Renting from this company should be an absolute last resort. After two move-out experiences and talking to many other people in town, you can almost always count on losing at least $300 of your security deposit. The person who does the billing is bad with math and you may be overcharged or charged twice for utilities, and no matter how well you clean your apartment and how well you document the damage that existed when you moved in, they will find a way to charge you for it upon vacating. Most people I spoke to, as well as myself, lose $300+ from their deposit every time they move out of an Action property. Not to mention the condition of the properties to begin with. My last house had rats in the basement and a water leak that never got fixed and jacked up my water bill for months. I am SO GLAD to never rent from this company again, and I would avoid it at all costs. I am not a person who trashed their apartment. I am not a person who is late with rent. I was a good renter from this company for over 4 years (unfortunately) and dealt with ignored phone calls, delayed maintenance requests, horrible neighbors (approved by Action) and of course, consistently, a huge loss of security deposit, no matter how much I cleaned. If you have to rent from them, I would recommend photographing every inch of your apartment, and honestly not bothering to clean upon move out. I spent hours cleaning the two places I moved out of and was still charged for hours of cleaning expenses. If they are going to charge you anyway, save your time and don't clean. Maybe change the name to Inaction property management. Called 10 days ago and let Heather know we are having an electrical problem in our kitchen that could be deemed a fire hazard and was told "We'll call an electrician". Waited 3 days and never heard from Inaction or an electrician. Called Inaction back and asked if they had opened a service call with the electrician and was given the number of the electrician and basically told to make the call myself. Was unable to reach the electrician until today who informed me that he never got a call from Inaction but would schedule me for next Tuesday a full 16 days from when this issue was reported to Inaction. Not sure why they pay Heather if she can't be bothered to make a phone call. I'm not entirely sure why anyone pays Inaction to manage their property because they don't do anything at all. I've been an Inaction tenant for 3 years and always paid my rent on time every single month and can't get even the most basic service from these slumlord middlemen. read more

As far as renting goes, I've had much better experiences in different towns. Durango seems to be an anomaly in how they can rent to people. They don't seem to clean up much for you when you move in. During the move in I had to call and ask them to clean up when there was trash still left in the apartment and a big mess in the kitchen. I don't think they even stopped by in between renters. The house was beat up but the expectation sounded like they wanted you to leave the place in better condition than you found it. They treated us more like inconveniences than customers. Another thing that was awful, coin operated laundry in a home. Shocked. If you can find better I would take it, but you better plan ahead if your looking to rent in Durango. read more

My family relocated from Europe to Durango, CO. The communication, with an 8 hour time difference was seamless. The staff was awesome and got us in the day after we arrived. This was the day after the property was vacated. We were thrilled! Action sends a reputable handyman when requested, they hire a competent snow removal crew and a landscape company that does a wonderful job. They work with a pretty tough set of home owners association rules and somehow manage to keep everyone happy. Each member of the Action Property Management staff has been professional and dedicated to both the home owner and renter. We have been very happy with our new community and most thankful to the Action Team. read more

They are quick to believe lies from one tenant whom maintains her unit like a garbage can. Cockroach problem due to this tenant. They tow visitors cars without anything covering parking in lease renter application. When confronted with this they hang up and don't except further calls. Weekly police presence ranging from domestic violence to grand theft auto. I complained about water pressure issue from Aug thur Jan and was told by maintenance man nothing could by done due to tenant running bath water continuously. Action Property Management has long history of not returning deposits. I've got to sue to get mine back as they failed to respond to any attempts address this despite lease agreement stating deposit will be returned within 60 day with an invoice of cost for damages or carpet cleaning....ect. read more

I'm not trying to be the contrarian here to the other reviewers, but Action has been pretty dang good to us. - They rented a house that was reasonably clean and well taken care of to us for what we feel to be a below market rent (even with our two large dogs!!). - They have been very prompt at getting things fixed or taken care of. The only reason I wouldn't give them a 5/5 is because we did need to remind them a couple of times to install blinds on our place. -Professional and fair lease. Terms and conditions clearly spelled out, I do not get the sense that we are being taken for a ride. -Easy payment of rent, they allow for up to 5 days of slush time in each month, meaning zero penalty for paying rent up until the 5th, and then after that it is only 10% of the rent value to be late...Although the 10% is steep, they're not throwing an eviction at you if something happens. Advice for those having issues: Talk to Marlis or Sarah! I have found both of these women to be more than helpful, going above and beyond what I would expect administrative staff at any business to be capable and willing to do. Bottom line- our old landlord was a private guy in town that turned out to be a HUGE jerk in the end (Jim Fuge, do not-rent from him he WILL steal your deposit and then be late about any documentation). Go with Action, they have a reputation to keep and these other reviews are a bit old, maybe things have changed. Highly recommend them. read more

If there were an option for "no stars", I would choose it. My husband and I rented a house from them for two years, and took to calling them Inaction Property Management for their complete lack of service. We were on a well, and the water was so bad that it was brown and smelled like sulphur. After the owner put in a new softening system, their idea of maintenance was to come over once about a week later and fill a glass with tap water to see if it was clear or not. Even after I brought in a picture of the bathtub full of brown water, nothing was ever done about it. We never could drink the water. When we moved out, we were required to have the carpet professionally steam cleaned, which we did. Out of our own pocket, and at no request from APM, we also paid for a professional cleaner to clean the place. On the last day of our lease, a cleaning company, hired by APM, was there, complete with vacuum (to vacuum a carpet that had just been steam cleaned). I talked with the owner of APM, and she said she'd look into it. Two months later, we finally received our deposit check, less almost $300 for the cleaning company. Enclosed was a note from APM, disclosing what the cleaners had done, including how dirty the place was and how long it took to clean. Of course the cleaners, who get paid by the hour, will say it was filthy because they know that they get paid out of the renters' security deposit. I feel completely taken advantage of, because in the end it's our word against theirs. I've thought about pursuing the matter to get reimbursed for our deposit, but I know it won't be worth the stupendous aggravation in dealing with the people who work for Action. What it comes down to is when they want your money, you can't shake them, but when you've got a legitimate problem, they're nowhere to be found. Absolutely DO NOT do business with Action Property Management, whether as a homeowner in need of a property manager or as a renter. They are criminally incompetent, with borderline criminal business practices at that. Pass the word. read more

Furthermore, I would never have your property managed by them, they are over priced and highly inefficient. I want to provide a very disgusting and sickening review of Action Property Management. I beg of everyone to avoid doing business with them. My daughter and two friends rented an apartment from Action, signed a year's lease. During the year, my daughter was in a terrible car accident and currently is trying to recover from Traumatic Brain Injury. Her medical bills are astronomical. I continued to pay the lease on behalf of the other two tenants (they sent their checks to me). At the end of the lease, I contacted Action and told them that while my days were spent with my daughter at the rehabilitation hospital, I had a friend in Durango to oversee any repairs and cleanup necessary to get as much of the deposit returned as possible. I told Marliss at Action that I was raised to clean up what you left a mess and I was committed to having that done. In addition I told her my daughter's medical bills would need every penny I have. My friend out of the kindness of her heart oversaw cleanup for me. Out of my own pocket, I paid a cleaning company to come in and do a thorough cleanup. My friend took care of other repairs that were necessary. The cleaning bill alone with $350 (I paid this). Upon the final walkthrough, my friend told me the place was spotless and that there were only a couple of items that she could not repair. So after 60 days (yes, their lease gives them 60 days) they sent me a statement indicating that they had retainend my full deposit! In it they charged me $400 for cleaning and hauling away a fence that Marliss had agreed was already down when the kids moved in! Action's cleaning bill indicated the place was a mess requiring 20+ hours of cleanup (impossible because they had a tenant moving in less than 14 hours later)--this after I paid a cleaning crew to clean the place the day before! Conveniently Action then tacked on $600 for unspecified repairs to retain the entire deposit amount. I was appalled and called the cleaning company that I had hired to find out what condition she had cleaned the apartment. The owner of that company, Nichole McNeal of Flawless Finish, was unbelievably outraged and offended. She's actually has cleaned the home of the owner of Action (Maryanne), and felt like her reputation was on the line here. Nichole called Maryanne about this situation and Maryanne claimed to know nothing about it. And yet, no refund on the deposit. All I know is that there is a special place in hell for people who victimize tenants such as my daughter who could use every penny of that deposit to help in her recovery from brain injury. Again, too bad there are not negative stars for which to rate this company. Beware. read more

There are REAL LEGITIMATE reasons why this Property Management Company has NOTHING but negative reviews. Not a single positive one. That is because they really are as bad as people say. These reviews are not just from bad tenants who don't like to pay their rent & expect to live in 5 star properties. Marliss is nice as long as you're just paying rent. Clifford in Maintenance.. What a joke! He just plain doesn't maintain anything. I had 2 MAJOR issues with my residence while I lived there, called and put in work orders.. Neither were EVER taken care of. Not to mention he is RUDE. As for anyone else, unless it's some other woman in the office, you'll probably never talk to anyone else. This company maintains NOTHING but your rent check. I wish I had checked for reviews before I started renting from them. Now that I am free of them, I wish EVERY property management company/land lord had reviews.. Funny how Renters have to have references but landlords don't... Landlords can evict bad tenants.. Good tenants can't get out of contracts with lousy landlords...AND they do NOT clean before new tenants move in.. There were childrens' stickers in my carpet, a film on the bathroom wall, grease on the stove burners, the refrigerator was never cleaned, dust everywhere... You can make sure that when I left though, they wanted it SPOTLESS. They wanted the carpets professionally cleaned out of my pocket... Apparently they have their own cleaning company that they like to charge people for?.... Funny, no one seems to ever move in to a clean residence.. The two receptionists that "work" in the office of Action Property Management are nothing short of bitter old crones. They are two of the rudest people I have ever met. Not only are they rude, but also they are completely unhelpful and cold. I have been looking for a home for rent for the past two months and have visited the office at least four times. I would frequently ask questions and begged them to help me find a clean place to live. Instead of getting help, I was discriminated against due to my age and being a first time renter. Since I am a first time renter, I was willing to cosign and provide a credit report; I have excellent credit for my age by the way. Since I am only 20 years old and looking for a place to live on my own, I was immediately viewed as an irresponsible college student that is expected to live in a slum. I expressed my frustration with the receptionists about their lack of work ethic, but my frustrations were merely passively aggressively dismissed with, "That's your problem". I am so thankful that I never had the opportunity to do business with this horrific company that employs incompetent, worthless, money-hungry hags. After reading the other reviews, I have a feeling that I would have been really sorry if I ever signed a lease with Action Property Management. Overall, the people are rude, the homes for rent are slums, and the company is a thief in disguise. read more
