough job going through the entire house, roof, attic, and grounds on a very hot day. They found a few problem areas that were minor issues, but we would not have noticed until after moving in. There was a question about possible termite activity and they called the termite man back in to double-check while we were there. Additionally the house listing stated "all new systems" but they were in fact not new but recent at best, as noted by Tim. Within days of Precision's inspection of our new home in the Palm Desert area we began discovering a parade of issues, which are becoming progressively more time-consuming and costly for us to deal with. * First time it was turned on water spigot on patio wouldn't turn off and we had to turn off master valve. Plumber indicated it was in such bad shape entire assembly needed to be replaced. * First time bathroom sinks were turned on to clean house two of the three sinks leaked into the cabinet from drain assembly. One assembly was so faulty after three visits plumber replaced it entirely. * First time we stepped into the never-before-used showers it was clear the grout mixture had been bad. Corner seams have cracks of up to 20 inches long. Grout flaked and fell apart to touch and crumbles under water. Grout leaks out into bathroom floor from cracks and porous areas. Will need to be completely replaced. * Hired electrician because kitchen circuit blows when microwave and second appliance are used. That aside, he confirmed our suspicion that the wiring for the under-counter wiring is poorly installed and a CODE VIOLATION. * Electrician also pointed out another outlet, combining low and high voltage, which is another CODE VIOLATION. * None of the wall phone jacks, all with apparently new face plating and wiring are functional. Phone installation had to be done directly into the modem. * Ceramic tile floors had a shiney, powdery, flakey substance on them, resistant to steam cleaning or scrubbing. Turned out grout sealant had been slopped all over floors and will require a costly chemical cleaning. * Grout work in kitchen, up under cabinets, was very poorly done with slopped grout smeared all over the glass tile. * Outdoor porch light failed after being used once. Turned out wiring was in extremely bad shape and amateurishly wired. * Timer on outdoor sidewalk lights malfunctions and goes off and on randomly. Even putting most of the above issues aside, conspicuously bad grout and electrical code violations are exactly the kind of thing we would expect any competent inspection to point out. We depended on the inspection report to find these issues and are extremely disappointed to keep finding more and more problems. Much of this are issues we should have had the opportunity to put on the contingencies list before we closed which are now going to cost us thousands. We saw the report on the home we sold and it was filled with the most minute of potential problems, the kind of service we expected from Precision and did not receive. read more
