    My friends and I rented a property with this management company. The way they handled situation…read moredescribed below is unacceptable and unprofessional! Please read below and see attached screen shots. SCAM!!! Book Elsewhere! Broken Jacuzzi!!! Please read till the end! Very disappointed with this property and the management office. My friends and I booked this property 6 weeks in advance. The only reason that we booked this house is for the Jacuzzi that was nonoperational. We were advised by management that Jacuzzi is broken at 7 PM of the check in date. As the check in is at 4 PM I am not sure as to why we were not notified earlier in the day. Management did advise that the owner feels bad and that they would refund $200 for our troubles. Now keep in mind that majority of the properties in the area charge $150-200 per night on average if there is a Jacuzzi tub on the property. We did send an email to management requesting for someone to come and fix it or a fair refund for broken Jacuzzi tub. Its only fair that for 3 nights of stay that we booked we are to receive $450. Well, the management came back and said that they are not responsible for any nonoperational appliances and left it at that. At that point we were very disappointed, but we decided not to let this get to us. Next day we have discovered that the freezer and fridge is not working as well. By the time we realized it was broken all the food in the fridge was starting to smell foul the items in the freezer melted. We quickly took everything outside in attempt to save our food but in the morning realized that out efforts were pointless. Everything got spoiled (all the meat, cheese, milk and other perishables). Oh, and we did reach out to management that night of discovery that the fridge was broken only to receive a snarky response:" What can we do for you today?". Management did not send anyone out to fix the fridge nor apologized for the inconvenience. Also, there is no guard rail on the staircase leading to the basement which is very dangerous. Besides the major problems that are described above, there were few other issues. There were no trash bags, the heater in the basement did not work,the lighting outside of the house did not work, multiple light bulbs when out on the day of the arrival, some blankets did not have duvet covers on them (which means that they were not clean) and in edition to all the floor in the house was not clean upon our arrival. On the date of the check-out, we unfortunately misplaced the only key for the house so we all spent additional time looking all over the house so we can find it. Well little that we know that cleaning crew was standing outside waiting. We apologized for taking more time and as they were "Cleaning" caped looking for the key. When we finally found the key, we proceed to leave the house. On the way out my friends overheard the one of the cleaning crew saying:" Those STUPID people won't leave!" very loudly. One of my friends asked the cleaning lady:" Why did you call us stupid". To which she responded:" Coz you are taking too long". I am guessing she took offence to us asking since we received a call from management asking us to not harass the cleaning staff. In conclusion we were also accused of cracking a counter top, apparently leaving bleach stains on bed sheets (obviously no one did laundry in rental property so that is a ridiculous claim) and a ripped seat cushion (can simply be sewed up in 2 min or new one is $5 in Ikea) We never got our promised $200 for broken Jacuzzi. They ruined the trip; they ruined the vibe. This property is a SCAM!!! If you do end up renting this property take pictures of EVERYTHING!!! Because they will be looking for the reasons to not refunds your security deposit.

I spoke to Helen in a panic and within a few hours, she had confirmed a rental for us, and had a signed agreement and deposit confirmed. On an emotional roller coaster of a day, Helen was calm and polite and compassionate and helped me salvage what felt like an absolute disaster. I would HIGHLY recommend Helen and the Engel & Völkers rental team!

    I would never recommend Michelle as a real estate agent. She's completely untrustworthy. After…read morevisiting one of her listings she pursued us for months until we finally agreed to work with her. She represented us (the buyer) and we confided in her. After finding " the perfect house for us " she shared some of our financial discussions with the seller giving them the impression that we would pay more than we were ready or capable of paying. When came time to put everything down on paper after having accepted our offers, the seller backed out. We were told it was because they were second guessing selling their home. Come to find out it was because " she had made promises on our behalf based on a confidential discussion " and when we refused to sign papers supporting her assumptions the seller bowed out... Honestly if we could have negotiated directly with the seller we would have come to a clear and swift agreement without any of these back handed manipulations. Two weeks after being told " good luck with your hunt " after loosing " our perfect house " Michelle returned. This time representing the seller and asked us " if we were interested still in buying their home "? By then we were committed to another agent and another house. I don't know what Michelle told the seller in the end but I have no doubt she threw us under the bus to save her reputation. It seems to be the way she works as she's repeatedly done so through this transaction. I feel bad for the seller because they were genuinely good people and we truly loved their house. We felt honoured to have connected with them. We wish them the best of luck.

    PLEASE HEED THIS WARNING!!! We are having the WORST experience with this real estate agency. Agent…read morePeter Kroll and managing broker/agent PJ Whitbeck have been absolutely dreadful to work with. From the minute we signed our listing agreement over two months ago we have consistently been experiencing great mistreatment, deplorable and unethical customer service, conducted with total unprofessionalism. They seem to have their own agendas, as we have never been treated with any respect or felt heard or valued as a client. They have refused or ignored all of our simple requests, including being added to MLS alerts for showing requests, and feel like we have been kept in the complete dark, with them seemingly telling us only what they wanted us to know. We have not felt seen or heard at any stage of this nightmare and they have dodged and deflected our questions and concerns at every turn. They have not responded to us in a timely manor and they do not keep their word when they say they will do things. Our listing is still lacking in specifics and riddled with incorrect and misleading information after two months! They continue to leave it uncorrected and have done nothing apart from posting our property to the MLS and their website to market it - they didn't even offer us a lock box but had 4 keys made, or put up a for sale street sign. We can't understand their erratic and nonchalant behavior as the market is hungry for properties while the area is lacking them and they currently have very few listings and sales. Their website has their recent stats - check them out! They've even had to close one of their offices (Lake Placid) last month. We are utterly baffled as to why they would treat my 86-year-old mother and I in this deplorable fashion. Regardless of our listing being incomplete and incorrect, we had over a thousand views and a hundred saves on MLS and no showings. We have asked several times to be released from the listing agreement in the last few weeks but have been denied every time, without any apology or effort to make things right with us. After our most recent demand to be released, eerily all of a sudden requests for showings started to "miraculously" come in, meanwhile we received none of the notifications ourselves and were only notified via email from PJ Whitbeck. We have refused any showings because we do not want them to have anything to do with selling our property and have officially fired them this week, though they have not released us from our agreement or responded in any way as of posting this. We have made multiple complaints and appeals to Coldwell Banker National to help us and they are seemingly unable (or unwilling) to resolve complaints for franchisees. This is deeply upsetting on top of everything else as we initially chose this realtor because they were affiliated with Coldwell Banker and felt we could trust them! If I could still post this with a negative star I would have!! Be wise and stay as far away from this agency as you can!!

    I rented a cottage July 25 - August 1, 2015 from Whitbeck Associate and paid for the services with…read morea credit card and a $500 security deposit with a check. It has been two months and they have yet to return my $500 security deposit. Thus far my calls/emails go unanswered and they offer no explanation. Since I paid the security deposit with a check I have no recourse through the credit card company because I did receive the rental service. I rented from them before and did not experience this issue. I was also happy with the current services and would consider renting from them again but I would protect myself by charging for everything. Bottom line I expect more professionalism from a business represented through Coldwell Banker.

    I recently had the pleasure of working with New England Landmark Realty, specifically Cindy Lyons,…read morefor a second time in the last 7 or 8 years. The first time I worked with her, it was as the seller of a rather straight-forward home sale; everything went off without a hitch, as I would hope and expect. The normal pieces of pretty much everything being taken care of for me were certainly present; with all of it being cleanly, smoothly and professionally managed across the board, but the idea that my realtor was so much more than that, more like a close friend stuck with me over the years. Fast-forward those 7 or 8 years to my current interaction with Cindy (which turned into calls & emails with Tony Walton as well) and the purchase of a partially improved piece of land and construction loan. New England Landmark was not the listing agent, but I called Cindy just to see if it were something she might be able to help us with (mind you, this was after 5 or 6 'unofficial' calls to Cindy that she provided me a bucket-full of useful information, recommendations and assistance - I thought I should really formalize the whole arrangement!). At the time I placed my call to Cindy, I was literally pulling my hair out, frustrated with the entire process, stressed beyond anything I had experienced and ready to figuratively throw in the towel, (more literally I would have likely thrown that towel, or a big rock, at someone). When I hung up, I exhaled for the first time in weeks, called my wife and said: "We're all set, Cindy is going to take care of us" I had no idea how true that statement could have possibly been; the navigation of a process that included 3 postponed closings, several interactions with the selling agent, circulation of what seemed to be an endless stream of documents (often the same one 2, 3 or more times), coordination of multiple disparate parties (our purchase had more than the "traditional two parties", including one out-of-state), a contested appraisal - pretty much everything I could have thought could possibly "go wrong" (and any number that I couldn't have thought of) and there was Cindy leading the way through the fog (or blackest night as I was beginning to feel). I should also make the important note that not a single one of these difficulties was created by, or the fault of, NELandmark Realty; 100% of the issues were external to them - Cindy just managed them for us. Then on closing day, at something that she didn't really even have to attend (as far as I know) as she wasn't the listing agent and wasn't signing anything, there was Cindy already at the bank waiting for us to show up. Of course closing didn't go smoothly either, but Cindy sat right next to us and weathered that next storm with as much grace and aplomb as she had shown over the previous 4 months. So now, 4 months after that phone call, we are finally ready to start building our home; and it is with absolutely zero creative license or hyperbole that I say, literally, we would not be getting ready to start construction if it were not for Cindy Lyons, Tony Walton and the New England Landmark Realty crew. I wholeheartedly recommend and encourage you, your family and friends give them a call and experience how real estate can and should be done - my guess is that not only will you be pleasantly surprised, you might also come away finding folks you end up calling friends..... We were seated right away at a table in the bar area. Staff was friendly and worked fast. The dinner selection is not low-fat or vegetarian but perfect if you've just spent the days outdoors. I ordered the stuffed pork chops which would easily serve two. Great comfort food! My husband had a prime rib that he loved. The salad bar didn't offer a ton of fresh veggies but had a decent selection. The wine list wasn't great but we didn't expect it to be. Mostly grocery store types of wines. The dessert (chocolate lava cake) was big enough for two and tasted great. Not gourmet but hit the spot. This is a great place to take a hungry family after a long day of skiing. You won't go away hungry. If you want a higher-end, gourmet option, head into Lake Placid. If you're staying in Wilmington and want a good meal with friendly service, stop by the Wilderness!
