Stopped by yesterday for lunch at around noon. First thoughts when walking in was a long line and a bustling atmosphere. Although the line was quite long the two cashiers at the front worked very well together and got through the line quickly and with smiles. One was an older African American woman who made sure each moment of her time was used to make sure the things were stocked and ready. Saw her filling the water jug people fill from or refilling straws or helping the younger lady next to her also cashiering. When I eventually got to the front I was rung up by said younger lady, she has several facial piercings, dark glasses, and despite the obvious stress and chaos going on around her served every customer with a smile. I had a few questions when I eventually made it to her and was worried that I would be rushed or brushed off but she answered every one throughly and even made some small talk about my plans after which is a dying art in restaurants nowadays. Ordered the French dip with an iced tea, food did take a while to come out but the cashier did let me know they were a little behind which I didn't mind. Sandwich was delicious and was actually bigger than I was expecting which is never a bad thing. Fries were a little lacking, definitely tasted like they were frozen so probably going to try a different side next time. Honestly my entire time in the restaurant it felt like every person they hired was truly focused, no one was sitting in a corner and talking. From the bussers to the bartender to the cashiers to who I assumed to be the manager, everyone was trying their hardest to make sure the guests were happy which makes a 20 minute wait for food feel much better. On my way out I got a "have a nice day" from the cashiers which was truly the cherry on top. Stopped by on a whim. Ordered the Chicken Salad. It was very tasty. I was very pleased to get greens, not the annoying white ribs that plague most salads. The Salad was full of chicken feta, avocado, and strawberries. The staff was great, from register to quick service. The decor was casual, but upscale. Great casual brunch spot in SA! Came here with a group of friends, ordered at the counter, the sat ourselves at a booth. Service was nice, no complaints. I got the avocado toast and the piece of bread was pretty small for the amount of avocado we were given. I appreciate the large amount of toppings though! The chorizo was delicious that I added on. My friends got the crispy chicken breakfast sandwich and enjoyed it. Another friend got a fruit bowl and didn't like it because the fruit bowl lacked berries and was cantaloupe-heavy which is a valid complaint. First time at Adair. I enjoyed the aesthetic. Very modern and open. Happy hour is 3-6pm. 1/2 off all starters. 1/2 glasses of wine, and & $10 martinis. I had the beets and the meatball off the HH menu for dinner. We had the hummus appetizer and it was really good! Just a note that the Roasted beets are served chilled. We also had the chicken salad that's on the starter menu. It's big enough to be your meal. Off the dinner menu the table had the pecan crusted chicken and the burger. Both were good. For dessert we had the Apple bread pudding, the lemon icebox cake, and the cheesecake. All were delicious! My favorite was the lemon icebox cake! It did have a smaller menu at dinner. And the music was a tad bit loud. We could have a regular conversation we had to elevate our voices. If a manager reads this consider lowering the music at dinner. A chilled bottle of water is brought for the table. The description of the food items didn't quite jibe with the on-line menu. My pecan-crusted chicken was described on-line as served with mashed potatoes and green beans. The restaurant menu states it is served with a green bean salad. When I asked what is this salad, the server said people get confused thinking they're getting a salad. You are not. There are minced pieces of I guess green beans sprinkled on top of the chicken. There is a sauce underneath the chicken which wasn't bad. The chicken. I was expecting real pieces of chicken. What you get is a chicken breaded filet that I bet is bought by the frozen bagful. There are also several pecan halves on the plate. The husband ordered the 12 oz hanging beef steak, served with onion butter. A very small dollop, not melted, still hard. Since neither dish came with sides, we ordered whipped sweet potatoes and cheesy mashed potatoes. Nothing to get excited about. I didn't taste any cheese in the cheesy mashed potatoes. They were very dry. I mentioned this towards the end of dinner and the server said yes, he had noticed they were dry, but that they are usually very good. Hmmm. Well, we got this far and so I ordered a dessert - lemon lime icebox pie. This wasn't bad, served with whipped cream. We had iced tea (served in small glasses) and never got a refill, even after asking. Other than that, service was good. Great idea but they still need time to get the kinks ironed out. We came a week after opening. So there was a line. We ordered at the counter and soon after the food came out. There was little to no silver wear available on any of the tables. We had to go a few over to get some off another table. Half way through my first turkey BLT half I realized there was no bacon at all. There is no one to check up on you or to see if you need anything else as you dine .So telling Waite staff was almost impossible. They did mess up our order a bit as well. Every one was dressed pretty causal I couldn't tell where the manager was. I really wish we got the attention of someone to help fix our experience. It has taken over the former Jim's building and completely transformed the space with beautiful minimalist décor. When you walk in, you're greeted and place your order at the front counter, then receive a number for your table. We started out with 2 lattes, and we both ordered another because it was so good. We ordered the two eggs with hash brown casserole and a biscuit. The eggs were cooked perfectly, but the hash brown casserole, which is more like a latke, was a bit underwhelming in flavor. The buttermilk biscuit was decent but quite dense rather than light and fluffy. The strawberry compote, however, was fresh and very good. My husband ordered the chicken honey butter biscuit. The chicken itself was crunchy and cooked well, but it lacked seasoning. The biscuit was also extremely thick, so much so that he ended up removing one half just to eat it. With a good brine and a more flavorful batter, the chicken could really shine. We also ordered a side of fruit, and a side of grits. The grits had a nice little kick from jalapeños, but like the rest of the meal they were very lightly seasoned. I'm someone who almost never adds salt to food, but a little seasoning is important to bring out the natural flavors. The service was excellent and the space is lovely, but overall the food felt a bit too restrained on seasoning for my taste. read more

Our beloved Jim's has finally been reincarnated and I have to be honest, they did quite a good job! Adair Kitchen has a welcoming vibe from the moment you step inside. Somewhat of a blend between classic diner and mid century modern, the place is truly beautiful. You order at the front counter then find your way to your own table so be prepared for that and take into consideration the size of your party. Once seated, our drinks came out in no time but I cannot say the same for the food. There was some holdup with the fish tacos and by the time they did arrive, we were disappointed to find they tasted entirely too fishy. Without asking, our server said she was going to take care of them on our bill, which was an odd thing to say as we had already paid up front at the counter so that didn't happen. Wasn't enough to entirely derail us though. The lemon and artichoke soup and Joe's hot chicken were absolutely scrumptious and were enough to collectively fill us up beyond the taco flop. Nearly anywhere you sit you've got a great view for people watching on Broadway and they make it clear that you are welcome to linger a while, a nice touch in the hustle and bustle of the world outside their walls. The menu changes through the day and has unique enough items that you can try something different each visit, with daily specials to boot (discounted margaritas and burgers every Wednesday? The ambiance was very cool, and there were about 20% of the tables taken for a Wednesday night. We were seated immediately by a very nice hostess, however we were never approached by a waiter. A waiter passed our table twice without so much as eye contact or 'someone will be right with you'. After waiting at our table for 15 minutes we made the decision to leave. Which is unfortunate because I was really looking forward to their craft cocktails and pork chop with grape honey. Adair is a diner concept with breakfast, lunch and dinner with orders placed at the counter. The menu has breakfast staples, lunch items like the baja Caesar and the "not Jennifer Aniston's salad." A full bar serves up craft cocktails like a lavender infused French 75. The food came out quickly and everything was delicious. I went for dinner about 3 weeks after they opened. They don't take reservations, and it was super busy. We were informed of a 30-40min wait but was only 20m tops. Nice start. We got fast attention from our server and initial drink order was reasonably timed given the busy dinner activity. We ordered the Texas Trio to start. Salsa, queso, and guacamole. The salsa wasn't really salsa, more like a weird comino sauce. The cheese was baren synthetic gooey stuff. The guacamole wasn't guacamole. It was just smashed avocado (and not evenly with big chunks remaining). No cilantro. No lime. No salt. No tomatoes. No chiles. Pathetic and shameful. We also had the hummus with mushrooms appetizer. It was $15. That makes the same of more than most of their entrees, which is odd because both ingredients are super inexpensive. Hummus was fine. Mushrooms mediocre. Needed some seasoning. The gemelli pasta was the only decent dish. It also needed some salt but was tasty except for the overpowering amount of basil and/or fennel. We also had fried bird bucket. I loooove fried chicken. The breading wasn't craggly or crispy. The skin also wasn't thoroughly cooked to be crispy which is a must for fried chicken. And again, lacked seasoning. The primary theme for everything was lack of seasoning. Not sure this restaurant even owns any salt or pepper in the kitchen. Service was attentitive in the beginnning followed by longs gaps of absence waiting for her to return and ask for something all the way up to the check. Not worth a visit IMO. read more

It not only gives but serves chic diner vibes with an old fashion that will make you stay for a while. It's a clean, modern looking restaurant. The food is def great portion sized for the price. You go in and order at their counter. Then they give you a number and you sit where you like. They do have people bussing around and running food out. So if you have some cash leave a bit on the table for them. They have an open kitchen concept so you can see the chefs in the back cooking up everyone's meal. Might I say they did a fantastic job today during the busy afternoon storm. So beautiful to see their magic in full effect. Chefs have a thankless job. They make it look so easy. Staff was really great. The menu isn't too big but it's enough to tickle your fancy for a whatever you want. Go check this place out. read more

I ordered the chicken, my daughter ordered the pork chop, and my son ordered the steak. As they were serving my kids their meals, the server told me they were out of chicken and asked what I wanted instead. I ordered the steak and was told it would come out quickly. My kids finished their entire meals and my food still hadn't arrived. I finally asked them to box it up to go because I was tired of waiting and watching everyone else eat. Then the bill came -- and they had both the chicken (which they didn't have) and the steak that I had to take home on it. At the very least, they should have taken the steak off the bill, since I never even got to eat it there. No one offered anything while I waited or even offered refills for drinks or another glass of wine. Really disappointing service, especially for a new restaurant trying to establish itself in San Antonio. read more

We went for the first time about 3 weeks ago and I thought the food was great. We were so impressed that we brought a couple of family members today...but today the food was terrible! My husband and I ordered the same breakfast tacos that we had before, but this time they were swimming in oil. Even the tortillas were covered with it. My son had an omelette and my mom had the scramble, they were all swimming in oil. Our plates were covered with we grease too. There's a lot of great things about this restaurant: the food is homemade and delicious, they don't use seed oils but instead use beef tallow which is a huge plus for my family, friends, and I. I'll also say that the managers are extremely accommodating and friendly! When we first got our food, there was a couple misunderstandings that left us feeling like we wouldn't want to come back in the future, but the managers were so helpful and kind, and accommodated us. The ambiance of Adair, feels great. They have elevated the space but kept the familiar diner layout. The outdoor patio is a nice touch and the wall blocks any noise off of Broadway. We both enjoyed our entrees. My wife really liked the salmon and quinoa dish and I enjoyed the pork chop, the garlic mashed potatoes were delicious. On Sunday, May 17, 2026, I went to Adair Kitchen for dinner. This was my third visit over the past few months. The first time I went, the food was very good, but it now seems like things have changed in the kitchen. I got the impression that they may not have an experienced chef anymore. The hummus was not prepared properly and was unusually dry. I also ordered a steak, but it was cooked poorly. It was not tender at all -- chewing it felt like chewing rubber. I ended up sending it back. The bartender was also very stingy with the wine pour. I actually had to question the size of the pour. Overall, the food quality has gone down significantly since my first visit. I was happy to have this restaurant in my neighborhood, but after this experience, I probably won't be going back. Honestly, I would give them maybe one more year to survive if things continue this way. read more

Food was good, but service was not so great, which really does make or break a dining experience. We came for dinner and had the burger and pesto pasta, which were great. Took about 5+ minutes to get the waiter to come to our table, which was odd because the dining room was not busy at all. It was around 4 or 5 pm, so it was before the dinner rush, and there were only about 3 other tables total dining. It just seemed like no one wanted to attend to anyone, and the vibe was off and cold, which almost made me want to get up and leave. When we were attended to, we were approached by a very unmotivated waiter. I could see from the corner of my eye that a manager or supervisor was telling them to get a move on. Due to the current cyclosporiasis outbreak, I am being cautious and currently not having lettuce or greens from establishments that I do not trust or know well. My father and I asked for no lettuce or tomato on my burger, but we still got a fully dressed burger. We didnt want to cause a scene so we simply removed the lettuce from our burgers and put them on a side plate. It is very disheartening when waiters dont pay attention to patrons' food requests. Yes, it can be annoying and tedious, but somtimes these requests could be due to an underlying food sensitivity or serious food allergy. I work at an allergist's office, so I take this personally, as many of my patients have had allergic reactions at restaurants when a waiter or service member fails to remove a potential allergen from a dish, or is not educated on the menu's ingredients and falsely claims a food is allergen-free. Due to this lack of attention to detail, I cannot reccomend this restaurant as the staff does not take into account patrons' requests that could potentially be a hazard or danger to people with underlying food allergies. read more

The poor presentation (a 1/2 filled bowl of soup with a piece of bread cut in half on the side) was the first clue. The soup was a tasteless, think tomato base with several whole canned tomatoes in it. The cheese was like shredded American cheese, clumped together. This place is in an old Jim's restaurant. Came for lunch menu. Had the kitchen burger with no lettuce tomato or onion but the burger came with all of it still, I also added bacon which they forgot to put on. The burger was standard, nothing special about it. I also had the tortilla soup which was a little too tomato heavy for me. The fries were standard restaurant fries but they at least added salt and pepper. I would give them another shot knowing they just opened and hopefully working out the kinks. They also have a different dinner menu I would come and try. I ordered the pancakes and they were pretty much average and much smaller than the plate they came on. They were topped with some old looking sliced strawberries that I had to remove and set aside because they were so dried out and sad looking. These pancakes didn't taste bad but I was expecting something special and they were pretty average. The biggest problem was that me and my friend came together but we paid separately at the front desk so we both received two separate table numbers and that means my pancakes came about 20 minutes earlier than his food. So I ate nearly half of my plate while he simply sat there and watched. This is a real problem. Also there was barely any syrup given to me. read more
